Top DSCR HELOC Providers for Out-of-State Rental Owners

Top DSCR HELOC Providers for Out-of-State Rental Owners

The Quick Read: For an out-of-state rental, the best DSCR HELOC provider depends on three things: whether the lender serves the rental’s state, how the property is titled, and how much equity sits behind the first mortgage, because the rent qualifies the line and your home address does not.

  • A DSCR HELOC is a revolving line secured by a rental, sized on the rent instead of your personal income, subject to lender guidelines.
  • The rental’s state matters far more than where you live.
  • On a second lien, combined loan-to-value (CLTV) tops out at 70% through select programs. A first lien reaches 75% loan-to-value (LTV) at the top credit tier, on lines up to $500,000.
  • Lendmire is a mortgage broker, so it matches the rental to a wholesale lender instead of naming one company as the answer.

The lenders that write these lines differ on state footprint, title rules, property types and leverage. This guide shows how those programs work, so you can see which one fits your file.

Why a Ranked List Doesn’t Work for This Product

“DSCR HELOC” is a market label, not a standard product. Two lines with the same label can behave very differently.

Some are true revolving lines. You draw, repay and draw again within a limit. Others are closed-end second mortgages that pay out one fixed amount. Ask early whether the product revolves.

Qualification also differs. Some rental lines qualify on you: your credit, income and debt load. A DSCR HELOC qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That means no traditional personal-income documentation, W-2s or personal income calculation.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

A broker sees many lenders’ guidelines side by side. That is the useful view here. The right program depends on the property type, credit profile, leverage need and the state where the rental sits.

How Underwriting Treats a DSCR HELOC, Step by Step

Across the wholesale network Lendmire works with, the programs follow the same basic path. Every figure below is a ceiling or floor through select programs, subject to underwriting, and never an offer.

1. State footprint. The lender has to serve the property’s state. A file outside that footprint cannot go further.

2. Title and vesting. The line can sit behind your first mortgage as a standalone second lien. It can also be a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, and it is never a third lien.

3. Equity and combined leverage. Lenders divide the first mortgage balance plus the new line by the property value. That is the combined loan-to-value, or CLTV.

4. Rent evidence. A lease must be in place. A two-to-four-unit property may have at most 1 vacant unit. Rent is the lesser of the appraisal’s Form 1007 market rent and the lease, unless three months of receipts support a lease above market.

5. The coverage test. The minimum is 1.10x. That is gross monthly rent divided by a stress payment. The stress payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. Taxes and insurance are not part of it.

6. Credit. The lender’s own credit report sets the tier.

7. Valuation and title. The lender orders a valuation on the property, so your distance does not change this step.

Step five has a catch: the test covers the whole limit, drawn or not. A duplex whose rent clears 1.10x on the full line passes. One at 1.05x does not, and a smaller line is the usual fix.

On a second lien, the lender’s coverage calculation governs. Confirm on the file how the lender treats the first-mortgage payment.

Does Being Out of State Change Anything?

Distance changes logistics. It does not change the qualifying logic. The property’s state controls the lien paperwork and the lender’s footprint. Your home state matters far less.

This program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Those states are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

If your rental sits outside that list, this lane is not available for that property. A cash-out refinance on a DSCR loan may be the fallback.

Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

If you own rentals in several states, expect different answers on different properties. Each rental is screened on its own state, title, lien position and rent.

The Structure and Leverage Ranges

Combined loan-to-value (CLTV) and loan-to-value (LTV) are not the same measure.

Factor Second lien (keep first mortgage) First lien (no mortgage)
Max leverage 70% CLTV 75% LTV at 740+; 70% at 700-739
Credit floor 720 700
Line size $50,000 to $500,000 To $500,000, then to $1,000,000
Larger lines Not offered 65% LTV at 720+

These figures apply to an investment property, through select programs, subject to underwriting. A declining-market flag lowers the ceiling by 5 points.

The draw rules matter as much as the leverage. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

You get a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

This works more like a flexible loan than a standby reserve. If you want a line to sit untouched, this is not that product.

What the File Looks Like

Valuation depends on line size. Lines to $400,000 use an automated valuation with a confidence score of 85 or better, paired with a property inspection report. A full interior appraisal is the other option at that size. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted.

Mortgage history must show no 30-day late in the last 12 months. Separately, the program requires 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Neither reserves nor cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Seasoning is the waiting period between events. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Eligible property includes single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. The line is not offered on rural-designated property, row homes, condotels, leaseholds, mixed-use property or modular homes. A property listed for sale in the prior 2 months is also out.

