The Quick Read: Usually up to 70% combined loan-to-value on an investment property, minus every lien already on it, capped at a $500,000 line, and only if you qualify personally with at least a 700 credit score and a debt-to-income ratio at or below 50%. Combined loan-to-value (CLTV) means every loan on the property, including the new line, divided by the property’s value. Where the Airbnb sits changes the paperwork and the lender footprint. It does not change the math. All of this is subject to lender guidelines and full file review.
- Formula: property value × 70% CLTV, minus the first mortgage and any other liens.
- Hard cap: an investment-property line tops out at $500,000, and the minimum line is $25,000.
- Personal test: a HELOC qualifies you (credit, debt-to-income, equity), not the Airbnb’s bookings.
- Title: an individual or revocable living trust can hold title. An LLC cannot.
- Footprint: Lendmire places these lines in 16 full-service states, narrower than its 41-market DSCR footprint, which includes Washington, D.C.
How Is the Maximum Line Calculated?
Take the property’s value, multiply by the CLTV ceiling, then subtract what is already owed. That is the most the line can be before the dollar cap and your personal qualification trim it further. On an investment property across the wholesale network Lendmire places files with, the ceiling is 70% CLTV at both the 700 and 720 credit tiers. A score above 700 buys eligibility, not extra leverage.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Market surveys paint a wider picture. NerdWallet reports investment-property HELOC maximums as high as 80%, though many lenders sit below 70%. On the network Lendmire brokers, an investment line is 70% CLTV, full stop. The higher CLTV tiers exist only on primary-residence and second-home lines, and 90% appears only at a 720-or-better credit profile.
The full credit limit counts toward CLTV whether you draw it or not. Run the scenarios below as modeled assumptions, expressed as a share of value so the numbers stay honest.
| Existing first mortgage | Room at 70% CLTV | What else can bind |
|---|---|---|
| None (free and clear) | 70% of value | $500,000 line cap on higher values |
| 40% of value | 30% of value | Credit, debt-to-income |
| 65% of value | 5% of value | May fall under the $25,000 minimum |
A free-and-clear rental leaves the most room. A second lien from an earlier cash-out eats into it the same way a first mortgage does. And equity does not pool across properties: the line is sized on the collateral you pledge, not on your whole portfolio.
Does the Out-of-State Part Change How Much You Can Borrow?
Not the formula. Lenders size the line on the collateral property’s value, type, and title, plus your credit and debts. Your mailing address is not the test. What changes is availability and paperwork.
Availability is the real gate. Lendmire arranges these lines in 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). If the Airbnb sits outside that list, a HELOC through this network is off the table, and a DSCR cash-out refinance is the usual route instead.
Lender appetite varies everywhere, not only here. In one BiggerPockets thread on out-of-state rental HELOCs, an investor’s bank refused to count income from the out-of-state house. That left the investor’s debt-to-income ratio too thin for a meaningful line.
Remote valuation is easier than most people expect. An investment line caps at $500,000, and a full appraisal is required only on lines above $500,000, which are primary-residence only. The property is therefore structurally in the automated-valuation lane. You can still request a full appraisal. A recent rehab is the case where doing so is worth considering, since automated values can lag fresh improvements.
What Else Shrinks the Line Below the Formula?
Credit, debt-to-income, exposure limits, and structure can each cut the result. The formula gives a ceiling. Your file decides where you land under it.
- Credit: 700 is a hard floor on an investment line, with no tier beneath it.
- Debt-to-income: 50% maximum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
- Draw at closing: at least 75% of the line is drawn when you close. This is not a dormant reserve you tap later.
- Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed.
- Exposure: a borrower can hold three lines, and owning more than 15 financed properties makes you ineligible.
- Property types: single-family, 2-4 units, PUD, townhome, and condo (including non-warrantable) are eligible. Manufactured homes, condotels, log homes, and mixed-use or agricultural property are not.
The interest-only payment is the quiet one. A larger line raises the payment used in your debt-to-income test, so a bigger approval is not always the better one.
Bank-statement income is never the binding constraint on an investment line. Business accounts need a 680 minimum for deposit analysis, and an investment line already requires 700.
How Does Airbnb Income Fit a HELOC?
Barely, and on the lender’s terms. A HELOC is underwritten on you. Booking income helps only to the extent the lender counts it, and projected revenue generally does not count at face value.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Beyond that, expect lenders to ask for proof of how the property actually operates. Here is the typical checklist.
| Document | What it proves |
|---|---|
| Leases, rent roll, or platform payout history | The property earns income |
| Short-term rental permit or registration | The use is lawful where it sits |
| Mortgage statements, every property | Your total debt load |
| Insurance declarations | The collateral is covered for how you use it |
| Deed or vesting documents | Title sits in an eligible name |
| Bank statements showing deposits | Income lands where you say it does |
Occupancy classification matters, too. Some people hope a mostly short-term rental will be treated as a second home to reach higher leverage. A property you rent out to guests is generally reviewed as an investment property, and the 70% ceiling applies. Don’t plan around the higher tiers.
