Top Investment Property HELOC Providers With Airbnb Rental Income to Qualify

Top Investment Property HELOC Providers With Airbnb Rental Income to Qualify

The Quick Read: An investment-property HELOC qualifies you, the borrower, rather than the Airbnb. Underwriters weigh your credit, debt load, documented income, and equity. Airbnb earnings help only to the extent they show up as net income in your documents. A DSCR cash-out refinance is the route that reads the property’s own rent.

  • Network investment HELOCs run to 70% CLTV (combined loan-to-value) on an investment property, with a 700 minimum credit score.
  • Lines on an investment property run from $25,000 to $500,000.
  • Title must sit with you personally or in a revocable living trust, not an LLC.
  • Gross Airbnb bookings are not the number that qualifies you.
  • A DSCR cash-out refinance can fit better when the property is in an LLC, has strong hosting income, or sits in a large portfolio.

Many investors search for a ranked list of providers. A ranking would mislead you, because the lenders that write this product depend on your property type, credit profile, title, and how you document income. Lendmire is a mortgage broker, not a lender. This guide explains how the lenders in its wholesale network treat hosting income, so you can judge which path fits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Does Airbnb Income Count on an Investment Property HELOC?

Usually only indirectly. A HELOC is a personal-credit product secured by your property, so the file turns on your credit score, your debt-to-income ratio (DTI), your documented income, and your equity. Platform bookings are not income the underwriter can use on their own.

NerdWallet notes that not every lender offers a HELOC on an investment property. It adds that requirements are strict and that lenders see higher default risk on rentals. Because of that, a declined application at one lender says little about your deal.

Underwriters read net income on filed returns, not the gross payout screen. A busy listing can look thin on paper after expenses and depreciation. Platform payout history and bank deposits serve as corroboration.

How Underwriting Treats the Line, Step by Step

1. Eligibility screen. The lender confirms the property is non-owner-occupied and of an eligible type. Eligible types are single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. The lender also checks title and your overall exposure.

2. Equity test. Take the property’s value, multiply by the combined ceiling, then subtract everything already owed. Picture a rental where you owe 55% of its value. At a 70% CLTV ceiling on an investment property, the new line can reach about 15% of that value. The $500,000 line cap applies on top of that.

3. Borrower underwriting. Lenders look at credit, DTI, and income documents. On an investment line, 700 is the hard minimum, and DTI tops out at 50%. Credit above 700 buys no extra leverage here, because 720 and 700 both reach the same 70% ceiling.

4. Income documentation. Your returns show what the rental earned after expenses. Your statements and platform history back that up.

5. Valuation. An investment line is capped at $500,000, so it typically runs on an automated valuation rather than a full appraisal. You can still request a full appraisal. An automated valuation will not capture a recent rehab or a premium for short-term use, which matters if you improved the place.

6. Draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both periods and never converts to fixed.

The line can sit in first or second lien position, so a second lien behind your existing mortgage is a workable plan.

How Hosting Income Shows Up on Your Returns

How you report the rental changes where an underwriter finds the income. The University of Illinois Tax School describes short-term rentals as stays averaging under seven days. It says a rental moves to Schedule C when the owner provides substantial services or it is part of a trade or business.

EisnerAmper draws the same line. Properties averaging stays of 7 days or less with no substantial services are generally reported on Schedule E. Owners who provide substantial services report on Schedule C instead.

For a HELOC file, the takeaway is simple. Make sure your return, your payout history, and your bank deposits tell one consistent story. Tax treatment varies; consult a qualified professional.

HELOC or DSCR Cash-Out: Who Gets Underwritten?

Pick the product by deciding who you want the lender to underwrite. A HELOC qualifies you. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Investment HELOC DSCR Cash-Out
Who is underwritten You: credit, DTI, income The property’s rent
Max leverage 70% CLTV 70% on STR, 75% on standard rentals
Credit minimum 700 Often around 660; 640+ on STR
Title Individual or revocable trust Entity title, subject to program terms
Amount $25,000 to $500,000 Up to $3,000,000 on standard programs

DSCR stands for debt service coverage ratio. It divides the property’s monthly rent by its full monthly payment, meaning principal, interest, taxes, insurance, and any HOA dues. Many select programs start at 1.00 coverage, and stronger ratios open better terms and leverage. A separate select-lender path accepts coverage below 1.00, with leverage and terms adjusted.

