Top DSCR HELOC Providers to Fund a Rental Property Remodel

Top DSCR HELOC Providers to Fund a Rental Property Remodel

The Quick Read: There is no single top DSCR HELOC provider for a rental remodel, because each lender applies its own overlays and your file either fits them or it doesn’t. Lendmire, a broker, matches your rental’s rent, equity, and credit to a program, subject to lender guidelines.

  • A DSCR HELOC qualifies primarily on the rental’s income covering the payment, and it suits light-to-moderate work on a leased rental, not a vacant gut rehab.
  • Coverage starts at a 1.10x ratio, tested on a stress payment for the entire credit limit, whether drawn or not.
  • At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000, so size the line to the remodel budget rather than the maximum available.
  • Lenders size the line on today’s value, not the after-repair value, and a rent increase counts only once a signed lease or appraisal documents it.
  • The program is available in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, subject to underwriting.

A DSCR HELOC is a revolving line of credit on a rental, qualified primarily on property-level rental income covering the payment, subject to lender guidelines. It does not suit a vacant gut rehab.

  • The line is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage.
  • Lines start at $50,000, and later draws are at least $5,000 each.
  • The rate is variable, with a 5-year interest-only draw period followed by a 25-year repayment period.

Why There Is No Honest Top-Ten List

A ranking would mislead you. Each lender in the network writes this line with its own overlays, and your file either fits those overlays or it does not. A provider that suits a leased duplex held in an LLC may be wrong for a condo or a rental you bought last quarter.

Lendmire is a mortgage broker, not a lender. It places DSCR HELOC files with wholesale lenders in its network and matches the scenario to the program. The best program for your situation turns on property type, credit profile, how much leverage you need, and the lien position you can offer.

Providers fall into a few types. Each type solves a different remodel problem.

Provider type What it fits Watch for
Broker with wholesale network Matching one file to several programs Lender overlays differ by file
Big banks and depository lenders Owners with strong personal income Fewer offer lines on rentals
DSCR-focused lenders Rent-qualified lines and loans Product mix varies by lender
Rehab and bridge lenders Vacant or gut-rehab projects Short-term, project-based structure

NerdWallet notes that fewer lenders offer a HELOC on an investment property, and that requirements can be strict, with multiple appraisals possible. That thin pool is why a rent-qualified line exists as its own niche. The label “DSCR HELOC” is a market name, not a formal product class, so terms differ from lender to lender.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving line secured by a non-owner-occupied rental of one to four units. DSCR stands for debt service coverage ratio. It measures whether the rent covers the debt payment. For a fuller grounding, Lendmire’s complete DSCR loans guide covers the concept across every product.

The line comes in two shapes:

  • Second lien. It sits behind the first mortgage you keep. Your first mortgage stays untouched, which matters if its terms are good.
  • First lien. It sits alone on a rental that has no mortgage.

It is never closed together with a purchase, never a third lien, and never a line on your own home or a second home. A HELOC on your primary residence is a different, owner-occupied product. It also puts your own house behind a rental project.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The line is reviewed on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. Your LLC can hold title on investment property, subject to program terms. The members sign as guarantors. The borrowers on the line need not be the borrowers on the first mortgage.

The rent, the lease, your credit report and the valuation are all documented. The file is lighter on personal paperwork, not undocumented.

How Underwriting Treats a Remodel, Step by Step

The underwriter never asks what the remodel will add. The file is judged on the rental as it stands today. Here is the sequence.

1. Property check. Eligible types include single-family homes, PUDs, townhomes, two-to-four-unit properties, and warrantable and non-warrantable condos, plus lots up to 10 acres. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use property and a property with a solar lien are outside this lane. So is a property listed for sale in the prior 2 months.

2. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

3. Rent. A lease must be in place. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A two-to-four-unit property may have at most 1 vacant unit.

4. Coverage test. Gross monthly rent divided by the qualifying payment must reach at least 1.10x. The qualifying payment is principal and interest on the entire credit limit, fully amortizing, at the start rate plus 2 percentage points. Taxes and insurance are not part of it.

5. Credit and history. The credit floor depends on lien position: 720 on a second lien and 700 on a first lien. A first lien exists only on a rental with no mortgage, and a first-lien line above $500,000 is capped at 65% LTV and needs a 720 score or better. The lender needs no 30-day mortgage late in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

6. Valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.

No reserves and no cash to close are required. Each borrower is capped at 5 loans or $2,500,000 with the program. Foreign nationals and ITIN borrowers are not eligible, and all of this is subject to underwriting.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. That treatment is the lender’s call, and it can change the result.

Leverage Tiers: How Much Line the Equity Supports

Leverage is capped by lien position, credit score and line size. These are ceilings, not offers.

  • Second lien: up to 70% combined loan-to-value (CLTV) at a 720 score or better, on lines from $50,000 up to $500,000. CLTV means the first mortgage balance plus the new line, divided by the property’s value. Below 720 there is no second-lien tier.
  • First lien, lines to $500,000: up to 75% loan-to-value (LTV) at 740 or better, and 70% LTV from 700 to 739.
  • First lien, lines above $500,000: 65% LTV at 720 or better, with lines running to $1,000,000. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A first lien exists only on a rental with no mortgage. If you keep a first mortgage, you can take a second lien only, and that tier starts at 720.

