Banks That Offer a DSCR HELOC on a Rental Your LLC Holds

Banks That Offer a DSCR HELOC on a Rental Your LLC Holds

The Quick Read: Few banks write a home equity line on a rental titled to an LLC, but rent-qualified lines placed through wholesale lenders can sit on LLC title. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so no personal income calculation is involved. Lendmire is a mortgage broker and does not lend; it matches the file to a program.

  • Big banks mostly market home equity lines only on owner-occupied homes.
  • A rent-qualified line can be a standalone second lien behind the first mortgage you keep, or a first lien on a paid-off rental.
  • Through select programs, a second lien reaches 70% combined loan-to-value at a 720 score or better, subject to underwriting.
  • The line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Why Do Most Banks Say No to an LLC Rental?

Most banks write home equity lines against a person’s own home, and they underwrite the person. Title in an LLC breaks that model. NerdWallet notes that not every lender offers lines on investment property and that qualification is strict. Bankrate says lenders weigh both the borrower’s credit and the property’s financials.

That is the personal-income model: tax returns, pay stubs, debt-to-income. It works poorly when the borrower is an entity and the income comes from rent. A more useful question than “which bank?” is which kind of lender writes the product you need, and the answer depends on your title, your equity, and your credit profile.

This article names no institutions. Bank policies change, and the category matters more than the name.

What Is a DSCR HELOC on a Rental?

A DSCR HELOC is a revolving line of credit secured by a one-to-four-unit rental you keep. It is a market label, not one standardized product, so confirm what a lender means by it. Through the programs Lendmire places, it comes in two forms:

  • Standalone second lien: sits behind the first mortgage you keep. You do not refinance the first loan.
  • Standalone first lien: written on a rental with no mortgage.

It is never closed together with a purchase, never a third lien, and never a line on your own home. The rent qualifies the line. There is no traditional personal-income documentation: no W-2s, pay stubs, or debt-to-income ratio, subject to lender guidelines. The rent, the lease, the credit report, and the valuation are all documented.

The complete DSCR loans guide covers the wider family of rent-qualified products.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment.

Vesting: how title is held, such as an individual, trust, or LLC.

Lien position: whether the line is first or second in line to be repaid from the property.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by value.

Guarantor: a person who signs personally to back an entity’s debt.

How Does Underwriting Treat an LLC-Held Rental?

Underwriting runs in a set order. Here is how the deal works.

1. Confirm the property fits. Single-family, PUD, townhome, two-to-four units, and condominiums are eligible. Rural-designated property, row homes, condotels, leaseholds, and land trusts are outside this lane. A two-to-four-unit building may have at most one vacant unit.

2. Confirm the borrower fits. US citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

3. Set the coverage test. The minimum is 1.10x. That is gross monthly rent divided by a fully amortizing payment on the entire credit limit, run at a stress rate. Taxes and insurance are not part of that qualifying payment. Because the test runs on the whole line, a bigger limit lowers coverage even if you draw less.

4. Pick the rent figure. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.

5. Check credit and history. A second lien needs a 720 score. A first lien needs 700. The tier is the lender’s own report. Mortgage history shows no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale, or deed-in-lieu.

6. Order the valuation. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

7. Assemble the entity documents. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. The lender’s own calculation governs.

What Do the Leverage Tiers Look Like?

Through select programs, leverage depends on lien position and score. Every figure here is a ceiling, subject to underwriting.

Lien Score Ceiling Line size
Second lien 720+ 70% CLTV $50,000 to $500,000
First lien 740+ 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720+ 65% LTV Above $500,000 to $1,000,000

The first-lien rows apply only to a rental with no mortgage. A first-lien line above $500,000 is capped at 65% LTV, and it requires a 720 score or better. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. Below 720 there is no second-lien tier. A borrower who keeps a first mortgage can take only a second lien, because a first lien exists only on a rental with no mortgage. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Picture an LLC owner with a duplex that has a modest first mortgage. At 70% CLTV, the first mortgage balance and the new line together must fit under that ceiling. If the stress payment on the full limit pushes coverage under 1.10x, the owner can size the line down until the number clears.

