How Much Can You Borrow on an Investment Property HELOC for a Five-Rental Airbnb Portfolio?

How Much Can You Borrow on an Investment Property HELOC for a Five-Rental Airbnb Portfolio?

The Quick Read: It depends on each property, because a HELOC is sized one property at a time, not across the portfolio: on an investment property the line equals value times 70% CLTV, minus the liens already on it, capped at $500,000 per line, and the network allows only three lines at once.

  • A HELOC (home equity line of credit) is a revolving credit line secured by one property. Five rentals do not pool into one big line.
  • Across the wholesale network Lendmire places files with, an investment-property line tops out at 70% CLTV (combined loan-to-value). Credit scores of 700 and 720 reach the same ceiling.
  • Lines run from $25,000 to $500,000. A borrower is limited to three lines and cannot be eligible with more than 15 financed properties.
  • The line is built on your credit, debt load, and equity, not on Airbnb income.
  • A property titled in an LLC cannot hold this kind of line, so LLC-held Airbnbs are out unless the title changes. A DSCR cash-out refinance is the usual alternative.

How Is an Investment HELOC Sized?

The size comes from one formula: property value times the CLTV cap, minus every lien already on the property. The result is then limited by a dollar cap. On an investment property, the network’s ceiling is 70% CLTV, and the line tops out at $500,000.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

CLTV counts all the debt against the property, not just the new line. Add the first mortgage, any other liens, and the new HELOC. Divide the total by the property’s value. If that number lands above 70%, the line shrinks until it fits.

No single national rule sets the cap on rental lines. Each lender sets its own policy. That is why the limit you see on a bank’s page can differ from the limit a wholesale network allows. The 70% figure here is the investment-property ceiling on the network, and it applies to investment properties only.

Value usually comes from an automated valuation. Because an investment line cannot exceed $500,000, it normally runs in the automated lane with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you can ask for a full appraisal in any case. The line is sized on what the property is worth today, not on what a renovation might make it worth later.

What Does Five Rentals Look Like on Paper?

Five Airbnbs give you five separate calculations. A free-and-clear property contributes the most, and a heavily financed one contributes little or nothing. Here is the same formula run on five modeled properties, expressed as percentages of value so the math stays clean.

Property Existing liens Room under 70% CLTV
A None (free and clear) 70% of value, up to $500,000
B 30% of value 40% of value
C 50% of value 20% of value
D 65% of value 5% of value
E 72% of value None

These are modeled assumptions, not market data. Property D leaves a sliver of room. Depending on its value, that sliver may fall below the $25,000 minimum line. Property E has no room at all. A recent purchase at high leverage often lands there.

The table shows why five properties do not mean five times the borrowing power. Room depends on how much of each property you already financed. It also depends on each property’s dollar value, so a small percentage on an expensive home can beat a large percentage on a cheap one.

Why Can’t You Use All Five?

Three lines is the program limit. A borrower can hold no more than three lines at once, and combined exposure across those lines is capped by the program, so planning around three fully maxed-out lines is not safe. A borrower with more than 15 financed properties is not eligible.

So in the table above, you would pick the three properties with the most usable room. Properties D and E sit on the sideline.

The dollar cap also matters. On a high-value, free-and-clear rental, the $500,000 cap binds before the 70% CLTV does. In that case extra equity stays untouched. That is a common surprise for investors with appreciated properties.

Lenders also look at the whole file. Your credit profile has to meet the program floor, and the debt-to-income ratio (DTI) maxes out at 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw. Five existing mortgages all count in that ratio, so a larger portfolio can squeeze DTI even when the equity is there.

Which Properties Should You Pledge?

Pledge the properties that are eligible, titled correctly, and carrying the most room. The first test is title. The network requires the property to be held by you personally or by a revocable living trust.

LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this kind of line. That is the sharpest structural difference from a DSCR loan. Many Airbnb operators hold each property in an LLC, so this rule removes a lot of portfolios on day one.

If a property is already in an LLC, your options are a vesting change or a DSCR cash-out. Deeding out of an LLC can cost you the liability protection the entity provided, a tradeoff investors discuss in this BiggerPockets thread on HELOCs for investment property. Talk with an attorney before you change how a property is titled.

The second test is property type. Eligible types are single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. If one of your Airbnbs is a condotel unit, it will not work on this line.

A third option sits outside the portfolio. A line on your own primary residence is a different occupancy tier from the investment tier, whose ceiling is 70% CLTV. On a primary residence, the ceiling reaches 90% CLTV, but only with a credit profile of 720 or better. Primary-residence lines can run up to $750,000, and anything above $500,000 requires a full appraisal and caps at 75% CLTV. The tradeoff is real: you are putting your home behind a rental business.

Does Airbnb Income Count?

Not on an investment HELOC. The line reads the borrower, not the property. The lender looks at your credit, your DTI, your equity, and your mortgage statements. It does not run a short-term-rental income calculation.

That has one useful side effect. A newer listing is not penalized for a short hosting history. A property you listed three months ago can still qualify, as long as the equity and the borrower file are there. For a deeper side-by-side, see Lendmire’s piece on an investment property HELOC versus a DSCR cash-out refinance for a five-rental Airbnb portfolio.

