Top DSCR HELOC Providers for Borrowers Needing Cash Without Refinancing

Top DSCR HELOC Providers for Borrowers Needing Cash Without Refinancing

The Quick Read: The right provider is the wholesale lender whose guidelines match your rental, your credit score and your equity, not a name on a ranked list, because every program in this lane qualifies the line on the property’s rent, leaves your first mortgage in place, and then differs on leverage, property type and draw rules. Lendmire is a mortgage broker. It matches the file to a program rather than lending the money itself. All figures below are typical ceilings and floors through select programs, subject to underwriting.

  • The line sits as a standalone second lien behind your first mortgage, or as a first lien on a rental with no mortgage.
  • Rent has to cover a stress payment on the entire credit limit at 1.10x or better.
  • Second-lien combined leverage tops out at 70%, with a 720 credit score or better.
  • At least 80% of the line is drawn at closing, so this is not a standby reserve. Leverage and pricing vary by lender and program; the final terms follow the full file review.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving line of credit on a non-owner-occupied one-to-four-unit rental. The rent qualifies it, not your paycheck. There is no traditional personal-income documentation: no W-2s or pay stubs, and no debt-to-income ratio is calculated. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Two structures exist. If you keep a first mortgage, the line is a standalone second lien behind it. If the rental has no mortgage, the line is a standalone first lien. It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home.

Vesting in your LLC is allowed on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line also don’t have to be the borrowers on the first mortgage.

The main appeal is simple. A cash-out refinance replaces your first mortgage. This line does not touch it. If your existing first mortgage is one you want to keep, that is the whole case for the structure.

What Does Top Mean When Lenders All Write Different Terms?

Top means best fit for one specific file. No single provider is the best choice for every borrower. The lenders that write this product differ on property types, leverage tiers, credit floors and valuation rules, so the best program for your situation depends on the property, the score and the equity you want.

That is why a broker model matters here. Lendmire works with a network of wholesale DSCR HELOC lenders and matches the scenario to the program, instead of pushing one product at every borrower. This program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Outside those states, the answer is a different product, such as a DSCR cash-out refinance, not a workaround.

Be wary of any list that ranks companies on this product. Terms change, and every file is underwritten individually. A ranking can’t tell you whether your rental is a condotel or a row home, and those property types are excluded in this lane. A fit check can.

Lendmire’s complete DSCR loans guide covers the broader loan family if you are still deciding which structure you need.

How Underwriting Treats the File, Step by Step

1. The collateral has to exist and be yours. You can’t open a line against a property you haven’t bought, and the line is never closed together with a purchase. The rental you already own is the collateral, and its own rent is what gets tested.

2. Equity sets the ceiling. Combined loan-to-value is your first mortgage balance plus the new line, divided by the property’s value. Your existing balance limits how large the line can be.

3. Rent is tested against a stress payment. The qualifying payment is a fully amortizing payment of principal and interest on the entire credit limit, at the start rate plus 2 percentage points. Taxes and insurance are not part of it. Minimum coverage is 1.10x, which means gross monthly rent divided by that stress payment.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. That detail can move the number, and it depends on the lender’s own method.

4. Undrawn capacity still counts. Because the test runs on the full limit, a line you plan to draw lightly is still tested as if fully drawn. Many investors expect only the drawn balance to count. It does not here.

5. The property is valued. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted.

6. Credit and history are reviewed. Mortgage history shows no 30-day late in the last 12 months. At least 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

7. Title and insurance follow. Hazard insurance covers both liens, plus flood coverage where required. A full title policy applies on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

The file stays property-focused: the lease, rent schedule, first-mortgage statement, entity documents, insurance, title and valuation. The rent, the lease, the credit report and the valuation are all documented. What drops out is the personal income calculation.

Leverage and Credit Tiers

Second liens are the simpler case: one tier. First liens have three.

Lien position Credit score Maximum leverage
Second lien, lines to $500,000 720 or better 70% CLTV
First lien, lines to $500,000 740 or better 75% LTV
First lien, lines to $500,000 700 to 739 70% LTV
First lien, lines above $500,000 to $1,000,000 720 or better 65% LTV

Lines start at $50,000. A first lien exists only on a rental with no mortgage. If you keep a first mortgage, you are looking at a second lien, and the floor is 720.

A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. No reserves and no cash to close are required, but exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

The Draw Rules Change How You Plan

The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period begins, with a 30-year maturity. The rate is variable.

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

So this works for a borrower with a use for the money now: a down payment on the next rental, a renovation, or paying off higher-cost debt. It does not work as an emergency reserve you hope never to touch. If your plan is to hold a large undrawn balance as a cushion, a different structure fits better.

