Top Bank Statement HELOC Providers for Self-Employed Borrowers With Only Bank Statements

Top Bank Statement HELOC Providers for Self-Employed Borrowers With Only Bank Statements

The Quick Read: The right provider depends on your file, not on a ranking, because each lender sets its own statement rules, and the lenders that write these lines tend to be specialty and portfolio lenders rather than big banks. Lendmire is a mortgage broker, so it matches your property, credit and equity to the program that fits. It never lends the money itself.

  • A bank statement HELOC (home equity line of credit) reads income from your deposits instead of your tax return. It still checks credit, equity, debt load and the property.
  • Across the wholesale network, the leverage ceiling depends on occupancy. An investment property tops out at 70% CLTV, while a primary residence or second home can reach 90% CLTV only at a 720 or better credit profile.
  • Title matters. LLCs and corporations cannot hold title on these lines, so a rental deeded to an entity usually needs a different product.
  • Every figure here is subject to lender guidelines and full file review. It is not a commitment to lend.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a revolving line of credit secured by your home, qualified on deposits instead of tax-return net income. It is a documentation method, not a different kind of credit. The line works like any other HELOC once it opens.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Self-employed owners often show thin income on paper. Depreciation, write-offs and business expenses shrink the number on the return, while real cash moves through the accounts every month. HousingWire’s non-QM guide lists the bank statement HELOC as a product for self-employed homeowners tapping equity. It describes bank statements paired with a revolving second lien.

Do not read “only bank statements” as “no paperwork.” Under the applicable program, the file is reviewed on documented income, subject to lender guidelines. The lender still pulls credit, values the property, reviews title and checks your debts.

Why No Single Provider Tops the List

No honest list can name one provider as the winner, because which lenders can write your line turns on your occupancy, title, deposits and credit. A line that fits a primary-residence owner with clean deposits may be unavailable on a rental held in an LLC.

Alternative-documentation lines are proprietary products. Big banks mostly ask for full documentation: tax returns, a profit-and-loss statement and statements. Statement-based lines come mainly from specialty lenders and portfolio lenders. Here is how the provider types compare.

Provider type Typical documentation Flexibility Best fit
Big banks, large retail lenders Tax returns, P&L, statements Low Salaried or clean-return owners
Credit unions, community banks Varies by institution Moderate Local, relationship-based files
Specialty non-QM lenders Bank statements, sometimes P&L Higher Self-employed owners with strong deposits
Broker with wholesale network Matched to the program Widest menu Files that need shopping

The last row, a broker with a wholesale network, is where Lendmire sits. Lendmire works with a network of wholesale HELOC lenders. It compares each lender’s guidelines against your scenario and places the file where the fit is strongest. The best program for your situation depends on property type, credit profile, leverage need and documentation.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the home’s value.

Draw period: The stretch when you can borrow from the line and pay interest only.

Repayment period: The stretch after the draw period when the balance amortizes to zero.

Expense factor: A percentage a lender subtracts from business deposits to estimate what the business spent.

Non-QM: A loan underwritten outside agency guidelines, often because income is hard to show on a return. It does not mean weak credit.

DSCR: Debt service coverage ratio, meaning monthly rent divided by the monthly payment on the property (principal, interest, taxes, insurance and HOA dues).

How Underwriting Reads Your Statements

Underwriters turn deposits into qualifying income through a fixed sequence. Each step removes something, so the number that survives is smaller than your total deposits.

Step What the underwriter does
1. Collect Pulls personal or business statements
2. Clean Strips transfers and one-time credits
3. Expense Applies an expense factor to business deposits
4. Share Applies your ownership share if co-owned
5. Average Divides by the months reviewed
6. Test Compares income to your monthly debts

The statement window varies by lender. A lender may accept a CPA-prepared profit-and-loss statement in place of the expense factor.

Keep personal and business money in separate accounts. A single account that mixes both muddies the read, and the underwriter has to guess which deposits are revenue.

The debt test follows a set pattern across the network. DTI (debt-to-income) tops out at 50%, but profiles from 600 to 679 are held to 45%. Any ratio above 45% needs a 680 minimum, so a profile below 680 cannot stretch past that cap. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

Think of it as a funnel. Many deposits go in at the top. Transfers, one-off credits and business costs come out. What reaches the bottom has to cover your debts.

How the Line Itself Works

Once approved, the line behaves like any other HELOC. The CFPB describes it as an open-end line you can borrow against repeatedly up to a limit. You draw during the draw period, then repay during a repayment period whose length depends on the program.

The network uses two wholesale programs, and they differ:

  • The higher-leverage program runs a 3-year interest-only draw followed by a 17-year amortizing repayment.
  • The longer-runway program runs a 5-year interest-only draw followed by a 25-year amortizing repayment.

Investment-property lines use the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing on both programs. Pricing floats across both the draw and the repayment period on both programs and never converts to fixed. After closing, the longer-runway program sets the minimum subsequent draw at $1,000, except in Texas, where it is $4,000.

Because the line can sit in first or second lien position, an existing first mortgage can stay in place when the line is taken in second position. The CFPB explains that a HELOC typically is a second mortgage when you already have a first. That helps if your first mortgage is one you want to keep.

What the Network Programs Allow

The ceiling depends on occupancy, and the investment ceiling is the lowest. These figures come from select wholesale-network guidelines. They are typical ranges, not promises, and each applies only within its program’s terms.

Occupancy Max CLTV Credit needed Max line
Primary residence 90% (720+) 600 floor $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% (720+) 640 floor $500,000
Investment property 70% 700 floor $500,000

The 90% ceiling exists only at a 720 or better credit profile, and on a primary residence it applies to lines up to $500,000. Lower credit tiers step down from there. A primary residence at 700 or better can reach 75% CLTV on lines up to $750,000. A 640 profile on a primary residence is typically held to 80% CLTV.

