Where to Get a HELOC to Pay for College Tuition

Where to Get a HELOC to Pay for College Tuition

The Quick Read: A home equity line of credit (HELOC) for tuition comes from banks, credit unions, online lenders, or a mortgage broker who places files with several wholesale lenders. The right source depends mostly on whether the home is your residence or a rental.

Rentals face tighter limits, and fewer lenders write them. Tuition is a permitted use on most lines, but the money lands in your account and nothing forces it to the school.

  • On an investment property, the network Lendmire places files with caps a HELOC at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence, the ceiling reaches 90% CLTV only at a 720-or-better credit profile, and that tier tops out at $500,000.
  • An LLC cannot hold title on these lines. A rental deeded to an LLC needs a vesting change or a DSCR cash-out instead.
  • Federal Parent PLUS loans carry caps and a loan fee, so they are a comparison point, not a default.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Where Can You Get a Tuition HELOC?

You can get one from four kinds of sources: depository banks, credit unions, online non-bank lenders, and mortgage brokers. All of them write the same basic product. They differ in who they serve, how many guideline sets they can offer you, and whether they will touch a rental property at all.

Source Best suited to Watch for
Banks Owner-occupied homes, existing customers Many skip investment property lines
Credit unions Members with a primary residence Membership rules, smaller line sizes
Online lenders Borrowers who want to apply remotely Terms vary widely; compare in writing
Brokers Rentals, second homes, mixed scenarios Availability depends on the state

A broker’s edge is comparison.

Lendmire is a mortgage broker, not a lender. It arranges home equity lines through select wholesale partners in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint.

How a Tuition HELOC Works, Step by Step

A HELOC is a revolving line secured by your home. You borrow against equity, which is the home’s value minus what you owe. The Consumer Financial Protection Bureau describes it as an open-end line you can draw on repeatedly, and it warns that you could lose your home if you cannot repay on schedule.

Here is how a file moves from start to finish.

1. The equity test. The lender totals your first mortgage plus the new line and compares it to the home’s value. That ratio is CLTV, and each program sets a ceiling by credit tier and occupancy.

2. Credit and income. Across our network, the maximum debt-to-income ratio is 50%. It drops to 45% for profiles from 600 to 679. The lender reviews your file on the interest-only payment calculated at the maximum draw, so a large line raises the bar.

3. Valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. Every line above $500,000 requires a full appraisal, and you can request one on any line.

4. Draw period. You borrow against the line, often for a set number of years. The federal consumer-finance regulator’s own example is a 10-year draw.

5. Repayment period. Borrowing stops and the balance amortizes. That same regulator page says repayment often runs 10 or 20 years.

On primary residences and second homes, our network offers two structures. One has a 3-year interest-only draw followed by a 17-year repayment. The other has a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. Pricing floats during both periods and never converts to fixed.

What Changes When the Collateral Is a Rental

A rental-property HELOC is a narrower product than the owner-occupied line in most tuition articles. The investment-property parameters are tight and simple.

  • Maximum CLTV is 70%, with no tier above it.
  • Minimum credit is 700, and both the 700 and the 720 tiers carry that same 70% ceiling.
  • The maximum line is $500,000, and a line above that size is open to primary residences only.
  • Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos.
  • Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural properties are not offered.

Occupancy matters because the ceilings are tiered. A primary residence can reach 90% CLTV, but only at 720 or better and only up to $500,000. A second home also reaches 90% at that tier. Never assume the top number applies to your property. Those figures describe this network, and every file is subject to lender guidelines and full review.

Where the General Rule Breaks

The general rule says you draw only what you need each semester and pay interest only on what you borrowed. Education sites call that the main structural advantage for multi-year tuition. It holds on many lines, but not on all of them, and these edge cases matter to investors.

At least 75% of the line is drawn at closing. Both draw structures on our network work this way. A four-year tuition plan therefore cannot assume you will draw each semester’s bill separately. You size the line knowing most of it is borrowed on day one. After closing, the minimum additional draw is $1,000 on the program that states a minimum. That up-front draw is a real cost to weigh against the plan.

LLC-held rentals cannot carry the line. Title must sit with you individually or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That is the sharpest structural difference from a DSCR loan. Many investors hold rentals in entities, and DSCR programs can lend to LLC borrowers, subject to program terms. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Scores below 640 face extra limits. Under the longer-runway wholesale program, profiles below 640 are limited to single-family residences with a clean 12-month housing history. Second homes floor at 640 and investment lines at 700, so this restriction reaches primary residences only.

