Top HELOC Providers to Fund Rehab in Stages

Top HELOC Providers to Fund Rehab in Stages

The Quick Read: A home equity line can fund a rehab one phase at a time, but which providers fit depends on the property that secures the line, how much equity it holds, your credit profile, and whether the lender accepts rental collateral at all.

  • On an investment property, the network’s ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000.
  • On a primary residence or second home, the ceiling reaches 90% CLTV, and only with a 720-or-better credit profile. Lines above $500,000 exist on primary residences only, run up to $750,000, require a 700 credit profile (720 on the longer-runway program), and cap at 75% CLTV.
  • At least 75% of the line is drawn at closing, so staged drawing is narrower than it sounds.
  • Pricing floats through the draw and repayment periods and never converts to fixed.
  • LLC-owned property cannot secure these lines. That is the sharpest difference from a DSCR loan.

What Does “Staged” Funding Actually Mean?

A HELOC is a revolving line secured by equity. You borrow against the gap between a property’s value and what is owed on it. Combined loan-to-value (CLTV) counts the first mortgage plus the new line, divided by the value.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

For a rehab, the appeal is simple. Contractors bill in phases, such as demolition, rough systems, and finishes. A revolving line lets you pull cash for each invoice instead of borrowing the full budget up front. During the draw period, many plans only require interest on the balance you have used.

That is the textbook picture. The network’s programs add a wrinkle that changes how you plan, covered below.

Which Providers Write These Lines, and How Should You Choose?

Which lenders fit depends on your situation: the collateral, your credit tier, and how you hold title. Broad market surveys show a small pool for investment property. NerdWallet notes that lenders see higher default risk on rentals, may require multiple appraisals, and sometimes restrict the product by location or by whether the home is rented all year. It also reports a typical credit score of 720 or higher and a maximum LTV of 80%, with many lenders setting thresholds below 70%. On Lendmire’s network, an investment-property line tops out at 70% CLTV with a 700 minimum score.

A broker changes the search. One bank or credit union has one set of overlays. A broker places the file with wholesale lenders whose programs fit the collateral, the credit tier, and the title structure. The choosing criteria below matter more than any company name.

1. Occupancy of the collateral. Primary, second-home, and investment lines carry different ceilings.

2. Title and vesting. The borrower must hold the property personally or in a revocable living trust.

3. Draw structure. The draw and repayment lengths differ by program.

4. Valuation. Smaller lines usually use automated valuation, and larger ones require a full appraisal.

5. Availability. HELOC placement runs in 16 full-service states, a narrower footprint than the DSCR platform.

How Does Underwriting Treat a Rehab Line? Step by Step

Step 1: Pick the collateral. The line rarely sits on the gut-rehab property itself. Most investors secure it with a primary home, a second home, or a stabilized rental they already own. The proceeds then pay for work on the project property.

Step 2: Qualify the borrower. Lenders review credit, equity, and debt-to-income. Maximum DTI is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% needs at least a 680 score. The payment used to qualify is the interest-only payment on the maximum draw. A DSCR loan works differently, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Step 3: Set the value. Lines at or below $500,000 ordinarily use automated valuation, with no traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower may request a full appraisal in any case. Every line above $500,000 requires one.

Step 4: Apply the CLTV tier. The credit score sets how much of the equity the line can reach.

Step 5: Draw and pay contractors. After closing, further draws are available, and on the 5-year-draw program the minimum subsequent draw is $1,000.

Step 6: Exit before repayment starts. This step gets planned first, not last, and it has its own section below.

Where Do the Ceilings Land by Occupancy?

The ceiling depends on the occupancy of the collateral, so no single number describes the product. Each line below is subject to lender guidelines and full file review.

Collateral Max CLTV Credit and size notes
Investment property 70% 700+ score; up to $500,000
Second home 90% Only at 720+; up to $500,000
Primary residence 90% Only at 720+; up to $500,000
Primary, larger line 75% 700+ (720 on the longer-runway program); up to $750,000

Lower credit tiers step the ceiling down. A primary residence at 660 reaches 85% CLTV up to $500,000, and at 640 it reaches 80%. Credit floors differ by occupancy: a second home floors at 640 credit, an investment line at 700, and a primary residence at 600. The tiers below 640 therefore apply to primary residences only, while second homes step down no further than 640 and investment lines no further than 700.

A line above $500,000 is available on primary residences only, up to the $750,000 maximum. Its credit requirement is 700 or better (720 on the 5-year-draw program), and it caps at 75% CLTV with a full appraisal.

Two Draw Structures, and the Catch Inside Both

Wholesale lenders in the network offer two structures on primary residences and second homes. The 3-year-draw program pairs three years of interest-only draw with a 17-year fully amortizing repayment. Investment lines use the 5-year-draw structure only.

Here is the catch for staged rehab. On both programs, at least 75% of the line is drawn at closing. Only the remainder, up to about a quarter of the line, stays available for later phases. Pricing also floats across the draw and repayment periods and never converts to fixed.

