Best DSCR HELOC Program on an Airbnb Investment Property

Best DSCR HELOC Program on an Airbnb Investment Property

The Quick Read: The right program for an Airbnb comes down to three facts you can check before you apply: whether you keep a first mortgage, whether the rental has a lease and an appraiser’s market-rent figure to measure income, and how much combined leverage the equity allows. Through select programs in Lendmire’s wholesale network, a standalone second lien or first lien qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The line is sized on rent, which is the lesser of the appraiser’s market rent and the lease, not on nightly booking revenue, unless three months of rent receipts support a lease above market. The best program for your situation depends on those facts, and Lendmire, as a broker, matches the file to the lender that fits.

  • A DSCR HELOC is a revolving line on a non-owner-occupied rental of one to four units, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.
  • Rent must cover a stress payment on the entire credit limit at a minimum of 1.10x.
  • A second lien reaches 70% CLTV at a 720 score or better. A first lien on a rental with no mortgage reaches up to 75% LTV at the top tier.
  • Condotels are excluded, while condominiums are eligible property types, so the property’s type decides eligibility before the rental strategy does.

What a DSCR HELOC Is on a Rental You Run as an Airbnb

A DSCR HELOC is a revolving credit line secured by a rental you keep. It is written as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. It is never a third lien. It is never closed together with a purchase. It is never a line on your own home or a second home.

The “DSCR” part means the rent qualifies the line instead of your paycheck. Lenders look at the rental’s income against the payment on the line. They do not ask for tax returns, pay stubs or a debt-to-income ratio. Qualification still runs on documents: the lease, the credit report, the valuation and title all matter.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. If you want the wider picture of how these loans work, Lendmire’s complete DSCR loans guide covers the basics.

The structure helps one kind of investor in particular. You own a rental, you like your first mortgage, and you want to reach the equity without replacing that loan. Your LLC can stay on title. The members sign as guarantors, and the borrowers on the line do not have to match the borrowers on the first mortgage. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment. A result of 1.10x means rent is 10% larger than that payment.

HELOC: A home equity line of credit. You borrow against equity, repay, and borrow again within set draw rules.

Second lien: A loan that sits behind your existing first mortgage. If the property were sold, the first mortgage is paid first.

First lien: A loan in first position. On this program, that means a rental with no mortgage.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value. First-lien figures are written as LTV, because there is nothing to combine.

Stress payment: A fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a qualifying figure only. It is not what you pay each month.

Seasoning: The waiting period between a purchase or refinance and the date a lender will write a new loan on that property.

How Rent Is Measured When the Property Is an Airbnb

Airbnb owners often assume nightly income drives the line, but it does not. Across the programs Lendmire places this product with, the line is reviewed on rent drawn from the lease and the appraiser’s monthly market rent. Nightly booking income does not size it. A lease in place is required.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser documents market rent on Form 1007, the single-family rent schedule. A two-to-four-unit property may have at most 1 vacant unit.

What does that mean if you host guests nightly? Two things.

First, a property run purely as a nightly rental, with no lease, does not fit this lane. A DSCR purchase or cash-out loan that looks at short-term income is often the better tool there.

Second, an Airbnb that also carries a lease, such as a mid-term tenant arrangement or a master lease to an operator, gives the file something to measure. A lease above market rent counts only when the receipts support it.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A property that is not legally allowed to operate as a short-term rental is a weak candidate for any financing that leans on that income.

Expect to gather these items:

  • The lease in place, and three months of rent receipts if the lease is above market.
  • Entity documents and guarantor signatures if the rental sits in an LLC.
  • The first mortgage statement, so the lender can size combined leverage.
  • Title and encumbrance information, which the lender orders.

The Coverage Test, Step by Step

The coverage test is where a revolving line differs from an ordinary loan. The lender does not test the balance you plan to draw. It tests the entire credit limit.

1. The lender fixes the rent used for lender review using the rule above.

2. It computes a fully amortizing payment on the whole limit at the start rate plus 2 percentage points.

3. Taxes and insurance are not part of that qualifying payment. The payment is principal and interest only.

4. It divides gross monthly rent by that payment. The result must reach at least 1.10x.

Because the payment scales with the limit, coverage moves in the opposite direction from line size. Say a rental covers a given limit at about 1.25x. Doubling the limit cuts coverage to roughly 0.63x, which falls below the 1.10x minimum. The same rent supports a smaller line, not a larger one.

That is why the line you ask for matters more than the line you need on day one. Size it to what the rent can carry. The arithmetic here is illustrative, and the lender’s own calculation governs.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. Do not assume it is in or out. Ask before you pay for a valuation.

Leverage: Second Lien Versus First Lien

A property can pass coverage and still fail on leverage. Both tests have to clear, and the tiers below are ceilings, not offers. They apply through select programs, subject to underwriting.

Position Credit score Maximum leverage Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien, no mortgage 740 or better 75% LTV Up to $500,000
First lien, no mortgage 700 to 739 70% LTV Up to $500,000
First lien, no mortgage 720 or better 65% LTV Above $500,000 to $1,000,000

A second lien has no tier below a 720 score. A first lien has a floor of 700.

Here is how the combined number plays out. Say your first mortgage equals about half of the property’s value. The 70% CLTV ceiling then leaves room for a line up to about 20% of value. That is the ceiling, and the coverage test may cut it lower. A declining-market flag on the property lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

How does this compare with general investment-property lines? Experian describes them as working much like a primary-home HELOC, with an interest-only draw period followed by repayment. Leverage caps differ by lender, so do not carry a figure over from a general article. For this network’s program, the ceilings in the table govern: up to 70% CLTV on a second lien at a 720 score or better, and up to 75% LTV on a first lien at the top tier, subject to underwriting. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Valuation and Title: What the Lender Orders

Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 require a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

Title follows size and position. A first lien and any second lien above $400,000 get a full title policy. Smaller second liens use an owner-and-encumbrance report. Hazard insurance must cover both liens, and flood coverage applies where required.