A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. These tiers apply to every eligible property type, including condos.

Draw Rules: The Part That Surprises Remodelers

Many investors picture a line that releases money as the contractor sends invoices. This program works differently. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000 each.

The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

Variable pricing has a practical consequence. The CFPB explains that HELOC payments can change month to month, and that they are often significantly higher once repayment begins. Stress-test your post-remodel rent against that step up, not only against the draw-period payment. The rate and the pricing terms come with the lender’s disclosures.

Because most of the line funds on day one, size it to the budget. A line far bigger than the project leaves you carrying drawn balance you do not need. It also raises the stress payment that the coverage test uses. The test runs on the entire limit, not just the drawn amount.

A Worked Example in Percentages

These numbers are illustrative. The lender’s own calculation governs.

Say you own a leased single-family rental, held well past 6 months. The first mortgage is about 50% of its value. Your score is 735, so a second lien at up to 70% CLTV is possible. That leaves up to 20 points of value as the maximum line.

Your remodel budget is about 12% of value. You request a line near that size, not the full 20 points, provided it meets the $50,000 minimum line. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000, so on a lower-value property a 12% line may fall short of that minimum. Where it does, the line starts at $50,000 and is drawn in full at closing. Rent covers the stress payment on the 12% line at roughly 1.25x, which clears the 1.10x floor.

Now push the request to the full 20 points. Coverage might slip toward 1.05x, below the floor. The smaller line passes where the bigger one fails. Neither product fixes a rental that does not cash flow.

One more point on rent: a post-remodel rent bump counts only after it shows up in a signed lease or in the appraisal’s market rent. Until then, the file uses the rent you have today.

An improvement may support a higher appraised value, depending on comps and underwriter review. The line is still sized on current value. The upside is yours later, at refinance or sale.

Where the General Rule Breaks

Vacant or gut-rehab property. There is no lease, so there is no rent to test. This line fits light-to-moderate work on a stable, leased rental. Gut rehabs belong with a rehab or bridge product. Lendmire’s piece on funding a rehab between purchase and sale covers that path.

Recently bought or refinanced rentals. A BRRRR investor who just refinanced hits the seasoning rule described above. First-time investors with no existing rental are not a fit for this line.

Condos. A condo clears two gates: rent coverage and a building review built on the HOA questionnaire. Passing one does not replace the other.

Short-term rental income. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Thin coverage. If coverage fails, shrink the line before you shop for another lender. Resizing is often easier than switching.

Leverage needs beyond the tiers. If the first mortgage already uses most of the equity, a second lien has little room. A cash-out refinance replaces the first mortgage and may fit a larger project.

Factor DSCR HELOC DSCR cash-out refinance
First mortgage Stays in place Replaced
Funds Revolving line, mostly drawn at closing One lump sum
Best fit Light-to-moderate work, good first mortgage Larger projects, weak first mortgage
Coverage test Stress payment on full limit Payment on the new loan

Staging the Remodel Within a Bigger Plan

Many investors use a line for the remodel, then refinance into a long-term DSCR loan once rents settle. The line gets the work done. The later loan can reset terms around the higher stabilized rent.

Treat the rental as a standalone investment. A BiggerPockets Money episode on a HELOC-funded rehab squeeze advises judging the rehabbed property as its own rental. The deal should survive a budget overrun without sinking the portfolio. Keep invoices and track remodel spending separately from operating costs. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Pre-Application Checklist

Gather these before you talk to a broker:

  • The current lease and, if the lease is above market rent, three months of rent receipts.
  • Your first-mortgage statement, insurance declaration and vesting deed.
  • Your LLC documents, if the property sits in an entity.
  • The remodel scope and a contractor budget, expressed as a share of value.
  • Your credit score and mortgage payment history.
  • The property’s listing history and purchase or refinance date.

Key Terms Defined

Lien position: Your place in line for repayment if the property is sold. A first lien is paid first, and a second lien is paid after it.

CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value. Second-lien limits are written this way.

Draw period: The stretch when you can take money from the line. This program’s draw period is 5 years, interest-only on the drawn balance.

Qualifying payment: The payment the lender uses to test coverage. Here it is principal and interest on the full limit at a stress rate.

Stress payment: A payment calculated at a higher rate than the start rate, so the test has a cushion.

Frequently Asked Questions

How long must I own a rental before a DSCR HELOC is available?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are subject to underwriting. They are separate tests, and meeting one does not satisfy the other.

Can I put the line on a rental held in my LLC?

Yes, on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Will the lender count the rent increase from my remodel?

Not until it is documented. A new lease at the higher rent, or an appraisal reflecting it, is what moves the number.

Can I use this line for a vacant property I plan to gut?

Generally no. A lease must be in place, and a two-to-four-unit property may have at most 1 vacant unit. A gut rehab calls for a rehab or bridge product instead.

Where is the program offered?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select wholesale programs. Investors in other states should ask about different DSCR products.
