Top DSCR HELOC Providers for Retirees With No Employment Income

Top DSCR HELOC Providers for Retirees With No Employment Income

The Quick Read: A retiree with no employment income can use a DSCR HELOC on a rental they already own, because the line qualifies primarily on property-level rental income covering a stress payment on the whole line, subject to lender guidelines, while the owner’s personal income is never calculated.

  • The line works only on a non-owner-occupied one-to-four-unit rental.
  • It is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage, through select programs and subject to underwriting.
  • The coverage test is a minimum 1.10x. Rent is divided by a stress payment on the entire credit limit.
  • The file is not empty. It still holds a lease, a credit report, a valuation, title and ownership history.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Why You Won’t Find a Ranked List of Providers Here

A ranked list of names would be a guess, and it would age badly. The right DSCR HELOC provider depends on your rental, your credit, your existing first mortgage and how much equity you want to reach.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale lenders that write DSCR home equity lines, and it matches a file to the program that fits. So this page answers the better question: what do these lenders look for, and how do you tell whether a given program fits your situation?

Many retirees search this topic because a line built on documented personal income can be hard to qualify for when income comes from savings and rent. A rent-based line changes the test, not the rules of arithmetic.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit secured by a rental property you keep. DSCR stands for debt service coverage ratio. It measures whether the property’s rent covers the payment on the debt.

HELOC means home equity line of credit. You borrow against the equity, repay, and borrow again within the line’s rules.

Two structures exist. The first is a standalone second lien, a loan that sits behind the first mortgage you keep. The second is a standalone first lien, written on a rental that has no mortgage at all. A lien is a lender’s legal claim on the property. It is never closed together with a purchase, and it is never a third lien.

This is not a line on your own house. A primary residence or second home sits outside the program. A home equity line on your own home is a different, owner-occupied product.

How Underwriting Treats a Retiree, Step by Step

1. Eligibility screen. The property must be a non-owner-occupied one-to-four-unit rental of an eligible type. Single-family homes, PUDs, townhomes, two-to-four-unit buildings and condominiums are eligible property types. Rural-designated property, row homes, condotels and leaseholds are not.

2. Lien position. Your first mortgage stays in place and the line goes behind it, or the line goes first on a rental with no mortgage.

3. Rent. A lease must be in place. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A two-to-four-unit property may have at most one vacant unit.

4. The stress payment. The lender takes a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. That payment covers principal and interest. Taxes and insurance are not part of it.

5. The ratio. Gross monthly rent divided by that stress payment must reach at least 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s coverage calculation governs.

6. Credit and history. You need a 720 score on a second lien or 700 on a first lien, using the lender’s own credit report. The file also wants no 30-day mortgage late in the last 12 months. It wants 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu.

7. Valuation and title. The lender orders a valuation, described below, and a title product.

Look at what is missing. Rental income is reviewed instead of personal-income documentation, so there are no tax returns, no pay stubs and no debt-to-income ratio. No reserves and no cash to close are required either.

Here is the catch: step 4 runs on the whole line, not on what you plan to draw. Size the line to your actual need.

What Counts as Income and What Doesn’t

On a DSCR file, personal income is never calculated. That means a pension check, a Social Security deposit and a required distribution are not what qualifies you. They are also not held against you.

Item Role on a DSCR HELOC
Social Security Not calculated, not required
Pension Not calculated, not required
Retirement distributions Not calculated, not required
Savings and portfolio Support at most, never converted to income
Rental income The qualifier, within the 1.10x test

Savings are the one that surprises people. A large balance does not turn into income on this program. The rent carries the file.

Leverage, Credit and Line Size

Leverage depends on lien position, and the two structures carry different ceilings.

Factor Second lien First lien
Credit floor 720 700
Top leverage 70% CLTV at 720+ 75% LTV at 740+
Line range $50,000 to $500,000 $50,000 to $1,000,000

Two first-lien details matter. Between 700 and 739, the first-lien ceiling is 70% LTV on lines up to $500,000. Lines above $500,000 carry a 65% LTV ceiling at 720 or better. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Below 720 there is no second-lien tier. A borrower who keeps a first mortgage can only take a second lien. A first lien exists only on a rental with no mortgage, so a 700-719 borrower with a mortgage has no cell on this lane.

These figures are ceilings, not offers. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower. Each file is underwritten individually.

Draws, Repayment and the Two Six-Month Clocks

The line runs on a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable. The rate and the pricing terms come with the lender’s disclosures.

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000 each.

That draw rule should shape how a retiree thinks about size. This is not a standby line you open and leave untouched.

How Seasoning Works

Seasoning is the waiting period a lender wants before it will lend against a property. Two six-month clocks apply. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

The Valuation Path

Lines up to $400,000 can use an automated valuation (confidence score of 85 or better) paired with a property inspection report, or a full interior appraisal. Lines above $400,000 require a full interior appraisal on Form 1004, 1073 or 1025.

