The Quick Read: The best provider depends on your property, credit, and how much leverage you need, so this article teaches you to sort providers by type instead of handing you a ranked list. Lendmire is a mortgage broker, not a lender, and matches your scenario to select wholesale lenders in its network. On an investment property, that network’s HELOC programs cap at 70% combined loan-to-value (CLTV) with a 700 minimum credit score.
- A HELOC is a revolving line secured by your equity, and your existing first mortgage can stay in place.
- Many banks and credit unions simply do not write lines on rentals, so availability is the real bottleneck.
- Investment lines on the network top out at $500,000, which is also the largest amount you can borrow against a rental.
- The property must be titled in your own name or a revocable living trust, not an LLC.
- A DSCR cash-out refinance is the usual alternative when a line does not fit.
What Is an Investment Property HELOC?
An investment property HELOC is a revolving credit line secured by the equity in a rental you own. You borrow what you need, and repaying restores the available credit. The White Coat Investor compares it to a credit card in that way.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The key phrase is “without a refinance.” Your first mortgage stays put. The line sits behind it in second position, or in first position if the property is free and clear. That matters when your existing loan is one you want to keep.
A line is not a lump sum. NerdWallet describes a typical 10-year draw period, usually interest-only at a variable rate. Then the balance moves to repayment, and payments can rise.
Why Is “Top Providers” the Wrong Question?
Because availability changes faster than any list can track. A ranked list of names would be stale by the time you read it.
Better to sort providers by type. Each type behaves differently.
| Provider type | Best fit | Tradeoff |
|---|---|---|
| Credit unions | Borrowers with local ties | Many skip rentals entirely |
| Regional or portfolio banks | Strong credit, personal title | Tight personal-credit focus |
| Big banks | Primary-residence lines | Often decline investment collateral |
| Broker with wholesale network | Comparing several programs | Programs vary by lender |
Some regional lenders and credit unions do write non-owner-occupied lines when credit and leverage fit. Many do not. The broker route exists because one phone call can reach several programs instead of you dialing banks one by one.
How Does Underwriting Actually Treat a Rental HELOC?
Underwriting a HELOC leans on you, not the rent. Here is the sequence, step by step.
Step 1: Collateral. The line is secured by the rental itself. The alternative is borrowing against your own home and spending the cash on the rental. That second path is easier to find but puts your residence behind a business need.
Step 2: Equity and combined leverage. Lenders add your first mortgage and the new line, then divide by the property value. That is the CLTV. On an investment property across the wholesale network, the ceiling is 70% CLTV, and it is the same at a 700 score or a 720 score. Credit above 700 buys eligibility, not extra leverage. Market surveys report higher CLTV figures: NerdWallet cites an 80% maximum, with many lenders setting thresholds below 70%.
Step 3: Credit and debt. The network’s investment lines require a 700 minimum credit score. Debt-to-income (DTI) tops out at 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. That is stricter than it sounds, because you are tested as if you borrowed everything.
Step 4: Valuation. An investment line tops out at $500,000, and full appraisals begin above that size. So these lines ordinarily run on an automated valuation with no traditional appraisal, though a secondary valuation can be required.
Step 5: Documents. Expect credit and debt information, plus lease or rental-income proof, since lenders look at whether the rental’s cash flow supports the new debt.
The contrast with DSCR lending is the whole story. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC leans on your credit, DTI, and equity. Rent is a supporting factor. Read the complete DSCR loans guide for how that rent test works.
How Do the Network’s Investment Lines Work?
The structure is specific, and it differs from a primary-residence line. These figures apply to the select wholesale programs Lendmire places files with, subject to lender guidelines and full file review.
- Line size: $25,000 to $500,000 on an investment property. Lines up to $750,000 exist, but only on primary residences.
- Position: a standalone line in first or second lien position.
- Draw structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Primary residences and second homes also have a shorter option, but it is not offered on rentals.
- Initial draw: at least 75% of the line is drawn at closing.
- Pricing: it floats through both the draw and repayment periods and never converts to fixed.
- Credit: a 700 minimum, with the report no more than 90 days old at closing.
- Past credit events: a bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history follows a 7-year path, and a deed-in-lieu or short sale follows 4 years.
That 75% initial draw is the detail many borrowers miss. This is not a line you open and leave idle.
