The Quick Read: The right provider depends on the property, the credit profile, and how much cash the investor wants to pull. No single provider wins every file. The wholesale lenders that write these loans qualify the file primarily on property-level rental income covering the payment, subject to lender guidelines.
- Cash-out on a standard rental tops out around 75% LTV across most of the network. Short-term-rental collateral caps at 70%.
- About 6 months of ownership (seasoning) is the common expectation.
- Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00 with leverage and terms adjusted.
- A 620 credit floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest tiers.
- Reserves commonly run about 6 months of PITIA, and larger loans can require more.
Lendmire does not rank or name lenders, and neither does this article. Lendmire is a mortgage broker. It shops a wholesale network of DSCR lenders across 41 markets, including Washington, D.C., and matches the scenario to the program. Below is how those programs operate, so you can judge any provider on the same criteria.

What Is a DSCR Cash-Out Refinance on a Rental?
A DSCR cash-out refinance is a new first-lien loan on a rental. It pays off the old loan and returns the difference as cash. The CFPB’s home equity guide describes the basic trade: a larger loan, a higher payment, and less equity left in the property.
DSCR stands for debt service coverage ratio. You divide monthly rent by the monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Clearing 1.00 means rent covers that payment. The loan is a non-QM product, so it sits outside agency mortgage rules. For the full picture, see Lendmire’s complete DSCR loans guide.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage.
Key Terms Defined
DSCR: monthly rent divided by the full monthly housing obligation on the property.
Cash-out refinance: a new loan larger than the payoff, with the difference returned to the borrower.
Seasoning: how long you have owned the property, measured from title recording.
PITIA: principal, interest, taxes, insurance, and association dues.
LTV: the loan amount divided by the appraised value.
Prepayment penalty: a fee for paying the loan off early, usually within a set number of years.
Why Does the 30-Year Fixed Term Matter?
The 30-year fixed is the spine of these programs. The payment stays flat, principal pays down from day one, and the coverage ratio is measured against that full, predictable obligation.
Other structures exist. Extended terms of 40 years and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. A longer term or interest-only period lowers the payment and can lift the coverage number. The tradeoff is slower paydown, and select-lender pricing and leverage can differ.
That is why “provider” is the wrong first filter. The term is one setting on a program. Leverage, coverage floor, reserves, and prepayment options matter just as much.
How Does Underwriting Treat the File?
Underwriting runs in a set order. Each step can cap the loan before the next one starts.
1. Pre-screen the old loan. Check the existing note for a prepayment penalty. It comes out of your proceeds.
2. Application and credit. The lender pulls credit, verifies reserves, and orders an appraisal.
3. Appraisal and rent opinion. One-unit rentals use a rent schedule, Form 1007. Two-to-four-unit properties use an income property report, Form 1025. Fannie Mae’s appraisal forms page lists both. These are form names only. DSCR loans are not agency products and do not follow agency guidelines.
4. Rent evidence. Many programs use the appraiser’s market rent. Some want proof that rent was collected, not only a lease. Some use the lesser of actual or market rent.
5. Coverage test on the new payment. Cash-out raises the loan and the payment, so coverage drops. A file can pass the LTV test and still fail the rent test.
6. Loan sizing. The loan is the lower of two limits. The value limit is appraised value times the cash-out LTV cap. The rent limit is the largest payment the rent supports at the required coverage.
7. Net proceeds. Cash equals the new loan, minus the old payoff, minus closing costs, minus any prepayment charge on the old loan. Required reserves are also set aside.
8. Closing. Entity closings need an operating agreement, a certificate of good standing, and a personal guarantee, subject to program eligibility.
DSCR is not a no-underwriting loan. Credit, reserves, appraisal, and coverage are all tested.
The Numbers Across the Network
Here are the figures that apply to a cash-out on a rental. They are typical ranges from select wholesale-network guidelines, subject to lender guidelines. They are not commitments to lend.
| Factor | Standard rental | Short-term rental |
|---|---|---|
| Cash-out LTV ceiling | About 75% | About 70% |
| Coverage floor | 1.00 on select programs | 1.00 on refinances |
| Credit | 620 floor, ~660 typical | 640+ typical |
| Loan size | Up to $3,000,000 | Varies by program |
Short-term rental files also expect about 12 months of hosting history. Rent is measured from market data, not a nightly rate times 30. For that path, see Lendmire’s piece How to Qualify and Apply for a Short-Term Rental Cash-Out Refinance on a 30-Year Fixed.
