The Quick Read: A home equity line of credit (HELOC) secured by an Airbnb is a floating-pricing credit line that the lender approves based on your credit, your debt load, the equity in the property, and the income you can document, not on the rental’s own DSCR.
- The line tests you, while a DSCR loan tests the property’s rent against its payment.
- On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $25,000 to $500,000 line size, subject to lender guidelines.
- The Airbnb must be titled in your personal name or a revocable living trust. An LLC cannot hold title on this product.
- Pricing floats, and at least 75% of the line is drawn at closing, so it is not a standby account.
- Airbnb income helps only to the extent your tax return, payout reports, and bank deposits document it.
What Is a HELOC on an Airbnb, Really?
A HELOC on an Airbnb is a second (or sometimes first) lien on the short-term rental, sized by equity. You borrow against what you own in the property. The lender does not ask whether nightly revenue covers a mortgage payment.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The product resembles a home equity line on a primary residence, but with tighter rules. A BiggerPockets discussion describes how few lenders still offer a line on an investment property and how some limit it to individually held single-family homes. NerdWallet’s explainer makes the same point: not every lender offers one, and qualification is strict.
Names also vary. Some lenders decline the word “HELOC” but offer a similar line or a closed-end home equity loan, as a second BiggerPockets thread notes. Across the wholesale network Lendmire brokers through, the investment version is a standalone line in first or second lien position. Lendmire arranges it through select lenders and is never the lender itself. Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
How Does Underwriting Treat an Airbnb, Step by Step?
Underwriting reads the file in a fixed order: collateral, title, equity, borrower documents, valuation, then structure. The Airbnb matters at the collateral and documentation steps. It never becomes the qualifier. Each step below can end the file on its own.
Step 1: Pick the collateral. The line can sit on the Airbnb itself. You can also draw against a different property, such as your home, and use the cash to fund the Airbnb. A line secured by a fully rented property is an investment-occupancy file, and that is the tier with the 70% CLTV ceiling.
Step 2: Check title. Title must be held by you as an individual or by your inter vivos revocable living trust (a trust you can change or cancel during your lifetime). LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead, subject to program terms.
Step 3: Run the CLTV. CLTV adds your first-mortgage balance and the new line, then divides by the property value. Say your first mortgage sits at 55% of value. With a 70% ceiling, 15% of value is left for the line. At a 65% first mortgage, only 5% is left. That sliver may fall under the $25,000 minimum line size, which means no offer. A paid-off Airbnb has no first mortgage to subtract, so only the new line counts.
Step 4: Document the borrower. Credit and debt-to-income (DTI) come first. DTI tops out at 50% on this network, and the lender reviews your file on the interest-only payment calculated on the full line. A lease proves long-term rent, but an Airbnb has no lease. Three records stand in for it:
- Your filed return, such as Schedule E.
- Platform payout reports.
- Bank deposits that match the other two.
Underwriters generally look at net income after expenses, not gross bookings. Some also discount short-term income because it swings more than a lease does. Property-side papers include the first-mortgage statement, the insurance declaration, and the vesting deed.
Step 5: Value the property. An investment line caps at $500,000, and full appraisals begin only above that. So an investment HELOC ordinarily runs on an automated valuation with no traditional appraisal, though a higher CLTV may trigger a secondary valuation, and you may request a full appraisal in any case. Big banks differ. NerdWallet notes that some require multiple appraisals.
Step 6: Set the structure. Investment lines run a 5-year interest-only draw period, followed by a 25-year fully amortizing repayment period. Pricing floats through both periods and never converts to fixed. At least 75% of the line is drawn at closing.
Key Terms Defined
HELOC: A revolving credit line secured by the equity in a property.
CLTV (combined loan-to-value): Your first-mortgage balance plus the new line, divided by the property’s value.
Draw period: The stretch when you can borrow against the line and pay interest only. After it ends, the repayment period begins.
Repayment period: The stretch after the draw period when you pay down principal and interest until the balance is gone.
Automated valuation: A computer-generated value estimate used in place of a full appraisal.
Vesting: How title to the property is held, whether personally, in a trust, or in an entity.
DSCR (debt service coverage ratio): Monthly rent divided by the monthly payment covering principal, interest, taxes, insurance, and any HOA dues (together called PITIA). A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
What Does the Money Cost, and Where Does It Bite?
The cost shape is simple: a floating line, interest-only at first, then fully amortizing. The CFPB’s HELOC brochure explains that these lines typically carry variable rates built from an index plus a margin. It also notes that your payment can change when the rate changes, even if you borrow nothing new. During an interest-only draw period, you pay nothing toward principal.