Where the General Rule Breaks

Texas. A common belief says Texas bans rental HELOCs. The Texas A&M Real Estate Research Center explains that Section 50(a)(6) of the Texas Constitution covers home equity loans and lines, and that those loans may not be taken on a rental. That rule governs homestead equity. A rental line is an ordinary non-homestead lien, and Texas is in this program’s footprint.

LLC title. Vesting in your LLC is allowed on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Many income-qualified lines restrict title to individuals or revocable trusts, so check before you assume an LLC works.

Five or more units. The program covers one to four units. A larger building points toward a DSCR cash-out refinance.

A score below 720 with a first mortgage. The second-lien floor is 720. A borrower who keeps a first mortgage can only take a second lien, so a score under that floor puts this line out of reach, and a DSCR cash-out refinance is the alternative to discuss.

A first lien exists only where no mortgage does. If a balance remains on the rental, the line is a second lien. This is not about the balance being small.

A line on your own home. That is a different, owner-occupied product. It puts your residence at risk, and this line is never offered on an owner-occupied home.

Buying and borrowing together. The line never closes alongside a purchase. A first-time investor buys first and opens the line once seasoning is met.

Provider Types and Who Each Fits

You will meet three kinds of providers. None of them is the best for every owner.

Provider type Best for Watch-outs
Local bank or credit union Owners near the lender with strong personal income Often reviewed on your personal income; footprint is local
Big bank or large retail lender Primary-residence lines Often declines rental lines
Broker with wholesale access Rent-qualified lines on rentals in other states Footprint and property rules still apply

Local banks and credit unions sometimes write lines on rentals. Availability is thin and varies lender by lender. One practical tip: ask for a line of credit secured by an investment property, because some lenders decline the word HELOC on a non-home asset.

A broker’s advantage is comparison. Lendmire is a mortgage broker, not a lender. It arranges DSCR HELOCs through a wholesale lender in its network and matches the scenario to the program.

Key Terms Defined

  • DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment.
  • CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property value.
  • Lien position: whether a loan sits first or second in line to be repaid from the property.
  • Draw period: the stretch when you may borrow from the line, paying interest only on the drawn balance.
  • Stress payment: a payment calculated at a higher start rate, used only to test coverage.

HELOC or Cash-Out Refinance?

A DSCR HELOC leaves your first mortgage in place. A cash-out refinance replaces it. If your existing first mortgage is a good one, the HELOC keeps it.

Consider the structure too. A HELOC is an open-end line you can borrow against repeatedly, while a refinance gives a single lump sum. The federal consumer bureau also warns that falling behind on a line can cost you the property that secures it. For an investor, that property is the rental.

A HELOC generally must be paid off in full when the property is sold. Plan for that if you might sell.

Many investors use equity from one rental to fund the next down payment. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Questions to Ask Any Provider Before You Apply

  • Do you serve the rental’s state?
  • Does the line revolve, or does it pay out once?
  • Is the line qualified on rent or on my personal income?
  • Will you accept title in my LLC or trust?
  • Is the line a second lien, or a first lien on a paid-off rental?
  • What valuation does the file need at my line size?
  • How does the coverage test treat the first-mortgage payment?
  • What are the draw, repayment and rate-adjustment terms?

The rate and the pricing terms come with the lender’s disclosures. Read those before you commit.

Frequently Asked Questions

Can I get a DSCR HELOC on a rental in a state where I don’t live?

Yes, if the rental’s state is in the lender’s footprint. The property’s state controls the lien paperwork, and your home state matters far less. Through Lendmire’s network, the program covers 15 of its 16 licensed states, subject to underwriting.

Can my LLC hold title?

Yes on this program, subject to program terms and investment-property use only. The members sign as guarantors. Other rental line products may limit title to individuals or trusts, so confirm before you apply.

Does the undrawn part of the line affect my coverage ratio?

Yes. The coverage test uses a payment on the entire credit limit, whether drawn or not. If the ratio falls short of 1.10x, a smaller line is the usual adjustment.

Can I use the line to buy a rental in the same transaction?

No. The line is never closed together with a purchase. Buy the property first, then open the line once the seasoning clocks are met.

What if my rental has five or more units?

The program covers one to four units. A larger building generally points to a DSCR cash-out refinance instead.
