How Much Can You Borrow on a Bank Statement HELOC for Investors Who Qualify?

How Much Can You Borrow on a Bank Statement HELOC for Investors Who Qualify?

The Quick Read: Usually up to 70% of the rental’s value minus every loan already on it, capped at $500,000, whichever figure is lower, and only with a credit profile of 700 or better and title held personally or in a revocable trust. Bank statements prove your income. They do not make the line bigger. These figures come from the wholesale network Lendmire works with and remain subject to lender guidelines.

  • Investment property: the ceiling is 70% combined loan-to-value, the maximum line is $500,000, and 700 is the minimum credit profile.
  • Primary residence or second home: the ceiling reaches 90% combined loan-to-value, but only at a 720 credit profile or better.
  • Income test: statements replace pay stubs and tax returns, but the property, title and credit rules stay the same.
  • Title: the network does not allow an LLC to hold title on these lines.

Plenty of investors expect the bank statement part to unlock more money. It unlocks a different way of documenting income, and nothing more.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC is a home equity line of credit, a revolving line secured by a property you own.

Combined loan-to-value (CLTV) is every loan on the property added together, divided by the property’s value.

Draw period is the stretch when you can borrow from the line, usually with interest-only payments.

Debt-to-income ratio (DTI) compares your monthly debts to your monthly income.

Automated valuation is a computer-generated value estimate used in place of a full appraisal.

How Is the Maximum Line Calculated?

Your line equals the property’s value times the lender’s CLTV cap, minus all existing liens. The program’s dollar cap then trims that result if it is lower. Whichever limit is smaller wins, which is why your equity, not your income, usually sets the number.

Run it in percentages. Say a rental has a first mortgage equal to 50% of its value, and the cap is 70%. The room left is 20% of the property’s value. Say the first mortgage is 65% of value instead. Room drops to 5%. Same property, same income, very different line.

Three limits sit behind every file:

1. The CLTV cap. On an investment property in this network, that is 70%.

2. The dollar cap. Investment lines top out at $500,000, with a minimum line of $25,000.

3. The debt-to-income test. The maximum is 50%, and a ratio above 45% requires a 680 credit profile.

For most rentals, the CLTV cap binds first. The dollar cap matters mainly on high-value properties with little debt against them. The DTI test bites when you already carry heavy personal debt.

Note that the cap applies to value, not to equity. A 70% cap does not mean you can borrow 70% of your equity. Lenders subtract every lien first, and the leftover room is your line.

Do Bank Statements Ever Raise the Amount?

No. Bank statements change how income is documented, and nothing else. Instead of pay stubs and tax returns, the lender reviews statements from a personal or business account. It strips out transfers and one-off deposits, and for business accounts it typically applies an expense factor before arriving at usable income.

That usable income feeds the DTI test. It does not feed the leverage cap. A borrower with huge deposits and a 70% CLTV ceiling still gets a 70% ceiling.

One detail is worth knowing. Business bank accounts need a 680 minimum for the deposit analysis. An investment line already requires 700, so the statement analysis is never the binding constraint on a rental. Credit and equity are.

This is also why a bank statement line never works like a DSCR loan. Statement income is personal. DSCR income is the property’s rent.

What Does Occupancy Do to the Ceiling?

Occupancy changes the ceiling more than anything else on the file. Investment lines carry the lowest leverage and the smallest maximum. Lines on a primary residence or second home run higher, and only the primary residence reaches the largest line sizes.

Occupancy Max CLTV Credit profile Max line
Investment 70% 700 minimum $500,000
Second home Up to 90% 720+ for 90% $500,000
Primary residence Up to 90% 720+ for 90% $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

Two footnotes matter. First, 90% exists only at a 720-or-better credit profile, so it is not a general figure. Second, a line above $500,000 is for a primary residence only, caps at 75% CLTV, needs a 700 or better credit profile (720 on the network’s longer-runway structure, a 5-year draw followed by a 25-year repayment), and requires a full appraisal.

Investment properties have a two-tier table. A 720 and a 700 both reach 70%, so a higher score buys eligibility, not extra leverage. There is no tier below 700.

One investor reply on BiggerPockets mentions about 80% CLTV on an investment line, a market figure from an older thread. On this network, the investment ceiling is 70%.

Availability is also narrower than the DSCR side. These lines are offered in Lendmire’s 16 full-service states, while its DSCR investor programs span 41 markets, including Washington, D.C.

What Shrinks Your Line?

