How Much Can You Borrow on an Investment Property HELOC on Little Income?

How Much Can You Borrow on an Investment Property HELOC on Little Income?

The Quick Read: Usually not much, and often less than the equity alone would suggest, because on an investment line your personal income and debts set the real limit once the equity ceiling is cleared. Equity sets the first cap, and your debt-to-income test sets the second.

  • On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV), with lines from $25,000 to $500,000.
  • The credit floor on an investment line is 700, and a higher score buys eligibility rather than more leverage.
  • The debt-to-income (DTI) ceiling is 50%, tested on the interest-only payment on the maximum draw, not on what you plan to use.
  • Title must sit with an individual or a revocable living trust. An LLC cannot hold title.
  • If personal income is the weak spot, a DSCR cash-out refinance tests the property’s rent instead, subject to lender guidelines.

Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Calculated?

The maximum line is property value times the allowed CLTV, minus every lien already on the property. Then your DTI test can shrink it further. The lesser of the two numbers is your ceiling.

Run it in percentages. Say a rental is worth a round amount and carries a first mortgage equal to 50% of value. On this network’s 70% investment ceiling, only about 20% of value is left for a new line. A first mortgage at 65% of value leaves roughly 5%, which may not clear the $25,000 minimum on a modest property.

Lenders count the full credit limit against CLTV, not just the amount drawn. A $100,000 line with $10,000 drawn still counts as $100,000 of exposure.

The CFPB explains that a HELOC lets you borrow against equity, which is value minus what you owe. Its guide to using home equity notes lenders typically want you to keep some equity in the home. That is a general primary-home reference. On an investment property, NerdWallet reports a smaller lender pool and lower borrowing capacity than a primary-home line, and that multiple appraisals may be required. On this network, an investment line stops at 70%.

Why Does Little Income Become the Binding Limit?

Thin income shrinks the payment you are allowed to carry, and that cap bites before the equity ceiling does. DTI is total monthly debt divided by gross monthly income. Every financed rental you own adds to the debt side.

Two details catch borrowers. First, the payment is tested on the interest-only amount for the full line, not for what you intend to draw. Asking for a smaller line can help, but you cannot assume a partial draw softens the test. Second, the network’s debt-to-income ceiling is 50%, and on an investment line credit is rarely the problem, because the credit floor already sits above the level that a higher ratio requires. Income is.

People often cite 43% as the DTI rule for home loans. That figure is a general rule of thumb, not a cap on every home-secured loan. Lenders set their own DTI caps on equity lines, and across Lendmire’s network, an investment line’s cap is 50%.

The underwriter looks at you first. Rent may support the picture, but on this kind of line the file is reviewed on your income and debts.

What Does the Network Allow on an Investment Line?

Across the wholesale network, investment-property lines follow one tight box. Read it as a checklist before you apply.

Item Investment-property line
Max CLTV 70% (at 700 and at 720+)
Line size $25,000 to $500,000
Credit floor 700, no tier below
DTI 50% max, on max-draw interest-only payment
Draw structure 5-year draw, 25-year repayment
Valuation Usually automated, no traditional appraisal
Title Individual or revocable living trust
Exposure Up to three lines; no more than 15 financed properties

Valuation. Because an investment line caps at $500,000, it sits in the automated-valuation lane. A borrower can still request a full appraisal, and a high CLTV may trigger a secondary valuation.

Structure. Pricing floats through both the draw and repayment periods and never converts to fixed. The CFPB notes that repayment often runs 10 or 20 years, and monthly payments can rise sharply once repayment begins.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible.

Recent purchases. A rental bought or refinanced in under 6 months is generally not eligible.

Which Low-Income Profiles Hit the Wall First?

Different borrowers hit different limits. This table shows what limits the line and the likelier alternative. It describes program mechanics, not predicted outcomes.

Profile What limits the line Alternative to review
Self-employed with heavy write-offs Taxable income is low on paper Bank-statement income analysis, or a DSCR cash-out
Retired, living on assets DTI on thin documented income DSCR cash-out refinance
Part-time W-2 with several mortgages Debt stack from financed rentals Property-based loan
LLC-owned rentals Entity cannot hold title DSCR cash-out refinance, subject to program guidelines

Bank-statement income can stand in for tax returns on some equity-line files, but DTI is still tested. It changes how income is documented, not whether the ratio has to work. Business bank accounts need a 680 minimum for the deposit analysis, so on an investment line, where the floor is already 700, that rule is never the constraint.