On an Airbnb, that shape meets seasonal revenue. Because 75% of the line is drawn at closing, interest starts on most of the money immediately. The line works well as short-term capital for a renovation, a bridge, or a purchase you will refinance. As a permanent down-payment source, it leaves little room for a slow month.
On this network, an investment-property line stops at 70% CLTV, and a higher credit score does not raise it. A 720 and a 700 reach the same ceiling, so a stronger score buys eligibility rather than leverage.
HELOC vs. DSCR Cash-Out on an Airbnb
The two products answer different questions. A HELOC asks whether you can carry the debt. A DSCR cash-out asks whether the property can.
| Factor | Investment HELOC | DSCR cash-out (short-term rental) |
|---|---|---|
| What gets tested | You: credit, DTI, equity | The property’s rent vs. payment |
| Max leverage | 70% CLTV (investment) | Up to 70% LTV on short-term rentals |
| Credit floor | 700 | 640+ for short-term rentals |
| Income proof | Returns, payouts, deposits | Hosting history, about 12 months |
| Title | Personal name or revocable trust | LLC possible, subject to lender program eligibility |
| Structure | 5-year draw, 25-year repayment | Term loan, 30-year fixed spine |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
On a standard long-term rental, DSCR cash-out reaches about 75% LTV. The short-term rental version is lower because the income swings more. For the short-term rental path, expect about 12 months of hosting history and 1.00 coverage as the floor on refinances. Higher coverage can open better pricing and leverage, and terms vary by lender.
One caution on that coverage number: clearing 1.00 does not mean the Airbnb produces positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

Where the General Rule Breaks
The rule that a HELOC tests you, not the property, has real exceptions and edge cases. These are the ones that change outcomes.
LLC title. An LLC-held Airbnb cannot take this line. Moving the property out of the LLC is a legal and insurance decision, so many investors with entity-held rentals look at DSCR cash-out instead.
A new listing. A HELOC does not run the DSCR short-term rental history calculation, so a new listing is not penalized on that basis. Lenders still want your documents to show income, and a thin record can mean the Airbnb adds little to the file.
Using your home to fund the Airbnb. A line on your primary residence is judged on you and that home. If you use the cash as a down payment on a DSCR purchase, the DSCR lender must accept borrowed funds. Your home also becomes the collateral at risk if the Airbnb underperforms. That is the sharpest risk difference between the two routes.
The rental-use clause. Read the line agreement for whether short-term rental use is allowed. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Alternative-income HELOCs. A bank-statement version is reviewed on documented income under the applicable program, subject to lender guidelines. It changes only how income is counted. Credit, equity, lien position, and property rules stay the same.
Property type. Eligible types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural property are not offered. A recent listing for sale can also make a property ineligible in some states.
Exposure limits. A borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Which Route Fits Your Situation?
Match the product to what you can document.
- Strong credit, low DTI, property in your name, equity to spare. A HELOC fits, especially for a short-term need.
- Strong Airbnb revenue, thin personal-income documentation. A DSCR cash-out may fit better, subject to program terms.
- LLC-owned Airbnb. DSCR cash-out is the usual path, since the HELOC cannot take LLC title.
- A first-mortgage balance near 65% of value. A HELOC likely leaves too little room under the CLTV ceiling.
- Planning a permanent purchase source. Compare the floating cost against a term loan before committing.
Frequently Asked Questions
Can you get a HELOC on an Airbnb?
Yes, through a small pool of lenders. On Lendmire’s network, an investment-property line runs up to 70% CLTV with a 700 minimum credit score, subject to lender guidelines and full file review. Not every lender offers one, and that qualification is strict.
Does Airbnb income count toward qualifying?
Only as far as you can document it. Filed returns, platform payout reports, and bank deposits must line up, and underwriters generally read net income after expenses rather than gross bookings. The income supports the file, but credit, DTI, and equity do the qualifying.
Is the HELOC secured by the Airbnb or my home?
Either. The line can sit on the Airbnb as an investment-occupancy file, or on another property such as your primary residence. Using your home puts it at risk if the rental’s income falls short.
How is a HELOC different from a DSCR cash-out refinance?
A HELOC tests you and floats in price. A DSCR cash-out tests the property’s rent against its payment and is a term loan. Leverage and credit floors differ too, as the table above shows.
Can I use the line for a down payment on another rental?
Possibly, but the receiving lender must accept borrowed funds. The line is also heavily drawn at closing, so interest begins on most of it right away. Treat it as short-term capital with a clear exit.
