How an Investment Property HELOC Works When the Appraisal Ignored Your Rehab

How an Investment Property HELOC Works When the Appraisal Ignored Your Rehab

The Quick Read: An investment property HELOC works off the lender’s valuation of the property, not your after-repair estimate, so when an automated value ignores your rehab, the line shrinks until you request a full appraisal and document the work with permits, invoices, dated photos, and recent renovated comparable sales.

  • On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV, which counts every loan on the property), up to a $500,000 maximum line, with a 700 minimum credit score. Everything is subject to lender guidelines.
  • Lines at or below $500,000 ordinarily run on automated valuation, which can miss interior work. Requesting a full appraisal is your option in any case.
  • Line room equals value times the CLTV ceiling, minus existing liens. A modest value gap can cause a large swing in the line.
  • A corrected value only helps up to the program’s ceiling. Past that point, more value changes nothing.

How Is an Investment Property HELOC Sized?

The line is sized from the lender’s value of the property, not from what you spent or what you expect it to be worth. The math is simple. Multiply the value by the CLTV ceiling, then subtract what you already owe.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet describes a HELOC on a rental as a line of credit secured by the property. It adds that not every lender offers one and that the requirements are strict. It also notes that a computer estimate of value can replace an in-person appraisal.

That last point is where rehabs get lost.

Market surveys, per the same NerdWallet page, report a debt-to-income ratio of 40% to 50%, at least 20% equity, and six months or more of reserves. On Lendmire’s network, an investment-property line runs to 70% CLTV, which means at least 30% equity. Maximum debt-to-income is 50%. Qualification runs on the interest-only payment calculated on the maximum draw.

An investment HELOC is also a borrower-based loan. The lender looks at your credit, your debt load, and the equity. It does not mainly look at rent, which is the biggest difference from a DSCR loan.

Why Did the Valuation Ignore Your Rehab?

Two things can go wrong. The valuation method may not have seen the work at all, or the market may not yet agree the work is worth what you paid for it.

The first problem is mechanical. An automated valuation model (AVM) is software that estimates value from public records and past sales. It does not walk through your kitchen, so interior work often goes unseen.

The second problem is about value, not visibility. Appraisers measure what buyers pay for an improvement, not what you paid a contractor. Madison Park Appraisal defines this as contributory value, the amount a feature adds to market value as shown by comparable sales. The market sets it, not the invoice.

So a rehab may support a higher appraised value, depending on comps and underwriter review. It does not automatically add dollar-for-dollar.

Key Terms Defined

CLTV (combined loan-to-value): All loans secured by the property, added together and divided by its value.

AVM (automated valuation model): Software that estimates a property’s value from records and sales, without a visit.

Contributory value: The amount an improvement adds to market value, as shown by comparable sales.

ROV (reconsideration of value): A written request asking the lender to have the appraiser review the value with new information.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment, which is principal, interest, taxes, insurance, and any association dues.

Was the Rehab Ignored or Just Under-Credited?

The fix depends on the diagnosis, so start by asking the lender in writing what valuation method it used.

If software produced the number, there is no appraisal report to dispute. Nobody inspected the property, so there is no judgment to challenge. Your remedy is to ask for a full appraisal and submit your rehab file with the request.

If a licensed appraiser did visit, read the report. Check the bedroom and bathroom count, the square footage, and any finished basement. Then check the comparable sales the appraiser chose. If the facts are wrong, that is an error you can document. If the facts are right but the comps are unrenovated homes, the issue is evidence. If the work is not finished, the value cannot reflect it.

What produced the value Sees interior work? Your remedy
Automated model (AVM) Usually not Request a full appraisal
Exterior-only review No interior detail Request a full appraisal
Full appraisal, facts wrong Yes, but errors Correct facts in an ROV
Full appraisal, weak comps Yes Submit renovated comps in an ROV

What Evidence Belongs in the File?

Build the file as you work, not after the valuation disappoints you. Photos taken during the project cannot be recreated later. Cost data can support an adjustment when comparable sales are thin, but the goal is contributory value after depreciation, not new cost. The McKissock appraisal education team says sales comparison usually carries the most weight in residential work. So lead with sales and use costs as support.

Evidence What it proves Where to get it
Dated before-and-after photos The condition change Your own phone
Permits and final sign-offs The work was legal and done Local permit office
Contractor invoices Scope of the work Your contractor
Closed renovated comps What the market pays Your agent or MLS
Corrected property facts Beds, baths, square footage Plans, county records

How Do You Ask for a Full Appraisal or a Reconsideration?

Start with a written request to the lender. Describe the problem, attach the evidence, and make no demand for a specific number.

HelpWithMyBank.gov advises a written description of the problem with supporting evidence. It also suggests supplying a list of better comparable sales, preferably the most recent and most relevant, within about six months. The FDIC says to ask the lender what information it needs for a reconsideration. It adds that if the lender has no process for one, you can file a complaint with the lender.

