Banks That Offer a Bank Statement HELOC With No Appraisal on a Line Up to $500,000

Banks That Offer a Bank Statement HELOC With No Appraisal on a Line Up to $500,000

The Quick Read: Big banks rarely write this product. It is usually arranged through wholesale lenders that accept documented deposits as income and use an automated valuation instead of an in-person appraisal on lines up to $500,000, subject to lender guidelines. The valuation is replaced, not removed, and the ceiling depends on how the property is occupied.

  • Lines at or below $500,000 ordinarily use automated valuation. A higher combined loan-to-value (CLTV) can add a secondary valuation, and any line above $500,000 needs a full appraisal.
  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence, 90% CLTV exists only at a 720 credit profile and only up to $500,000.
  • Bank statements change how income is documented. Credit, debt-to-income, title, and property review all still apply.
  • The borrower must be an individual or a revocable living trust, not an LLC.

What “No Appraisal” Actually Means

A no-appraisal line skips the appraiser, not the valuation. The lender still needs a value to size the line, so a software estimate stands in for the visit. That estimate sets the number your CLTV is measured against, which is why it matters so much.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The basic sizing formula is old and still correct. As the federal consumer-finance regulator’s HELOC booklet shows, the lender takes a percentage of the home’s value and subtracts what is owed on the mortgage. What remains is the available line.

Across Lendmire’s wholesale network, the valuation method follows the line size:

Line size Valuation method
At or below $500,000 Automated valuation, ordinarily
At or below $500,000, higher CLTV A secondary valuation may be added
Above $500,000 Full appraisal required
Any size Borrower may request a full appraisal

Lines above $500,000, up to the $750,000 network maximum, are available only on a primary residence, and each one requires a full appraisal. Such a line needs a credit profile of 700 or better (720 on the longer-runway, 5-year-draw structure) and caps at 75% CLTV.

Key Terms Defined

CLTV: Combined loan-to-value, meaning the new line plus the existing mortgage divided by the property’s value.

Automated valuation: A software estimate of a property’s value, built from public records and recent sales, with no appraiser visit.

Draw period: The stretch when you can borrow against the line, usually paying interest only.

Repayment period: The stretch after the draw ends, when the balance amortizes and you no longer borrow.

Bank statement income: Qualifying income calculated from documented deposits instead of tax returns, under the applicable program and subject to lender guidelines.

Debt-to-income (DTI): Your monthly debt obligations divided by your qualifying monthly income.

Do Banks Offer This? Banks Versus Specialty Channels

Large retail lenders are not the usual home for this product. Their equity lines are typically sized on W-2 or tax-return income rather than bank statements. NerdWallet notes that investment-property lines are underwritten more strictly than owner-occupied ones. Experian adds that they are less common and usually harder to qualify for, so borrowers may need to shop around.

The product you are describing lives in the non-QM channel. Lendmire is a mortgage broker, not a lender. It places these files with select wholesale lenders in its network, and each lender sets its own overlays. Naming one institution as “the” answer would mislead you, because programs change and each file is underwritten on its own.

The better question is which program fits your situation. That depends on property type, occupancy, credit profile, how much equity you hold, and how your income is documented. A broker that shops several wholesale lenders can match those facts to a program instead of sending you to the one place that happens to be nearby.

One availability point is easy to miss. Lendmire’s DSCR investor programs span 41 markets, including Washington, D.C. The home equity line channel is narrower: 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). Confirm your state first.

How Underwriting Treats the File, Step by Step

Think of the file as five checks that must all pass. Bank statements only affect the second one.

1. Occupancy and product. The program is chosen by how the property is used: primary residence, second home, or investment. Every other limit keys off this choice.

2. Income documentation. Instead of tax returns, you provide bank statements, and the reviewer calculates qualifying income from the deposits. The statements alone do not complete the file. Credit, DTI, combined leverage, title, and valuation all still apply.

3. Valuation. On a line at or below $500,000, an automated valuation sets the value. A high CLTV can bring a secondary valuation. Above $500,000, a full appraisal is required.

4. Line sizing. The line is the allowed CLTV percentage times the value, minus the existing mortgage. Your credit tier and occupancy decide the percentage.

5. Remaining underwriting. The reviewer checks the credit report, DTI, title and vesting, and property type. Rental income on a rental property may count toward qualifying, depending on the program.

After approval the line opens with a draw period. Then repayment begins and the line stops revolving. The CFPB booklet also warns that a lender may freeze or reduce a line if the property’s value falls or your finances worsen.

How Deposits Become Income

A reviewer does not simply average everything that lands in your account. The usual logic is a set of exclusions followed by a haircut.

First, the reviewer strips out deposits that are not earnings: transfers between your own accounts, loan proceeds, refunds, and one-time windfalls. Second, if the account is a business account, an expense factor is applied, because deposits are revenue and not profit. Third, the remaining figure is averaged over the statement window the program requires. Fourth, that qualifying income is set against your monthly debts.

The practical point is that high deposits do not equal high qualifying income. A self-employed owner with heavy pass-through revenue and heavy expenses can show large balances and still land at a modest qualifying figure. Keep personal and business accounts separate where you can, and expect questions about any large irregular deposit.