Exposure limits apply. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program, which is the one with the 5-year draw and 25-year repayment. A borrower who owns more than 15 financed properties is not eligible.

Derogatory history splits by program. A bankruptcy needs four years of seasoning on both programs. Foreclosure history splits on primary residences and second homes. One program seasons a foreclosure in seven years and a deed-in-lieu, pre-foreclosure, or short sale in four. The other declines the history entirely, regardless of age.

Paying off federal loans with home equity is a one-way step. Once federal loans are refinanced into a HELOC, you give up federal repayment protections for good.

HELOC, DSCR Cash-Out, or Parent PLUS?

The real decision is how to tap equity, not whether tuition is allowed. A personal-credit HELOC, a DSCR cash-out refinance, and a federal Parent PLUS loan each treat your rental portfolio differently.

Factor HELOC DSCR cash-out Parent PLUS
Reviewed on Personal credit and DTI Rent covering the payment Credit check only
Existing mortgage Stays in place Replaced Not touched
LLC title Not allowed Subject to program terms Not applicable
Leverage 70% CLTV on a rental 75% LTV, standard rentals Federal caps apply

Parent PLUS carries a 4.228% origination fee, per Columbia’s financial aid office. Notre Dame’s financial aid office lists new-borrower limits of $20,000 per academic year and $65,000 in total. Federal loans also carry income-driven repayment and deferment, which a HELOC lacks.

A DSCR cash-out works differently. DSCR means debt service coverage ratio, which compares rent to the full monthly obligation. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. On a cash-out refinance, 75% LTV is the ceiling across most of the network for standard rentals, while short-term-rental collateral tops out at 70%. About six months of seasoning is the common expectation. Credit floors start at 620 in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage.

Coverage matters too. For standard long-term rentals, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation.

A HELOC is reviewed on personal debt-to-income, so an investor carrying several mortgages may find that ratio is the hurdle. A rent-based loan can then be the route that fits. For the full picture, see Lendmire’s complete DSCR loans guide.

Key Terms Defined

HELOC: A revolving line of credit secured by your home, with a draw period followed by repayment.

CLTV: Combined loan-to-value, meaning all liens on the home divided by its value.

Draw period: The stretch when you can borrow and typically pay interest only.

Second lien: A loan that sits behind your first mortgage and is paid in addition to it.

DSCR: A ratio comparing monthly rent to the monthly principal, interest, taxes, insurance, and HOA dues.

Vesting: The legal form in which you hold title, such as individual name, trust, or LLC.

Questions to Settle Before You Apply

  • Is the home a residence, a second home, or a rental? The ceiling differs for each.
  • Who holds title today? An LLC is a dealbreaker without a vesting change.
  • Does the combined balance leave room for your next acquisition or rehab? A tuition lien stacks on the same equity pool.
  • Will the draw period end near graduation? The balance then begins amortizing over the repayment term.
  • Is the property listed for sale? A listing within the past 60 days makes it ineligible in NC, PA, TN, TX, and WA.
  • Have you recently done a cash-out? A stacked lien cuts remaining equity and can complicate approval.

Money also has to reach the school. A HELOC pays you, not the bursar. Unlike many student loans, you control the timing and must route the funds to the billing office yourself. Plan around semester deadlines.

Frequently Asked Questions

Can I use a HELOC on a rental to pay tuition?

Yes, on an eligible rental, but expect tighter terms. On this network, an investment-property line caps at 70% CLTV with a 700 minimum credit score and a $500,000 maximum. Title must sit with you individually or in a revocable living trust. Lender guidelines and file review decide the outcome.

Does a HELOC force me to spend the money on tuition?

No. The funds are paid to you, and the lender must allow the use. Education sources note that HELOC proceeds can cover tuition, room and board, books, and similar costs. Because nothing steers the money to the school, you manage payment timing yourself.

Is a HELOC cheaper than a Parent PLUS loan?

It can be, since homeowners may find cheaper options through home equity. A Parent PLUS loan has a 4.228% fee and fixed federal terms, while a HELOC floats. Compare the full cost and the protections you give up before choosing.

What if my rental sits in an LLC?

An LLC cannot hold title on these lines. You would need to change vesting into your own name or a revocable trust, or consider a DSCR cash-out refinance, subject to program terms. The DSCR route qualifies primarily on rental income covering the payment, subject to lender guidelines.

What credit score do I need?

It depends on occupancy. Primary residences start at 600, second homes at 640, and investment properties at 700. The strongest tiers need 720 or better. Every file is reviewed individually.