Portfolio owners face a separate wall. A borrower is limited to three lines, and owning more than 15 financed properties makes the borrower ineligible. A portfolio owner can pass a DSCR test and still fail a HELOC on DTI, because the HELOC test ignores how well each rental covers its own mortgage.

When Does a DSCR Cash-Out Beat the Line?

When personal income is the weak point, a DSCR cash-out refinance often fits better. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal DTI is not the test.

Mechanics from across the network:

  • Cash-out tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation.
  • Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Credit floors start at 620 in parts of the network, most programs want around 660, and 700+ unlocks the strongest tiers.
  • Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA.
  • Short-term rental collateral is capped lower: cash-out tops out at 70% LTV on short-term rentals, against 75% on standard rentals.
  • LLC vesting generally works, depending on program guidelines.

The trade-off is structural. A HELOC leaves your first mortgage alone and lets you draw in stages. A cash-out replaces the first mortgage with a new loan. If your existing first mortgage is cheap to keep, that matters, so weigh both.

One caution on the DSCR side: clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. A HELOC payment also stays outside the new property’s DSCR but still comes out of your bank account.

For the broader picture, Lendmire’s complete DSCR loans guide covers how these loans work.

When Will an Investment HELOC Not Work?

Several situations rule the product out regardless of equity:

  • No equity room. If first-lien debt already sits near 70% of value, there is nothing left under the ceiling.
  • Credit below 700. There is no investment tier beneath it.
  • Entity title. A property deeded to an LLC, corporation, partnership, or land trust needs a vesting change or a DSCR cash-out instead.
  • Ineligible property. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered.
  • Listed for sale. In some states, a property listed within the past 60 days is ineligible.
  • Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family events season 7 years, and a deed-in-lieu, pre-foreclosure, or short sale seasons 4 years, on investment files.

Availability matters too. These equity-line programs run only in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint, including Washington, D.C.

Using the line on your own home to fund a rental down payment is another route investors discuss. The CFPB warns that you could lose your home if you cannot repay.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens plus the new line limit, divided by property value.

DTI: Debt-to-income, meaning total monthly debts divided by gross monthly income.

DSCR: Debt service coverage ratio, meaning monthly rent divided by the monthly principal, interest, taxes, insurance, and any association dues.

Interest-only draw: The early period of a line when the required payment covers interest only, before full repayment begins.

Seasoning: The minimum time you must have owned or refinanced the property before a new loan is available.

Pre-Application Checklist

1. Confirm how the property is titled. Individual or revocable trust works for a HELOC. An LLC does not. 2. Total every lien on the property and compare it to 70% of value. 3. Pull your credit and confirm a 700 or better profile. 4. List all monthly debts, then test them against 50% of gross monthly income on the maximum-draw interest-only payment. 5. Gather income documents, or bank statements if you use a bank-statement program, plus the mortgage statement, insurance declaration, vesting deed, and lease. 6. Decide whether you need a line or a lump sum. If your income is the problem, price a DSCR cash-out alongside it.

Frequently Asked Questions

Can I qualify for an investment HELOC if my rent is high but my taxable income is low?

Not on a standard personal-income line. The underwriter tests your income and debts, and rent is secondary. A bank-statement program changes how income is documented, but DTI still has to work. A DSCR cash-out tests the property’s rent instead, subject to lender guidelines.

Does a smaller requested line help my DTI?

Not necessarily. On this network, DTI is qualified on the interest-only payment calculated on the maximum draw. Because that test uses the maximum, a smaller requested line may not change the result the way borrowers expect.

Does a 720 score get me more leverage than 700 on an investment line?

No. Both tiers reach the same 70% CLTV ceiling on an investment property. Credit above 700 buys eligibility, not extra leverage, and 700 is a hard floor.

Can my LLC take out an investment HELOC?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Individual or revocable living trust title is required. A property already in an LLC needs a vesting change or a DSCR cash-out instead.

Is a DSCR of 1.00 the same as positive cash flow?

No. DSCR compares rent to PITIA only, leaving out repairs, vacancy, management, utilities, and capex. A property can clear 1.00 and still run thin after those costs.