Great Airbnb income also does not raise the line. Two investors with identical equity, credit, and DTI get the same sizing, even if one property books out every weekend and the other sits half empty.

Credit works the same flat way. A higher score buys eligibility, not extra leverage, and a 700 score is the hard floor with no tier beneath it. Reserves vary by lender and loan size, and they are commonly around six months of PITIA (principal, interest, taxes, insurance, and association dues). Every figure is subject to lender guidelines and full file review.

Key Terms Defined

HELOC: A home equity line of credit, a revolving credit line secured by property equity. You draw what you need, up to the limit.

CLTV: Combined loan-to-value, the total of all liens on a property divided by its value. It decides how much room is left for a new line.

Draw period: The stretch when you can borrow and pay interest only. On an investment line, that is five years, followed by 25 years of full repayment.

DSCR: Debt service coverage ratio, a rental loan test that compares the property’s rent to its monthly obligation.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation on a property.

Vesting: How title to the property is held, such as you personally, a revocable trust, or an LLC.

When Does a DSCR Cash-Out Fit Better?

A DSCR cash-out refinance fits better when you need larger sums, hold properties in LLCs, or want each property judged on its own rent. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It does not read your personal DTI the way a HELOC does.

Factor Investment HELOC DSCR cash-out refinance
What the lender reads Credit, DTI, equity Property rent vs. payment
Title You or revocable trust LLC possible, per program terms
Leverage 70% CLTV, investment 70% on STR; 75% on standard rentals
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Airbnb history Not tested About 12 months for STR
Portfolio limit Three lines Reviewed property by property

For a short-term rental, a DSCR cash-out tops out around 70% LTV, a figure that applies to short-term-rental collateral. Standard long-term rentals reach 75%. Expect a 640 or better score, about 12 months of hosting history, and about six months of seasoning. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. Another select-lender path takes coverage below 1.00, with leverage and terms adjusted. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. Your own budget has to cover those.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. DSCR loans are business-purpose investor loans for non-owner-occupied properties, so they are reviewed differently from a standard owner-occupied mortgage. The loan can sit in an LLC, subject to lender program eligibility. Lendmire’s complete DSCR loans guide walks through how those files are built.

What Are the Risks of a Line on Rentals?

The main risks are a floating payment, an early draw, and a line that can shrink. Each shapes whether a HELOC is the right tool for a rental business.

Pricing floats across both the draw period and repayment, and it never converts to fixed. The CFPB notes that HELOCs usually carry variable rates. It also says a lender may stop further draws if the home’s value drops significantly or your finances worsen. A line you counted on for the next acquisition can freeze when you need it.

At least 75% of the line is drawn at closing, so you start carrying interest on most of the balance immediately. After the five-year interest-only draw, the payment steps up as the balance begins to amortize. A HELOC fits short-horizon uses better than permanent financing for a down payment.

When you pledge your own home, the CFPB’s HELOC booklet is direct: the home is at risk. The booklet also shows the standard sizing method, which takes a percentage of the home’s value and subtracts what is owed. Pledging a rental limits the exposure to that rental, but the debt still sits on your personal credit file.

Why Don’t Some Files Fit?

Most mismatches come from program rules, not from the math. These are the common ones:

  • Title: the property sits in an LLC, corporation, partnership, or irrevocable, blind, or land trust.
  • Credit: the profile falls below the 700 floor for investment properties.
  • DTI: the ratio exceeds 50%, or the file needs a 680 minimum for ratios above 45%.
  • Property type: the rental is a manufactured home, co-op, condotel, log home, or commercial or mixed-use property.
  • Counts: the borrower already uses three lines or has more than 15 financed properties.
  • Equity: existing liens already consume the 70% CLTV room.
  • Listing status: in some states, a property listed for sale within the past 60 days is ineligible.

Texas, New Mexico, and Ohio have their own overlays, and availability is limited to Lendmire’s 16 full-service states. That is narrower than the 41-market DSCR footprint.

Frequently Asked Questions

Can one HELOC cover all five of my Airbnbs?

No. Each line is secured by one property and sized on that property’s equity. Equity across five rentals does not pool. A borrower can hold up to three lines, so you would choose the three properties with the most usable room.

Will strong Airbnb income increase my investment HELOC?

No. An investment HELOC is sized on your credit, DTI, and equity, not on rental income or booking history. Rent matters on a DSCR loan, where the lender compares the property’s income to its monthly obligation.

Can my LLC-owned Airbnbs qualify for a HELOC?

Not on this network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on an investment HELOC. A vesting change or a DSCR cash-out are the usual paths, and an LLC can be the borrower on a DSCR loan subject to lender program eligibility.

Does a higher credit score get me a bigger line?

Not on an investment property. A 700 and a 720 both reach 70% CLTV, so a higher score buys eligibility, not extra leverage. The score still has to clear the 700 floor, and the line caps at $500,000.

When should I use DSCR cash-out instead?

Consider it when you need more than the $500,000 per-line cap, hold properties in LLCs, or want each property judged on its own rent. On a cash-out, short-term-rental collateral tops out around 70% LTV, and standard rentals reach 75%. Eligibility depends on lender guidelines, credit, seasoning, and the property.
