The Quick Read: A home equity line of credit does not defer payments. The feature that lowers your required payment is the interest-only draw period, and the lenders that offer it depend on your property type, credit profile, and combined leverage.
- Principal payments start only when that draw period ends.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit profile and a $500,000 maximum line.
- Primary residences and second homes follow different tables, and 90% CLTV exists only at a 720-or-better credit profile.
- LLCs cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
- A line suits a short, repayable need. A DSCR cash-out refinance suits long-term leverage on a rental.
What Does “Payment Deferment” Mean on a HELOC?
Strictly speaking, no HELOC pauses your payments. The closest thing is the interest-only draw period, which lowers the required payment for a set number of years. The balance does not shrink during that time.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Experian explains that interest-only and traditional HELOCs are often the same product, because most HELOCs do not require principal payments during the draw period. Benzinga, via Yahoo Finance, adds that the draw-period payment is usually interest-only, depending on the lender. It also notes that you can pay principal early if you choose.
A true payment skip or hardship deferral is a different thing. It is a servicer decision made after you already have the loan. It is not a feature you shop for at origination. The programs Lendmire places files with do not advertise a payment skip. If you want lower payments, the interest-only draw is the lever.
Market-wide, Experian reports that draw periods typically run five to 10 years, followed by a 20-year repayment period, and some lines end in a balloon payment. That describes the broader market. The network figures are narrower, and they are covered below.
Key Terms Defined
HELOC (home equity line of credit): A revolving credit line secured by a property. You borrow, repay, and borrow again up to a limit.
Draw period: The stretch when you can borrow from the line and owe only interest on the drawn balance.
Repayment period: The stretch after the draw ends, when you can no longer borrow and the payment includes principal.
CLTV (combined loan-to-value): All loans against the property, including the new line, divided by the property’s value.
Balloon payment: A lump sum due when the draw ends. The network structures below are fully amortizing, so they do not use one.
Vesting: The legal name that holds title to the property.
Forbearance: A temporary agreement with a servicer to reduce or pause payments. Interest typically still accrues.
DSCR (debt service coverage ratio): Monthly rent divided by the monthly PITIA (principal, interest, taxes, insurance, and any association dues). It measures whether the rent covers the payment.
How Does Underwriting Treat an Interest-Only Line?
A HELOC is underwritten on you, not on the rent. The lender looks at your credit, your debt load, and how much equity is left after the new line. Here is the sequence across the wholesale lenders in the network.
Step 1: Occupancy decides the table. Primary residence, second home, and investment property each have their own leverage ceiling and credit floor. The next section lays them out.
Step 2: Equity sets the line size. The lender adds the new line to existing liens, then caps the total at the CLTV for your credit tier. Lines run from $25,000 to $750,000, and only primary residences can exceed $500,000.
Step 3: Credit sets the tier. The program floor is 600 for a primary residence, while second homes floor at 640 and investment properties at 700. A single-bureau score is keyed to the primary wage earner. The credit report must be no more than 90 days old at closing, and no rescores are allowed. A bankruptcy needs 4 years of seasoning from discharge or dismissal.
Step 4: Debt-to-income is tested on the maximum draw. The maximum ratio is 50%, but profiles from 600 to 679 are held to 45%. Anyone above 45% therefore needs a 680 minimum credit profile. The interest-only payment is calculated on the full line, even if you plan to borrow less. Plan your numbers around the full line.
Step 5: Valuation follows line size. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may require a secondary valuation. Every line above $500,000 requires a full appraisal, and you can request one in any case.
Step 6: Draw at closing. At least 75% of the line is drawn at closing. That matters for deferment-minded borrowers, because you start paying interest on most of the line on day one. This is not a standby reserve you can leave untouched.
On both programs, pricing floats across the draw period and the repayment period and never converts to fixed, so the payment can move even while you owe interest only.
Which Structures Exist?
The network offers two draw structures. The 3-year draw structure has 3 years interest-only, then 17 years fully amortizing. The second is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Which structures you can use depends on occupancy. Every figure is subject to lender guidelines and full file review.
| Factor | Primary Residence | Second Home | Investment Property |
|---|---|---|---|
| Minimum credit | 600 | 640 | 700 |
| Top CLTV | 90% (720+ only) | 90% (720+ only) | 70% |
| Maximum line | $750,000 | $500,000 | $500,000 |
| Draw structures | 3-year or 5-year | 3-year or 5-year | 5-year only |
The top ceilings come with limits. On a primary residence, 90% CLTV requires a 720-or-better credit profile and a line up to $500,000. At 700 or better, a primary residence reaches 85% on lines up to $500,000, or 75% up to $750,000. On a second home, 90% also requires 720-plus, and 700-plus reaches 85%.
On an investment property, the ceiling is 70% CLTV at 700 or above, with no tier above it. That is the number to plan around if the collateral is a rental.
A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the 5-year draw structure), caps at 75% CLTV, and needs a full appraisal.
When your draw ends, the payment resets because the same balance now amortizes. On the 3-year draw structure, the balance amortizes over 17 years, so the step up is larger than on the 5-year structure. Experian notes that many borrowers find payments more than double once principal is added. Interest-only costs you less now and more in total interest over the life of the line.
Who Provides These Lines? (Provider Types, Not a Ranking)
The best provider for you depends on your property, credit profile, leverage need, and documentation. No honest list of the top five exists without knowing those facts. These are the four categories you will run into.
