Top DSCR HELOC Providers for a BRRRR Strategy

Top DSCR HELOC Providers for a BRRRR Strategy

The Quick Read: A DSCR HELOC is a revolving line on a rental you already own, qualified primarily on that rental’s income. It funds the buy-and-rehab stage of a BRRRR until a DSCR cash-out refinance pays it off. Which program fits depends on the property, the rent and your credit.

  • The line sits on a rental you already hold, as a standalone second lien behind your first mortgage or a first lien on a rental with no mortgage.
  • The rent qualifies the line at a minimum 1.10x coverage on a stress payment over the whole credit limit. You provide no tax returns, W-2s or personal debt-to-income ratio.
  • Through select programs, a second lien reaches 70% combined loan-to-value (CLTV) on a non-owner-occupied rental at a 720 score or better, on lines of $50,000 to $500,000, subject to underwriting.
  • The exit is a DSCR cash-out refinance. Run that math before you draw a dollar.

Why a Ranked List of Providers Doesn’t Exist

Property type, credit tier, existing mortgage, how the rental is titled and how much equity you hold all change which lenders can write the line, so no single ranking fits every borrower.

Lendmire is a mortgage broker. It places these lines through a network of wholesale lenders and matches the scenario to the program. It is not a lender, and this page names none, because any list of names would ignore your file.

So here is what a shortlist looks like in practice. Rank programs by five things:

  • Lien position. Do you keep a first mortgage (second lien) or own the rental free and clear (first lien)?
  • Title. Can the rental stay in your LLC?
  • Property type. Is it a single-family, small multifamily, condo or something excluded?
  • Leverage. What CLTV or LTV does your credit tier allow?
  • Exit. Can the rehabbed property’s rent cover a DSCR cash-out refinance at the full cash-out you need?

A broker earns its keep on that fifth point. The best program for your situation is the one whose line size and terms fit the refinance you will actually run.

What a DSCR HELOC Actually Is

A DSCR HELOC is a home equity line on a non-owner-occupied one-to-four-unit rental, qualified on the property’s rent instead of your personal income. It is a revolving line, so you borrow, repay and borrow again within the limits of the draw period.

Most home equity lines are underwritten on the person: credit, debt-to-income and equity. NerdWallet notes that not all lenders offer a HELOC on investment property, that requirements are strict and that availability is limited. It also points to cash-out refinancing as the usual alternative when a bank says no.

That scarcity is the gap this product fills. The line is a standalone second lien behind a first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never closed together with a purchase. It is never a third lien. It is never a line on your own home.

Vesting in your LLC is allowed, subject to lender program eligibility. The members sign as guarantors. Lenders that write personal-income lines often want title in your own name, so this is a real difference for investors holding rentals in an entity.

Don’t confuse it with a DSCR loan. DSCR stands for debt service coverage ratio: the rent divided by the payment it has to cover. A DSCR loan is a term loan, usually a cash-out refinance. The DSCR HELOC borrows the same rent-based test for a revolving line. Lendmire’s complete DSCR loans guide covers the term-loan side in full.

How the Rent Test Works, Step by Step

Underwriting asks one question: does the rent cover a stress payment on the whole line? The test uses the full credit limit, not what you draw. Here is the sequence.

1. Set the qualifying payment. The lender takes a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is a stress payment. It is higher than what you will actually owe in the interest-only years.

2. Set the rent used for lender review. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser’s market rent comes from the rent schedule form (Form 1007).

3. Divide. Gross monthly rent divided by the qualifying payment must reach at least 1.10x.

4. Check the property. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.

5. Check the borrower. The credit tier sets leverage. Mortgage history needs no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Two details trip people up. The qualifying payment is principal and interest on the full line, so taxes and insurance are not inside it. And on a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

The arithmetic here is illustrative. The lender’s calculation controls.

Leverage Tiers and Line Rules

Leverage depends on your lien position and credit score. These figures are ceilings through select programs, subject to underwriting, not offers.

