The Quick Read: A home equity line on a fourplex is written against that one building, and the other four financed rentals affect your personal qualification, not the collateral. Across Lendmire’s wholesale network, the line is reviewed on the building’s value, the liens already on it, and your credit and debt load, subject to lender guidelines.
- A fourplex is one property with four units, so it is one collateral and one line.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
- Investment lines run from $25,000 to a $500,000 maximum.
- Title must sit with you personally or in a revocable living trust, not an LLC.
- A borrower can hold up to three lines, and more than 15 financed properties makes a borrower ineligible.
Owning a fourplex plus four other mortgaged rentals raises two questions. Can the building carry a line? And do the other loans block it? The first answer is yes. The second is that the other loans do not block it outright, but they matter through your debt load and the exposure limits. Lendmire arranges these lines through select wholesale partners in its 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). Lendmire is the broker, not the lender.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Does a Lender See a Fourplex in a Five-Rental Portfolio?
Lenders see the fourplex as a single piece of collateral. The four units are not qualified separately, and the property count is by building, not by door. A 2-4 unit property is an eligible property type on the network. On an investment line, the credit minimum is 700.
Here is what counts where:
| Item | Does it matter? | How |
|---|---|---|
| Fourplex value | Yes | Sets the collateral |
| Liens on the fourplex | Yes | Reduce room under CLTV |
| Other four mortgages | Yes | Debt-to-income, housing history |
| Equity in other rentals | No | Cannot support this line |
| Total lines held | Yes | Three-line cap |
The key point is that equity does not travel. Value in your other rentals does nothing for a line on this building. The mortgages on those rentals, though, show up in your personal debt-to-income review and in your housing payment history, which is applied across all financed properties.
What Does the Line Look Like on an Investment Property?
On an investment property, the network ceiling is 70% CLTV, and nothing sits above that tier. Both the 720 and 700 credit tiers reach the same 70%, so a higher score buys eligibility rather than extra leverage. The floor is 700 with no tier beneath it, and the maximum line is $500,000.
Sizing is simple arithmetic. Take the appraised value and multiply by 70%. Subtract your existing first mortgage and any other liens. What remains is the most the line could be, capped at $500,000.
Picture a fourplex with a first mortgage already near the ceiling. Little or no line is left. Picture one with a small balance and the room is larger, but the $500,000 cap still applies. A building with heavy leverage yields a small line or none, whatever the rents look like.
Market surveys report that investment HELOC CLTV caps often land between 70% and 80% with 720-plus credit, per RentalRealEstate. Those are market-wide figures. On Lendmire’s network, an investment line stops at 70%.
Key Terms Defined
- CLTV: Combined loan-to-value, meaning all liens on the building divided by its appraised value.
- HELOC: A revolving line secured by real property, drawn against and repaid over set periods.
- Second lien: A loan recorded behind an existing first mortgage. These lines can also sit in first position.
- DTI: Debt-to-income, your monthly debts divided by your monthly income.
- DSCR: Debt service coverage ratio, rent divided by the property’s monthly obligation.
Which Qualification Track Applies?
Two products wear the label investment HELOC, and they test different things. The network line described here is underwritten on you: credit, debt-to-income, equity, and title. Rent is not the main test. A DSCR-style loan tests the building’s rent against its payment instead.
For this personal-income line, debt-to-income (DTI) maxes at 50%. Because an investment file already requires a 700 credit score, the lower caps that apply to weaker credit profiles never come into play. The ratio is qualified on the interest-only payment calculated on the maximum draw, so the full line counts even if you plan to borrow less. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
With five financed rentals, each mortgage adds to your debt load. For that reason, your DTI can matter as much as the building’s equity when you choose a product. Lendmire’s complete DSCR loans guide explains the rent-based alternative, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
How Is the Line Structured and Valued?
An investment line is a standalone line in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing.
That 75% draw requirement changes how the line behaves. It is not a standby reserve you tap when needed. Most of it is borrowed on day one, so the cash-flow plan should assume the money is in use. A minimum subsequent draw of $1,000 applies after closing, as stated by the longer-runway program. Primary residences and second homes have a second structure with a 3-year draw, but investment lines do not.
