How Much Can You Borrow on an Investment Property HELOC for Investors With a DSCR First?

How Much Can You Borrow on an Investment Property HELOC for Investors With a DSCR First?

The Quick Read: It depends on one subtraction: an investment-property line on this network tops out at 70% combined loan-to-value, so your limit is 70% of the property’s value minus every lien already recorded, including the DSCR first, and never more than $500,000.

  • The formula is (70% × value) − existing liens. A DSCR first at 70% of value or higher leaves no room.
  • Lines run from $25,000 to $500,000, and the minimum credit score is 700, subject to lender guidelines.
  • The line is reviewed on your personal credit and debt-to-income ratio, not on the rent.
  • Title must sit with an individual or a revocable living trust. An LLC-owned rental needs a different route.
  • Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

How Is the Maximum Line Calculated?

The maximum line equals 70% of the property’s value, minus the balance on the first mortgage and any other recorded lien. That is the whole formula.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lenders measure this with combined loan-to-value, or CLTV. Wall Street Prep’s CLTV explainer defines it as all liens added together and divided by the property’s value. The first mortgage counts. So does the new line.

Two limits apply at once. The percentage cap is 70% CLTV on an investment property. The dollar cap is $500,000, and the minimum line is $25,000. If your equity room is smaller than the minimum, there is no line to offer.

The dollar cap matters mainly on very high-value properties, where 70% of value leaves more room than $500,000.

What Does Your DSCR First Leave Behind?

The leverage on your DSCR first decides the room. Most DSCR purchases land at 75%-80% LTV. A cash-out refinance on a standard rental tops out around 75% LTV, and short-term-rental cash-outs are held to 70%. Every one of those numbers is at or above the 70% line cap, so a freshly leveraged DSCR loan leaves nothing for a second lien. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Here is how the room changes as the first mortgage shrinks. These are percentages of value, so the table works for any price.

DSCR first (% of value) Room under 70% CLTV Line possible?
75% None No
70% None No
65% 5% of value Only if that clears $25,000
60% 10% of value Only if that clears $25,000
55% 15% of value Yes, on most homes
50% 20% of value Yes

Test each row against a property value. The room must be worth at least $25,000 in actual dollars, so a 5% sliver only works on a property worth $500,000 or more. A 10% room clears the minimum at a value of $250,000 and up.

The investors who get real room are the ones whose first mortgage has paid down, or whose property has appreciated since the loan was made. Time and appreciation do the work. A new high-leverage purchase rarely leaves any.

Does the Line Qualify on Rent or on Your Credit?

It is reviewed on you. The investment line is underwritten on personal credit and debt-to-income, not on the rent. The first mortgage is still reviewed on rent. The line behind it is reviewed on the borrower.

That split catches investors off guard. A DSCR first compares monthly rent to the full housing payment (principal, interest, taxes, insurance, and any association dues). A HELOC behind it looks at your credit file and your total monthly debts instead. The main parameters, as typical network ranges:

  • Credit: 700 minimum on an investment property. Both the 700 and 720 tiers reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage. A DSCR cash-out follows its own credit rules.
  • Debt-to-income: up to 50% on most files, with tighter limits at lower scores. Qualification uses the interest-only payment calculated on the maximum draw.
  • Structure: a 5-year interest-only draw period followed by a 25-year repayment period. The pricing floats and does not convert to fixed.
  • First draw: at least 75% of the line is drawn at closing.
  • Valuation: because the line is capped at $500,000, valuation usually runs through an automated model, though a full appraisal can be requested.

Think about that 75% closing draw before you open a line “just in case.” You start paying on most of it right away.

All of this is subject to lender guidelines and full file review. Programs change.

What Blocks the Line After a First “Yes”?

Four things stop most investment lines: the first lender’s consent, the way title is held, the property type, and the number of liens already in place. Check all four before you spend time on equity math.

First-lien consent. The line can sit in first or second position. Behind a DSCR first, it sits second, and both lenders must accept the combined position. Read the first mortgage documents before assuming a second lien is allowed.

Title. The borrower must be an individual or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan, and it matters most to investors who hold rentals in entities. If the property is already deeded to an LLC, the options are a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.

Property type. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not offered. Barndominiums fall outside the DSCR programs too. In several states, a property listed for sale or listed within the past 60 days is ineligible.

Lien count and portfolio size. An investment line sits first or second, never third. A borrower is limited to three lines in total, and an investor with more than 15 financed properties is not eligible.

