The Quick Read: The best investment property HELOC provider for an Airbnb you hold depends on your title, your credit, and how much equity the property carries, and the field is narrow because many lenders decline rental collateral and underwrite the line mostly on you rather than on the Airbnb’s bookings.
- Across Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value, up to $500,000, with a 700 minimum credit score.
- The line reads your credit, debt load, and documented income. It does not read the Airbnb’s rent against a payment the way a DSCR loan does.
- An LLC cannot hold title on these lines, so a property deeded to an LLC needs a vesting change or a different product.
- Lendmire is a broker, so it matches your file to the lenders whose programs fit instead of ranking companies.
What Is an Investment-Property HELOC on an Airbnb?
A HELOC is a revolving line of credit secured by a property. You borrow against equity, which is the property’s value minus what you owe on the mortgage, and you pay interest only on the balance you draw.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
On an Airbnb you hold as an investment, the line sits against a non-owner-occupied property. Lenders treat that as higher risk. NerdWallet notes that not every lender offers these lines, that requirements run stricter, and that lenders may ask for more than one appraisal. The reasoning is simple: a borrower under stress tends to pay their own home before a rental.
Short-term rental status adds a wrinkle. A HELOC lender sees the Airbnb as an investment property with income that varies and comes from a platform. Some lenders treat a mostly short-term property differently from a leased one, so classification is a real question to ask up front.
Which Provider Types Write These Lines?
Several kinds of institutions lend against rentals, and each has a different stance on short-term collateral. Naming individual companies would not help you, because the right fit turns on your property type, credit profile, and leverage need.
| Provider type | Stance on rental collateral | How to approach |
|---|---|---|
| Large retail lenders | Often decline or cap rentals | Ask about non-owner-occupied lines first |
| Local credit unions | Policies vary widely | Ask about property-count limits |
| Online home-equity lenders | Some write investment lines | Confirm title and property types early |
| Broker with wholesale network | Matches file to a program | Share the full scenario up front |
Lendmire sits in the last row. It works with a network of wholesale HELOC lenders, so one file can be compared against several sets of guidelines. The lenders that write your line depend on your credit, your equity, the property type, and how the property is titled.
How Underwriting Treats an Airbnb, Step by Step
The process follows a fixed order, and a file can stall at any step.
1. Eligibility of the collateral. The lender first decides whether the property type and title are acceptable. Single-family homes, 2-4 unit properties, townhomes, PUDs, and condominiums, including non-warrantable ones, are generally eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered.
2. Combined leverage. The lender adds your first mortgage and the new line, then divides by the property’s value. That figure is combined loan-to-value, or CLTV. The cap sets how much equity stays untouched.
3. Credit. The lender pulls a credit report that must be no more than 90 days old at closing. Investment lines sit at a 700 minimum on this network.
4. Debt load. Your debt-to-income ratio (DTI) counts every mortgage you carry. The maximum is 50%, calculated on the interest-only payment at the full line amount.
5. Income paperwork. Expect to document income. For an Airbnb, that usually means the filed return with the rental schedule, platform payout reports, bank deposits, mortgage statements, and insurance that fits short-term use. Lenders generally look at income after expenses, not gross bookings.
6. Valuation and closing. Lines at or below $500,000 ordinarily run on an automated valuation instead of a traditional appraisal. You can still ask for a full appraisal.
A new listing without hosting history is not penalized the way it can be on a DSCR short-term-rental file, because the line reads your overall documented income. That can be an advantage for a host with a thin Airbnb record but strong personal income.
What the Network’s Investment Line Looks Like
On Lendmire’s network, an investment-property line is a standalone line in first or second lien position. Every figure below is subject to lender guidelines and a full file review, and it describes one set of programs, not the whole market.
- Leverage: 70% CLTV is the ceiling on an investment property. A 720 score and a 700 score both reach it, so credit above 700 buys eligibility rather than extra leverage.
- Line size: from $25,000 up to $500,000 on an investment property. Lines above $500,000 are available for primary residences only.
- Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and later draws carry a $1,000 minimum.
- Pricing: it floats through both the draw and the repayment period and never converts to fixed.
- Credit history: a bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files season a foreclosure at 7 years, and a deed-in-lieu, pre-foreclosure, or short sale at 4.
- Exposure: you can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.
- Availability: HELOC lending runs in 16 full-service states, which is narrower than Lendmire’s 41-market DSCR footprint.
Market surveys report that lenders commonly want at least 20% equity on an investment property and offer a draw period near 10 years, according to NerdWallet. On this network, the investment line requires 30% equity left untouched at 70% CLTV, with a 5-year draw.
A 90% CLTV ceiling you may see advertised belongs to primary-residence and second-home lines at a 720 or better profile, not to investment properties.