Valuation is usually automated. Because an investment line caps at $500,000 and full appraisals begin only above that, these lines commonly close with no traditional appraisal, though a secondary valuation may be required at a higher CLTV. You can also request a full appraisal. A 2-4 unit building may be valued with a multi-unit appraisal and rent schedule when one is ordered.
Two programs sit behind the wider set of figures: a higher-leverage program and a longer-runway program. The investment structure above is the 5-year draw and 25-year repayment on both. Where other terms differ, each figure applies only within its own program.
Title, Vesting, and the LLC Problem
Title is the sharpest structural difference from a DSCR loan. The line requires the property to be held by you individually or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
If your fourplex already sits in an LLC, you have two paths. Change the vesting, after checking with your first mortgage lender and your own advisers, or use a DSCR cash-out refinance instead.
Where the General Rule Breaks
Several edge cases change the answer.
Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible. Five financed rentals sit well inside that count, but a fourplex counts once, not four times.
Property types. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale. The credit report can be no more than 90 days old at closing, with no rescores.
Your existing first mortgage. A new line behind it must be permitted by that loan’s documents. Check for a subordinate-financing restriction and any prepayment penalty before you apply.
Owner-occupied units. A fourplex where you live in one unit is a different pricing and eligibility bucket from a fully tenant-occupied one. The ceilings above apply to the investment tier. Primary-residence lines carry different tiers.
Business purpose. Credit extended to acquire or improve non-owner-occupied rental property is generally treated as business-purpose credit, per the FDIC’s examination procedures. That classification does not make a file rule-free, and the OCC’s Comptroller’s Handbook lists the factors used to judge business purpose.
What Happens When You Refinance Later?
Every junior lien is a consent gate. You may need your HELOC lender’s approval to refinance the first mortgage, the HELOC lender can refuse, and you may have to pay off the line to proceed.
For a five-rental investor, that matters. If you expect to refinance the fourplex’s first mortgage, plan the line around that. A cash-out refinance does the opposite: it replaces the whole loan with one loan and one lien, but it reprices the entire balance.
The Investor Decision in Practice
Run it as a short sequence.
1. Pull the value and lien stack on the fourplex. Apply 70% CLTV to the value, subtract existing liens, and compare to the $500,000 cap.
2. Check title. Individual or revocable trust works. An LLC does not.
3. List every financed property. Mortgage statements on all five will matter for DTI and housing history.
4. Check your first mortgage documents. Look for junior-lien restrictions and prepayment terms.
5. Decide which test fits. If your personal debt load is heavy but the building’s rent is strong, a rent-based DSCR loan may fit better. If your credit is 700 or better and your DTI is under 50%, the line may fit.
6. Plan the draw. At least 75% is drawn at closing, and the payment floats.
The risks are plain. Pricing floats and never converts to fixed. The line adds a lien. Value can fall, leaving you with less equity than the debt. Clearing a rent test is also not the same as positive cash flow, since repairs, vacancy, and management sit outside any coverage ratio.

Frequently Asked Questions
Does a fourplex count as one financed property or four?
It counts as one. Lenders count buildings, not units, so a fourplex is a single property and a single collateral. Your other four financed rentals are counted separately, which brings the portfolio to five.
Can equity in my other rentals support a line on the fourplex?
No. The line is sized only on the fourplex’s value and the liens already on it. The other mortgages matter only for your personal debt-to-income and housing history.
What is the maximum leverage on an investment property line?
70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. Credit above 700 does not raise that ceiling. Some market surveys report higher caps elsewhere, but the network figure for investment lines is 70%.
Can my LLC take out the line?
Not directly. Title must be held by you individually or in a revocable living trust. An LLC-owned fourplex needs a vesting change or a DSCR cash-out refinance instead.
Is there a limit on how many lines or properties I can hold?
A borrower may hold three lines, and a borrower with more than 15 financed properties is not eligible. Combined exposure caps at $2,000,000 on one program and $750,000 on the other. Tax treatment varies; consult a qualified professional.
