Where to Get a DSCR HELOC When the Appraisal Is on a Short-Term Rental

Where to Get a DSCR HELOC When the Appraisal Is on a Short-Term Rental

The Quick Read: Look for a wholesale-placed DSCR HELOC program, not a retail bank line, because the rent qualifies the file and the LLC can stay on title. On a nightly-rented property, the appraiser’s rent opinion is a monthly market-rent figure, so nightly bookings are not multiplied out to build it. A strong Airbnb performer can therefore test lower on paper than it earns.

  • The line is a standalone second lien behind the first mortgage the owner keeps, or a first lien on a rental with no mortgage.
  • Minimum coverage is 1.10x, tested on a stress payment over the entire credit limit.
  • Second liens reach 70% CLTV at a 720 score or better, on lines of $50,000 to $500,000.
  • A lease in place is required, and rent is the lesser of market rent and the lease, subject to underwriting, unless three months of rent receipts support a lease above market.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Lendmire is a broker. It arranges these lines through a wholesale lender in its network, and every figure below is a ceiling or floor that is subject to underwriting, not an offer.

What Is a DSCR HELOC on a Rental?

A DSCR HELOC is a revolving line of credit secured by a rental the owner keeps. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. No traditional personal-income documentation, W-2s, pay stubs or personal income calculation go into the file.

The generic mechanics follow the standard pattern. The federal consumer-finance regulator describes a HELOC as an open-end line that lets you borrow repeatedly against home equity, with a draw period followed by a repayment period. On this program the draw period is 5 years, interest-only on the drawn balance. Then comes a 25-year fully amortizing repayment period inside a 30-year maturity. The rate is variable. The rate and pricing terms come with the lender’s disclosures.

Lien position matters. With an existing mortgage, the new line is a second mortgage, as the federal consumer-finance regulator’s HELOC comparison page explains. Here it is a standalone second lien. It is never closed together with a purchase and never a third lien. On a rental with no mortgage, it is a standalone first lien.

One more distinction. Consumer HELOC materials assume a home you live in. This line is the opposite: non-owner-occupied one-to-four-unit rental property only, never an owner-occupied home or second home. DSCR loans are designed for investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage.

How Does the Appraisal Treat a Short-Term Rental?

The appraisal does two jobs. It sets value, which drives combined leverage and line size. It also supplies a rent opinion, and that second job is where short-term rentals run into trouble.

On a one-unit property the rent opinion is the Form 1007 rent schedule. On a two-to-four-unit property the rent analysis sits on Form 1025. The 1007 asks for monthly market rent, which means the appraiser studies comparable properties leased on a monthly basis. The form treats it as incorrect to take a nightly fee, multiply by 30 and call the result monthly rent.

McKissock Learning, an appraisal-education provider, reaches the same conclusion: the form cannot document short-term rental rates. It also notes that an appraiser may use another tool, such as AirDNA, to estimate short-term income.

Here is what that means for this program. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The lender’s coverage calculation governs the final number. Nightly rates are not multiplied out.

The appraisal is also not skipped. Appraisal waivers are not accepted. Lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal on Form 1004, 1073 or 1025.

Where Do You Actually Find This Kind of Line?

Start with the category, not the brand. Large retail lenders mostly write home equity lines against the owner’s primary residence and qualify the borrower on personal income. A rent-qualified line on an LLC-held rental is a different product, and across a wholesale network it comes from a small set of programs. A broker sees those programs side by side.

Source Reviewed on Fit for an STR in an LLC
Big bank or credit union HELOC Personal income Often declined on rentals or LLC title
Investment-property HELOC on personal income Borrower’s income Works if the income file is clean
Bank statement HELOC Deposits Different documentation path
DSCR cash-out refinance Property rent Replaces the first mortgage
DSCR HELOC (wholesale-placed) Property rent Keeps the first; LLC allowed

The rows describe those products’ general rules, not this program’s. The point is the rows that differ. A bank line asks about your tax returns. A DSCR HELOC asks about the lease, the credit report and the valuation.

Here is the catch on state coverage. This program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. A property outside that list is outside this lane.

The Structures: Second Lien, First Lien, and Leverage

The two lien positions carry different leverage tiers.

On a second lien, combined loan-to-value counts the first mortgage balance plus the new line, divided by value. The ceiling is 70% CLTV at a 720 credit score or better, on lines up to $500,000. Below 720 there is no second-lien tier. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

On a first lien, a rental with no mortgage, leverage is measured as LTV:

  • 740 or better: up to 75% LTV on lines up to $500,000.
  • 700 to 739: 70% LTV on lines up to $500,000.
  • Lines above $500,000, up to $1,000,000: 65% LTV at 720 or better. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

A borrower who keeps a first mortgage can take only a second lien. A first lien exists only on a rental with no mortgage. Two adjustments can lower these ceilings. A declining-market flag lowers the ceiling 5 points. Lines on Philadelphia properties, in Pennsylvania, carry a ceiling 10 points lower than the tiers above.

