How Much Equity You Can Cash Out of a Southern Pines Rental?

How Much Equity You Can Cash Out of a Southern Pines Rental?

The Quick Read: The cash you can take out is often less than the equity you have on paper. On a standard rental, cash-out refinancing tops out around 75% LTV (loan-to-value, the loan as a share of appraised value) across most of Lendmire’s wholesale network. The payoff of your old loan, closing costs and required reserves all come out of that amount. The rent has to cover the new, larger payment too.

  • Standard rental cash-out: about 75% LTV, subject to lender guidelines.
  • Short-term-rental collateral: cash-out tops out at 70% LTV.
  • Seasoning, meaning time on title, is commonly about 6 months before a cash-out.
  • Coverage starts at 1.00 for select programs. Reserves run around 6 months of PITIA on most files.
  • Your cash equals the new loan, minus the old payoff, minus costs.

The title says Southern Pines, but the mechanics below work the same for a rental in any of the markets where Lendmire arranges DSCR loans. Your appraisal and your rent decide the number, not the zip code.

What Is the Formula for Cash Out of a Rental?

Your cash is the new loan amount minus the payoff of the old loan, minus closing costs. The new loan is the lower of two limits: the leverage cap applied to appraised value, and the amount the rent can support.

Take a rental appraised at $400,000 with a modeled 75% cap. The cap allows a loan up to 75% of that value. Your payoff and costs come out of it. Reserves are not spent at closing, but the lender wants them verified in your accounts. What is left is your check.

A DSCR (debt service coverage ratio) loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. PITIA means principal, interest, taxes, insurance and any HOA dues. If you want the full picture of how these loans work, start with Lendmire’s complete DSCR loans guide.

How Much Equity Must Stay in the Property?

At a 75% cap, at least 25% of the value stays in the property. On short-term-rental collateral, the cash-out ceiling is 70%, so at least 30% stays.

A 2-4 unit property can sit lower than the single-unit tier. Some programs hold multi-unit cash-out near 70%. Confirm the tier for your property type before you plan around a number. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A rate-and-term refinance is a different product. It pays off the old loan with no cash back, and it can reach up to 85% LTV in the network. Any refinance that returns cash to the borrower is a cash-out, and the 75% cap applies to it instead. Rolling closing costs into the balance is not cash-out. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Why Does Rent Often Cap the Loan Before Equity Does?

Because the new loan must pass the coverage test at its new, larger payment. If rent cannot cover the bigger obligation, the lender sizes the loan down, no matter how much equity you hold.

Picture two owners with identical 75% equity room. One rents for enough to cover the new payment at about 1.25x. The other covers it at about 0.90x. The first can draw the full amount. The second faces a smaller draw, or a path through select lenders with leverage and terms adjusted.

Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage generally opens better pricing and leverage.

The lender orders the appraisal, not you. The appraiser gives two opinions: value, which feeds the leverage test, and market rent, which feeds the coverage test. The rent schedule form for a single-family home is Form 1007. Small 2-4 unit properties use Form 1025. These are appraisal form names only. They do not mean agency loan rules apply to your DSCR loan.

What Does the Process Look Like Step by Step?

Seasoning check, appraisal, coverage test, payoff, then your net proceeds. Each step can cut the number.

1. Seasoning. Most programs count about 6 months from the recorded deed. Inside that window, the loan is typically sized on the lower of appraisal or cost basis. After it, the appraisal governs.

2. Appraisal. The lender orders it. A tenant who will not allow entry holds up the one document that sets both value and rent.

3. Coverage. Rent is divided by the new PITIA. The ratio must clear the program floor.

4. Credit. A 620 floor exists in parts of the network. Most programs want around 660. A 700+ score unlocks the strongest leverage tiers.

5. Reserves. Commonly around 6 months of PITIA, and about 9 months above $1,500,000. Reserves vary by lender, leverage and loan size.

6. Net proceeds. Subtract the old payoff and costs from the new loan.

Standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures. Properties that are manufactured homes, log homes or barndominiums are not offered.

When Does the Answer Change?

The cap and the cash both move with property type, ownership history and how the property is held. Here is how the common cases compare.

Scenario Typical effect
Standard rental Cash-out up to 75% LTV
Short-term rental Cash-out up to 70% LTV
2-4 unit property Tier may sit near 70%
Paid-off rental Full equity in play, same cap
Low appraisal Smaller draw, same formulas

Short-term rentals. Expect a 640+ score and about 12 months of hosting history. Coverage starts at 1.00 on these files. Form 1007 captures monthly rent, not nightly income, so the file leans on hosting records. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Paid-off rentals. No payoff comes out, so more of the loan becomes cash. The cap and coverage test stay the same. Entity-held rentals can work, subject to lender program eligibility, and the file adds entity documents.

All-cash buyers. Delayed financing is an exception to the seasoning clock for investors who bought with cash. Fannie Mae’s Selling Guide shows the same idea in the agency world: the exception exists, but all other cash-out requirements still apply and cash-out pricing applies. In DSCR files the exception does not waive coverage, reserves, appraisal or leverage. Proceeds generally track documented cost, with the appraised-value cap as a second limit.

Rehab value. Delayed financing credits documented cost, not the value you created. Lenders size on the appraisal they order, not projected after-repair value. A BRRRR investor counting on after-repair value should plan around the appraisal, not the pro forma.

Low appraisal. Ask for reconsideration with recent nearby sales and condition adjustments. Rent can fail before value does, so a smaller draw, an interest-only period or a corrected rent schedule may help more than chasing value. Interest-only and 40-year terms are available through select lenders in the network.

Does Clearing the Coverage Test Mean the Rental Cash Flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex all sit outside the calculation.

That gap matters most at the maximum draw. Taking every available dollar thins your real margin. It leaves little cushion for a low appraisal, softer rents or an insurance jump. Many investors take less than the ceiling for exactly this reason.

Cash-out loans also carry their own cost. Expect different pricing than a purchase loan and a new prepayment clock. Ask about both before you sign.

What Do Cash-Out Borrowers Do With the Money?

Borrowers across the market often use proceeds to pay down other debts, according to CFPB research on cash-out refinance borrowers. That study covers owner-occupied loans, so treat it as general context rather than investor data.

Investors commonly use proceeds for the next down payment, a repair budget or paying off higher-cost debt. The strongest files clear two tests: enough equity and enough rental coverage. A larger down payment on a purchase lowers the payment and can lift the ratio, but it never erases leverage caps, credit floors or reserve rules.

Frequently Asked Questions

What is the maximum cash-out LTV on a rental?

About 75% LTV on a standard rental, across most programs in Lendmire’s wholesale network. Short-term-rental collateral tops out at 70% on a cash-out. Both figures are subject to lender guidelines, credit, property type and review.

Can I cash out a rental I just bought?

Usually not right away. About 6 months of seasoning is the common expectation. Inside that window the loan is typically sized on the lower of appraisal or cost. Cash buyers may qualify under delayed financing, which credits documented cost and still requires coverage, reserves and an appraisal.

What credit score do I need?

A 620 floor exists in parts of the network, and most programs want around 660. Short-term-rental files expect a 640+ score.

Does a higher appraisal always mean more cash?

No. The rent test can bind first, so a high value does not raise the loan if coverage falls short. Payoff, costs and reserves also come out before you see cash.

Can a vacant rental be cashed out?

Often yes. The appraiser’s market-rent schedule can serve when no lease is in place. Each lender sets its own overlays, so the specifics depend on the program.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.

A rental that covers its payment at a comfortable margin usually has more cash-out room than one that merely clears the minimum, and that is the number to check first.