DTI limits on the network are specific. The maximum is 50%. For credit profiles from 600 to 679 the cap is 45%. A ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, not on the amount you plan to use.

Limits by Occupancy

The ceiling is occupancy-tiered, so never quote a single number for all properties.

Occupancy Minimum credit Top CLTV Maximum line
Investment property 700 70% $500,000
Second home 640 90% at 720+ $500,000
Primary residence 600 90% at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

On a primary residence, the top CLTV tier applies only up to $500,000. A larger line, up to $750,000, is available at a lower 75% CLTV tier with a credit profile of 700 or better, or 720 on the longer-runway program. Below the top tiers, the allowed CLTV steps down as credit scores decline, with smaller maximum lines at the bottom.

NerdWallet reports that lenders broadly cap investment-property lines at 80% LTV, and Experian reports the same typical cap. Those are market-wide figures. On Lendmire’s network, an investment property line stops at 70% CLTV. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Structure: Draw, Repayment, and Pricing

Two draw structures exist on primary residences and second homes. One runs a 3-year interest-only draw followed by a 17-year amortizing repayment. The other runs a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment structure only. Tennessee shortens both structures.

At least 75% of the line is drawn at closing on both structures. Pricing floats during the draw and the repayment period, and it never converts to fixed. If you were hoping for a fixed-rate conversion option, this product does not offer one.

That has a planning consequence. Model the shift from interest-only to full amortization before you sign. The payment profile in repayment is a different animal from the draw period, and a rental that carried the line comfortably in the first stretch can look different later. For the 5-year structure, the minimum subsequent draw after closing is $1,000, except Texas at $4,000.

Where the General Rule Breaks

A recently rehabbed property. An automated valuation works from past sales and records. It can lag a property whose value just changed through renovation. If the estimate undershoots, you can request a full appraisal, which may support a higher value depending on comps and underwriter review.

A low automated value. With no appraiser, there is no one to appeal to. The route is to request a full appraisal. If one already exists and the number looks wrong, ask for a reconsideration of value with in-neighborhood sales as support.

A property held in an LLC. This is the sharpest structural line. Title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an entity needs a vesting change, or the owner should look at a DSCR cash-out instead.

Converting a home to a rental. Occupancy drives the ceiling, so a line opened as a primary residence is not an investment line. The CFPB booklet warns that a line’s terms may restrict renting out the home. Read the stipulations before you move out.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program: one seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4, and the other declines the history entirely.

Portfolio size. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage structure and $750,000 on the longer-runway structure. A borrower with more than 15 financed properties is not eligible.

State rules. A Texas primary residence is a homestead and caps at 80% combined loan-to-value, with a 12-day waiting period and 12-month seasoning. Texas second homes and investment properties are non-homestead and follow the standard tables. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

How It Fits an Investor’s Plan

A home equity line is not a DSCR product. It sizes on your credit, income, and equity. A DSCR loan sizes on the property’s rent against its payment. Clearing a 1.00 DSCR also does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.

Factor Bank statement HELOC DSCR loan
Sized on Credit, income, equity Rent versus PITIA
Borrower Individual or revocable trust Individual or LLC*
Typical use Down payment or reserves Purchase or refinance
Valuation Automated up to $500,000 Appraisal-based

*LLC borrowers are allowed on DSCR files subject to lender program eligibility.

The two often work as a pair. A self-employed investor whose tax returns understate income can use the equity line for a down payment and let a DSCR loan carry the acquisition. The complete DSCR loans guide walks through how that second loan is reviewed. For the equity-line side, see Lendmire’s piece Can You Get an Investment Property HELOC With No Appraisal on a Line Up to $500,000?.

One risk deserves a plain statement. The line is secured by a property you own, and if you default, that property is at stake. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What to Gather Before Applying

  • Bank statements for the window the program requires, with business and personal accounts kept distinct.
  • A credit report no more than 90 days old at closing. The score model is single-bureau and keyed to the primary wage earner, with no rescores.
  • A mortgage statement for every financed property, plus proof of housing history.
  • Title or vesting documents showing the borrower or revocable trust as owner.
  • Property details: type, occupancy, units, and any listing history.
  • A short written explanation for large or irregular deposits.

Frequently Asked Questions

Can I skip the appraisal on any line size?

No. Lines at or below $500,000 ordinarily use an automated valuation, but a higher CLTV can trigger a secondary valuation. Every line above $500,000 needs a full appraisal. You can also request a full appraisal on any line.

Can an LLC borrow against a rental it owns?

No. This product requires the individual borrower or a revocable living trust to hold title. A property in an LLC needs a vesting change first. A DSCR cash-out refinance is the usual alternative for entity-owned rentals.

What credit score do I need for an investment property line?

A 700 minimum on this network, with a 70% CLTV ceiling and a $500,000 maximum line. A 720 score does not raise that ceiling on an investment property. It only matters for primary and second-home tiers.

Does the line ever convert to a fixed payment?

No. Pricing floats during the draw and repayment periods and never converts to fixed. At least 75% of the line is drawn at closing, so plan for the cost of carrying that balance.

Is this available in every state?

No. The home equity line channel covers 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
