The Quick Read: A HELOC on a rental is underwritten on your personal credit, income, debts, and equity, not on the rent, so a one-time severance payment usually does not count as qualifying income and a signed offer letter helps only if the lender accepts it before your first paystub. A DSCR cash-out refinance moves the test to the rental’s coverage, which makes it the usual fallback when your paycheck is in transition.
- Severance is a one-time payout, and personal-income underwriting looks for income that continues.
- An offer letter is lender-dependent. Some lenders accept a signed letter plus a verification of employment, and others wait for the first paystub.
- On the investment line Lendmire arranges, the ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a line between $25,000 and $500,000, subject to lender guidelines.
- Equity cannot replace verifiable income on a personal-income line.
- A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so your job status is not the test.
What an Investment Property HELOC Actually Is
A home equity line of credit (HELOC) is a revolving credit line secured by a property you own. On an investment property, you borrow against the equity in a rental instead of your own home.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The line sits in first or second lien position. Through the select wholesale lenders Lendmire works with, an investment line runs a 5-year draw period followed by a 25-year repayment period. At least 75% of the line is drawn at closing. Pricing floats during both periods and never converts to fixed.
Here are the investment-property parameters across that network, all subject to lender guidelines and full file review:
- Ceiling: 70% CLTV on an investment property.
- Credit: 700 minimum. A 720 score and a 700 score reach the same 70% ceiling, so a higher score buys eligibility, not extra leverage.
- Line size: $25,000 to $500,000.
- Valuation: lines at or below $500,000 ordinarily run an automated valuation instead of a full appraisal, though a borrower may request a full appraisal.
- Title: an individual or a revocable living trust. An LLC cannot hold title on this product.
- Limits: up to three lines per borrower, and no more than 15 financed properties.
- Availability: only in Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), which is narrower than its 41-market DSCR footprint, Washington, D.C. included.
Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not offered on this product.
Key Terms Defined
HELOC: a revolving line of credit secured by property equity, with a draw period and a repayment period.
CLTV: combined loan-to-value, meaning your first mortgage plus the new line, divided by the property’s value.
DTI: debt-to-income, meaning your monthly debts divided by your monthly income.
Severance: a one-time payout when a job ends, which lenders generally see as temporary.
Offer letter: a written job offer showing pay and a start date, which is not the same as income you have already received.
DSCR: debt service coverage ratio, meaning the property’s monthly rent divided by its monthly principal, interest, taxes, insurance, and any HOA dues (PITIA).
How Underwriting Reads Each Document
A personal-income HELOC asks one question: can you repay this from income that will keep arriving? Each document you hand over either helps answer that or does not.
| Document | Personal-income line | DSCR cash-out |
|---|---|---|
| Severance payout | Weak or ignored | Not counted, not required |
| Signed offer letter | Lender-dependent | Not needed |
| Unemployment benefits | Rarely counted | Not needed |
| Rent from the rental | Property income, still tested against your DTI | The core of the test |
| Large savings balance | Reserves, not income | Reserves only |
A HELOC on a rental is not underwritten on the rent alone. Rent from the property enters the file as one piece of your income picture and is tested against your debt-to-income ratio (DTI), while your personal credit, income, debts, and equity carry the decision. On the investment line described above, DTI tops out at 50%, and it is tested on the interest-only payment at the full line amount, not on what you plan to draw. A small planned draw does not shrink that test.
Does Severance Count as Income?
Usually not, because it ends. Benzinga reported on a borrower who took an early-retirement package and was denied a HELOC after the lender called the severance a one-time payment. A second Benzinga story describes a borrower with large equity and a lump sum who was still turned down for lack of verifiable ongoing income. These are news accounts, not rulebooks, and each lender sets its own treatment.
The pattern is easy to follow. A personal-income line underwrites future repayment, and a payout that runs out does not show future repayment. Equity protects the lender if you stop paying. It does not show that you can keep paying.
Severance still has a job to do. It can sit in your accounts as a cushion while you rebuild a documented income, but the underwriter will not count it as the paycheck.
Does a Signed Offer Letter Count?
Sometimes. Some lenders work from a signed letter, a start date, and a verification of employment. Others want the first paystub before they will use the new income.
A letter is more usable when it has these features:
1. It is signed by both sides.
2. It has no open contingencies, such as a pending background check.
3. It names a fixed salary and a firm start date.
4. It sits in the same field as your prior work.
Commission, contract, and variable pay usually mean more paperwork, or a switch to bank-statement documentation for self-employed borrowers. Probation periods can also change how a lender reads the letter.
Mortgage rules for buying a home with a job offer do not carry over automatically to a HELOC. Fannie Mae, for example, restructured its conventional income chapter, but that rulebook governs agency purchase loans, not this product. So ask each lender in writing how it treats offer-letter income, probation, and variable pay before you pay for a valuation.
The Equity Math in Percentages
Maximum line equals property value times the CLTV cap, minus your existing liens. On an investment property across this network, the cap is 70% CLTV.
Say your first mortgage sits at 55% of the property’s value. A 70% ceiling leaves room for a line of about 15% of value. If that works out above $500,000, the $500,000 maximum line applies instead. If it works out below $25,000, the line is too small to fit the product.
Credit above 700 does not widen this room on an investment property. Paying down the first mortgage does, and so does a higher appraised value, depending on comps and underwriter review.
Stage by Stage: Which Path Fits Where You Are
Your timeline matters more than your balance sheet. Here is how each stage tends to read.