Where the General Rule Breaks

Several situations catch borrowers off guard. Most come down to timing, property type or product labels.

Seasoning has two clocks. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Some properties are simply out. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use are all outside this lane. So is a property listed for sale in the prior 2 months, or one with a solar lien. Single-family, PUD, townhome, two-to-four-unit and condominium properties, warrantable or not, are eligible property types. Lots up to 10 acres also qualify.

A vacant or under-renovation property can fail. A lease in place is required. An investor sometimes funds the renovation another way, stabilizes the rent, and returns for the line afterward.

The label can mislead. Some products sold as a DSCR HELOC are closed-end seconds that pay out one fixed amount. Ask whether the line revolves, whether the rate is variable, and what the draw rules are. A fixed second is a different product.

Your first mortgage has its own terms. Read the first-mortgage documents before you plan on a second lien, and confirm the lender’s view of a junior lien on the file.

Payment shock is real. The CFPB’s explanation of home equity lines warns that monthly payments are often significantly higher once the repayment period begins. The same principle applies after an interest-only stretch. Rent coverage that clears at the start can tighten later, which is why the stress payment is built into the test.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage, as federal consumer-credit rules treat credit extended primarily for a business purpose separately.

HELOC or Cash-Out Refinance?

Choose based on what you want to keep and how you will use the money.

Factor DSCR HELOC DSCR cash-out refinance Bank HELOC
First mortgage Stays in place Replaced Stays in place
Reviewed on Property rent Property rent Personal income and DTI
Funds Revolving line One lump sum Revolving line
Best when You keep a first mortgage you like You need a large, single sum Your income file is clean

If you hold a first mortgage you want to keep, the line often pencils better. A cash-out refinance fits better when you need a larger lump sum, want one loan instead of two, or when the line’s draw-heavy rules don’t match your plan. Ask for both scenarios on the same file.

Here is how to read the coverage. Suppose rent on your rental clears the stress test at 1.10x. That means rent covers the stress payment on the full line, with a thin cushion. If you are sitting right at 1.10x, a smaller line may be the right structure, since a smaller limit means a smaller stress payment and a stronger ratio. If you are well above it, you have room to size up, up to the leverage caps.

Key Terms Defined

DSCR: the debt service coverage ratio, which is gross monthly rent divided by the qualifying payment.

Second lien: a loan recorded behind the first mortgage, which gets repaid first if the property is sold.

CLTV: combined loan-to-value, which is your first mortgage balance plus the new line, divided by the property’s value.

Draw period: the first 5 years of this program, when you pay interest only on the drawn balance.

Repayment period: the 25-year stretch after the draw period, when the balance fully amortizes.

Stress payment: a fully amortizing payment on the full credit limit at the start rate plus 2 percentage points, used only for qualifying.

Before You Apply

A short checklist keeps the file clean:

  • Confirm the property type is eligible and the lease is in place.
  • Pull your first-mortgage statement and confirm the balance.
  • Check that you meet both 6-month seasoning clocks.
  • Gather entity documents if the LLC holds title.
  • Confirm your credit tier: 720 for a second lien, 700 for a first lien.
  • Decide how much you will draw at closing, remembering that 80% of the line is the minimum.

Frequently Asked Questions

How soon after buying a rental can I open a line on it?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A refinance restarts the first clock. Plan the timing before you list the line as part of your next purchase.

Can an LLC hold title on a DSCR HELOC?

Yes, subject to program terms. Vesting in the owner’s LLC is allowed on investment property, and the members sign as guarantors. The borrowers on the line don’t have to be the same as those on the first mortgage. Bank HELOCs on rentals are typically written to the individual owner, which is one reason investors with entities look at this lane.

Does the line test only the amount I draw?

No. Coverage is tested on the entire credit limit using a stress payment, so undrawn capacity counts against the number. That is why sizing the line matters. A smaller limit improves coverage, while a larger one needs more rent behind it.

Can I use a DSCR HELOC to buy the next property?

Only on a rental you already own. The line can’t close together with a purchase, so it must exist before you go under contract. You then use the proceeds toward the next purchase. That purchase is judged mostly on its own rent.

What if my credit score is 710 and I have a first mortgage?

A second lien needs a 720 score, so a 710 score doesn’t meet the floor on that lien. The obstacle is the second-lien credit minimum, not the lien type. A DSCR cash-out refinance, which replaces the first mortgage, may be worth reviewing instead, subject to lender guidelines.
