Banks That Offer a DSCR HELOC on a Paid-Off Airbnb

Banks That Offer a DSCR HELOC on a Paid-Off Airbnb

The Quick Read: Few large banks write a credit line on a free-and-clear short-term rental. A rent-qualified line comes from wholesale investor lenders instead, and Lendmire is a broker that shops those lenders and matches the file to a program.

  • A line on a paid-off rental is a standalone first lien, so the new line is the only debt on the property.
  • The rental’s rent qualifies the line, with no tax returns, W-2s or personal debt-to-income ratio, subject to lender guidelines.
  • Leverage depends on both your credit score and the size of the line, through select programs and subject to underwriting.
  • Short-term-rental income does not count the way booking revenue suggests, because the lease and the appraiser’s market rent figure set the rent the lender uses.

Do Big Banks Actually Offer This?

Rarely. Many big banks do not write a line of credit on a non-owner-occupied rental at all. Some community banks and credit unions do, usually for borrowers who already keep accounts with them. That is why the search for banks that offer this product is harder than it looks.

The reason is a naming problem. People use “DSCR HELOC” and “HELOC on a rental” as if they were the same thing, but two different products sit behind those words.

  • A bank or credit union line is underwritten on you. The lender reads your credit, your debt-to-income ratio and your income documents.
  • A DSCR HELOC is underwritten mainly on the property. The lender asks whether the rent can carry the line.

A self-employed owner with heavy depreciation on the tax return can look weak to the first kind of lender. The same owner can look strong to the second kind, because the rental’s income drives the decision.

This article does not name or rank any bank, credit union or lender. Appetite changes, and the right program depends on your property, credit profile and equity. What follows is how the rent-qualified programs work, where they stop, and how a broker finds the fit.

What Is a DSCR HELOC on a Paid-Off Rental?

It is a revolving line of credit secured by the rental you own. When the property has no mortgage, the line is written as a standalone first lien. When you still owe on the property, the line is a standalone second lien behind your existing mortgage. It is never closed together with a purchase, never a third lien, and never a line on your own home.

The structure suits a landlord who wants to reach a rental’s equity without opening the personal income file. Your LLC can hold title on the property. The members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment and the security instrument. All of this is subject to lender program requirements.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Your state is the first filter. For the wider picture of how rent-qualified financing works, see Lendmire’s complete DSCR loans guide.

A line on a paid-off rental is a different job from a cash-out refinance. Lendmire’s piece Banks That Offer an Investment Property HELOC on a Paid-Off Rental as a First Lien covers the first-lien structure in more depth. This article stays with the Airbnb details.

How Does Underwriting Treat a Paid-Off Airbnb?

The lender runs the file in a fixed order: product and lien, leverage, coverage, rent, valuation and credit. Each step can end the file. Here is the sequence across the programs in Lendmire’s wholesale network.

Step 1: Lien and leverage. On a paid-off property, the line divided by the property’s value is the loan-to-value (LTV) ratio. LTV is the share of the property’s value that the debt represents. With no first mortgage, no other balance sits in the calculation.

Step 2: The coverage test. The debt service coverage ratio (DSCR) is gross monthly rent divided by the qualifying payment. In the program described here, the minimum is 1.10x, through select programs and subject to underwriting.

Two details make this test different from a term loan:

  • The qualifying payment is a fully amortizing payment on the entire credit limit, not just the drawn balance. It uses a stress rate set 2 percentage points above the start rate.
  • The qualifying payment is principal and interest only. Taxes and insurance are not part of it.

The stress payment is deliberately heavier than what you will pay during the interest-only draw period. A line that looks affordable in month one still has to clear the test as if it were fully repaid over time.

Step 3: Rent used for lender review. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

Step 4: Valuation. The lender confirms value through an automated valuation with an inspection report or a full interior appraisal, depending on line size.

Step 5: Credit and borrower. The lender pulls its own credit report, and that report sets your tier.

