Top HELOC Providers When You Need Fast Access to Cash

Top HELOC Providers When You Need Fast Access to Cash

The Quick Read: The best provider is the one whose guidelines match your property, your title, your credit profile, and the equity you have left after your first mortgage, and that fit matters more than any brand name. Lendmire is a mortgage broker, so it does not rank or name lenders. It shops a network of wholesale HELOC lenders and matches your file to the program that fits.

  • Equity decides the size of the line. On an investment property, the network ceiling is 70% combined loan-to-value (CLTV).
  • Investment-property lines start at a 700 credit score and cap at a $500,000 line.
  • Lines at or below $500,000 ordinarily use an automated valuation instead of a full appraisal.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title.
  • Draw-period payments are interest-only. The payment steps up when repayment begins. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Why Investors Reach for a Home Equity Line

A home equity line of credit (HELOC) lets you borrow against the value you have built in a property. You draw what you need, repay, and draw again. Investors use one for a down payment on the next rental, a rehab budget, or a cash cushion. Experian describes the appeal as ready cash when a property hits the market or a contractor offers a discount for paying upfront.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the catch. Both NerdWallet and Experian note that not every lender offers one, and the requirements run strict. So the useful question is not who is fastest. It is who writes your kind of file at all.

What “Top Provider” Really Means for Your File

A top provider is a lender whose rules fit your scenario. A lender with a great reputation is a poor choice if its guidelines exclude your property or your title.

Those rules differ in four places:

  • Property type. Some lenders take condominiums, including non-warrantable ones. Others do not.
  • Title. Most lenders want an individual or a revocable trust on title.
  • Credit tiers. Each lender sets its own score floors and leverage steps.
  • Valuation method. Some lines run on an automated valuation. Others need a full appraisal.

A broker earns its keep here. One lender’s no is often another lender’s yes, and a broker can compare several sets of guidelines before you apply anywhere. You still apply once, and the lender reviews the file. The best program for your situation depends on these four items, not on a ranking.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property value. A 70% CLTV means all liens together equal 70% of value.

Draw period: The stretch when you can borrow from the line. Payments are usually interest-only.

Repayment period: The stretch after the draw ends, when the balance amortizes and you can no longer borrow.

Second lien: A loan that sits behind your first mortgage. If you default, the first lender is paid first.

Vesting: How title is held, such as in your own name, in a trust, or in an LLC.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment. Lenders use it on investor loans that qualify primarily on property-level rental income, subject to lender guidelines.

How Underwriting Treats a Line on a Rental, Step by Step

Step 1: Equity. The lender takes the property value, applies a CLTV ceiling, and subtracts what you owe. What remains is the most you can borrow. On an investment property, the network ceiling is 70% CLTV.

Step 2: Credit. A score of 700 is the program minimum for an investment line. The network uses a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.

Step 3: Debt-to-income (DTI). This is the part that surprises investors. A bank-style line looks at you personally. The maximum DTI is 50%, and a ratio above 45% requires a score of at least 680, so on an investment line, where the floor is 700, the 50% limit is the one that applies. The payment is calculated on the interest-only amount for the maximum draw, so a large line weighs heavily.

Step 4: Valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may call for a second valuation. NerdWallet notes that multiple appraisals may be required to confirm value on investment properties.

Step 5: Title and property review. The lender checks vesting, liens, and property eligibility.

Step 6: Draw and repayment. You close, draw, and eventually enter repayment. The terms of that change are set in the contract.

The Ceilings Differ by Occupancy

The ceiling depends on how you use the property. Do not apply a primary-home number to a rental.

Occupancy Max CLTV Credit needed Max line
Investment property 70% 700 minimum $500,000
Second home Up to 90% 720+ for 90% $500,000
Primary residence Up to 90% 720+ for 90% $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

The 90% ceiling exists only at a 720 credit profile, and only on a second home or primary residence. A primary-residence line above $500,000 caps at 75% CLTV and needs a full appraisal. Lower credit tiers step down from there. Every figure is subject to lender guidelines and full file review.

Market surveys paint a different picture for the broader market. On the network Lendmire places files with, an investment-property line is 70% CLTV with a 700 minimum. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

How the Draw Structures Work

Lendmire places lines through select wholesale lending partners, and each partner’s terms apply only within its own program. Two draw structures exist across them, and the investment lines use only one of them.

  • Three-year draw: three years of interest-only payments, then a 17-year fully amortizing repayment. It is available on primary residences and second homes.
  • Five-year draw (the longer-runway program): five years interest-only, then a 25-year repayment. It is available on primary residences and second homes, and it is the only structure for investment lines.

In Tennessee both structures shorten (3-year draw with a 12-year repayment, or 5-year draw with a 10-year repayment).

Three more features set these lines apart from a classic bank HELOC:

  • Initial draw. At least 75% of the line is drawn at closing.
  • Subsequent draws. The longer-runway program states a $1,000 minimum after closing, with a $4,000 minimum in Texas.
  • Pricing. It floats across both the draw and repayment periods. It never converts to fixed.

The lien position can be first or second. It is a standalone line, so you do not need to keep an existing mortgage in place.

