The Quick Read: It depends on the equity you hold, because the cap is 70% of the Airbnb’s value minus every loan already recorded against it, and the line tops out at $500,000 on an investment property, with a 700 minimum credit score, subject to lender guidelines and full file review. Airbnb bookings do not raise that number. They only help you pass the personal income test.
- The lender underwrites you, not the rental, so a busy booking calendar does not create borrowing room.
- If the line is too small or the title is wrong, a DSCR cash-out refinance is the usual fallback.
How Is the Limit Actually Calculated?
The limit is value times the CLTV ceiling, minus every lien already on the property. Then the lender applies the line-size limits. The result is the most you can borrow.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Here is the formula in plain steps:
1. Start with the property’s value. On an investment line this usually comes from an automated valuation, not a full appraisal. 2. Multiply by 70%, the investment-property ceiling. 3. Subtract your first mortgage and any other recorded loans. 4. What is left is the room for the line, capped at $500,000. 5. If the leftover is under the $25,000 minimum line, there is no line to offer.
The 70% figure is a combined ceiling, meaning all loans together. Existing debt comes out first. The Motley Fool’s explainer on combined loan-to-value lays out the same concept: add up every loan secured by the property and divide by its value.
Three Worked Examples
Run the numbers on three versions of the same Airbnb. Each uses percentages of value, because the dollars change with every property.
Paid-off Airbnb. There is nothing to subtract, so the room is the full 70% of value. If that math lands above $500,000, the line cap holds.
Airbnb with a first mortgage at 50% of value. The room is 70% minus 50%, which is 20% of the property’s value. The line has to land between $25,000 and $500,000 to work.
Airbnb with a first mortgage at 60% of value. The room shrinks to 10% of value. On a modest property, that can fall under the $25,000 minimum line.
Now the hard stop. A first mortgage at 70% of value or more leaves no line at all. The math is just subtraction, and no credit score or booking history changes it.
Other recorded liens count too. A second loan, a home equity loan, or a prior line against the same property all come out of the 70% before the new line is sized. The lender wants every claim on the property added up.
Does Airbnb Income Raise the Limit?
No. Airbnb income affects whether you qualify, not how large the line can be. The lender tests your personal debt-to-income ratio (DTI), which is your monthly debts divided by your monthly income. The maximum is 50%.
There is a catch in how that test runs. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. A large line can therefore strain your DTI even if you never use it all. Sometimes the usable amount is smaller than the equity math allows.
This is where the HELOC and the DSCR loan part ways. DSCR stands for debt service coverage ratio. It compares the property’s rent to its monthly payment, which is principal, interest, taxes, insurance, and any association dues (PITIA). A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC looks at you. The Airbnb’s income is one input to your personal file, and the cap on the line never moves with it.
That is also why a portfolio of busy listings does not create room on its own. Each line is sized from equity and your personal finances.
How a host files matters too. Whether a host files on Schedule C or Schedule E (see IRS Publication 527 and the University of Illinois Tax School) changes how an underwriter reads the income, and tax treatment varies, so consult a qualified professional.
Investment Line vs. Primary-Home Line vs. DSCR Cash-Out
The collateral you pick changes the ceiling more than anything else. The table below sets the three routes side by side.
| Factor | Investment-property line | Primary-home line | DSCR cash-out |
|---|---|---|---|
| What is underwritten | You (credit, DTI) | You (credit, DTI) | Property rent vs. payment |
| Leverage | 70% CLTV | Up to 90% CLTV at 720+ | Up to 70% LTV standard, 70% STR |
| Title | Individual or trust | Individual or trust | Often LLC-eligible |
| First mortgage | Stays in place | Stays in place | Replaced with a new loan |
| Main risk | Floating pricing | Your home is the collateral | Whole balance reprices |
The 90% figure on a primary home exists only at a 720-or-better credit profile. It does not apply to an Airbnb. On an investment property, 70% is the ceiling.
Using your primary home’s line to fund the Airbnb can unlock more leverage. It also puts your home behind the rental. If the Airbnb struggles, your house still secures the money.
What Lenders Check Besides Equity
The checks stack up in a predictable order. Credit comes first. The minimum is 700 on an investment line, and there is no tier beneath it. Anything above 700 does not buy a higher percentage.
Title comes next. The borrower holds title personally or through a revocable living trust. An LLC, a corporation, a partnership, or a land trust cannot hold title on this product. This is the sharpest structural difference from a DSCR loan. If your Airbnb already sits in an LLC, the choices are a change in how the property is vested or a DSCR cash-out. Lendmire’s piece on investment property HELOC rules for LLC-titled borrowers walks through that split.
Property type matters too. Eligible properties include single-family homes, two-to-four-unit buildings, planned unit developments, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not eligible. A condotel that runs like a hotel room is out.
