The Quick Read: Yes, disability benefits can count as qualifying income on an investment property HELOC, but the benefit itself is rarely what decides the file. Credit, debt-to-income, combined leverage, title, and property type decide it, and a line on a rental is personally underwritten, so the borrower’s income is tested directly. Subject to lender guidelines, these are the points that matter most:
- Disability income is not disqualifying on its own, though the lender will want proof it is current and likely to continue.
- On this network, an investment line runs up to 70% CLTV, needs a 700 minimum credit profile, and tops out at $500,000.
- The property must be titled to you or your revocable living trust, not an LLC.
- When personal income is thin, a DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Why Disability Income Can Work on a Rental HELOC
A rental HELOC is underwritten on the borrower. The lender looks at income, debts, credit, and the combined loan-to-value on the property. Disability benefits are income, and a lender cannot simply throw them out.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Federal fair-lending rules say a creditor may not discount or exclude income from public assistance, including Social Security and SSI, though it may consider how long the income is likely to continue. That is in Regulation B, 12 CFR Part 1002. The rule is written around any credit transaction, so it reaches business-purpose and investment-property credit too.
What it does not do is lower the other bars. A borrower on benefits still has to clear the credit floor, the debt-to-income cap, the leverage cap, and the property rules. Think of the benefit as one input, not the verdict.
How Different Disability Income Types Are Treated
Lenders generally ask which kind of income it is, because each has a different paper trail and tax profile.
| Income type | Typical proof | Treatment note |
|---|---|---|
| SSDI | SSA award letter, bank deposits | Based on work history; partly taxable above set thresholds |
| SSI | SSA award letter, bank deposits | Need-based; not taxable |
| VA disability | VA benefits letter | Documented by the VA letter |
| Private long-term disability | Policy or benefits statement | Lender checks for a contract end date |
IRS Publication 915 confirms that SSI payments aren’t taxable and that Social Security benefits are taxable only above set income thresholds. This matters because some lenders gross up non-taxable income on paper, and the factor varies by lender and program. A borrower who also has rental income may find part of the SSDI is taxable, which can shrink that gross-up. Expect a tax-return check.
What Documents Prove It?
The standard package is a current SSA award letter or benefit verification letter, recent bank statements showing the deposits, and for some borrowers an SSA-1099 or VA award letter. Rental income, if any, comes with leases and the prior return.
The lender should not ask about the nature of your condition or require a physician’s letter. SSA normally provides only proof of current receipt, with no document stating how long benefits will continue. Piling extra documentation onto borrowers who receive public assistance is something a careful lender avoids.
Where lenders do tighten up is an award letter that shows a scheduled review or end date inside the window they care about. Continuance expectations differ from one lender to the next, so a near-term review date can matter more with some than with others. If your letter carries one, raise it early and let the broker check which lenders treat it as an issue.
What the Network’s Investment Line Actually Requires
Across the select wholesale partners Lendmire works with, an investment HELOC is a narrower product than a line on your own home. Subject to lender guidelines, the main parameters are:
- Leverage: 70% CLTV on an investment property, with no higher tier. Credit scores of 720 and of 700 both land at that same 70%, so a stronger score does not add leverage.
- Credit: 700 minimum on an investment property, with no tier beneath it.
- Line size: $25,000 to $500,000 on an investment property. Larger lines are limited to primary residences.
- DTI: 50% maximum, qualified on the interest-only payment calculated on the maximum draw. Because the line is variable, that qualifying payment can move.
- Structure: a 5-year interest-only draw followed by a 25-year repayment period. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.
- Valuation: lines at or below $500,000 ordinarily use an automated valuation, so a traditional appraisal is commonly not part of the file.
- Properties: single-family, 2-4 units, PUDs, townhomes, and condominiums. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
- Exposure: up to three lines per borrower, and not for owners of more than 15 financed properties.
Availability is also narrower than the DSCR footprint. This product is offered in Lendmire’s 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA).