On a DSCR short-term-rental file, a refinance typically leans on about 12 months of hosting history. A purchase uses a market-data projection or an appraiser’s short-term rental analysis. A conservative fallback is the long-term market rent from appraisal Form 1007 for a single-family home or Form 1025 for a 2-4 unit property. For the full mechanics, see the complete DSCR loans guide.

One caution applies to both products. Clearing 1.00 does not mean positive cash flow. The ratio compares rent to the payment only, so repairs, vacancy, management, utilities, and capital expenses sit outside it.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all loans on the property added together, divided by its value.

DSCR: The property’s monthly rent divided by its full monthly payment.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation on a property.

Draw period: The stretch of the line when you can borrow and pay interest only.

Automated valuation: A computer-generated property value used in place of a full appraisal.

Seasoning: The ownership time a lender wants before it will lend against a property.

Where the Rule Breaks

The general rule says an investment HELOC is simple if you have credit and equity. Several edge cases push files toward a different product.

LLC-held Airbnb. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on the network’s investment HELOC. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms. A revocable living trust is not a barrier.

A brand-new listing. A HELOC has little to read when no filed return shows the income. A DSCR purchase file can use a projection or appraiser analysis instead. A DSCR refinance leans on roughly a year of history.

A property you only recently bought. DSCR cash-out files commonly expect about 6 months of ownership before they will lend against the property.

Large portfolios. A borrower with more than 15 financed properties is not eligible for the HELOC. A DSCR loan reviews each property on its own rent.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered on the HELOC. DSCR programs in the network do not offer manufactured homes, log homes, or barndominiums either.

Location. The HELOC is available in 16 states, a narrower footprint than Lendmire’s DSCR programs, which cover 41 markets including Washington, D.C.

Rental legality. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

A recent rehab. If you renovated, an automated valuation may undercount the work. A full appraisal can be requested in any case.

What the Decision Looks Like

Run two tests before you apply anywhere. First, do you have enough equity under the ceiling? Second, does the lender you are approaching underwrite you or the property?

Strong personal income, a 700-plus score, and a personally titled or trust-held rental favor the HELOC. A property with strong hosting revenue, LLC title, or heavy portfolio leverage favors a DSCR cash-out.

NerdWallet points out that cash-out refinances are usually limited to 70% to 75% of the equity in an investment property. That is a market-wide figure. On Lendmire’s network, a DSCR cash-out reaches 70% on short-term-rental collateral and 75% on standard rentals.

Compare blended cost, not just the new line. A floating-price second lien layered over an existing first loan can change your overall borrowing cost in ways the headline terms hide.

How a Broker Finds the Right Fit

The best program for your situation depends on your property type, credit profile, leverage need, title, and documentation. Lendmire works with a network of wholesale lenders and matches a scenario to the program that fits it. That is different from walking into one bank and accepting its answer.

Prepare these before you ask for a comparison:

  • Filed returns showing the rental activity.
  • Platform payout history and matching bank deposits.
  • Your current mortgage balance and a realistic value estimate.
  • How the property is titled today.
  • Your credit report picture and total debts.

One note on honesty. Do not leave out that the property is a rental. Misstating occupancy is fraud, and it ends files that would have worked when disclosed.

Frequently Asked Questions

Can I use Airbnb income to qualify for a HELOC on a rental?

Only as net income that appears in your documents. A HELOC is underwritten on you: credit, DTI, documented income, and equity. If your hosting income appears on filed returns and your deposits match, it can support the file. Gross bookings alone do not carry weight.

Why do so many banks turn down investment-property lines?

Many lenders do not offer the product at all. As NerdWallet explains, lenders see rentals as higher default risk, so requirements are strict and vary by lender. A broker can shop several wholesale lenders instead of relying on one institution’s policy.

Can I get an investment HELOC if the Airbnb is in an LLC?

Not on the network’s HELOC, because LLCs cannot hold title on it. You can retitle to yourself or a revocable living trust, subject to your own legal advice, or look at a DSCR cash-out, which accepts entity ownership subject to program terms.

How much can I borrow against an investment property?

On the network’s investment HELOC, the ceiling is 70% CLTV, with lines from $25,000 to $500,000 and a 700 minimum credit score. A DSCR cash-out on short-term-rental collateral reaches 70%, and on standard rentals 75%. All figures are subject to lender guidelines and full file review.

Does a higher credit score raise my line on an investment property?

Not on this network. A 720 and a 700 reach the same 70% ceiling on an investment line. Credit above 700 does not buy more leverage there, though it can matter on other products.