So the line behaves more like a mostly funded second mortgage with a small revolving reserve. If your plan assumes borrowing nothing until each invoice arrives, this product only partly matches it. Two adjustments help:

  • Size the line to the first phases of work, then plan the remaining phases around the undrawn portion or other cash.
  • Open the line close to the start of construction, so the drawn balance does not sit idle.

If staged flexibility matters more than leverage, a lender-by-lender comparison makes sense. Some programs outside this network fit that need better.

Where the General Rule Breaks

LLC-held rentals. These lines require title in the individual borrower’s name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.

Heavy rehab. A HELOC is not a construction draw loan. No inspector releases funds against completed work, and the line is sized on current equity and the borrower’s profile, not the after-repair value. A deep gut project with an uncertain scope is a poor fit for a fixed credit line.

Rehab-then-sell plans. In several states, a property listed for sale, or listed within the past 60 days, is ineligible. A flip-style exit therefore needs a closer look at the collateral choice. Lendmire’s piece Top Investment Property HELOC Providers to Fund a Rehab Between Purchase and Sale covers that timing.

Large portfolios. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw program and $750,000 on the 5-year-draw program. A borrower with more than 15 financed properties is not eligible.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned property are not offered.

Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal on both programs. Foreclosure-family history splits by program. One seasons a foreclosure at seven years and a deed-in-lieu, pre-foreclosure, or short sale at four. The other declines the history regardless of age.

What Happens When the Draw Period Ends?

The draw period ends, and repayment begins. The CFPB explains that borrowing stops at that point, payments often rise significantly, and some plans can demand the full balance. The agency’s HELOC brochure adds that interest-only draw payments put nothing toward principal.

On this network, the 5-year-draw structure leaves a longer runway than the 3-year draw with its 17-year repayment. A rehab that stalls for permits or contractor delays can still outlast a shorter schedule. The exit plan should assume the work runs late.

Exit Options: DSCR Cash-Out and the Rest

A rehab exit usually takes one of three forms: a sale, a payoff from other funds, or a refinance after the property is leased. The refinance path is where DSCR enters. A DSCR cash-out refinance can retire the line once the unit is rented and the file shows seasoning, with the network commonly looking for about six months and topping out around 75% LTV. Lendmire arranges DSCR programs in 41 markets, including Washington, D.C. Details are in the complete DSCR loans guide.

Two cautions apply. Many programs start at a 1.00 coverage ratio, and stronger ratios open better terms. Clearing 1.00 is also not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation. Select lenders in the network go below 1.00, with leverage and terms adjusted.

A floating second lien paired with a low-cost first mortgage can cost more than a single cash-out refinance.

A Decision Path by Property and Scope

Run the file through these questions in order.

1. Is the property held in an LLC? If yes, a HELOC is off the table without a vesting change. A DSCR cash-out on an already-stabilized rental may fit better.

2. Do you own a primary residence or second home with equity? A line on it can reach 90% CLTV only at 720+ credit and varies by tier. The spending still goes to the rehab.

3. Does a stabilized rental hold the equity? An investment line works up to 70% CLTV with a 700 minimum score. Confirm whether the lender serves non-owner-occupied collateral.

4. Is the scope uncertain or heavy? A purpose-built renovation or bridge product, or cash, may match the risk better than a fixed line.

5. Is the exit refinance clear? If the unit will lease at a level that supports a DSCR cash-out, the line works as a bridge. If not, the repayment period becomes the main risk.

Key Terms Defined

CLTV: Combined loan-to-value, which adds the first mortgage and the line, then divides by the property’s value.

Draw period: The window in which you can borrow from the line, which on this network runs 3 or 5 years depending on the program.

Repayment period: The stretch after the draw period when principal comes due on a fully amortizing schedule.

Interest-only draw: A payment structure in which you pay interest on the balance and nothing toward principal.

Vesting: The legal form in which a borrower holds title, such as an individual or a revocable trust.

Frequently Asked Questions

Can a HELOC on a rental fund the rehab of a different property?

Yes, if the lender serves non-owner-occupied collateral and the borrower holds title personally or in a revocable trust. On this network, an investment line reaches 70% CLTV with a 700 minimum score and a maximum line of $500,000. The proceeds can go to the rehab project, subject to lender guidelines.

How much of the line can I draw after closing?

Up to about a quarter of it. At least 75% of the line is drawn at closing on both programs, and the remainder is available for later draws. On the 5-year-draw program, the minimum subsequent draw is $1,000.

Can an LLC borrow on a HELOC?

No. Title must sit with the individual borrower or an inter vivos revocable living trust.

Does a DSCR loan fund a rehab?

Not as a draw schedule. A standard DSCR loan sizes on rent coverage and generally does not release funds in phases. Investors typically fund the work with a line, a bridge product, or cash, then refinance into a DSCR loan after the unit is leased.

Which states can place these lines?

Lendmire places these lines in its 16 full-service states. Availability and program terms are confirmed at the file level.