Where Disability Files Run Into Trouble
Title. The property must be held by you individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a different product. Changing vesting has its own consequences, so talk to your attorney first.
Credit floor. 700 is a hard minimum on an investment line, with no tier beneath it. If your score sits at 660, this product is closed regardless of how clean the benefit letter looks.
DTI math. The qualifying payment uses the interest-only amount on the full line. Benefits that are modest relative to existing debts can fail here even with strong equity. Rental income on the subject property can add to qualifying income, but treatment varies by lender.
Rescission. The right to cancel after signing generally covers a principal dwelling, so a rental line typically lacks that cooling-off protection. Read the terms before you sign.
Variable payments. The line floats through both the draw and repayment periods. A rental already running thin has little room for that.
A Note on Means-Tested Benefits
SSDI is not means-tested. SSI is. A line draw that sits in an account is the practical risk. Since at least 75% of the line is drawn at closing on this product, an SSI recipient should speak with a benefits counselor before applying.
Two Ways to Qualify: Your Income or the Property’s Rent
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| What is tested | Your income, debts, credit | Property rent against its payment |
| Disability documents | Required | Not the basis of the file |
| Title | Individual or revocable trust | LLC titling can work, subject to program terms |
| Structure | Variable line, 70% CLTV max | Fixed-term loan, around 75% LTV on cash-out |
| Credit | 700 minimum | Most programs want around 660; a 620 floor exists in parts of the network |
A DSCR loan is built for non-owner-occupied investment property. Because it is a business-purpose investor loan, it is reviewed differently from a standard owner-occupied mortgage. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your benefits are neither counted nor held against you.
Coverage is the key figure. Select programs start at 1.00, and stronger ratios open better leverage and pricing. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Rent is compared to principal, interest, taxes, insurance, and any HOA dues only.
For a cash-out, most of the network tops out around 75% LTV, with about six months of seasoning commonly expected. Reserves vary by lender, leverage, and loan size, commonly around six months of PITIA. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). The complete DSCR loans guide covers the full structure.
Which Route Fits Which Situation
- Benefits plus decent credit, rental titled personally, modest line wanted: the investment HELOC fits.
- Rental titled to an LLC: a DSCR cash-out avoids the vesting change.
- Credit below 700: the line is closed; DSCR programs start lower.
- Tight DTI, several rentals, rent covers its own payment: coverage-based qualification is the stronger test.
- SSI recipient needing a lump sum: weigh the resource-limit issue first, whichever route you choose.

Key Terms Defined
HELOC: A revolving line of credit secured by property equity, with a draw period followed by repayment.
CLTV: Combined loan-to-value, which adds all liens on the property and divides by its value.
DTI: Debt-to-income, your monthly debts as a share of qualifying monthly income.
DSCR: Debt service coverage ratio, the property’s rent divided by its monthly payment of principal, interest, taxes, insurance, and any HOA dues.
Gross-up: A paper increase to non-taxable income so it compares fairly with taxable income.
Frequently Asked Questions
Does disability income disqualify me from an investment property HELOC?
No. Federal rules bar a lender from automatically discounting or excluding public-assistance income. What can still stop a file is a credit score below 700, DTI above the cap, title held by an LLC, or an ineligible property type.
Can a lender ask for a doctor’s letter or details of my condition?
No. If a lender asks for one, raise it with your broker and consider another lender.
Does a HELOC draw count as income and cut my benefits?
SSA does not treat loan proceeds as income. SSI is still means-tested, and unspent funds can count as resources after the month received. SSDI has no such limit. Talk to a benefits counselor before drawing.
What if my benefits are small or my DTI is tight?
Rental income can add to qualifying income, though treatment varies by lender. If the numbers still fall short, a DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Can I get this line on a rental held in an LLC?
Not directly. The investment line requires title in your name or a revocable living trust. An LLC-held rental needs a vesting change or a DSCR cash-out instead, subject to program terms.
Tax: is the interest deductible?
Tax treatment varies; consult a qualified professional.