Several things pull the number below the theoretical maximum, and most show up before you apply.

The full line is tested, not what you draw. The file is underwritten on the interest-only payment calculated on the maximum draw. A $500,000 line you only plan to use half of is still underwritten as if fully drawn. Plan your DTI around the whole line.

Title. Fee simple or leasehold held by you personally or by a revocable living trust works. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a different product altogether.

Exposure. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and at $750,000 on the longer-runway structure. A borrower with more than 15 financed properties is not eligible.

Property type. Single-family, 2-4 units, PUDs, townhomes and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years. A deed-in-lieu, pre-foreclosure or short sale needs 4.

Falling values. The CFPB’s HELOC booklet says a lender may reduce your credit line if the home’s value drops. Because the cap applies to value, a lower value shrinks your room by the cap percentage of every dollar lost.

How Is the Money Delivered?

Investment lines run a 5-year interest-only draw period followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. After that, each additional draw must be at least $1,000. Pricing floats during both the draw and repayment periods and never converts to fixed.

That 75% draw is a big deal. This is not a dormant cushion you keep for a rainy day. Most of the money is out the door, and interest starts on it at once.

The CFPB describes the same two-stage design, a draw period followed by a repayment period, and warns that falling behind could cost you the property. Interest-only payments leave the balance untouched, and rent does not pay a line back on its own. Plan an exit, such as a refinance of the stabilized property.

If you use the proceeds to buy or improve another rental, tax treatment varies; consult a qualified professional.

Valuation is the one easy part. Because an investment line caps at $500,000 and full appraisals begin above that, an investment HELOC is structurally an automated-valuation file and commonly proceeds with no traditional appraisal. A higher CLTV may require a secondary valuation, and you may always request a full appraisal.

When Does a DSCR Cash-Out Make More Sense?

Choose a DSCR cash-out when the property is in an LLC, when you want more than 70% leverage, or when you need more than $500,000. A DSCR loan sizes the money on the rental’s income against its payment, not on your personal income. Lendmire’s complete DSCR loans guide covers how that works in full. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

In practice, the two products solve different problems. A HELOC is sized on equity, credit and DTI. A DSCR loan is sized on rent against PITIA (principal, interest, taxes, insurance and any association dues). DSCR cash-out refinances typically top out around 75% LTV on standard rentals, with about 6 months of seasoning commonly expected. LLC-titled borrowers can generally use them, subject to lender program eligibility.

Remember that clearing a 1.00 coverage ratio is not the same as positive cash flow. Repairs, vacancy, management and capital expenses sit outside the calculation.

A HELOC also cannot be opened on a property you do not own. It gives you equity access. A DSCR loan finances the purchase or a later refinance. Many investors use both in sequence.

Lendmire’s article on how a bank statement HELOC works when you qualify on rental income covers the mechanics.

Can You Estimate Your Own Number?

Yes, in six steps.

1. Estimate the value. Use a recent valuation, not a purchase price from years ago.

2. Multiply by the cap. On an investment property, use 70%.

3. Subtract every lien. Include the first mortgage and any other secured loans.

4. Compare to $500,000. The lower figure is your ceiling.

5. Test the payment. Imagine the full line drawn and interest-only, and check your DTI stays within 50% (45% if your credit profile is 600 to 679).

6. Check title and credit. You need personal or revocable-trust title, and a 700 profile or better.

If step three leaves little room, the honest answer may be a different product, not a smaller line. The calculator on this page gives an illustrative estimate of how the pieces fit together.

Frequently Asked Questions

Is the $500,000 cap per property or total?

It is per line, and a borrower may hold up to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway structure. Investment lines are limited to $500,000 each, and a borrower with more than 15 financed properties is not eligible.

Do I need an appraisal?

Usually not on an investment line. Lines at or below $500,000 ordinarily use an automated valuation, and investment lines cannot exceed that amount. A higher CLTV may require a secondary valuation, and you can request a full appraisal at any time.

Does a higher credit score raise my limit on a rental?

No. A 720 and a 700 both reach the same 70% CLTV on an investment property. Credit above 700 buys eligibility and a stronger file, not extra leverage. On a primary residence or second home, 90% CLTV does require 720 or better.

Can my LLC-owned rental qualify?

No, not for this product. The network requires title in your name or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance, which can generally accommodate LLC ownership subject to program terms.

Does the lender test only what I draw?

No. The lender tests the full line, not just the amount you draw, so the full line counts toward your DTI even if you plan to borrow less.