- Banks and credit unions. Many write primary-residence lines. Some write investment-property lines. Policies vary by institution.
- Home-equity specialists and fintech lenders. Each sets its own draw terms and property focus, so compare them lender by lender.
- Wholesale lines placed through a broker. A broker shops several wholesale lenders and matches the scenario to the program. This is how Lendmire works. It arranges the line and never lends it.
- Closed-end second liens and cash-out refinances. These are not lines at all. They give you a fixed amount and a set repayment schedule.
NerdWallet reports that an investment-property HELOC can be harder to get than one on a primary home, because lenders see higher default risk. It also says the pool of lenders may be smaller and the borrowing limit lower. That fits what a broker sees in program design. Investment lines carry a lower ceiling, a higher credit floor, and one draw structure only.
Where the General Rule Breaks
The general rule is that a HELOC is a simple interest-only credit line. These edge cases break it.
Title in an LLC. Fee simple or leasehold title must sit with you personally or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is already deeded to an LLC, you need a vesting change first, or you can use a DSCR cash-out instead, subject to program terms.
Ineligible property types. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned properties are not offered. Single-family homes, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. A 2-4 unit property is eligible, with a 640 minimum on the 5-year draw structure.
Portfolio size. A borrower is limited to three lines. Combined exposure across those lines caps at $2,000,000 on the 3-year draw structure and $750,000 on the 5-year draw structure. Lines run from $25,000 to $750,000, so on the 5-year structure a single line at the maximum uses the whole combined cap and leaves no room for a second line. A borrower with more than 15 financed properties is not eligible.
Housing history and foreclosure. Investment files season a foreclosure for 7 years and a deed-in-lieu, pre-foreclosure, or short sale for 4 years. On primary residences and second homes, the two programs treat foreclosure-family history differently. One program follows that same 7-year and 4-year seasoning path. The other declines foreclosure-family history entirely, regardless of age. Ask which program your file would fall under before you apply.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Availability. The HELOC programs are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.
Primary-home lines used for rentals. The CFPB’s HELOC brochure warns that selling the home generally requires paying off the line in full. It also says lenders can reduce the line if the home’s value falls, and that line terms can prohibit certain uses of the property. If you plan to borrow against your own home and put the money into a rental, read those terms first.
When Does a HELOC Fit, and When Does a DSCR Loan Fit?
A line fits a short, repayable need. Picture an investor with a lot of equity in a rental who needs bridge cash for a renovation and plans to repay it from a refinance. Interest-only payments keep the carrying cost low in the meantime. Because pricing floats, a rising payment should still fit your plan.
A line fits poorly when it funds a down payment you cannot repay. In that case you hold no equity in the new property and pay interest on all of your investment dollars. If the new purchase needs rent to cover both the mortgage and the line, the combined obligation is what you have to test.
A DSCR loan fits long-term leverage. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines, instead of your personal income.
Across the network, a DSCR cash-out refinance on a standard rental tops out around 75% LTV, and the common expectation is about 6 months of seasoning. Short-term-rental collateral caps at 70% on a cash-out. Most programs want a score around 660. A 620 floor exists in parts of the network, and 700-plus unlocks the strongest leverage tiers. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves vary by lender, leverage, and loan size, and are commonly around 6 months of PITIA.
Coverage of 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only, and repairs, vacancy, management, utilities, and capital expenses sit outside it.
Term options are also wider. The spine is the 30-year fixed. Extended terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them. That is how a DSCR loan can give you a lower required payment without a floating line. The complete DSCR loans guide walks through all of this.
Questions to Ask a Provider Before You Apply
Use this list on any HELOC provider, broker or not.
- Does this line allow an investment property as collateral, or only owner-occupied homes?
- What are the draw and repayment lengths, and is there a balloon payment?
- Does the pricing float, and does it ever convert to fixed?
- What share of the line must be drawn at closing?
- Is my debt-to-income tested on the full line or on what I draw?
- Can an LLC hold title, or do I need to vest in my own name?
- Does the lender require a full appraisal, or an automated valuation?
- What happens to the line if my home’s value drops?
Frequently Asked Questions
Can I pause or skip HELOC payments?
Not as a standard feature. The interest-only draw period lowers your required payment, but it does not stop it. A skip or hardship deferral is a separate arrangement with your servicer. Interest typically still accrues during forbearance.
Is an interest-only HELOC cheaper?
It is cheaper this month and more expensive over the full term. The principal does not fall during the draw, so you pay interest on the same balance longer. The payment also steps up when the repayment period begins. You can pay principal early to reduce that effect.
Can I get a HELOC on a rental property?
Sometimes. Through the network, an investment-property line requires a 700 credit profile, a ceiling of 70% CLTV, and a maximum line of $500,000, on the 5-year draw structure only. Title must be held personally or in a revocable living trust. Many banks restrict HELOCs to owner-occupied homes, so availability varies.
Does a HELOC count against a later DSCR loan?
It can affect the file. How a lender treats a second-lien payment depends on the program and its guidelines. A DSCR loan is tested on rent against PITIA, but reserves and overall exposure still matter. Confirm with the lender before you close the line.
Should I use a HELOC or a DSCR cash-out refinance?
Use a HELOC for a short, repayable need and a DSCR cash-out for long-term leverage on a rental. A cash-out gives you a fixed amount with a set structure. A line gives you revolving access with floating pricing. The right choice depends on your equity, credit, and plan.
