The Quick Read: This is a revolving line written behind the first mortgage you keep, or as a first lien on a paid-off rental, and it qualifies primarily on the property’s rent covering a stress payment on the full line, subject to lender guidelines, with no personal income calculation and with a lease required in place.
- The line is a standalone second lien or a standalone first lien, never a third lien and never part of a purchase closing.
- Rent is tested against a payment on the entire credit limit, not only the drawn balance, and the minimum coverage is 1.10x.
- A lease in place is required, so nightly booking revenue alone does not stand in for it.
- Second liens reach 70% combined loan-to-value at a 720 score or better, subject to underwriting.
- Two six-month seasoning clocks apply, and the program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
What This Line Is, and What It Is Not
Many Airbnb owners hold a property with strong equity and a first mortgage they do not want to touch. A DSCR home equity line fits that setup. It is a revolving line secured by a non-owner-occupied one-to-four-unit rental, and it is placed through a wholesale lender in Lendmire’s network. Lendmire is the broker, not the lender.
The line is not a bank HELOC. A bank-style investment HELOC is judged on the borrower: credit, income and personal debt. This line is qualified on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The LLC can stay on title, with the members signing as guarantors, subject to program terms.
Lendmire’s complete DSCR loans guide covers how the ratio works across the whole product family. This page applies it to one case: the owner of a short-term rental who wants to pull equity out without a refinance.
The Checklist, Gate by Gate
Run these in order. The cheaper gates come first, so a property that fails early never pays for a valuation.
1. Confirm occupancy and property type. The line is for investment property only. It is never offered on your own home or a second home. Single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums are eligible property types. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use property and modular or log homes are not eligible on this lane. A property listed for sale in the prior 2 months or carrying a solar lien is also out. A condo-style Airbnb needs a careful look at the association’s short-term rental rules before anything else.
2. Confirm lien position. With an existing first mortgage, the line is written as a standalone second lien behind it. With no mortgage, it is a standalone first lien. A third lien is not available. Read the first mortgage note for any limit on subordinate financing before you apply.
3. Check seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
4. Document the lease and the rent. This is where Airbnb owners hit friction. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. On a two-to-four-unit property, at most 1 unit may be vacant. A property run only on nightly bookings, with no lease, does not fit this test as written. Nightly platform revenue is not the qualifying income here. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
5. Test coverage at the full limit. The minimum is 1.10x. That means gross monthly rent divided by the qualifying payment. The qualifying payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is principal and interest only. Taxes and insurance are not part of it. A larger line raises the qualifying payment, so the ratio falls as the limit rises, even if you plan to draw less. Whether the first-mortgage payment joins the calculation on a second lien is a point to confirm on the file, because the lender’s own coverage calculation governs.
6. Check combined leverage. On a second lien, the first mortgage balance plus the new line, divided by value, can reach 70% combined loan-to-value at a 720 score or better, on lines up to $500,000, subject to underwriting. Below 720 there is no second-lien tier. On a first lien with no mortgage, loan-to-value reaches 75% at 740 or better and 70% from 700 to 739, on lines up to $500,000. Lines above $500,000, to $1,000,000, carry a 65% first-lien ceiling at 720 or better. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.
7. Check the borrower file. The minimum score is 720 on a second lien and 700 on a first lien, taken from the lender’s own credit report. The file needs no 30-day mortgage late in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program. Eligible borrowers are US citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
8. Plan the valuation path. Lines to $400,000 use an automated valuation with an 85 or better confidence score plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted. Hazard insurance must cover both liens, with flood coverage where required. Title is a full policy on a first lien and on second liens above $400,000, and an owner-and-encumbrance report on smaller second liens.
How the Line Draws and Repays
Lines start at $50,000. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each. The draw period runs 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, inside a 30-year maturity. The rate is variable.
The payment change at the end of the draw period is the part owners underestimate. The Consumer Financial Protection Bureau notes that payments are often significantly higher once repayment begins. Bankrate explains that repayment-period payments follow an amortization schedule, much like a regular mortgage. Experian adds that some lines in the wider market end with a balloon payment, so read the repayment terms on any line before signing.
Model the repayment payment on the whole balance, not just the interest-only payment you will carry first. The first-mortgage payment and the line payment both come out of the same rent.
Where the General Rule Breaks
These are the edge cases that stop Airbnb files.
- No lease. A property run purely on nightly bookings has no lease to test. An owner who has a signed lease on the property has a file that fits the rent test. Confirm the structure with the lender before ordering a valuation.
- Existing first mortgage restrictions. A first-lien note can limit subordinate financing. Read it before you apply.
- Excluded property. A condotel, a row home, a rural-designated parcel or a leasehold fails the property gate no matter how strong the bookings are.
- Recent purchase or refinance. A strong equity position does not cure the seasoning gate.
- Title and signers. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.
- Market flag. A declining-market flag lowers the leverage ceiling by 5 points, which can shrink the line before coverage is even tested.
- Thin equity. If the room left under the 70% combined ceiling is small, a line may not be worth the file. A cash-out refinance can fit better when the first mortgage is not worth keeping.
The Decision in Practice
| Factor | DSCR HELOC | Bank-style investment HELOC | DSCR cash-out refinance |
|---|---|---|---|
| Judged mainly on | Property rent | The borrower | Property rent |
| First mortgage | Stays in place | Stays in place | Replaced |
| Structure | Revolving line | Revolving line | One larger loan |
| Title | LLC allowed | Often an individual | LLC route common |
The bank-style and cash-out columns describe those products’ typical rules, not this program’s. For a deeper look at who writes these lines, see Lendmire’s piece Top DSCR HELOC Providers on a Rental Property You Already Own.
The line suits an owner who wants to keep a first mortgage and draw in stages for renovations, reserves or a down payment elsewhere. It suits an owner poorly when the goal is to replace the first loan, and in that case a cash-out refinance fits better. A cash-out refinance also starts a new seasoning clock.

Frequently Asked Questions
Can I qualify using my Airbnb booking history?
The coverage test runs on the lease and the appraisal’s market rent, with the lesser of the two used unless three months of receipts support a lease above market. Nightly booking revenue is not the qualifying income on this program. A lease in place is required, so confirm your structure with the lender first.
How long must I own the property before I can apply?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are checked at underwriting.
Is coverage tested on what I draw or on the whole line?
It is tested on the entire credit limit, at the start rate plus 2 percentage points, on principal and interest. Drawing less than the limit does not lower the qualifying payment.
Can my LLC hold title?
Yes. Vesting in the owner’s LLC is allowed on an investment property, with the members signing as guarantors, subject to lender program requirements.
Which states offer it?
The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Eligibility still depends on the property and the file.