There are portfolio limits as well. A borrower can hold up to three lines. An investor who owns more than 15 financed properties is not eligible.
Last is valuation. Because an investment line caps at $500,000, and full appraisals begin only above that, these lines sit in the automated-valuation lane. They commonly close with no traditional appraisal. A borrower can still ask for one.
How the Line Works After Closing
During the draw period you pay interest only. You can borrow against the line as you need it, subject to the line’s terms.
Pricing floats across both the draw and the repayment period. That is the main risk to size before you sign.
A HELOC also counts as personal debt. It lands in your DTI, which can crowd out later qualifications that look at your personal debt load. Investors planning to buy several properties in sequence should weigh that before opening a line.
When the HELOC Is the Wrong Tool
The line is the wrong tool in four common situations.
- Your first mortgage is already near 70% of value. There is no room to subtract into.
- The Airbnb sits in an LLC. The title rules rule it out unless you change how it is vested.
- You need more than $500,000. An investment line stops there.
- Your personal DTI is tight. The test runs on the maximum draw, not your planned draw.
In those cases, the usual fallback is a DSCR cash-out refinance. It replaces the first mortgage with a new loan sized off the property’s rent coverage. Cash-out on a standard rental and on a short-term rental both generally top out at up to 70% LTV in the comparison table above. Short-term rentals usually need a 640 or better score and about 12 months of hosting history. Many lenders also want around six months of seasoning, meaning time on title before the cash-out. Loan sizes on standard programs can reach up to $3,000,000, with smaller balances available through select lenders.
A 1.00 ratio is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. A stronger ratio generally opens better pricing and leverage. Clearing 1.00 does not mean the property cash-flows, though. Repairs, vacancy, management, utilities, and capital spending all sit outside the DSCR math.
The tradeoff is that a cash-out reprices the whole balance, while a line leaves the first mortgage alone. If you have a low-cost first mortgage and a modest equity need, the line can be the cleaner choice. For the full picture of how DSCR loans work, see the complete DSCR loans guide. DSCR investor loans are available across 40 states plus Washington, D.C., while the HELOC product covers a narrower set of 16 full-service states.
Mistakes Investors Make With This Question
Counting bookings as borrowing power. Revenue strengthens the income picture, but the 70% ceiling and the $500,000 line cap stay where they are.
Forgetting the subtraction. The ceiling covers all loans combined.
Chasing a higher score. Paying down cards to lift a score from 720 to 760 does not raise the cap.
Ignoring the maximum-draw DTI test. You may plan to draw part of the line. The lender qualifies you as though you drew all of it.
Assuming any lender offers it. When shopping, ask for a line of credit secured by an investment property. The word “HELOC” alone may not make clear that the home is not owner-occupied, so say plainly that it is an investment property.
Skipping local rules. This line is available only in Lendmire’s 16 full-service states, which is a narrower footprint than the DSCR product. Check that your property sits in one of those states before you spend time on the numbers.
Key Terms Defined
HELOC: A home equity line of credit, a revolving credit line secured by property that you can draw on up to a set limit.
CLTV: Combined loan-to-value, which adds every loan secured by the property and divides the total by its value.
Lien: A recorded legal claim against a property that secures a loan.
Draw period: The stretch, 5 years on an investment line, when you can borrow from the line and pay interest only.
Automated valuation: A computer-generated value estimate used in place of a full appraisal.
DSCR: Debt service coverage ratio, which compares a property’s monthly rent to its full monthly payment.
Frequently Asked Questions
Will a year of strong Airbnb bookings get me a bigger line?
No. The size of the line comes from equity, the 70% ceiling, and the $500,000 cap. Bookings matter only as part of your personal income picture when the lender runs your DTI. A DSCR product reads the property’s rent differently, which is why investors who want rent to carry the file look there instead.
Can my LLC borrow on the Airbnb?
Not on this product. The borrower must hold title personally or through a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. DSCR cash-out on LLC-held property is available subject to lender program eligibility.
Can I get a line on a brand-new listing with no hosting history?
Possibly. The line qualifies you, not the rental, so hosting history is not what the lender is sizing. A DSCR cash-out on a short-term rental is different. It typically wants about 12 months of hosting history, though a lender may fall back to long-term rent when history is short.
Will opening a line hurt my next investment loan?
Yes, it can. The line counts as personal debt, and it is tested at the full limit, so it can push your DTI up. That matters most for loans that look at personal debt. A DSCR loan leans on property rent, so it is less affected, though lenders still review your full file.
Is there a way to borrow more than $500,000 against an investment property?
Not with an investment line, which stops at $500,000. A larger amount usually means a DSCR cash-out refinance, where standard loan sizes run up to $3,000,000. Programs vary by lender, leverage, and property, so every file is reviewed individually.