Where the General Rule Breaks
LLC-owned Airbnbs. This is the sharpest edge. Title must sit with you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Many Airbnb owners deed property into an LLC for liability reasons, and that choice rules out the line. A DSCR cash-out refinance can work for LLC-titled property, subject to lender program eligibility.
Sub-700 credit. An investment line has no tier beneath 700. A 660 borrower with ample equity is not eligible on an investment property, however much equity the Airbnb carries.
Property-count and line-count limits. Portfolio owners hit the 15-property ceiling and the three-line cap sooner than they expect. Some lenders also cap how many rentals you may own, so ask before you apply.
Mixed personal use. A property you also stay in personally can fall under different occupancy treatment. NerdWallet describes a personal-use test of more than 10% of rental days or 14 days, whichever is longer. If you use the Airbnb heavily, the lender may read it as a second home, which changes the ceiling and the tier table.
A rental clause in the line agreement. Some credit-line agreements restrict rental use. Read yours for that language before you put short-term guests in the house.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
The Line Can Shrink: Risk and Exit
A HELOC is not a fixed pool of cash. The CFPB explains that if the property’s value falls significantly, the lender may stop further draws. A line you planned to use for the next renovation can disappear when values soften.
Three other risks matter for an Airbnb in particular:
- Floating pricing on seasonal income. Your payment can rise while bookings dip. The line never converts to fixed on this network.
- Interest-only draw. During the first five years you pay interest on the balance, so the principal does not shrink until repayment begins.
- Second-lien stacking. Behind a first mortgage, the line typically is a second mortgage paid on top of the first-lien payment, as the FTC describes it. Selling means paying off both.
Run the Math in Percentages
Take a modeled property and call its value 100%. Say the first mortgage balance is 45% of value. At the 70% CLTV ceiling, the new line can reach no further than 25% of value. A borrower with a 700 score and a DTI under 50% could be reviewed for up to that amount, capped at $500,000.
Now change one input. If the first mortgage sits at 60% of value, only 10% of value is left to borrow. The line may not clear the $25,000 minimum on a modest property, and the file has no room to work.
This is why equity decides the outcome first. Credit and DTI come next. The rent the Airbnb earns matters mostly through your documented income, not through a coverage ratio.
HELOC or DSCR Cash-Out?
Which tool fits depends on what you are trying to do. A DSCR cash-out refinance replaces the first mortgage with a new term loan, and it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Read the complete DSCR loans guide for the full mechanics.
On short-term-rental collateral, the typical network expectations are a 640+ score and about 12 months of hosting history. Cash-out tops out around 70% LTV on short-term-rental collateral, versus 75% on standard rentals. Coverage floors differ by transaction: 1.10 on purchases and 1.00 on refinances. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Clearing a coverage ratio is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
| Situation | Better-fit path |
|---|---|
| Property titled in an LLC | DSCR cash-out |
| Strong credit, modest first mortgage, need flexible draws | HELOC on the Airbnb |
| Need more than $500,000 | DSCR cash-out |
| Credit below 700 | DSCR cash-out |
| Property count near 15 | DSCR cash-out |
Key Terms Defined
- CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the property’s value.
- Draw period: the stretch when you can borrow from the line and pay interest only.
- DTI (debt-to-income): your monthly debts divided by your monthly income.
- DSCR (debt service coverage ratio): the property’s rent divided by its full monthly payment, including principal, interest, taxes, insurance, and any HOA dues.
- Vesting: how title to the property is held, whether personally, in a trust, or in an entity.
- Automated valuation: a computer-generated value estimate used in place of a traditional appraisal.
How to Shop Without a Ranked List
Start with title, because it eliminates the most options. Then confirm your credit tier, your first mortgage balance, and your DTI across every financed property. Gather your filed return, platform payout reports, bank statements, and mortgage statements before anyone pulls credit.
A broker compares those facts against several lenders at once instead of sending you to one institution’s rules.
Frequently Asked Questions
Can I get a HELOC on an Airbnb I own?
Sometimes. Lenders that write investment-property lines look at your credit, your DTI, your documented income, and combined leverage. On Lendmire’s network, the ceiling is 70% CLTV with a 700 minimum credit score and a $500,000 maximum line. Many lenders in the wider market decline rental collateral, so availability depends on the lender.
Does Airbnb income count toward qualifying?
It counts as documented income, generally after expenses, rather than as gross bookings. Expect to provide the filed return with the rental schedule, platform payout reports, and bank deposits. The line is underwritten mostly on you, not on the property’s rent coverage.
Can an LLC own the property and still get the line?
No. Title must be held by you personally or by a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead, subject to lender program eligibility.
Will I need an appraisal?
Usually not on an investment line. Because the maximum is $500,000, lines run in the automated valuation lane, though a higher CLTV may require a secondary valuation, and you can ask for a full appraisal.
What happens when I sell the property?
The line is secured by the property, so selling means paying off the balance, along with any first mortgage ahead of it. If values have dropped, the lender can also freeze new draws before you sell.