Lines run from $25,000 to $750,000. A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV and requires a full appraisal. Lines at or below $500,000 ordinarily use an automated valuation, though you can request a full appraisal. That is worth doing if you recently finished a rehab the automated model may not see.

A few more guardrails apply. You can hold up to three lines at once, and an owner of more than 15 financed properties is not eligible. Eligible properties include single-family homes, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not eligible. A handful of states adjust draw lengths, caps or waiting periods, and availability here covers Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA).

Which Provider Fits Your File

Match your situation to a provider type before you apply anywhere. A mismatch costs a credit pull and a lot of effort.

Your situation Likely fit Watch for
Primary home, clean deposits Network line, up to 90% CLTV at 720+ Mixed personal/business accounts
Second home Network line, same 90% ceiling at 720+ 640 credit floor
Rental in your own name Network line, 70% CLTV ceiling 700 credit floor, $500,000 cap
Rental deeded to an LLC DSCR cash-out refinance Entity cannot hold title
New business, short history Depends on the lender Statement window length

Where the General Rule Breaks

Investment property is the hardest collateral. Many lenders will not write a line against a rental at all. Those that do cap leverage lower, which is why the network’s investment ceiling sits at 70% CLTV with a 700 credit floor.

Title is the sharpest break. The individual borrower or an inter vivos revocable living trust can hold title. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot. A property already deeded to an LLC needs a vesting change before a line is possible, or it belongs in a DSCR cash-out instead.

Renting out a home that secures a line is another trap. The terms of a line may prohibit renting the home to others, so read them before turning a primary home into a rental.

A sale also triggers payoff, because selling generally requires paying the HELOC in full. And the CFPB warns that if you fall behind, you could lose your home.

A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. Derogatory history also splits by program. A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs. For foreclosure-family events on primary residences and second homes, one program seasons a foreclosure in 7 years and a short sale or deed-in-lieu in 4. The other declines that history regardless of age.

Mixed income works too. A W-2 job can sit alongside self-employment income, with the wage side documented conventionally and the business side by statements.

If you plan to use the money on rentals, keep one point in mind. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

HELOC or DSCR Cash-Out Refinance?

These two products solve different problems, and the choice turns on what you own and what you want to keep.

A statement HELOC sizes the line on your deposits, credit and equity. The first mortgage stays. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it replaces the first lien. DSCR loans can be made to LLC-titled borrowers, subject to program terms.

On standard rentals, cash-out refinance tops out around 75% LTV across most of the network, with about six months of seasoning expected. Short-term-rental collateral is held lower, at 70% on a cash-out. Credit floors and leverage limits vary by lender and program, so confirm them for your file before relying on any figure here.

DSCR measures rent against the full monthly payment and nothing else. Clearing the lender’s coverage test is not the same as positive cash flow. Repairs, vacancy, management and capital costs sit outside the calculation. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

If the rental is in an LLC and you want to keep it there, the DSCR route is usually the cleaner fit. If you own a primary residence with a first mortgage you want to preserve, the statement line may serve better. The complete DSCR loans guide walks through how those loans are structured.

What to Prepare Before You Apply

  • 12 to 24 months of statements, with personal and business accounts kept separate.
  • Proof the business is active, such as a license or LLC papers.
  • A year-to-date profit-and-loss statement, which lenders often request.
  • Your first-mortgage statement and current homeowners insurance.
  • Title documents showing whether you or a trust holds the property.
  • A credit report no more than 90 days old at closing (the network does not allow rescores).

Credit is reviewed on a single-bureau score keyed to the primary wage earner. Tradeline and housing-history standards vary by program. The longer-runway program requires two tradelines seasoned 12 months, or one seasoned 24, and applies its housing-history test across all financed properties.

Why Files Get Declined and What Fixes Them

  • Credit below the occupancy floor. The network floors are 600 on a primary residence, 640 on a second home and 700 on an investment property. A file cannot switch to a lower-floor occupancy tier, so build the score first.
  • DTI above 50%. Paying down debt before applying lowers the ratio.
  • Entity title. Change vesting to the individual or a revocable trust, or use a DSCR cash-out.
  • Ineligible property type. Manufactured homes, co-ops, condotels, log homes, commercial and agricultural-zoned properties are not offered.
  • Muddy deposits. Separate the accounts so the underwriter can read revenue.
  • Recent listing. In NC, PA, TN, TX and WA, wait out the 60-day listing window.

Frequently Asked Questions

Can I qualify with only bank statements and no traditional personal-income documentation?

Yes, under a statement-based program, you can qualify on documented income, subject to lender guidelines. The lender reads your deposits instead of your return. Credit, equity, debt load and the property are still reviewed.

How many months of statements do lenders want?

Market practice runs 12 to 24 months, according to HousingWire. The exact window, and whether personal or business statements count, is set lender by lender. A broker can tell you which program fits your account structure.

Can I get a statement-based line on a rental property?

Sometimes. On the network, an investment line caps at 70% CLTV, needs a 700 credit profile and tops out at $500,000. The property must be in your name or a revocable living trust. If it sits in an LLC, a DSCR cash-out is the likelier route.

Why does a broker matter here?

Each lender writes its own statement rules, so no single lender fits every file. A broker is paid by the lender or by the borrower, and the compensation is disclosed. Lendmire compares multiple wholesale lenders and matches the scenario to the program, and you compare the full terms before you choose.

Does a larger credit score unlock more leverage?

Yes. On a primary residence, a 720 or better profile reaches 90% CLTV on lines up to $500,000, while a 640 profile is typically held to 80%. The 90% ceiling exists only at 720 and above. Investment lines never exceed 70% CLTV.
