The Quick Read: The right provider depends on the property, the credit profile, and the leverage you need, so no single name is “the best” for every borrower. Lendmire is a mortgage broker that matches a file to a program across a network of wholesale HELOC lenders; it is not the lender. Interest-only is a temporary feature of the draw period, and the payment steps up when repayment starts.
- The qualifying payment is calculated on the maximum draw, not on what you borrow.
- Investment lines carry the tightest tier: 70% CLTV, a 700 credit minimum, and a $500,000 cap.
- Lines above $500,000 are available on primary residences only, and the 90% CLTV tier requires a 720-or-better credit profile.
- LLCs cannot hold title on these lines, which separates them from DSCR loans.
- Availability is limited to 16 states, narrower than the DSCR footprint.
Every figure here is subject to lender guidelines and full file review, and nothing is a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What a Bank Statement HELOC Actually Is
A bank statement HELOC is an open-end line of credit secured by a home. Income is documented from deposits rather than tax returns. The CFPB describes a HELOC as a line you can borrow against repeatedly, with a draw period followed by a repayment period.
Large retail lenders generally still ask for traditional income paperwork on these lines. Finder reports that bank statement versions come mostly from non-bank lenders and mortgage brokers. That is why a broker channel matters here.
Bank statement does not mean no documents. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, equity, property and existing debts are all still reviewed.
Key Terms Defined
Draw period: the stretch when you can borrow from the line and pay only interest on the drawn balance.
Repayment period: the stretch after the draw ends, when borrowing stops and payments cover principal and interest.
CLTV: combined loan-to-value, which adds every lien on the property and divides by its value.
DTI: debt-to-income, the share of monthly income that goes to debt payments.
Qualifying payment: the payment a lender uses to test DTI, which may differ from what you actually pay.
Lien position: whether the line sits first, or second behind an existing mortgage.
How Underwriting Treats the File, Step by Step
Across the wholesale network, the sequence is consistent even when the details differ by lender.
1. Choose the lien position. A standalone line can sit in first or second position. A second-position line leaves an existing mortgage in place, and the total of all liens counts toward CLTV.
2. Document income from deposits. Twelve to 24 months of personal or business statements are averaged. Finder, describing the wider market, cites windows ranging from 3 to 24 months. Business accounts take an expense factor off the deposits, and that factor is a program input.
3. Qualify on the full line. DTI is tested on the interest-only payment calculated on the maximum draw. A larger line tightens your DTI even if you plan to draw little. DTI tops out at 50% and drops to 45% for credit profiles from 600 to 679, so a ratio above 45% requires at least a 680 score.
4. Review credit, valuation and property. The credit report can be no more than 90 days old at closing, and the score model keys to the primary wage earner.
5. Close with a large initial draw. At least 75% of the line is drawn at closing. The revolving feature is therefore more limited than the word “line” suggests.
6. Draw period, then repayment. Payments are interest-only on the drawn balance until the draw ends.
Provider Types and What Each Offers
Naming and ranking companies would not help you, because rankings go stale and programs change. What helps is knowing the channel types and their trade-offs.
| Channel | Bank statement income | Interest-only draw | Trade-off |
|---|---|---|---|
| Big banks | Rarely | Varies | Traditional income documents |
| Single non-bank lender | Yes | Yes | One program, one set of overlays |
| Broker with wholesale network | Yes | Yes | Matches file to program |
| Credit union | Rarely | Varies | Narrow eligibility |
A broker that shops several wholesale lenders can compare overlays side by side. Differences show up in tradeline rules, housing history, derogatory seasoning and exposure limits.
The Two Draw Structures
Lendmire’s network offers two interest-only structures, and every quoted figure belongs to its own structure. Keeping them separate matters when you read a term sheet.
- Three-year draw: a 3-year interest-only draw followed by a 17-year fully amortizing repayment. It is available on primary residences and second homes.
- Five-year draw: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. It is available on primary residences and second homes, and it is the only structure on investment lines.
Tennessee shortens both: 3-year/12-year and 5-year/10-year. Pricing floats across the draw and the repayment period on both structures and never converts to fixed.