Consider a paid-off rental whose rent covers the stress payment on the full limit at 1.2x. It clears the 1.10x minimum with some room. At 1.05x the same file fails, and the usual fix is a smaller line, since a smaller limit lowers the qualifying payment. The lender’s own calculation governs, and this arithmetic is illustrative.

How Does an Airbnb Change the Rent Number?

It makes the rent figure more conservative than the booking revenue. Many short-term-rental owners expect their platform income to count, so this step deserves a close look.

The appraiser’s rent figure comes from Form 1007, the single-family rent schedule. Fannie Mae’s appraiser guidance explains that the form reports monthly market rent, not nightly short-term-rental rates. That is an appraisal-form fact, and it does not mean Fannie Mae sets DSCR HELOC rules. In this program, that market-rent figure is one of the two numbers the lender compares.

This matters for two reasons.

1. Your best summer weeks do not lift the rent used for lender review. The lender is not averaging your platform payouts into a headline number.

2. The program requires a lease in place. A property run purely on nightly bookings may not fit that requirement as written.

Whether a nightly-booking property meets the lease requirement is a question for the file. Settle it with the lender before you pay for a valuation. A broker who shops several wholesale lenders can ask each one how its program treats short-term rentals, which is often the quickest way to find a workable fit. Treatment differs across programs, so the answer for one lender is not the answer for all of them.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Are the Leverage Tiers?

On a paid-off Airbnb, the first-lien tiers run from 65% to 75% LTV, depending on credit score and line size. The tiers below are ceilings, never offers, through select programs and subject to underwriting. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Lien Credit score Maximum Line size
First lien (no mortgage) 740 or better 75% LTV Up to $500,000
First lien (no mortgage) 700 to 739 70% LTV Up to $500,000
First lien (no mortgage) 720 or better 65% LTV Over $500,000 to $1,000,000
Second lien (mortgage stays) 720 or better 70% CLTV Up to $500,000

Second-lien figures are combined loan-to-value (CLTV). CLTV is the first-mortgage balance plus the new line, divided by the property’s value. The first-lien floor is a 700 credit score, and the second-lien floor is 720. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

A few rules sit on top of the table. A declining-market flag lowers the ceiling by 5 points. Lines start at $50,000. If you still owe on the rental, you can only take a second lien. Lendmire’s piece Banks That Offer a HELOC With a Mortgage That Is Not yet Paid Off covers that path.

What Does the File Need?

The file is built around the property, not your tax return. Expect the following.

Valuation. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal on a Form 1004, 1073 or 1025. This valuation threshold is separate from the $500,000 line-size break that sets the leverage tiers. Appraisal waivers are not accepted.

Title. A first lien takes a full title policy.

Insurance. Hazard coverage applies to the lien, with flood coverage where required. Confirm that your policy fits short-term-rental use.

Credit history. The mortgage history must show no 30-day late payment in the last 12 months. The program also wants 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Reserves. None are required, and no cash to close is required, through select programs.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Exposure. A borrower may carry at most 5 loans or $2,500,000 with the program.

Borrowers. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Because the line is qualified on the rental’s income, you document the rent, the lease, the credit report and the valuation. You do not document your personal income. That is a narrower file, not an undocumented one.

How Does the Line Behave After Closing?

Most of the line goes out on day one, and the rest works like a standard revolving line. Here are the draw rules for this program.

  • At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing.
  • Later draws are at least $5,000 each.
  • The draw period is 5 years, and you pay interest only on the drawn balance.
  • A 25-year fully amortizing repayment period follows, and the maturity is 30 years.
  • The interest rate is variable. The rate and the pricing terms come with the lender’s disclosures.

This is not a line you open and leave unused. If your need is staged or uncertain, the structure is worth testing against that.

Seasonality adds another wrinkle. An Airbnb can pass the coverage test and still have slow months where income falls short of the carrying cost. During the draw period, the interest-only payment does not shrink in a slow month. Run your own off-season cash flow before you borrow.

Where Does the General Rule Break?

Each of these edge cases can change the answer for a specific property.

A new listing with little hosting history. The rent test does not use your platform history. It uses the appraiser’s market rent and the lease. A host with a few months of bookings is therefore tested the same way as a host with years of them. A rental bought or refinanced inside the last 6 months is outside the program regardless.