Reserves flex. They vary by lender, leverage, loan size, and transaction type, so the amount your file needs is confirmed during underwriting. Balances below the standard-program minimum route through select lenders.
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.
How Do You Compare Providers Without a Ranked List?
Compare them on the same criteria. A ranked list of company names tells you who markets best. It does not tell you who fits your file. These are the gates that separate programs:
| Criterion | What to ask |
|---|---|
| Leverage | What is the cash-out LTV on my property type? |
| Coverage floor | Does the program start at 1.00 or go lower? |
| Reserves | How many months, and does loan size change it? |
| Seasoning | Does it run from title recording? |
| Prepayment | What schedule, and can it be bought out? |
| Term options | Is 30-year fixed standard, with 40-year or IO available? |
| Property types | Is my property type eligible at all? |
Who Fits Which Program?
Scenarios help here. Each one below is described by ratio and percentage, not dollar amounts.
The paid-off single-family rental. An investor owns a rental free and clear and wants cash for the next purchase. The cap is 75% LTV on a standard rental. Rent clears roughly 1.2x on the new loan. Both tests pass, so reserves and seasoning decide the rest. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
The high-equity, low-rent property. Value supports the full 75%, but rent covers only about 0.95x of the new payment. The rent limit binds before the value limit. Options include a smaller loan, a longer term or interest-only period through select lenders, or a sub-1.00 path through select lenders with leverage and terms adjusted. Qualification stays subject to lender guidelines and credit review.
The short-term rental. The ceiling drops to 70% on STR collateral, and income evidence comes from market data and hosting history. A rent-based file for long-term leasing does not carry over.
The recent BRRRR exit. The investor bought, rehabbed, and wants to refinance to recover capital. Seasoning is the gate here. About 6 months from title recording is the common expectation across the network. An improvement may support a higher appraised value, depending on comps and underwriter review.
The larger balance. Above $1,500,000, reserves typically step up to about 9 months. Loan sizes reach up to $3,000,000 on standard programs.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Where Does the General Rule Break?
Edge cases are where files stall. Know these before you apply.
Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.
Paying off a debt with little cash back. A refinance that returns only a small amount of cash may be treated as rate-and-term rather than cash-out. DSCR lenders set their own thresholds, so ask the lender on your file.
Refinancing an existing DSCR loan. The old penalty comes out of proceeds, and a new penalty clock starts.
Pooled loans. One loan secured by several rentals exists only on the non-QM side. Agency cash-out is sized one property at a time.
Rate-and-term versus cash-out. The rate-and-term ceiling is higher at 85% LTV, but no cash comes back at closing. Once cash is returned, the 75% cash-out line applies. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
The same rule holds for LLC-held rentals. Entity closings are common, subject to program terms.
What Does the Investor Decision Look Like?
Start with the exit, not the loan. Prepayment penalties commonly run several years on a step-down schedule. If you plan to sell or refinance again soon, match the penalty window to the hold, or ask what a buyout costs. A penalty on the new loan raises your cost to exit later.
Then separate two ideas that investors blur. Clearing 1.00 means rent covers the housing payment. It does not mean positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation. A thin ratio on a bigger loan leaves little cushion.
A larger down payment, or in a refinance a lower loan amount, reduces the payment and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Cash-out proceeds are loan funds, not income. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions
Which provider offers the best DSCR cash-out refinance on a 30-year fixed?
It depends on the file. Property type, credit score, leverage need, and rent coverage decide which program fits. A broker that shops a wholesale network of lenders can match the scenario to the guidelines. Lendmire does not name or rank lenders.
How much can I take out on a rental?
Cash-out tops out around 75% LTV on a standard rental across most of the network, and 70% on short-term-rental collateral. The loan is the lower of the value limit and the rent limit. Reserves and the payoff on the old loan reduce what reaches you. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Does a 30-year fixed term help me qualify?
It spreads payments over a longer period, which supports the coverage ratio compared with a shorter term. The fixed payment is also predictable. Interest-only and 40-year options exist through select lenders and can raise coverage further, with pricing and leverage that differ.
Can I get cash out if my rent covers less than the full payment?
Possibly. Eligibility stays subject to lender guidelines, credit approval, and property review. Many programs start at 1.00.
What credit score do I need?
A 620 floor exists in parts of the network. Most programs want around 660, and 700+ unlocks the strongest leverage tiers. Short-term-rental files typically expect 640 or higher.