Second lien (you keep the first mortgage). CLTV means the first mortgage balance plus the new line, divided by value. On a non-owner-occupied rental, the ceiling is 70% CLTV at 720 or better, on lines up to $500,000. Below 720, this program has no second-lien option.

First lien (the rental has no mortgage). LTV is the line divided by value. On a non-owner-occupied rental, lines up to $500,000 reach 75% LTV at 740 or better and 70% LTV from 700 to 739. Lines above $500,000, up to $1,000,000, are capped at 65% LTV at 720 or better. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Here is how the line behaves:

  • Lines start at $50,000.
  • At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing.
  • Later draws are at least $5,000 each.
  • The draw period is 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity.
  • The rate is variable.
  • No reserves and no cash to close are required.
  • Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

That 80% closing draw matters for BRRRR. You start paying interest on most of the line immediately. Size the line to the deal, not to the largest number the equity allows.

Lendmire arranges this line in 15 of its 16 licensed states, every licensed state except Tennessee.

Where the Line Sits in a BRRRR

BRRRR stands for buy, rehab, rent, refinance, repeat. The goal is to pull your invested capital back out and reuse it. The line is temporary capital for the first half of that loop.

Buy and rehab. The line sits on a rental you already own. You draw against it to buy the next property, often with cash, and to pay for the work. Cash offers can read stronger to sellers, which is a large part of the appeal.

Rent. Your rehabbed property needs a lease, proof of the first month’s rent and deposit evidence. A delayed lease-up weakens the exit file.

Refinance. A DSCR cash-out refinance on the rehabbed property pays off the line balance, plus closing costs, and leaves you the difference.

Repeat. Because the line is revolving, repaying the balance restores borrowing room, subject to the draw rules above and the lender’s terms. Repaying from refinance proceeds is what makes the loop reusable.

The refinance is where deals break. The new loan is tested on its own size and its own payment. A bigger cash-out means a bigger payment and a lower coverage ratio. The appraisal sets the loan size, using Form 1007 on a single-family rental or Form 1025 on small multifamily.

A Worked Example (Ratios, Not Dollars)

These inputs are modeled assumptions, not market facts. Picture an investor who owns a rental with a first mortgage to keep, so the second-lien case applies.

The mortgage sits at about half of the property’s value. The investor’s score is 720 or better.

The ceiling is 70% CLTV, so the line can add up to roughly 20% of value, subject to underwriting and the $50,000 minimum. Qualification then runs on the rent against the stress payment on that whole line. You need at least 1.10x.

Now run the exit before you buy. The rehabbed property needs to clear its own DSCR at the full cash-out you want. Say it reaches about 1.2x at that cash-out. The refinance can repay the line and return your cash.

Say instead it lands near 1.0x. The lender may cut the loan amount, which shrinks the cash-out, and your line balance may not be fully covered.

To test this, work backward from the payoff. Add closing costs to it, then compare that total with what the lender will actually advance.

Can You Use It on the Property You’re Rehabbing?

Usually not at the start. Two six-month clocks run on this line, and they are what keep it off a property you just bought.

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

So a fresh purchase is not the collateral. The line sits on a seasoned rental, and that rental’s equity funds the next deal. If your rehab runs long, the finished property might become eligible later, but plan on the exit refinance rather than a second line.

Seasoning is a waiting period between two events. Lenders on the DSCR cash-out side set their own waiting periods, so check the exit program’s clock too.

Provider Types Compared

You are choosing among types of capital, not brand names. This table compares the structures.

Capital type Reviewed on LLC title BRRRR role
Bank or credit union line Personal income and DTI Often personal name Bridge, if offered
DSCR HELOC Rent and the lease Allowed Bridge on a seasoned rental
DSCR cash-out refinance Rent against new payment Common The exit
Hard-money or bridge loan The deal and the exit Common Short-term purchase and rehab

The bank line is cheap and flexible when you can find one, but it is personally underwritten and every line adds to your debt-to-income and credit footprint. A DSCR HELOC trades that for property-rent-based lender review and entity-friendly title. Lendmire’s article on HELOC providers for BRRRR investors compares the personal-income route in more detail.

