HELOC for a Down Payment on an Airbnb

HELOC for a Down Payment on an Airbnb

The Quick Read: A home equity line can fund the down payment on an Airbnb purchase, but it takes two separate approvals. The line is judged on your personal credit and the equity in the collateral home. The DSCR loan is judged mainly on whether the new property’s rental income covers its payment, subject to lender guidelines. Clearing one file does nothing for the other.

  • On an investment property, the network’s equity line tops out at 70% CLTV (combined loan-to-value, counting every loan against the property). It also caps at a $500,000 line, with a 700 minimum credit score.
  • On a primary residence or second home, the ceiling reaches 90% CLTV, and only at a 720-or-better credit profile.
  • A short-term-rental purchase through the network’s DSCR programs tops out at 75% LTV, so plan on at least 25% down.
  • The DSCR ratio leaves your HELOC payment out of its math, but your monthly budget still has to cover that payment.
  • Confirm that your DSCR lender accepts borrowed down payment funds before you open the line. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

How Does a HELOC Down Payment Work on an Airbnb?

The line comes first, and the purchase loan comes second. You open the line against a home you already own, draw cash into your own account, document it, and then use it as the down payment on the Airbnb. The DSCR lender never lends against the line. It only looks at where the cash came from.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the order of operations:

1. Check your equity. Add up every loan against the collateral property and compare the total to its value.

2. Open the line before you need it. The line and the purchase loan are separate approvals. Approval of one never carries over to the other.

3. Draw into your own account. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, which could last 10 years. Payments during that stage are often interest-only.

4. Let the funds sit and document them. DSCR lenders generally want the down payment traced to the line, with no unexplained deposits. The required seasoning (how long money must sit in your account) varies by lender.

5. Get the purchase underwritten. The Airbnb is judged on its own income against its own payment.

6. Close, then service both debts. The HELOC payment comes out of your pocket, not the property’s income.

AirDNA’s financing guide describes this same layering: a HELOC for the down payment, a mortgage for the rest, and the line kept as a safety net for renovations. The layering works, but it only works if you plan the whole stack up front.

Key Terms Defined

HELOC: A home equity line of credit. It is a revolving line secured by a property you own, based on the equity in it.

CLTV: Combined loan-to-value. It is every loan against a property added together and divided by the property’s value.

Draw period: The stretch when you can borrow from the line and payments are often interest-only.

Seasoning: The time funds must sit in your account so a lender can trace their source.

DSCR: Debt service coverage ratio. It is the property’s monthly rent divided by its monthly payment of principal, interest, taxes, insurance, and any HOA dues.

PITIA: That full payment package: principal, interest, taxes, insurance, and association dues.

Hosting history: A record of past short-term-rental bookings and income at the property.

Which Property Should Secure the Line?

A first-time investor has no rental to borrow against, so a primary residence is the usual collateral. The two collateral types follow different rules.

Across the wholesale network, equity lines are tiered by occupancy:

Collateral Max CLTV Credit profile
Investment property 70% 700 minimum
Primary or second home Up to 90% 90% only at 720+

The investment line also carries a $500,000 maximum. On that line, 720 and 700 both reach the same 70% ceiling, so a score above 700 buys eligibility rather than extra leverage. The 720 threshold for 90% applies only to primary-residence and second-home collateral.

The investment line runs one structure: a five-year interest-only draw, then 25 years of fully amortizing repayment. At least 75% of the line is drawn at closing. That matters, because you start paying on most of the balance immediately, so size the line to your actual budget, not the maximum. Pricing floats during both stages and never converts to a fixed structure. Primary residences and second homes also offer a three-year draw followed by 17 years of repayment.

Other limits on these lines:

  • Qualifying debt-to-income tops out at 50%, calculated on the interest-only payment at the maximum draw.
  • Lines at or below $500,000 usually use an automated valuation, with no traditional appraisal.
  • Lines run from $25,000 to $750,000. Anything above $500,000 is primary-residence only, needs a credit profile of 700 or better (720 on the five-year draw structure), caps at 75% CLTV, and requires a full appraisal.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on the line.

The LLC point is the sharpest difference from a DSCR loan. If the property you want to borrow against is already deeded to an LLC, it needs a vesting change or a DSCR cash-out instead. Lendmire brokers these equity lines in 16 states, a narrower footprint than its 41-market DSCR platform.

How Does the DSCR Lender Treat Borrowed Funds?

The DSCR lender treats the HELOC cash as a source of funds it must trace and accept, and acceptance is lender-by-lender. Some programs take borrowed funds for the down payment. Others cap the borrowed share or want some unborrowed cash in the file. Ask before you open the line, not after.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Down payment, closing costs, and reserves are three separate pots. A program may accept borrowed funds for one and not the others. Reserves are commonly around 6 months of PITIA, though they vary by lender, leverage, and loan size. Ask whether the HELOC draw can count toward each pot, and get the answer in writing.

Here is what the network’s DSCR programs generally look like for an Airbnb purchase:

  • Leverage: Standard rental purchases usually land at 75% to 80% LTV. Short-term-rental purchases top out at 75% LTV.
  • Credit: Most programs want around 660. A 640-plus score is the expectation on short-term-rental files, and 700-plus opens the strongest leverage tiers.
  • Coverage: A 1.00 coverage floor applies to short-term-rental purchases. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
  • Hosting history: Short-term-rental programs typically look for about 12 months of hosting history. A brand-new listing is a question for the lender up front, since the income method depends on the program. It is often an appraiser’s rent schedule or a short-term rental income analysis.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders), depending on the program.