Sequence matters if you are planning both loans. An existing HELOC has to agree to stay in second position, or be paid off, when a DSCR loan goes in first. Adding the HELOC after the DSCR first is the cleaner order.

HELOC or DSCR Cash-Out: Which Fits?

A HELOC leaves a favorable first mortgage alone, while a DSCR cash-out replaces it. That is the real decision, and it comes down to your profile and your first mortgage.

Factor Investment HELOC behind DSCR first DSCR cash-out refinance
Top leverage 70% CLTV (all liens) About 75% LTV; 70% on STR
Reviewed on Personal credit and DTI Rent coverage on the property
Title Individual or revocable trust LLC allowed, per program terms
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Existing first Stays in place Paid off and replaced
Structure Variable line, 5-year draw Fixed term, with options

A HELOC makes sense when your first mortgage is one you want to keep, your personal income is strong, and the need is modest and flexible. It stacks a second lien and a personal-debt payment on top of what you have, so the combined math has to hold.

DSCR cash-out fits when the rental sits in an LLC, the portfolio is growing, or your personal income is complicated. It replaces the first mortgage, so it trades your existing terms for more room. Seasoning of about 6 months is the common expectation, and credit usually needs to be near 660, with 700+ unlocking the strongest tiers.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Does a DSCR Number Actually Tell You?

A DSCR number compares rent to the monthly housing payment and nothing else. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

That matters here for a simple reason. Opening a line behind a DSCR first adds a personal debt payment, and that payment lands on your debt-to-income ratio, not on the rental’s coverage ratio. A property can look healthy on coverage while your personal ratios are stretched. Check both before you commit.

Terminology Trap: What Is a “DSCR HELOC”?

A DSCR HELOC is a label, not a standard product. Some lenders use it for a rent-qualified second lien. Others use it for a cash-out refinance that pays off your first mortgage. Others use it for a personal-credit line like the one described above.

The test is simple. Ask whether your existing first mortgage stays in place, who the line is reviewed on, and what the combined leverage cap is. The answers tell you which product you are looking at, whatever it is called.

Key Terms Defined

  • CLTV (combined loan-to-value): the total of all liens on a property divided by its value.
  • HELOC: a revolving line of credit secured by property, with a draw period followed by repayment. According to the Consumer Financial Protection Bureau, a lender can reduce or freeze the line if the property’s value drops significantly.
  • Draw period: the stretch when you can borrow against the line, here 5 years on an investment property.
  • Lien position: the order in which lenders are repaid. A first lien is paid before a second.
  • DSCR: monthly rent divided by the full monthly housing payment, used to qualify the first mortgage.
  • Vesting: the name or entity on the property’s title.

How to Check Your Own Numbers

Run these steps before applying:

1. Get a realistic current value for the property. 2. Multiply that value by 70%. 3. Subtract your first mortgage balance and any other lien. 4. Confirm the leftover room is at least $25,000 and no more than $500,000. 5. Confirm title is held by you or a revocable trust, not an entity. 6. Confirm your credit score is 700 or higher and your DTI can absorb the payment on the maximum draw.

Any calculator you use is an illustrative estimate, not a quote.

Frequently Asked Questions

Can I get a HELOC behind a DSCR first mortgage on an LLC-owned rental?

Generally no. The investment line requires title in an individual’s name or a revocable living trust, and LLCs, corporations, and partnerships cannot hold title. An investor with an LLC-owned rental can deed the property out of the entity first, or use a DSCR cash-out refinance instead, subject to lender program eligibility. A vesting change may affect other loan documents, so review the first mortgage before moving title.

How much room does a 75% LTV DSCR first leave?

None. The line cap is 70% CLTV on an investment property, and a first mortgage at 75% of value already exceeds it. Room appears only as the balance falls or the value rises. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Does the HELOC payment count in my DSCR?

No. DSCR compares rent to the housing payment on the property’s first mortgage. The new line’s payment shows up in your personal debt-to-income ratio, which lenders review at up to 50% on most files.

Is there a minimum or maximum line on an investment property?

Yes. Lines run from $25,000 to $500,000 on an investment property. Lines above $500,000 are available only on primary residences, and those require a full appraisal and carry a lower leverage cap.

Can I use HELOC funds as the down payment on another DSCR purchase?

Often yes, but a purchase lender will want to see where the money came from. Lenders can ask for documentation of the draw, and DSCR purchases usually require 20%-25% down, with select high-leverage programs reaching 15% down at roughly a 700+ score. The new line also adds a personal-debt payment that your DTI must absorb.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Programs are subject to lender guidelines, and nothing here is a commitment to lend.
