The Quick Read: Big banks and large retail lenders rarely write this loan, because a DSCR cash-out is a business-purpose, non-QM product that mostly comes through non-bank lenders and wholesale broker channels. Some portfolio banks offer similar loans, and the right fit depends on your property, credit, and leverage.
- Cash-out refinances on investment property are capped at 75% LTV.
- About 6 months of ownership, counted from title recording, is the common seasoning expectation.
- Coverage of 1.00 is where select programs start, and stronger ratios open better terms.
- Value and rent are judged separately from the ownership clock, so each needs its own pass.
Most investors search for a bank name. The better question is which kind of lender writes this loan and what that lender will check. Lendmire is a mortgage broker, not a lender. It arranges DSCR investor loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. Programs change, every file is underwritten individually, and nothing here is a commitment to lend.

What Does the Refinance Step Do in a BRRRR?
The refinance retires your short-term bridge loan and, if there is equity left, hands you cash for the next deal. Inman describes BRRRR as Buy, Rehab, Rent, Refinance, Repeat. It also says the after-repair value must support the refinance and the rent must cover the new loan after taxes, insurance, vacancy, management, repairs, and capex.
BRRRR has no rulebook or governing body. The refinance is an ordinary cash-out loan, and each lender sets its own seasoning, leverage, and coverage terms. That is why two investors with the same deal can get different answers.
For the wider picture of how these loans work, see Lendmire’s complete DSCR loans guide.
Which Kinds of Lenders Write This Loan?
Large retail banks mostly stick to owner-occupied and agency-style loans. They underwrite your personal income, your debt-to-income ratio, and your tax returns. A freshly rehabbed rental held by an LLC usually sits outside that box.
Here is how the lender categories compare.
| Lender type | Who it suits | How it reviews the file |
|---|---|---|
| Big banks / large retail lenders | Owner-occupied, agency-style loans | Personal income and DTI |
| Portfolio banks and credit unions | Local relationships, some investor loans | Case by case, varies widely |
| Non-bank DSCR lenders | Investors refinancing rentals | Rent versus PITIA, plus credit and equity |
| Broker with wholesale network | Investors who want options compared | Matches the file to a program |
Naming individual banks would not help you, because programs shift, and the lenders that write this loan depend on your property type, credit, leverage, and documents. A broker that shops several wholesale lenders can match your scenario to a program instead of sending you door to door.
How Does Underwriting Treat a BRRRR Cash-Out, Step by Step?
Underwriting runs in a set order. Knowing it helps you plan backward from the day your bridge loan matures.
1. Buy and rehab on a bridge. Hard money or private money is typical. The note has to outlast the rehab, lease-up, seasoning, appraisal, and underwriting.
2. Lease the property. Lenders often want a signed lease, proof of the deposit, and proof of first month’s rent. Rehabbers commonly stall here.
3. Run the seasoning clock. Seasoning is the waiting period a lender wants between buying and refinancing, and finishing the rehab early does not shorten it.
4. Order the appraisal. DSCR still involves a lender-ordered appraisal. For 2-4 unit properties, the report is a Form 1025, a small residential income property appraisal. For one-unit rentals, the market rent comes from a Form 1007 rent schedule, though Fannie Mae’s UAD 3.6 FAQ notes the rent estimate will often sit inside the new appraisal form instead of a separate document. Those are appraisal forms only. They do not govern DSCR programs.
5. Test the coverage. For 1-4 unit rentals, the DSCR is monthly rent divided by PITIA. PITIA means principal, interest, taxes, insurance, and association dues if any.
6. Pay off the bridge. Whatever is left after payoff and costs is your cash-out.
Three tests run separately: the ownership clock, the appraisal, and the rent coverage. A strong DSCR does not waive seasoning. Strong value does not rescue thin rent.
Which Value Sizes the Loan?
The lender’s appraisal sets value. Your after-repair estimate is only a plan.
Inside the seasoning window, many lenders size a loan on cost basis, meaning purchase price plus documented rehab. After the window, they size on appraised value. When a lender advertises “no seasoning,” it usually means cost-basis sizing until the wait clears. Ask which value basis applies at your ownership length.
On a cash-out of an investment property, the network tops out around 75% LTV. LTV is the loan amount divided by the property’s value. Select short-term-rental collateral sits lower, at 70% on cash-out. Whatever equity you can pull depends on rent used for lender review, PITIA, reserves, and that LTV ceiling. It is not a guaranteed figure. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
What Else Do Lenders Look At?
Beyond value and rent, programs in the network typically review credit, reserves, and property type.
- Credit: A 620 floor exists in parts of the network. Most programs want around 660, and 700+ opens the strongest leverage tiers.