Appraisal waivers are not accepted. The lender is checking value and market rent, so someone looks at the property.

Which Lane Fits Which Retiree

The DSCR HELOC is one lane among several. The comparison below attributes each rule to the product it belongs to.

Lane Best fit Key trade-off
Personal-income HELOC Pension, Social Security and distributions add up on paper Reviews your personal income file
Asset-based line Large, seasoned balances and thin documented income Different product, different test
DSCR HELOC Rental owner, rent covers the stress payment Revolving, variable rate, rental only
DSCR cash-out refinance You want to replace the first mortgage Replaces the existing first mortgage
Reverse mortgage Retiree tapping a primary home A primary-residence product, not a rental one

Lendmire’s piece Top HELOC Providers for Retirees on a Fixed Income covers the personal-income side.

A DSCR cash-out replaces the first mortgage instead of sitting behind it. If your current first mortgage is one you like, a line behind it keeps that loan untouched. That is the main reason retirees pick a second lien.

Where the General Rule Breaks

The headline says rent qualifies the line. These cases are where that stops being enough.

A large first mortgage. The CLTV cap applies to the total debt. A big existing balance can use up the room before the new line starts. If the first mortgage already sits near 70% of value, there may be nothing left to borrow.

A small gap. Lines start at $50,000. A thin gap between your first mortgage and the CLTV ceiling can leave less than the minimum line.

Your own home. DSCR does not apply to a primary residence or second home. No version of this line taps the house you live in.

Excluded property. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use, hobby farms and modular or log homes are outside the lane. So is a property listed for sale in the prior 2 months and a property with a solar lien.

Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Portfolio size. The program caps exposure at 5 loans or $2,500,000 per borrower.

LLC title. Vesting in your LLC is allowed on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Why a Rental Line Is Reviewed Differently

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The OCC’s interagency Truth in Lending handbook lists credit extended primarily for a business or commercial purpose among exempt transactions. The CFPB’s Regulation Z text adds that a creditor must decide in each case whether the loan is primarily for an exempt purpose. In practice, the purpose is judged on the real transaction, so the line has to be a rental line.

How to Compare Any Provider

Since a ranked list would not help you, ask these questions of any DSCR HELOC program, directly or through a broker that shops several lenders.

  • Is it a standalone second lien, a first lien, or both?
  • What does the stress payment cover, and how does the lender treat the first-mortgage payment on a second lien?
  • What score tier sets your leverage ceiling?
  • Which valuation path applies to your line size?
  • What are the draw minimums at closing and afterward?
  • Is the program offered in your state?
  • Where are the rate and pricing terms disclosed, and do you have the full set?

The best program for your situation will answer all seven. A broker earns its keep by running one scenario past several wholesale lenders instead of one.

Why a File Doesn’t Fit, and What Fixes It

  • Credit tier. A score under 720 closes the second-lien lane. Raising it, or paying down a balance, may open it.
  • CLTV room. A heavy first mortgage leaves little room. A smaller line or a different structure may fit better.
  • Rent coverage. A lease below market, or a vacant unit, drags the number down. Fixing the lease can change the ratio.
  • Property type. Excluded types stay excluded. No fix exists, so check first.
  • Seasoning. A recent purchase or refinance has to age past the clocks above.
  • Occupancy. If you live there, it is the wrong product.

Not ideal, but at least these are checkable before you apply.

Risks Retirees Should Weigh

A revolving, variable-rate line can change in cost. Rent can also move. A vacancy or a rent cut changes the file you started with. The members of an LLC sign as guarantors, so the debt is not walled off from you personally.

A second lien also sits on a property your heirs may one day inherit. Think about that before drawing. Use of the funds matters too. Tax treatment varies; consult a qualified professional.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

DSCR: The property’s gross monthly rent divided by the qualifying payment on the debt.

CLTV: Combined loan-to-value, meaning the first mortgage plus the new line divided by the property’s value.

Stress payment: A fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points, used only to test coverage.

Second lien: A loan secured behind the first mortgage, paid after it if the property is sold.

Seasoning: The waiting period a lender requires after a purchase, refinance or change in title.

Non-QM: A loan that falls outside standard conforming mortgage rules and is reviewed under its own program guidelines.

Frequently Asked Questions

Can a DSCR HELOC tap the home I live in?

No. The line is for non-owner-occupied one-to-four-unit rentals only. A home equity line on your own residence is a separate owner-occupied product that reviews personal income.

Do Social Security, a pension or savings count as income?

They are not calculated, and they do not need to be. The rent qualifies the line, subject to lender guidelines. Savings can support a file but are never converted into income.

How long do I have to own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both clocks must be satisfied. An owner who recently refinanced has to wait out the first one.

Can the rental stay in my LLC?

Yes, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

How do I find the right provider if the list of names isn’t the answer?

Start with your facts: property type, credit tier, first mortgage balance and the line you need. A broker that shops several wholesale lenders can match those facts to a program and check state availability, which covers 15 of Lendmire’s 16 licensed states.