How Do the Draw and Repayment Rules Work?

The structure is fixed on this program. The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period runs to a 30-year maturity. The rate is variable, and the rate and pricing terms come with the lender’s disclosures.

Lines start at $50,000. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each. This is not a line you open and leave idle. Size it to what you will use.

Bank-style lines come with different terms, so compare structures before you assume they match.

Seasoning, Reserves, and Exposure

Two six-month clocks apply: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

No reserves and no cash to close are required, subject to underwriting. Exposure is capped at 5 loans or $2,500,000 per borrower with the program. Hazard insurance covers both liens, with flood coverage where required. A property listed for sale in the prior 2 months, or one with a solar lien, is out.

Bank Rental HELOC or DSCR HELOC?

Factor Bank rental HELOC DSCR HELOC
Qualification test Personal credit, income, DTI Rent coverage, 1.10x minimum
LLC title Often blocked Allowed, members guarantee
First mortgage Stays Stays on a second lien
Documents Personal income file Lease, rent, credit, valuation

The bank column describes typical bank-style lines as Bankrate frames them. The DSCR column is this program’s rules.

A cash-out refinance is a different tool. It replaces the first mortgage with one lump sum. A line leaves the first loan alone, which matters if that loan is one you want to keep. Lendmire’s piece on investment property HELOCs on a rental deeded to an LLC covers the deed-to-LLC side in more depth.

Should You Deed the Rental Out of the LLC?

Skip it unless counsel says otherwise. Moving title out of the LLC to qualify for a bank line gives up the liability separation the LLC was built for. A transfer can also raise due-on-sale questions with the existing first mortgage and with your title insurer.

If the line can be written with the LLC on title, there is nothing to undo. That is the main practical gain of a rent-qualified program. Talk to an attorney before any retitling.

Where Does the General Rule Break?

Four edge cases tend to raise questions: a business line offered in place of a HELOC, a line on a personal residence, a cap on property count, and the tax treatment of interest.

  • Business line instead of a HELOC. When an LLC owns the property, some offers arrive as commercial lines. Confirm which product is on the table, because a business line is not this product.
  • Personal residence as collateral. A line on a home you own personally is a different product. A primary-residence line is owner-occupied and is never this program. Bankrate lists a line on the primary residence as an alternative when the rental cannot be used.
  • Property count. Some lenders cap how many financed properties you hold. This program caps exposure at 5 loans or $2,500,000.
  • Interest treatment. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. IRS Publication 535 covers business-interest background.

Which Structure Fits Your Situation?

Your situation Likely structure
Rental in an LLC, first mortgage you want to keep Second lien line
Paid-off rental in an LLC First lien line
Need a larger lump sum and want to reset the first loan Cash-out refinance
Score under 700 Neither line tier applies

What to Prepare

For an LLC-held file, gather:

  • Articles of organization and operating agreement
  • Member list and guarantor identification
  • The current lease and three months of receipts if the lease exceeds market rent
  • First mortgage statement, if any
  • Hazard insurance, plus flood where required
  • Settlement statement or note dates showing the seasoning clocks are met

Clean, complete paper gives the lender fewer preventable questions. This is general information, not legal or tax advice. Consult a qualified attorney or CPA about your own situation.

Frequently Asked Questions

Can an LLC hold title on a DSCR HELOC?

Yes, on a one-to-four-unit investment property, subject to lender program requirements. The members sign as guarantors.

Does a DSCR HELOC require tax returns or W-2s?

No. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lease, rent figure, credit report, and valuation are still documented.

How long must I own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are reviewed on the file.

Is the rate fixed?

No. The rate is variable. The rate and pricing terms come with the lender’s disclosures, so review them before you sign.

Is it available in every state?

No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Programs change, and every file is underwritten individually. This is not a commitment to lend.