Key Terms Defined
CLTV (combined loan-to-value): all loans secured by the property, including the new line at its full limit, divided by the property’s value.
Lien: a lender’s legal claim on the property. Your first mortgage is a lien, and so is a HELOC.
Draw period: the stretch when you can borrow against the line, typically interest-only on these programs.
Repayment period: the stretch after the draw period when you pay principal and interest down to zero.
Automated valuation: a computer-modeled property value used in place of a full appraisal.
DSCR (debt service coverage ratio): monthly rent divided by the full monthly payment (principal, interest, taxes, insurance, and any HOA dues).
HELOC, Primary-Home Line, or DSCR Cash-Out: Which Fits?
If the Airbnb’s equity is the goal and your personal numbers are thin, a DSCR cash-out refinance often fits better than a HELOC. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The table shows the structural differences.
| Factor | Investment HELOC | Primary-home HELOC | DSCR cash-out |
|---|---|---|---|
| Collateral | The Airbnb | Your residence | The Airbnb |
| Leverage | 70% CLTV | Up to 90% CLTV at 720+ | Around 75% LTV |
| Qualified on | You | You | Rent vs. payment |
| LLC title | Not eligible | Not eligible | Subject to program terms |
| Payment | Variable | Variable | Fixed available |
The CLTV figures belong to different occupancy types. Don’t read the primary-home column as an option for the Airbnb. A line on your own home can fund the rental, but it puts your residence at risk for the Airbnb’s debt.
On the DSCR side, here are the ranges across the wholesale network. Cash-out tops out around 75% LTV on standard rentals and 70% on short-term-rental collateral, with about 6 months of seasoning as the common expectation. Short-term-rental DSCR files generally want a 640+ score and about 12 months of hosting history, a separate standard from the 700 floor on an investment HELOC. Coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
One caution: clearing 1.00 does not mean positive cash flow. DSCR compares rent to the monthly payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Lendmire’s complete DSCR loans guide walks through the full qualification picture.
Mistakes That Shrink an Out-of-State Line
- Treating equity as the line. The CLTV ceiling, existing liens, and the dollar cap all cut it down.
- Planning to hold the Airbnb in an LLC. An investment HELOC cannot be written to an LLC. A property already deeded to one needs a vesting change, or a DSCR cash-out instead.
- Ignoring the draw rule. With at least 75% of the line drawn at closing, you start paying interest on most of it immediately.
- Counting projected bookings. Lenders look at documented income, and projections alone usually carry little weight.
- Forgetting the exit. A HELOC generally must be paid off in full when you sell the property.
- Assuming a variable payment is harmless. The payment doesn’t pause when bookings do, so model a stretch of empty weeks.
If you plan to use the line as short-term capital for a down payment or a rehab and refinance later, remember tax treatment varies; consult a qualified professional.
What Happens After You Borrow?
Once the draw period ends, the repayment period begins. On the investment structure here, that means a 5-year interest-only draw, then 25 years of fully amortizing repayment. The CFPB describes the same two-phase pattern for HELOCs generally, and notes that a lender may reduce or freeze a line if the property’s value falls. The CFPB’s HELOC booklet also shows how a credit limit is set from a percentage of value minus what you owe. The 75% it uses is an illustration only. The investment-property ceiling on the network Lendmire brokers is 70%.
Frequently Asked Questions
Can I get a HELOC on an Airbnb I own in another state?
Sometimes. The property must be in one of the 16 states where Lendmire places these lines. You then need a 700 credit score, a debt-to-income ratio at or below 50%, and title in your own name or a revocable living trust. Your home state does not matter. The collateral state does. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
What is the most I can borrow?
Up to 70% CLTV minus existing liens, capped at $500,000 on an investment property. Lines above $500,000 are primary-residence only and require a full appraisal. The minimum line is $25,000.
Does Airbnb income raise my limit?
It can help your debt-to-income test if the lender counts it, but it does not raise the CLTV ceiling. Credit and equity set that. Lenders vary on how much short-term-rental income they credit, and some count none from an out-of-state property.
Can my LLC hold the property and still get a HELOC?
No. LLCs, corporations, partnerships, and land trusts cannot hold title on these lines. A DSCR cash-out refinance is the usual alternative for an LLC-titled rental, subject to program terms.
Can I borrow against my own home to fund the Airbnb?
Yes, if your residence has the equity and you meet the lender’s standards. The leverage ceiling is higher, up to 90% CLTV at a 720-or-better profile. But the risk shifts to your home, and the line is sized on your home’s equity, not the rental’s.
Next Steps
Start with the value of the Airbnb, the balance on every lien, and the title name. Then compare the HELOC against a DSCR cash-out on the same property. If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
