Airbnb Cash-Out Refinance vs HELOC for an Investor Buying Next

Airbnb Cash-Out Refinance vs HELOC for an Investor Buying Next

The Quick Read: A cash-out refinance fits an Airbnb owner who holds the property in an LLC, wants one lump sum, and can show hosting history, because the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC fits an owner who holds title personally, clears a 700 credit floor, and wants a smaller line of equity that sits beside the existing mortgage.

  • On an investment property, cash-out reaches about 75% LTV on a standard rental and 70% on a short-term rental. An investment HELOC tops out at 70% CLTV.
  • LLC-owned Airbnbs usually point toward the cash-out, since the network’s equity lines require title in an individual or a revocable living trust.
  • Neither product is the next purchase itself. Each one releases equity that becomes your down payment and reserves.

The Honest Answer on Who Each Option Is For

Cash-out is for the investor whose Airbnb is already inside an LLC, whose rental income is strong, and who needs a defined chunk of capital for the next down payment. It rewards a property that earns well and has about a year of hosting history behind it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A HELOC is for the investor who owns the property personally, has strong credit and manageable personal debt, and wants a modest line without touching a first mortgage worth keeping. It rewards a clean personal profile and a smaller need.

Some investors will fit neither description, and others may use the two in sequence. Terms used below: DSCR (debt service coverage ratio) is monthly rent divided by the full monthly housing payment. PITIA is principal, interest, taxes, insurance, and any association dues. LTV is the loan as a percentage of value. CLTV is the same test counting every recorded loan on the property.

The cash-out column reflects typical guidelines across Lendmire’s wholesale network of select DSCR lenders. The HELOC column reflects the investment equity line available through that network, which Lendmire arranges as a broker in its 16 full-service states. That is narrower than its 41-market DSCR footprint. Bank and credit-union lines vary widely, and many desks do not write lines on rentals at all.

When an Airbnb Cash-Out Refinance Is the Better Fit

You hold the property in an LLC. Cash-out DSCR loans can close in an entity name, subject to lender program eligibility. A network HELOC cannot. If the Airbnb is already deeded to an LLC, the HELOC route means changing how you hold title. That can disturb the liability protection you set the LLC up to provide, and it is a question for your attorney before it is a question for a lender.

Your income story is strong. The loan is reviewed primarily on the property. For an Airbnb with a documented hosting record, lenders commonly weigh platform statements, a third-party projection, or a long-term market rent estimate, depending on the program. On the network’s short-term-rental programs, plan on a 640 or better score and about 12 months of hosting history. The coverage floor on a refinance is 1.00.

That 1.00 is where select programs start, not a universal standard. Stronger coverage opens better leverage and terms. A separate select-lender path accepts coverage below 1.00, with leverage and terms adjusted.

You need more than a HELOC can give. A cash-out reaches about 75% LTV on a standard investment rental and 70% on a short-term rental. Standard loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). An investment HELOC is capped at a $500,000 line and 70% CLTV, so a bigger need and a larger equity pool favor the refinance. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

You want a fixed structure under the whole property. The spine of the network’s DSCR lending is the 30-year fixed. Extended terms and interest-only periods exist through select lenders, and ARM structures are available for investors who want them. A HELOC’s pricing floats, as covered below.

The appraisal matters more on an Airbnb than people expect. Form 1007 is the standard rent schedule appraisers use for single-family rentals. HousingWire reports it was designed to estimate long-term rent. Using it on a short-term rental can produce an artificially low coverage ratio. Class Valuation, an appraisal firm, says appraisers often add a narrative short-term-rental income analysis instead. Which income source controls is a program decision, so ask before you apply. An AirDNA projection supports income but does not replace the valuation of the property.

The costs of choosing it. You give up your current first mortgage, including any favorable terms. You also start a new loan, and a seasoning clock of about six months is the common expectation before a cash-out. Reserves commonly run around six months of PITIA, though they vary by lender, leverage, loan size, and transaction type. Cash-out files also have to clear the coverage test with the larger new balance, and a bigger pull lowers coverage. Cash-out is the more demanding product, and its eligibility depends on both equity and rent.

One more point on DSCR math. It compares rent to PITIA only. A 1.00 or better does not mean the Airbnb is cash-flow positive, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

When a HELOC Is the Better Fit

You own the property personally and your first mortgage is worth keeping. A HELOC is a revolving line secured by the property. It can sit in second position behind your existing first mortgage, or in first position when no mortgage is recorded. If your current loan has terms you would not replace, adding a line avoids touching it.

