Hard Money Cash-Out Refinance vs DSCR Cash-Out Refinance to Finish a BRRRR Deal

Hard Money Cash-Out Refinance vs DSCR Cash-Out Refinance to Finish a BRRRR Deal

The Quick Read: A hard money cash-out refinance keeps you in short-term, asset-based debt. A DSCR cash-out refinance moves you into long-term rental financing that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Most investors finishing a BRRRR deal want the second one. The first fits a narrower set of situations.

  • Hard money cash-out and rate-and-term refinances reach up to 65% of value, with terms of 6 to 18 months, varying by lender, property, and experience.
  • A DSCR cash-out refinance on a standard rental is sized as a percentage of appraised value, with a leverage cap that varies by lender, program, and credit, and it typically requires about 6 months of ownership.
  • Hard money is underwritten on the property, the plan, and the exit. DSCR is underwritten on rent against the payment, plus credit.
  • Your new lender sizes the loan on its own appraisal, not your after-repair estimate.
  • Clearing the DSCR test does not mean the property cash flows. Repairs, vacancy, and management sit outside the ratio. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

The comparison is lopsided in one respect. Hard money is built to get you through the rehab. A DSCR loan is built to hold the finished rental. Still, hard money is sometimes the right place to stay for a little longer, and the sections below show when.

Side-by-Side

Here is how the two options line up. The figures come from the guidelines of select lenders in Lendmire’s wholesale network and vary by lender, property, and experience. They are not commitments to lend.

Factor Hard Money Refinance DSCR Cash-Out Refinance
Review basis Property value, plan, exit Rent vs. payment, plus credit
Cash-out leverage Up to 65% of value Up to 75% LTV (70% on STR collateral)
Term 6-18 months, interest-only Long-term, 30-year fixed spine
Property types Non-owner-occupied, 1-4 units Rentals; manufactured and log homes not offered
Entity vesting LLC borrower common LLC borrower with personal guarantor common
Seasoning Set by the lender and program About 6 months from title recording
Reserves Vary by lender and experience About 6 months PITIA; about 9 above $1.5M
Main failure point Maturity arrives before the exit Appraisal, coverage, or seasoning falls short

A few terms in that table need one plain sentence each. PITIA is principal, interest, taxes, insurance, and association dues, which is the full monthly payment a DSCR lender tests against. Seasoning is the waiting period a lender wants after you take title. LTV, or loan-to-value, is the loan as a percentage of the appraised value.

First, a Label Problem

BRRRR is a strategy, not a loan. Advice Only’s BRRRR glossary describes it as buy, rehab, rent, refinance, repeat. The refinance step is a new mortgage against the post-repair appraised value. Your appraisal and the lender’s seasoning rules decide whether that step works.

A DSCR cash-out refinance describes a loan that retires the bridge and puts the property on long-term financing. Both can return cash. They solve different problems.

One more distinction matters. A refinance that covers only the payoff and closing costs is a rate-and-term refinance. It becomes cash-out the moment cash comes back to you. That label drives leverage. Across the network, a DSCR rate-and-term refinance can reach up to 85% LTV with no cash back, while a DSCR cash-out refinance on an investment property tops out at 75% LTV. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

How DSCR Is Calculated

DSCR is a coverage ratio. Wikipedia’s debt service coverage ratio entry gives the general definition: income divided by debt service, where a result above 1.0 means income covers the debt. In rental lending, the lender divides the property’s rent used for lender review by the PITIA. Lenders compute the inputs a little differently, so the same property can score slightly differently across programs.

Here is where many investors misread the number. A ratio above 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. DSCR measures whether rent covers the payment. Nothing more.

When Hard Money Cash-Out Is the Better Fit

Hard money is the stronger finishing move in a few specific situations. All of them involve a property that cannot yet pass a rental test.

The property is not stabilized. A DSCR loan needs a property that can be appraised with a rent schedule. If the unit is vacant, unfinished, or mid-lease-up, the rental test has nothing to measure. A hard money loan underwrites the asset and the plan instead, so it can carry you through that gap.

Seasoning has not cleared. Seasoning varies by lender and program. Lofty’s BRRRR explainer reports that market-wide, many lenders ask for 6 to 12 months of ownership before a cash-out refinance on the new value. Select DSCR programs in Lendmire’s network expect about 6 months, measured from title recording. If your bridge matures before that clock runs out, a hard money refinance can buy time.

You only need a short runway. Hard money terms run 6 to 18 months, interest-only, with no prepayment penalty. That structure works when you plan to sell or stabilize soon. There are no multi-year options on the current program, so this is a short bridge rather than a long-term home.

The rental math is thin. Say the finished property rents for only modest coverage of the full payment. A DSCR loan at 75% LTV could land below the coverage a lender wants. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A hard money loan, which looks at value and exit rather than rent, avoids that test altogether. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Hard money has real limits, though. Cash-out and rate-and-term refinances reach only up to 65% of value, which is ten points below the DSCR cash-out ceiling on a standard rental. You also keep paying short-term, interest-only debt while you wait. The loan has a maturity date, and the exit still has to happen.

Credit matters too. The hard money minimum is 620, with additional conditions below 660. First-time investors qualify at the lower leverage tiers. The strongest tiers are reserved for experienced investors with completed projects.