Eligible properties include single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. Availability runs through Lendmire’s 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), which is narrower than its DSCR footprint.
Where the General Rule Breaks
The standard path has real edge cases. Here are the ones that stop files.
LLC title. Lines on this network require the individual borrower or a revocable living trust to hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. This is the sharpest structural difference from a DSCR loan. If your rental already sits in an LLC, you need a vesting change or a DSCR cash-out instead.
Exposure limits. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the other. Owning more than 15 financed properties makes you ineligible.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
Credit floor. There is no tier beneath the investment minimum, so a profile under it cannot be placed on a rental line at all.
Newly converted rentals. Lenders weigh whether the property supports the debt, so a home with no tenant yet can be a harder conversation at conventional desks.
Worked Example: Equity to Available Line
Say you own a rental worth $400,000 with a first mortgage balance of 40% of value, and your credit sits at 720. The CLTV ceiling is 70% on an investment property, so the line can add up to 30% of the value on top of the existing loan, before lender review.
The cap only sets the ceiling. DTI, the size limits above, and the 75% initial draw all still apply. Run your own numbers in the illustrative calculator on this site, which gives an editable estimate rather than a quote.
Key Terms Defined
HELOC: a revolving line of credit secured by property equity, with a draw period followed by repayment.
CLTV: combined loan-to-value, which adds every loan secured by the property and divides by its value.
Draw period: the stretch when you can borrow from the line, typically with interest-only payments.
Lien position: whether a loan is paid first or second if the property is sold or foreclosed.
DSCR: debt service coverage ratio, which compares a rental’s income to its monthly housing payment. Clearing 1.00 does not equal positive cash flow, since repairs, vacancy, and management sit outside the math.
HELOC or Cash-Out Refinance?
A HELOC wins when you want to keep a first mortgage you like and need modest, flexible access. A cash-out refinance wins when your property sits in an LLC, your credit falls short of 700, or you need more than the line allows.
Across most of the wholesale network, a DSCR cash-out refinance tops out around 75% LTV with about 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, while a separate select-lender path goes below 1.00 with leverage and terms adjusted. Credit runs from a 620 floor in parts of the network to around 660 at most programs, with 700+ unlocking the strongest tiers. See the DSCR cash-out refinance overview for the full picture. Short-term rentals follow tighter cash-out leverage of 70%, against 75% for standard rentals.
The tradeoff is blunt: a refinance replaces your first mortgage, while a line leaves it alone.
Risk and Repayment
A floating, interest-only draw adds payment risk to a rental with thin margins. The line is also qualified on the full-draw payment, so test your cash flow at that level before borrowing. When the draw period ends, the balance amortizes over the repayment term, and payments step up.
Stacked liens deserve a hard look too. Check combined leverage before you borrow twice against the same property. Tax treatment varies; consult a qualified professional.
How to Find the Right Fit
Judge any provider with criteria, not a ranking:
1. Does it write lines on non-owner-occupied property at all?
2. Does it accept your vesting: personal name or revocable trust?
3. What CLTV ceiling applies to your occupancy type?
4. What are the draw, repayment, and initial-draw terms?
5. Does your credit clear the minimum?
A broker with a wholesale network checks these criteria across several programs at once. Lendmire arranges the loan; the lender reviews and approves it. Eligibility depends on property, credit profile, and lender guidelines.
Frequently Asked Questions
Can I get a HELOC on a rental property?
Sometimes. Many banks and credit unions decline investment collateral, but select wholesale programs do write lines on rentals. On the network Lendmire works with, an investment line needs a 700 credit score and reaches 70% CLTV, up to $500,000. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Can an LLC-owned rental qualify for a HELOC?
Not on this network. Title must be held by you personally or by a revocable living trust. Subject to program terms, a property already in an LLC typically needs a vesting change or a DSCR cash-out refinance instead.
Does a HELOC need an appraisal?
Usually not on an investment line. Lines at or below $500,000 ordinarily run on an automated valuation, and full appraisals are required only above that size. A borrower can also request a full appraisal.
Is the interest deductible?
It depends on how the funds are used and what secures the loan. IRS Publication 936 ties home equity interest deductions to buying, building, or improving the home that secures the loan.
What if I want to keep my first mortgage?
A line is built for that. It sits in first or second position and leaves your existing loan untouched, subject to combined leverage limits and lender review.
If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote.