Notice period, still employed. This is the cleanest moment to apply. Your pay stubs and employer verification are current, and the personal-income path works as designed. A line you already hold can be frozen or reduced after a job loss, so opening it before income drops is the stronger move. It also helps to treat any line as a tool, not an emergency reserve.
Laid off, no new job. A personal-income line is hard to qualify for here. Severance and unemployment benefits rarely carry it. The DSCR cash-out route does not depend on your employment status.
Offer signed, not started. This is the lender-dependent zone described above. A strong letter plus a verification of employment may work with one lender and fail with another.
First paystub in hand. Most lenders become comfortable here, though some still want a full pay period or two. Model the repayment years on the new income, not the old one.
The Consumer Financial Protection Bureau’s HELOC explainer describes why this matters. Payments are often much higher once repayment begins, and in some cases the whole balance can come due when the draw period ends. A borrower with a new job should test that step-up against the new salary.
When the Rental Should Carry the Loan Instead
If your paycheck is the problem, change what the lender tests. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties, so they are reviewed differently from a standard owner-occupied mortgage. Lendmire’s complete DSCR loans guide covers the full structure.
| Factor | Personal-income HELOC | DSCR cash-out refinance |
|---|---|---|
| What is tested | Your income, DTI, credit | Rent versus the payment |
| Severance | Weak or ignored | Not needed |
| Product type | Revolving line | Fixed loan, new first lien |
| Title | Individual or revocable trust | LLC allowed, per program terms |
| Investment-property ceiling | 70% CLTV | Around 75% LTV on a standard rental |
Across the wholesale network Lendmire works with, DSCR cash-out refinances top out around 75% LTV on a standard rental, and about six months of ownership (seasoning) is the common expectation. Credit floors vary. A 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage. Reserves commonly run around six months of PITIA but vary by lender, leverage, and loan size. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders.
A coverage of 1.00 is where many select programs start. A separate path through select lenders in the network goes below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
Clearing 1.00 does not equal positive cash flow. DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Severance does not rescue a rental that fails the coverage test, and a large balance in your accounts does not change the ratio.
A DSCR loan is also a different product than a line. A rental already deeded to an LLC needs a vesting change to use the HELOC at all, so DSCR cash-out is the practical path there, subject to program terms.
Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
Four Scenarios, Shown in Percentages
Each case below uses ratios and percentages instead of dollars, because the right structure depends on the shape of the file.
Scenario one: notice given, pay stubs still current. Your first mortgage sits at about 55% of value. A 700-plus score and a DTI under 50% at the full line amount may support a line near the 70% CLTV ceiling. This is the strongest personal-income setup, and the severance, when it arrives, stays in the bank as a cushion.
Scenario two: laid off with a large severance. The same equity exists, but the income test fails or stalls. A DSCR cash-out on a rental whose rent covers PITIA at roughly 1.25x shifts the question to the property. Here you would be looking at a first lien up to about 75% LTV on a standard rental, with the severance serving as reserves. This is a different loan, since it refinances the first mortgage. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Scenario three: offer signed, start date ahead. If the letter is signed, fixed-pay, and uncontingent, one lender may accept it with a verification of employment. If not, wait for the first paystub or switch to the DSCR route. Ask in writing first.
Scenario four: rental held in an LLC, new job ahead. A personal-income line cannot take LLC title on this product. DSCR cash-out fits, subject to program terms, with coverage tested on rent and terms adjusted if coverage falls below 1.00 through a select lender.
Document Checklist
Gather these before you apply for either path:
- Government ID and proof the property is yours, with title in your name or a revocable trust for the HELOC.
- Your first mortgage statement and current balance.
- Property tax and insurance details for the rental.
- Pay stubs and employer contact for a verification of employment, if you are still employed.
- A signed offer letter with salary and start date, if you are between jobs.
- Separation paperwork, which a lender may request if severance is involved.
- Tax returns or bank statements for self-employed borrowers.
- For DSCR: the current lease or market rent evidence, plus reserve account statements.
Risks and Alternatives
A variable-pricing line during a job gap is a real risk. Draw-period payments can be interest-only, and the repayment period brings a step-up. A line you hold today can also be frozen or reduced after a job loss, so it is a weak emergency fund.
Some borrowers hear about home-equity investment products that skip the income test. Benzinga notes that these have no income test, but they are not loans, so compare the full cost before treating one as a substitute. Asset-depletion programs, which turn savings into imputed income, exist on some programs, and their divisors vary.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
If you want equity out of a rental without a paycheck test, an investment property refinance is worth pricing alongside the line. The right choice depends on what you need the cash for and how long you need it.
Frequently Asked Questions
Does severance count as income for an investment property HELOC?
Usually not. Lenders see severance as a one-time payment, and personal-income underwriting wants income that continues. Treatment is lender-by-lender, so ask before you apply.
Can a signed offer letter qualify me?
It can, depending on the lender. A signed, uncontingent letter with fixed pay and a firm start date works best, often paired with a verification of employment. Others wait for the first paystub.
Can an open line be frozen after I lose my job?
Yes, a line you already hold can be frozen or reduced after a job loss. Opening a line while your income is still verifiable is the cleaner path.
Can I use this on a rental owned by an LLC?
Not on this product. The line requires title in an individual’s name or a revocable living trust. A DSCR cash-out refinance fits LLC-titled rentals, per program terms.
Is it better to open the line before the job ends?
Generally yes, because your current income is documented and verifiable. After the job ends, a DSCR cash-out refinance tests the rental instead of your paycheck.