Seasoning: Two Six-Month Clocks

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

For an Airbnb you just bought and furnished, that means waiting. It also means the hosting history is less central here than on a short-term-rental refinance. The title clocks and the lease matter more.

Credit, Borrower Eligibility and Exposure

Credit scores come from the lender’s own report, and the tier follows the score. Two history rules apply: no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Tradeline-depth rules are waived at 700 and above.

The program does not require reserves or cash to close. A borrower may carry at most 5 loans or $2,500,000 with the program.

Eligible borrowers are U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

What Happens After Closing: Draw, Repayment and Payment Risk

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The draw period is 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, with a 30-year maturity. The rate is variable.

On variable rates, the CFPB’s HELOC explainer notes that HELOCs usually carry variable interest, so payments can change from month to month. That matters on a seasonal Airbnb, where income moves while the payment does not.

Plan for the step-up too. When the draw period ends, principal starts to amortize and the payment rises. Test your cash flow against the repayment period before you draw, not after.

The lender’s HELOC disclosures spell out the full terms of your line. The CFPB’s HELOC booklet explains how to read those disclosures.

Where the General Rule Breaks

Airbnb held in an LLC. LLC vesting is allowed on investment property under this program, with the members signing as guarantors. A bank-style investor HELOC underwritten on personal income often wants an individual or a trust on title instead. Keep the two products apart when you compare.

Under 12 months of hosting. Hosting history is not the test on this lane. Six months on title and a lease in place are. If you want short-term income counted, look at a DSCR purchase or cash-out loan.

Credit between 700 and 719 with a first mortgage. A second lien needs 720. A first lien exists only on a rental with no mortgage. If you keep a first mortgage, the question is whether you can lift your score to 720. A cash-out refinance, which replaces the first mortgage, runs on different rules.

A first mortgage with restrictive documents. Some first-mortgage documents limit a second lien on the property. Read yours before you apply.

Condotels and other excluded property. Condotels are not eligible, even though condominiums are eligible property types. Neither are rural-designated property, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use or commercial and agricultural property. A property listed for sale in the prior 2 months and a property with a solar lien are also out. Single-family, PUD, townhome, two-to-four-unit and condominium properties are eligible property types, and lots up to 10 acres qualify.

Renovation-stage or vacant units. The line is sized on today’s value and tested on today’s rent. A gutted unit with no tenant fits poorly. The program allows at most 1 vacant unit in a two-to-four-unit building.

Borrowing against your own home instead. A primary-residence HELOC is a different, owner-occupied product, and it puts your home at risk. This line is never offered on an owner-occupied home.

DSCR HELOC, Cash-Out Refinance or Bank HELOC?

The choice depends on what you want to keep and how you want the income measured. This table describes each product as a type, not a recommendation.

Feature DSCR HELOC DSCR cash-out refinance Bank-style investor HELOC
First mortgage Stays in place Replaced Stays in place
Reviewed on Rental income vs. stress payment Rental income vs. the new loan payment Personal income and credit
Funds Revolving, draw and repay One lump sum Revolving
LLC on title Allowed on this program Per program terms Often individual or trust

Market commentary also points to scarcity. Yahoo Finance reports that HELOCs on investment property are not as common or easily obtained as primary-residence HELOCs. That gap is the opening a rent-qualified product fills.

A cash-out refinance can win when your first mortgage has poor terms. It also fits when you want one large lump sum. A second-lien line fits when the first mortgage is worth keeping. It also suits phased work such as renovations, a down payment on the next deal, or a liquidity buffer.

How to Find the Best Program for Your Situation

No single program wins for every Airbnb owner. The lenders that write this product differ on valuation, vesting and property rules. A broker that shops a wholesale network can match your property, equity and credit to the program that fits.

Questions worth asking any lender or broker before you commit:

  • Is the line a second lien or a first lien, and what is the combined leverage ceiling at my score?
  • How does the lender measure rent: the lease, the appraiser’s market rent, or both?
  • Is the coverage test run on the full credit limit?
  • How does the lender treat my first-mortgage payment in that calculation?
  • Does the line allow my LLC on title, and who signs as guarantor?
  • Does my property type appear on the excluded list?
  • What do the lender’s HELOC disclosures say about the variable rate, the draw period and the repayment period?

Bring a lease, an entity file if you hold in an LLC, and your first-mortgage statement. Those three items let the lender run the coverage and leverage answers.

Frequently Asked Questions

Can a DSCR HELOC count my Airbnb’s nightly income?

Not on this lane. Through select programs in Lendmire’s network, the line is reviewed on lease rent or the appraiser’s monthly market rent. A lease in place is required. If you want short-term income counted, a DSCR purchase or cash-out loan is a better place to start.

Can I use a DSCR HELOC on an Airbnb held in an LLC?

Yes, when the program allows it, subject to program terms. Vesting in your LLC is allowed on investment property. The members sign as guarantors.

How long must I own the property before I apply?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

What credit score do I need?

A second lien needs 720, and a first lien needs 700. The tier follows the lender’s own report. A first lien exists only on a rental with no mortgage, so a borrower who keeps a first mortgage is looking at the 720 second-lien tier.

Are there states where the program is not offered?

The program runs in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. The states are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.