Where the Rules Break

The general rule is a line on a seasoned rental, repaid by a DSCR refinance. These are the edges.

A lien already on the property. A first lien exists only on a rental with no mortgage. A second lien sits behind a first mortgage you keep. A hard-money or bridge lien on the same property has to be handled before the line can go on, and a third lien is not available.

Excluded property. Rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, commercial and agricultural property are all outside this program. So is a property listed for sale in the prior 2 months, or one with a solar lien. Single-family, PUD, townhome, two-to-four-unit and condominium properties are eligible, with lots up to 10 acres.

Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. A declining-market flag also lowers the ceiling 5 points.

Borrower limits. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Draw clock. Lines end their draw periods, and payments can jump afterward. The Consumer Financial Protection Bureau’s HELOC explainer describes how payments often rise in repayment and how, in some plans, the whole balance can come due. On this program the draw period is 5 years, so schedule the refinance well before it ends.

An appraisal that comes in short. A payoff-only refinance, with cash-out later, is a fallback. It means a second set of closing costs.

Delayed financing. This is a cash-buyer exception that can waive seasoning but caps the payout near documented cost. Bridge or hard-money purchases generally don’t fit, and DSCR policy on it is lender-set. Don’t plan around it.

Multiple lines. Equity does not pool across rentals. Each line is secured by one property.

How to Vet a Program

Ask any broker or lender these questions before you commit to a line:

  • Which lien position does this line take, and what is the combined leverage ceiling for my credit tier?
  • Does the qualifying payment cover the full credit limit or only what I draw?
  • How does the lender treat the first-mortgage payment on a second lien?
  • Is my property type eligible, and does an LLC on title work?
  • What valuation does the line size require?
  • What are the draw minimums, and what is drawn at closing?
  • When does the draw period end, and what is the repayment period?
  • Which exit program will take me out, and what seasoning does it require?

The rate and the pricing terms come with the lender’s disclosures. Compare them there, alongside the structure.

A line you can draw but can’t refinance out of is only debt. Match the exit before the entry.

Key Terms Defined

DSCR (debt service coverage ratio): The rental’s gross monthly rent divided by the payment it must cover.

CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value.

Stress payment: A higher test payment, here on the full credit limit, used to qualify the line, not the payment you actually make.

Draw period: The stretch when you can borrow and repay on the line before repayment begins.

Seasoning: The waiting period between two events, such as buying a property and borrowing against it.

ARV (after-repair value): What the property should appraise for once the rehab is done.

Lien position: Your place in line to be repaid. A first lien is paid before a second.

Frequently Asked Questions

How long do I have to wait before the line can go on a rental?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A property you are still rehabbing from a recent purchase generally won’t qualify as the collateral. Use a seasoned rental instead.

Does an open line count as reserves for my refinance?

Usually not. A DSCR lender that asks for reserves generally wants seasoned cash in your own accounts. An undrawn line is permission to borrow, not money, and lenders also trace borrowed down-payment dollars. This HELOC itself requires no reserves, but the exit program’s rules are set separately.

What if the refinance appraises short and can’t repay the line?

A payoff-only refinance, with cash-out later, is the fallback. You pay closing costs twice. The cleaner protection is to test the exit at the full target cash-out before you buy, using conservative ARV.

Can I use this line on my own home to fund a BRRRR?

No. This line is for non-owner-occupied rentals only. It is never written on your own home or a second home. A primary-residence HELOC is a different, owner-occupied product, and it puts your home behind a business plan.

Is it available everywhere?

No. Lendmire arranges it in 15 of its 16 licensed states, every licensed state except Tennessee. Programs change, and every file is underwritten individually.