The Payment Step-Up

Plan for the end of the draw period from the first day. The CFPB explains that when the borrowing window closes, the repayment period begins and payments are often significantly higher. Because pricing floats on these lines, the payment can also move while you hold it. Experian notes that some lines elsewhere in the market carry a balloon payment, with the whole balance due when the draw ends. Read the contract for the draw length, the repayment length, and any balloon term before you sign.

The line is secured by the property. Experian points out that missed payments can lead to foreclosure on the investment property.

What Sets the Pace (and What You Control)

Speed on a HELOC is not one number. It depends on the valuation method, title work, and underwriting, and no honest source publishes a reliable timeline. Approval and funding are also two different events. A lender can approve a file well before cash reaches you.

You control more of this than you think. Get these ready before you apply:

  • Your most recent mortgage statement showing the current first-lien balance.
  • Proof of how title is held, and a trust certificate if a trust is involved.
  • Documentation for your income and debts, since DTI is part of the review.
  • A list of every financed property you own, because housing history applies across all of them.
  • Leases or rent information for the property, if the lender asks.

Sizing also affects timing. Keeping a line at or below $500,000 avoids the full appraisal that larger lines require, which removes one common source of delay. That is a reason to size the line to what you need rather than to the maximum.

Where the General Rule Breaks

Title in an LLC. This is the sharpest difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. If your rental already sits in an LLC, you need a vesting change first, or a DSCR cash-out refinance instead.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos. A 2-4 unit property needs a 640 minimum on the longer-runway program. Modular factory-built homes are eligible on that program only.

Credit events. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure needs seven years, and a deed-in-lieu, pre-foreclosure, or short sale needs four.

Portfolio size. A borrower can hold three lines at most. A borrower with more than 15 financed properties is not eligible.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

State quirks. The occupancy table’s “up to 90%” for a primary residence does not hold in Texas, where a primary residence is a homestead and caps at 80% combined loan-to-value. Texas second homes and investment properties follow the standard tables. New Mexico and Ohio apply a CLTV cap that depends on the credit profile.

Availability. HELOC placements run only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

A Worked Example in Percentages

Say you own a rental worth a round number and carry a first mortgage equal to 50% of its value. The investment ceiling is 70% CLTV. That leaves room for a line equal to up to 20% of the property’s value, subject to the $500,000 cap and the lender’s review.

Now change one input. Your first mortgage equals 65% of value. Only 5% of value remains under the ceiling, and the program’s $25,000 minimum line may make the deal unworkable. Equity left after the first lien decides the outcome, not the headline CLTV number.

Credit works the same way. A 700 score qualifies you for the investment tier. It does not raise the ceiling above 70%.

When a HELOC Is the Wrong Tool

A line is a revolving tool with a payment reset built in. A cash-out refinance is a lump sum that replaces your first mortgage. Pick by what you need, not by what sounds faster.

If your property sits in an LLC, if you need more than $500,000, or if bank-style DTI is the obstacle, look at a DSCR cash-out refinance instead. That product is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Across the network, cash-out refinance tops out around 75% LTV, and about 6 months of seasoning is the common expectation. Coverage of 1.00 is where select programs start. A separate path through select lenders takes coverage below 1.00 with leverage and terms adjusted. LLC vesting is available subject to lender program eligibility. For the full picture, see the complete DSCR loans guide.

Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the monthly property payment only. Repairs, vacancy, management, and utilities sit outside it.

Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.

If You Are Declined

A decline is information about fit, not a verdict on you. Look at the cause:

  • Thin equity: wait for more paydown, or ask for a smaller line.
  • Credit below 700 on an investment property: a primary-residence or second-home line may fit at lower tiers, if that is the property you own.
  • LLC title: change the vesting, or move to a DSCR cash-out.
  • DTI too high: a rent-qualified structure reads the property instead of your personal income.

A broker can re-route the same file to a different program in the network.

Frequently Asked Questions

Does a HELOC on an investment property need an appraisal?

Not always. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal, though a higher CLTV may call for a second valuation. Every line above $500,000 needs a full appraisal. You can also request one on any line.

Can I borrow against a rental I own through an LLC?

Not with these lines. LLCs and several trust types cannot hold title. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance, which can accommodate LLC vesting subject to lender program eligibility.

How much can I borrow on a rental versus my home?

A rental line caps at 70% CLTV and $500,000. A primary residence can reach 90% CLTV with a 720-or-better profile, up to $500,000, and primary-residence lines can run to $750,000 at lower CLTV. Each figure is subject to lender guidelines and full file review.

Why do payments jump later?

Draw-period payments are interest-only. When repayment begins, the balance amortizes over the remaining term, so payments rise. Pricing on these lines also floats, so the payment can move during either period.

Will one lender work for every property I own?

No. Programs differ on property type, title, credit tiers, and valuation method. A broker comparing several wholesale lenders can match each property to the program that fits.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote. Qualification is subject to lender guidelines and is not a commitment to lend.

Equity is the one input you can build before you ever apply, and every dollar of paydown on your first mortgage widens the line a lender can offer.