Draw rules shape how the line gets used. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines that means the whole line is drawn at closing. Later draws are at least $5,000 each. This is a funded-up-front line, not a standby reserve. It suits an investor who has a use for the money, such as a down payment on the next rental or a renovation, and not someone who wants an empty safety line.

How Underwriting Tests the Coverage, Step by Step

Run the file the way a processor does.

1. Confirm the structure. Standalone second lien behind a first mortgage that stays in place, or standalone first lien on a rental with no mortgage. Check that the property is a one-to-four-unit investment property.

2. Pull the rent. Use the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A two-to-four-unit property may have at most 1 vacant unit.

3. Build the qualifying payment. It is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. Taxes and insurance are not part of it. The test runs on the full line, not the drawn balance, so a large line with a small draw still tests at full size.

4. Divide. Gross monthly rent divided by the qualifying payment must be at least 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment. The lender’s own coverage calculation governs.

5. Check credit and history. The minimum is 720 on a second lien and 700 on a first lien, using the lender’s own report. No 30-day mortgage late in the last 12 months. At least 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

6. Clear valuation, title and insurance. Hazard insurance covers both liens, with flood coverage where required. A first lien and second liens above $400,000 need a full title policy. Smaller second liens use an owner-and-encumbrance report.

Seasoning has two six-month clocks. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Reserves are not required, and no cash to close is required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Where the General Rule Breaks

These are the edge cases that move a short-term rental file.

Strong STR, low market rent. A property can clear coverage on its booking income and still fall short on the monthly market rent. HousingWire argues that using the 1007 for short-term income often distorts DSCR calculations and produces artificially low ratios. On this program, the lease and the market rent set the figure. A strong performer can under-qualify on paper.

Nightly-only property. With no lease in place, the file has a gap. The lease requirement is not optional. An owner who rents only by the night should expect that question before anything else.

Appraiser declines to stretch the form. Appraisers who do short-term work often report their income view as a separate narrative addendum, as Class Valuation describes. Whether a program accepts that addendum in place of the lease-and-market-rent test is a program question. On this one, the test above governs.

Property type exclusions. Rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use property, a property listed for sale in the prior 2 months and a property with a solar lien are outside this lane. Many vacation rentals sit in rural or condo-hotel settings, so check the property type before spending on an appraisal.

Borrower eligibility. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

CLTV: Combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.

Form 1007: The appraiser’s rent schedule for a one-unit property, which reports monthly market rent.

Form 1025: The appraisal report for a two-to-four-unit property, which includes the rent analysis.

Draw period: The 5-year stretch when the drawn balance is interest-only before repayment begins.

Stress payment: The fully amortizing payment on the entire credit limit that the file must be covered against.

Non-borrowing owner acknowledgment: A signed form from a title holder who is not a borrower on the line.

What the Decision Looks Like in Practice

Picture an investor with an LLC-held, leased short-term rental, a first mortgage the investor wants to keep, a 740 score and a home-market rent that covers the stress payment at roughly 1.2x. That file fits a second lien within the 70% CLTV ceiling, subject to underwriting. Now say the same investor books only by the night. Coverage may look fine on platform income, but with no lease, the file stalls on documentation.

Consider the reverse case. An owner holds a paid-off rental with a 710 score. A second lien does not apply because there is no first mortgage, and a second lien would need a 720 score anyway. A first lien, which has a 700 floor, reaches 70% LTV at 700 to 739 on lines up to $500,000, subject to underwriting. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

The practical order of operations: confirm the property type and state first, then the lease, then the market-rent opinion, then credit tier. Run the coverage math with the lender’s own calculation in hand. If the line does not fit, the alternatives are a DSCR cash-out refinance, which replaces the first mortgage, or waiting out seasoning. Lendmire’s piece Short-Term Rental Cash-Out Refinance vs. Long-Term Rental Loan When the Appraisal Is Low covers that fork in detail.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does the appraiser use my Airbnb income to qualify the line?

No. The appraiser reports value and monthly market rent on the rent schedule, and that form cannot document nightly rates. On this program, rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The lender’s coverage calculation governs.

How soon after buying or refinancing can I open the line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are checked against the settlement statement and note dates.

Can the line be written in my LLC?

Yes. Vesting in the owner’s LLC is allowed on investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Eligibility is subject to program terms and underwriting.

What if my property is a condo-hotel or in a rural area?

Both are outside this program. Condotels and rural-designated property are not eligible. Warrantable and non-warrantable condominiums are eligible property types, but the leverage tiers above govern, and the file is underwritten individually.

Is a DSCR HELOC cheaper than a cash-out refinance?

Not necessarily. A line keeps the existing first mortgage in place, while a cash-out refinance replaces it, so the comparison depends on the first mortgage you hold and the pricing terms in the lender’s disclosures. Compare both on the same property and equity before choosing.