Your personal profile is strong. The network’s investment line wants a 700 minimum credit score, and 700 is a hard floor with no tier beneath it. A 720 score reaches the same 70% CLTV, so higher credit buys eligibility rather than extra leverage. Debt-to-income tops out at 50%, measured on the interest-only payment at the maximum draw. Rent does not carry the file the way it does in a DSCR loan.

Your need is modest. An investment line is capped at $500,000, because any line above that is limited to primary residences. Because of that size cap, these lines commonly run on an automated valuation rather than a full appraisal.

You want a smaller, defined deposit. The network’s version of a HELOC is less flexible than the staged-draw label suggests. At least 75% of the line is drawn at closing, so you are not holding a large reserve of undrawn credit. If you want true draw-as-needed flexibility, test whether the program matches that picture.

What you should understand about the structure. The CFPB’s HELOC brochure describes the standard design. A draw period lets you borrow up to the limit, and a repayment period follows. Payments can change even if you draw nothing more. On the network’s investment line, the draw period is five years of interest-only payments, followed by a 25-year fully amortizing repayment. When repayment begins, the payment steps up. If you are counting on Airbnb income to carry the line, plan for that step.

What a HELOC cannot do. It cannot be vested in an LLC, corporation, partnership, or irrevocable, blind, or land trust. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Single-family, 2-4 unit, PUD, townhome, and condominium properties qualify, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties do not.

How Each Choice Shapes the Next Purchase

A cash-out delivers one lump sum at closing. That makes it easy to document as seasoned cash for the next down payment and reserves. A HELOC draw is borrowed money with its own payment, and it appears as new debt on your personal credit. How the next lender treats borrowed funds varies by program, so ask before you draw.

Consider a scenario. Say you own an Airbnb in an LLC and plan to buy your next rental with 25% down. A cash-out refinance on the Airbnb runs through the LLC at up to 70% LTV on short-term-rental collateral, qualified on rent. The same investor holding title personally, with a 700 or better score and a small first mortgage balance, could instead open an investment line at up to 70% CLTV and draw most of it at closing. Which one is better depends on how large the need is, whether the Airbnb has its 12 months of history, and how the title sits. The investor’s personal debt load matters on the HELOC and barely registers on the DSCR side. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Many investors also borrow on a primary-residence line and contribute the funds to the purchase. That is a different loan on a different property, underwritten on personal credit and income.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Also, short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Where Investors Get It Wrong

Some assume a HELOC is always a second mortgage. It becomes one only when another loan is recorded ahead of it. Some assume any bank will write a line on a rental, but many do not. Others assume the DSCR loan ignores the borrower. Credit, liquidity, reserves, and property eligibility still apply.

The sharpest mistake is retitling an LLC property to qualify for a HELOC without reading the existing loan documents. Transfer language in a mortgage can give the lender options after a deed change. The right order is to confirm title rules first and the loan product second.

Frequently Asked Questions

Can I get a HELOC on an Airbnb held in an LLC?

Not through the network’s equity lines. Title must be held by an individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. A DSCR cash-out can close in an entity name, subject to lender program eligibility.

Does a HELOC draw count as my down payment on the next purchase?

It can, but the next lender decides. Borrowed funds may be treated differently from seasoned cash, and the new line’s payment can show up in your personal debt picture. A cash-out lump sum is simpler to document. Ask the purchase lender before drawing.

What if my Airbnb is new and has no hosting history?

On the network’s short-term-rental programs, plan on about 12 months of hosting history. Without it, a lender may fall back on a projection or a long-term market rent estimate, depending on the program. A HELOC leans on your personal profile instead of the property’s income, so it does not need that history.

Can I use both a cash-out refinance and a HELOC?

Yes, in sequence. A recorded line counts toward combined leverage, and a refinance on the same property typically has to address it. Plan the order before you start. The cash-out replaces your first mortgage, and the line, if opened first, sits behind it.

Does clearing 1.00 coverage mean my Airbnb cash flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the ratio, and short-term rental income is seasonal. A passing ratio means rent covers the housing payment, not that you keep money each month.

The Balanced Verdict

If your Airbnb is in an LLC, your rent is documented, and your need is large, the cash-out refinance is the stronger route. It is reviewed on the property and works with entity title. If you hold title personally, have a 700 or better score, and need $500,000 or less, a HELOC may be simpler. It leaves a good first mortgage in place, though its pricing floats and your personal profile does the heavy lifting.

Both routes are subject to lender guidelines, and every file is reviewed individually. Read Lendmire’s complete DSCR loans guide for the program basics behind the cash-out side.