An Airbnb with no traditional lease. The program requires a lease in place. Ask the lender how it treats a short-term rental before the valuation is ordered.

A lease above market rent. The exception is built into the rent rule: three months of receipts can support a lease above market. Without them, the appraisal’s market rent governs.

An LLC on title. This works, with the members signing as guarantors, subject to program terms. Many bank lines refuse an entity, so this is often where a rent-qualified line starts to make sense.

A property type outside the program. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use, and a property with a solar lien are all outside the program. So is a property listed for sale in the prior 2 months. Land contracts are out as well, and lots are eligible only up to 10 acres. Condotels matter most here, because many short-term-rental units sit in condo-hotel buildings.

A first-lien line above $500,000. Leverage drops to 65% LTV at a 720 or better credit score, up to the $1,000,000 maximum. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

A rental-use clause. The CFPB’s HELOC booklet warns that renting out a home may be prohibited under the terms of a line of credit. That warning is written for lines on a borrower’s home. On a business-purpose line secured by a rental, the loan documents are written for rental use. Still, read the occupancy and rental-use language in the actual agreement before you sign.

HOA and local limits. A short-term-rental ban can block the use and erase the income that supported the file.

Which Product Fits: DSCR HELOC, Cash-Out Refinance or Bank Line?

It depends on how much you need, how the property is titled, and how you want to repay. A line on a paid-off rental is one of three realistic paths.

Factor DSCR HELOC DSCR cash-out refinance Bank or credit union line
Qualified on Rent Rent You: credit, DTI, income
Structure Revolving line Fixed-term loan Revolving line
Entity on title Allowed Often allowed Often refused
Best fit Defined draw, no refinance Larger or portfolio need Existing bank relationship

The bank and cash-out columns describe those products in general, not this program. Treatment varies by lender.

The use of funds belongs in this decision. Your return on the money has to beat what the line costs, and a seasonal property raises the stakes on that math. Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Who should skip this product? Skip it if the property is a condotel or sits in a state outside the footprint. Skip it if the rent cannot clear 1.10x on the full limit, or if you need a lump sum larger than the line limits allow. A cash-out refinance or a smaller line may fit better in those cases.

Key Terms Defined

DSCR is gross monthly rent divided by the qualifying payment. It measures whether the property’s income covers the debt.

HELOC is a home equity line of credit, a revolving line secured by property you own.

First lien is the debt with first claim on the property. A paid-off rental has none until the new line is written.

Second lien is a line written behind a first mortgage you keep.

LTV and CLTV are the debt divided by the property’s value. CLTV adds the first-mortgage balance to the new line.

Stress payment is the payment used for qualifying, calculated on the whole line at a rate set above the start rate.

Seasoning is the waiting period a lender requires after a purchase or refinance before it will lend again.

Non-owner-occupied means you do not live in the property.

Frequently Asked Questions

Which banks offer a DSCR HELOC on a paid-off Airbnb?

No bank or credit union can be named here, because appetite changes and every file is underwritten individually. The category that writes rent-qualified lines is wholesale investor lenders, reached through a broker. Lendmire is a broker that shops multiple wholesale lenders and matches the property, rent, credit profile and equity to a program.

How much seasoning does the property need?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A rental that clears both clocks moves on to the coverage test. These are select-program requirements, subject to underwriting.

Can my LLC hold title?

Yes, through select programs, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The line is for investment property only, so your own home and a second home are outside it.

Do I need a lease for an Airbnb?

The program requires a lease in place, and rent used for lender review is the lesser of the appraiser’s market rent and the lease, unless receipts support a higher lease. How a nightly-booking property meets that requirement is a file-level question. Confirm how the lender treats short-term rentals before ordering a valuation.

Is the coverage test run on what I draw or on the whole line?

It runs on the whole credit limit, using a fully amortizing payment at the stress rate. Taxes and insurance are not part of that qualifying payment. The lender’s own calculation governs, so confirm the method on your file.