- Coverage: 1.00 is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- Reserves: Commonly around 6 months of PITIA, stepping up to about 9 months above $1,500,000. Reserves vary by lender, leverage, loan size, and transaction type.
- Loan size: Standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures.
- Property type: Manufactured homes, log homes, and barndominiums are not offered.
- Vesting: LLC vesting is commonly allowed, subject to lender program eligibility.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The appraisal still happens.
One caution. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
Where Does the Standard Plan Break?
The plan above works until one of these edge cases hits.
The appraisal comes in low. Common responses are to bring cash to closing, take a smaller loan, wait and reappraise, or challenge the value with comps and an itemized rehab scope. Inman frames the discipline as buying with a margin below after-repair value. Its rule of thumb is to pay no more than 70% of ARV minus repairs. That is investor guidance, not a lender figure. Buying tighter leaves room for the refinance to retire the bridge even after an appraisal haircut.
The bridge matures before seasoning clears. The usual workaround is a payoff-only refinance, also called rate-and-term. It retires the bridge but returns no cash. A cash-out can follow later, at the cost of a second closing. Any cash back beyond payoff and costs makes it a cash-out, and the cash-out rules apply.
Delayed financing is not a BRRRR shortcut. It is an agency exception for true cash buyers, not a DSCR product. A hard-money loan secured by the property counts as financing, so it generally disqualifies the purchase. Some lenders use the term loosely for cash-out without title seasoning, sized near the purchase price.
Documentation gaps. A vacant property, no lease, or no proof of deposit can hold up a file even when value and ratio clear. Short-term rentals face more scrutiny on income, and their terms can differ from the standard long-term rental programs. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Thin coverage. Rent can cap the loan before value does. Leverage limits and the coverage test both bind, and the smaller loan wins. If rent falls short, a larger down payment or smaller loan can lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
How Do You Vet a Lender Before the Appraisal?
Ask these before you pay for anything.
- What seasoning applies to cash-out, and does it run from title recording?
- Is the loan sized on cost basis or appraised value at my ownership length?
- What is the cash-out LTV ceiling for my property type?
- What coverage ratio does the program need, and what changes if I fall short?
- How many months of reserves, and at what loan size?
- Is there a prepayment penalty, and how does it affect my proceeds?
- Do you need a signed lease and deposit proof?
- Does this program accept an LLC borrower?
A broker with several wholesale lenders can ask these across programs at once and match the answers to your file.
What Should You Bring to the Table?
Get these in order before you apply.
- Entity documents, if you hold title in an LLC
- Proof of title recording date and purchase closing statement
- Rehab scope and receipts
- Signed lease, deposit proof, and first month’s rent evidence
- Insurance quote for the finished property
- Bank statements showing reserves
- Payoff statement from your bridge lender
What Does the Investor Decision Look Like?
Plan the refinance before you buy. Pick a bridge term long enough to cover seasoning, lease-up, and underwriting. Run the numbers on cost-basis sizing as well as appraised-value sizing. Then check that rent still covers the new loan with room to spare.
Speed of recycling money is what makes BRRRR work, so seasoning length changes how many deals you can complete in a year. DSCR lender review also helps investors who are self-employed, who have heavy write-offs, or who would hit debt-to-income limits. Tax treatment varies; consult a qualified professional.
Key Terms Defined
BRRRR: Buy, Rehab, Rent, Refinance, Repeat, a method of recycling one pool of capital into rental after rental.
DSCR: Debt service coverage ratio, the property’s monthly rent divided by its monthly PITIA.
ARV: After-repair value, your estimate of what the property is worth once the rehab is done.
Seasoning: The waiting period a lender wants between buying a property and refinancing it.
Cash-out refinance: A new loan that pays off the old one and returns the leftover equity as cash.
Payoff-only refinance: A rate-and-term refinance that retires the old loan and returns no cash.
Frequently Asked Questions
Do banks offer DSCR cash-out refinances?
Large retail banks rarely do, because the loan is a non-QM, business-purpose product. Some portfolio banks and credit unions offer similar loans on a case-by-case basis. Most are written by non-bank lenders, often reached through a broker.
How long must I own the property before a cash-out?
Across most programs in Lendmire’s network, about 6 months from title recording is the common expectation. Some lenders shorten the wait by sizing on cost basis instead of appraised value.
Can I do a cash-out on a property held in an LLC?
Often yes, subject to lender program eligibility. The loan is business-purpose financing for investment properties, not primary residences.
What if my appraisal comes in low?
You can bring cash to closing, take a smaller loan, wait and reappraise, or challenge the value with comps and an itemized rehab scope. The cash-out ceiling of about 75% LTV applies to the appraised value, so a lower value shrinks the loan. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Does a high DSCR waive seasoning?
No. Coverage and seasoning are separate tests. A strong ratio can help with pricing and leverage, but it does not shorten the ownership clock.