Keep expectations realistic. The Appraisal Institute notes that a second appraisal can be requested, but the lender is not obligated to order one. A review can also hold the number or lower it.

On Lendmire’s network, a borrower may request a full appraisal on any line, so the first step is usually available. A higher CLTV request may also trigger a secondary valuation on its own. Either way, the lender decides what happens next.

What Does a Corrected Value Do to the Line?

Run the subtraction twice, once at the automated value and once at the corrected value. The figures below are illustrative index numbers, not real dollars. Treat your after-repair value as 100 and your first mortgage as 55.

Valuation Value used Max combined debt at 70% Line room
Automated, rehab missed 80 56 1
Full appraisal, rehab seen 100 70 15

A 20-point value gap turned almost no line into a usable one. That is why the valuation method matters before you pay for anything. It is also why the ceiling matters. Even a perfect appraisal cannot push combined debt past 70% on an investment property, and the line cannot exceed $500,000.

Credit above 700 does not change this. On this network, 720 and 700 both reach 70% CLTV, so a higher score buys eligibility, not extra leverage.

Where Does the Plan Break Down Anyway?

Several situations defeat the HELOC route no matter how good your evidence is.

  • The rehab is still underway. A half-finished project has a drawn balance and no finished value. That is the weakest moment to ask for a line.
  • No comps reflect the work yet. If no renovated sales have closed nearby, the market has not confirmed the value.
  • Cost exceeds value. Saleswise notes that appraisers may limit an adjustment when nearby sales cannot justify a big jump. A large spend does not guarantee a large value.
  • The property is held in an LLC. On this network, LLCs, corporations, partnerships, and land or irrevocable trusts cannot hold title to an equity line. Title must sit with you or your revocable living trust. A property already in an LLC needs a vesting change, or a different loan.
  • The property type is wrong. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.
  • You are over exposure limits. A borrower is limited to three lines and cannot own more than 15 financed properties.
  • Your location is outside the footprint. These lines are available only in Lendmire’s 16 full-service states, a footprint narrower than its 41-market DSCR coverage, which includes Washington, D.C.

When Is a DSCR Cash-Out Refinance the Better Tool?

A DSCR loan makes sense when you want leverage above a HELOC’s 70% ceiling, or when the property sits in an LLC. It replaces your first mortgage instead of sitting behind it. It also qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. LLC-titled properties can qualify, subject to lender program eligibility.

Here is how the pieces compare on a standard rental.

Factor Investment HELOC DSCR cash-out refinance
Max leverage 70% CLTV, investment Around 75% LTV, cash-out
Qualifies mainly on Your credit and debt load Rent covering the payment
First mortgage Stays in place Replaced
LLC title Not eligible Subject to program terms
Seasoning Varies by file About 6 months is common

Two cautions apply. The DSCR route still needs a valuation, so a missed rehab can hurt there too. And a rehab that raised value but not market rent does nothing for the coverage test, because DSCR compares rent to the full monthly payment only. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Coverage of 1.00 is where many select programs start. A separate path through select lenders in the network takes coverage below 1.00, with leverage and terms adjusted. Loan sizes on these programs generally reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. For a head-to-head view of the low-appraisal scenario, see Lendmire’s comparison of an investment property HELOC and a DSCR cash-out refinance when the appraisal comes in low. What Should You Do This Week?

1. Ask the lender, in writing, whether software or a licensed appraiser set your value.

2. Gather photos, permits, invoices, and any wrong property facts into one file.

3. Pull closed sales of renovated, similar homes within about six months.

4. Check whether the rehab is finished. If it is not, wait.

5. Request a full appraisal or a reconsideration, and submit the file with it.

6. Run the line-room subtraction at both values before you pay for anything.

Frequently Asked Questions

Can I dispute an automated value?

Not in the usual sense. Software produces a number with no report and no appraiser judgment to challenge. The better move is asking the lender for a full appraisal and attaching your rehab documentation. The lender decides whether to order it.

Will a full appraisal always raise my value?

No. A fresh appraisal can confirm the same number or come in lower. It may support a higher value when your work is documented and renovated comparable sales back it up. Present facts and comps, not a number you want.

Does a higher credit score raise my HELOC leverage on a rental?

On Lendmire’s network, not above 700. An investment-property line reaches 70% CLTV at both 700 and 720, so credit above the floor affects eligibility, not leverage. Subject to lender guidelines, the line also cannot exceed $500,000.

Can an LLC borrow on an investment HELOC?

Not on this network. Title must be held by the individual borrower or a revocable living trust. If the property is already deeded to an LLC, the options are a vesting change or a DSCR cash-out refinance, subject to program terms.

Is a HELOC or a DSCR cash-out better after a rehab?

It depends on leverage, title, and the property. A HELOC keeps your first mortgage in place, which helps if that loan is hard to replace. A DSCR cash-out reaches higher leverage and accepts LLC title, but it replaces the first mortgage and depends on rent covering the payment.