When DSCR Cash-Out Refinance Is the Better Fit

For a property that is finished, leased, and seasoned, DSCR is usually the cleaner finish.

You want to hold the property. The DSCR loan is long-term financing with a 30-year fixed spine. Extended terms of 40 years and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. You are no longer watching a maturity date.

You need more cash back. On a standard rental, a DSCR cash-out refinance is sized against the property’s value, and the ceiling is higher than the 65% of value available on a hard money refinance. Short-term rental collateral is different. A lower ceiling applies to short-term rental collateral than to standard rentals, and short-term rentals also expect roughly 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

You hold many properties or have complicated income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Self-employed investors and those with a growing portfolio often prefer this basis over personal-income underwriting. Credit still matters. A 620 floor exists in parts of the network, most programs want around 660, and 700 and above unlocks the strongest leverage tiers.

You want to repeat the cycle. Pulling cash out of a seasoned, stabilized property funds the next purchase. Many investors move from hard money into DSCR financing once the property is stabilized, and Lendmire brokers that path through the hard money exit refinance program. For the full picture of how these loans work, see the complete DSCR loans guide.

DSCR carries its own gates. Loan sizes run up to $3,000,000 on standard programs. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months above $1,500,000. Manufactured homes, log homes, and barndominiums are not offered.

The Two Tests Every Refinance Must Pass

A DSCR cash-out refinance has to clear two separate tests, and the weaker one controls the loan. The first is value. The new lender orders its own appraisal and sizes the loan on that number, not on your after-repair estimate. The second is coverage. The loan amount sets the payment, and rent has to cover it.

Run a modeled example with ratios only. Say you plan a cash-out at the 75% ceiling. Your appraisal comes in 5% below your projection. The loan shrinks, and so does your cash back. If your payoff, closing costs, and exit costs are already close to the loan amount, you may need to bring cash to the table.

Now the coverage side. Suppose your coverage is comfortable on a payoff-only loan, around 1.25x. Taking cash out raises the loan amount, which raises the payment. Coverage could slide toward 1.00x or below. Because 1.00 is where many select programs start, that slide matters. A larger down payment or a smaller cash-out can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility.

The practical formula: cash back equals the new loan minus your payoff minus closing costs. Your break-even appraisal is your payoff plus exit costs, divided by the LTV cap. Compute it before you buy the bridge, not after the rehab.

The same logic applies to a hard money refinance, with a lower cap. Up to 65% of value leaves less room for payoff growth. Interest and extension fees keep growing the bridge balance while you wait.

A Quick Agency Contrast

Some investors ask whether the agency cash-out route solves seasoning. Agency cash-out refinances generally tie eligibility to how the property was acquired and held, and a purchase funded by a hard money loan generally does not satisfy that kind of cash-purchase condition. DSCR loans are not agency products, though the appraisal paperwork carries over. The Fannie Mae Selling Guide names Form 1007 as the single-family comparable rent schedule and Form 1025 as the small residential income property report for two- to four-unit properties. Expect those forms, or their equivalents, in a DSCR appraisal package.

Entity Vesting and the Personal Guarantee

Many investors hold bridge loans and rental loans in an LLC, subject to lender program eligibility. A personal guarantee is common on both sides, so the LLC does not remove personal exposure. If title currently sits in your own name and you want the LLC on the new loan, sort out the order early. The borrower on the old loan, the borrower on the new loan, and the name on title should line up before you apply.

The Verdict

Choose DSCR cash-out refinance if the property is finished, rented, seasoned for about 6 months, and covers its payment at the loan size you want. It gives you higher leverage, a long-term structure, and a clean hand-off from the bridge. Choose a hard money refinance if the property cannot yet pass the rental test, or if seasoning runs past your maturity date. Accept the lower 65% of value ceiling and the short clock in exchange for that bridge.

Neither is a permanent solution to a poorly underwritten deal. If the appraisal and the rent both fall short, the fix is better numbers or a lower cash-out target, not a different label.

Frequently Asked Questions

Can I refinance a hard money loan into a DSCR loan?

Yes, and it is the standard BRRRR exit. The DSCR lender pays off the bridge from loan proceeds. The property needs to be appraised with a rent schedule, seasoned to the program’s requirement, and able to cover the new payment. If the payoff exceeds the new loan, you may need to bring cash.

Is a hard money payoff automatically a cash-out refinance?

No. It is cash-out only if cash comes back to you after payoff and closing costs. A payoff-only refinance is a rate-and-term transaction, which on a DSCR loan can reach up to 85% LTV with no cash back. The cash-out version tops out at 75% LTV on an investment property. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What if my bridge matures before seasoning is done?

You generally have three options: extend the hard money loan, do a payoff-only refinance, or bring cash to close. Map the seasoning clock when you buy the property. About 6 months from title recording is the common expectation across the network, though lender policy varies.

Does my after-repair value decide my loan size?

No. Your estimate guides your planning, but the new lender orders its own appraisal and sizes the loan on that number. Build a margin into your break-even calculation so a modest appraisal shortfall does not leave you short at closing.

Does clearing a 1.00 DSCR mean my rental cash flows?

No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses are outside the calculation, so budget for them separately.