A larger down payment lowers the payment and can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Clearing 1.00 is also not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capex all sit outside the calculation.

A Worked Example in Percentages

Run the numbers on a simple setup. You own a primary residence, your credit profile is 720 or better, and your existing mortgage equals 60% of the home’s value. At the 90% CLTV ceiling for that profile, the room left is up to 30% of the home’s value. Line minimums, debt-to-income, and the lender’s review can all shrink that.

Now size the need. Say the Airbnb costs roughly half what your home is worth. A short-term-rental purchase at 75% LTV means 25% down, which is 25% of the Airbnb price. Thirty percent of your home’s value equals 60% of the Airbnb price, so the available room is well beyond the down payment alone. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

That surplus is tempting, but resist drawing it all. Since 75% of the line is drawn at closing, a bigger line means a bigger interest-only payment from day one. Closing costs, furniture, startup supplies, and reserves are real expenses, yet each extra dollar you draw to cover them is a dollar of debt you carry.

Then run the stack. You will pay three obligations at once:

  • Your existing mortgage on the collateral home.
  • The HELOC payment, which is interest-only during the draw and steps up when repayment begins.
  • The new DSCR loan on the Airbnb.

The DSCR lender sees only the third. The AirDNA guide says to build the line’s payment into your cash-flow model, and that is the right instinct.

Now stress it. Picture an off-season stretch with low occupancy while the line’s payment drifts upward because pricing floats. Your personal cash flow carries the shortfall anyway, and the home securing the line is at risk if you cannot keep up.

HELOC vs the Other Ways to Fund the Down Payment

A HELOC is one of several sources, and it does not always win. Compare the options before you commit:

Source Collateral Main watch-out
HELOC Your home or a rental Second payment, floating pricing
Cash savings None Drains your reserves
DSCR cash-out on a rental An existing rental Seasoning, lower leverage
Personal loan None Often needs lender approval

A DSCR cash-out refinance on an existing rental is worth a look if you own one. Cash-out tops out around 75% LTV on standard rentals across most of the network, and 70% when the collateral is a short-term rental. About 6 months of seasoning is the common expectation. It comes with a single new payment, and the proceeds carry no separate lien. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Cash savings are the cleanest source for the DSCR lender, because there is nothing to trace beyond the account. The tradeoff is that the cash is gone for furnishing and reserves, which is why many investors split the sources.

Where the General Rule Breaks

The basic pattern holds for most borrowers. These edge cases are where it does not.

The lender may not accept borrowed funds. Some programs cap the borrowed share. Get the answer before you open the line.

You have no rental to borrow against. A first-time investor has to use a primary home, which means qualifying for a personal-income line. The DSCR loan later ignores your personal income, but the line does not.

The line is in your name, and the Airbnb may not be. Purchasing through an LLC is common, subject to lender program eligibility. If the entity takes title, ask how the lender handles funds that came from a personal line.

The down payment is fully borrowed. Total debt across two properties then approaches the full purchase price. This compounds leverage, and the Airbnb’s income has to carry its own loan with nothing in reserve.

The draw period ends. Interest-only payments step up when repayment begins. A line that suits a short hold with a planned refinance may not suit a long one.

The property is not eligible. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs.

Local rules can end the plan. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

When It Fits, and When to Skip It

The HELOC route tends to fit when:

  • You have substantial equity in a home and stable personal income to qualify.
  • You want to keep savings liquid for furnishing and reserves.
  • The Airbnb’s own coverage is strong enough that it does not lean on your outside cash flow.
  • You have a plan to pay the line down or refinance it.

Skip it, or shrink the draw, when:

  • Your personal budget cannot carry a payment that floats upward.
  • Your DSCR lender will not confirm borrowed funds in writing.
  • You are borrowing against a property you could not afford to lose.

Frequently Asked Questions

Can I use a HELOC for the entire down payment on an Airbnb?

Sometimes. It depends on whether the DSCR program accepts borrowed funds for the down payment, and whether it caps the borrowed share. Closing costs and reserves are separate tests. A fully borrowed down payment also stacks two debts against roughly the full purchase price, which raises the risk if the Airbnb underperforms.

Does the HELOC payment count against my DSCR?

No. The ratio compares the new property’s rent to its own PITIA. The HELOC payment still hits your personal budget, and the line’s own approval looked at your personal income and credit.

Can I open the HELOC on the Airbnb I am buying?

No, because a line needs existing equity and the new property has none at purchase. You borrow against a home you already own. After you own the Airbnb, a later DSCR cash-out on it is a separate move, with leverage tops around 70% on short-term-rental collateral and seasoning of about 6 months.

What credit score do I need?

It depends on which loan you mean. An investment-property equity line starts at 700. The network’s program floor is 600, but the 90% CLTV ceiling on primary residences and second homes exists only at 720 or better. A short-term-rental DSCR purchase expects 640-plus, most programs want around 660, and 700-plus opens the strongest leverage tiers. All of this is subject to lender guidelines.

Does the HELOC stay at a fixed payment?

No. Most lines are variable, so payments can change from month to month, per the CFPB. The network’s lines float through the draw and repayment stages and never convert to fixed. The payment also steps up when the draw period ends.

Running the Numbers

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker that arranges financing through select lenders in its wholesale network, and the calculator on this page gives an illustrative estimate. A short-term-rental market that looks strong on occupancy can still run thin against a stacked payment, which is why the equity math deserves as much attention as the nightly rate.