Mainstream lines often run longer draws. Experian reports 5 to 10 years of draw with repayment commonly at 20 years. Do not assume a 10-year interest-only runway on a bank statement line. For a longer runway, see Lendmire’s piece Top Bank Statement HELOC Providers With a 10-Year Interest-Only Draw Period.
Leverage by Occupancy
The ceiling depends on how the property is used. Never read one occupancy’s number onto another.
| Occupancy | Max CLTV | Credit tier | Max line |
|---|---|---|---|
| Primary residence | 90% | 720+, up to $500,000 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720+ on the 5-year-draw structure) |
| Second home | 90% | 720+, up to $500,000 | $500,000 |
| Investment property | 70% | 700+ | $500,000 |
On a primary residence, a line above $500,000 requires a score of 700 or better (720 on the 5-year-draw structure), caps at 75% CLTV, and needs a full appraisal. Minimum credit is 600 on primary residences, 640 on second homes and 700 on investment properties. Lines at or below $500,000 ordinarily use an automated valuation, though a borrower can request a full appraisal.
The 90% figure exists only at a 720-or-better profile. It is not generally available.
Where the Rules Break
Investment property is the tightest tier. It carries the lowest CLTV, the highest credit minimum, and only the 5-year draw structure.
LLC-titled property does not work. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
Property types. Single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.
Credit events. A bankruptcy needs 4 years of seasoning on both structures. Foreclosure history splits: the 3-year-draw structure declines it entirely, while the other seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4.
Exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.
Texas. Rules for the 12-day wait, one lien at a time and 12-month seasoning bind primary residences only. A Texas primary also caps at 80% combined loan-to-value.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.
The Payment Cliff
Interest-only means no principal is paid during the draw. The balance does not shrink unless you pay extra. Experian says repayment payments often more than double compared with interest-only ones and flags balloon risk on some lines.
Pricing floats, so a payment can move even if you borrow nothing more. Test the step-up against rent before the file goes in, not after the draw ends. Investors holding a lower-rate first mortgage often like the second-position structure for that reason, because the first stays untouched.
Bank Statement HELOC Versus a DSCR Cash-Out
These are different income tests. A bank statement line tests the borrower’s deposits, so a rental with thin coverage can still work for a borrower with strong deposits. A DSCR cash-out tests the property’s rent against its payment, qualifying primarily on property-level rental income, subject to lender guidelines.
| Factor | Bank statement HELOC | DSCR cash-out |
|---|---|---|
| Income test | Borrower deposits | Property rent vs. payment |
| Investment leverage | 70% CLTV | Around 75% LTV |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Structure | Floating, interest-only draw | 30-year fixed spine |
DSCR coverage compares rent to PITIA only. Clearing 1.00 is not positive cash flow, because repairs, vacancy, management and capex sit outside the ratio. Read the complete DSCR loans guide for how that test works. The DSCR side typically runs about 6 months of seasoning on a cash-out, with a credit floor around 620 to 660 on most programs.
Lendmire arranges bank statement HELOCs only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. DSCR investor loans cover 40 states plus Washington, D.C.
What to Ask Any Provider
- Is the draw 3 years or 5 years, and how long is repayment?
- Is the DTI test run on the maximum draw?
- What share of the line must be drawn at closing?
- What is the minimum subsequent draw? The longer-runway structure states $1,000, except Texas at $4,000.
- Does the price float through repayment?
- What does the line do to my combined exposure across other lines?
Frequently Asked Questions
Do bank statement HELOCs always have interest-only payments?
No. Interest-only is a plan feature, not a universal rule, and the CFPB notes some plans require principal and interest from the start. On Lendmire’s network, both draw structures are interest-only during the draw, then fully amortizing.
Can I use an LLC to hold the property?
Not on these lines. Title must sit with the individual or a revocable living trust. A property in an LLC needs a vesting change, or a DSCR cash-out refinance may fit better.
How large a line can an investment property get?
Investment lines top out at $500,000 and 70% CLTV, with a 700 credit minimum. Lines above $500,000 are primary-residence only.
Which provider is best for a self-employed investor?
It depends on the property type, credit profile, leverage need and documentation. A broker that shops several wholesale lenders can match the file to the program whose overlays fit.
What happens when the draw period ends?
Borrowing stops and payments amortize principal and interest, so the payment usually steps up sharply. Because pricing floats, test that step-up against rent before choosing a structure.
