How to Cash-Out Refinance Your Only Rental Step by Step

How to Cash-Out Refinance Your Only Rental Step by Step

The Quick Read: A cash-out refinance on a single rental replaces the existing first mortgage with a larger one, pays off the old balance, and sends you the difference. Because the property is your only rental, the whole file rests on one asset’s appraised value and one rent figure, with no other holding to absorb a weak result.

  • Cash-out on an investment property tops out around 75% LTV across most of the network, subject to lender guidelines.
  • Expect about 6 months of ownership, counted from the recorded deed, before cash-out is available.
  • Rent used for lender review is measured against the full new payment, and standard programs look for a minimum DSCR of 1.00, with select lenders offering coverage below that.
  • Credit typically needs to sit around 660, with a 620 floor in parts of the network and 700+ for the strongest tiers.
  • Reserves commonly run around 6 months of PITIA, stepping up to about 9 months above $1,500,000.

What Is a Cash-Out Refinance on a Rental?

A cash-out refinance is a new first mortgage that pays off the old one and hands you the leftover equity. A refinance that only pays off the old loan is a straight refinance, and one that sends you a check is a cash-out. The new loan replaces the old lien. It does not sit beside it.

That makes the new balance larger, so the payment is larger too. On a DSCR loan, that larger payment is exactly what the rent has to cover. These are business-purpose loans for non-owner-occupied investment property, reviewed differently from a standard owner-occupied mortgage.

Why Is a Lone Rental a Special Case?

One property carries the entire test. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. With a portfolio, a soft property can hide behind stronger ones in your overall picture. With one rental, it can’t.

Two numbers drive the outcome. The appraised value sets how much you can borrow. The appraiser’s market-rent opinion sets the coverage ratio. A larger down payment on the original purchase doesn’t change that math now. What matters at this stage is how much equity exists and how much rent exists.

How Does the Process Work, Step by Step?

Here is the sequence underwriting follows on a single-rental cash-out.

1. Confirm ownership and seasoning. Seasoning is the waiting period between purchase and refinance. Across most of the network, about 6 months is the common expectation, counted from the recorded deed. It is lender policy, not law. Before that point, a loan is typically sized on cost basis (price plus documented rehab) instead of appraised value. Tenant move-in does not restart the clock.

2. Pick a target cash amount. The ceiling is appraised value times the cash-out LTV cap, minus the payoff on the old loan, minus closing costs. On most files the cap is 75% on a standard rental. Short-term-rental collateral carries a lower 70% cash-out cap.

3. Assemble the file. Plan on the lease, the payoff statement for the old loan, the purchase settlement statement, proof of insurance, entity documents if the property sits in an LLC (subject to lender program eligibility), and reserve statements. Missing paperwork is the preventable friction on these files.

4. Order the appraisal and rent schedule. The appraiser delivers a value plus a market-rent opinion. For a single-family rental, the rent opinion usually comes on the Single-Family Comparable Rent Schedule, known as Form 1007. For 2-4 units, the appraisal is the Form 1025 small residential income report. Fannie Mae’s Appraiser Update says the 1007 is built around monthly-lease comparables and cannot estimate a nightly short-term-rental fee.

5. Run the coverage test. DSCR is monthly rent divided by the full monthly payment: principal, interest, taxes, insurance, and any HOA dues. Cash-out raises the balance, so coverage falls. Test with appraiser-supported rent, not a listing figure. Many programs use the lower of the in-place lease and market rent. If coverage comes up short, there are two fixes: take less cash, or support a higher documented rent. If the 1007 comes in low, a reconsideration request with comps the appraiser didn’t use is the standard move.

6. Clear conditions and close. The new first mortgage pays off the old loan, and the difference is wired to you. Interest runs on the full new balance from closing, whether or not you spend the cash.

Four things decide the outcome: appraised value, the seasoning basis, rent coverage on the larger payment, and reserves left after closing.

What Are the Numbers Underwriting Checks?

Program mechanics vary by lender, so the ranges below describe what most programs in the wholesale network use. Qualification stays subject to lender guidelines, credit approval, and property review. Nothing here is a commitment to lend.

Factor Typical network range
Cash-out LTV (standard rental) Up to 75%
Cash-out LTV (short-term rental) Around 70%
Rate-and-term refinance LTV Up to 85%, no cash back
Seasoning About 6 months from deed
Coverage 1.00 standard minimum; select lenders go lower
Credit 620 floor in parts; most want about 660; 700+ for top tiers
Reserves Around 6 months PITIA; about 9 above $1,500,000
Loan size Up to $3,000,000 on standard programs

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. Reserves also flex: conservative rate-and-term files at modest leverage under $1,500,000 can see them waived, but a cash-out should plan on the full count.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex all sit outside the calculation. Run those separately before taking cash out of your only income-producing property.

Key Terms Defined

Seasoning: The ownership period a lender requires before it will size a loan on appraised value.

LTV (loan-to-value): The new loan balance divided by the property’s appraised value.

DSCR (debt service coverage ratio): Qualifying monthly rent divided by the full monthly payment on the loan.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation.

Delayed financing: A cash-purchase exception that waives only the seasoning wait.

Form 1007: The appraisal rent schedule that estimates monthly market rent on a single-family rental.

Where Does the General Rule Break?

Several situations change the sequence.

Cash purchase. If you bought the rental with cash, delayed financing is an exception to the seasoning wait and nothing else. Coverage, reserves, appraisal, and leverage still apply. Sizing runs off documented cost, not a new appraisal.

Bridge or hard-money exit. The usual path is to refinance the bridge loan into a long-term DSCR loan once the property is seasoned and rented. A rate-and-term refinance may be available sooner because no cash comes back.

New lease or no lease. A freshly signed lease is evidence of rent, not the final rent figure. With no lease yet, the appraiser’s market-rent schedule can serve as the rent figure.

Short-term rental. Airbnb-style collateral has its own lower leverage cap and an expectation of about 12 months of hosting history, with a 640+ score typical. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Owner-occupied programs. FHA and VA cash-out loans don’t apply to a pure rental.

Existing second lien. The new first mortgage must pay off or deal with any second lien in the payoff.

Prepayment penalty. Exiting an existing loan inside its penalty window is a real cost. Read the old note before you order the appraisal.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these DSCR programs.

How Does Seasoning Change the Cash You Get?

The seasoning basis can move the cash materially. Picture a rental where a rehab lifted value roughly 30% above the combined purchase price and documented rehab spending. Refinance early, and the loan is sized as a percentage of that cost basis. Wait out the seasoning period of about 6 months from title recording, and the same percentage applies to the higher appraised value.

Seasoning and coverage are separate tests. Passing one waives nothing on the other.

Should You Do It on Your Only Rental?

Ask three questions before applying.

  • Does coverage hold on the larger payment? If the number lands near 1.00, you have no cushion for a vacant month, and you only have one unit to fill.
  • What will the money do? Cash that buys a second rental or funds improvements that may support a higher appraised value (depending on comps and underwriter review) has a job. Cash with no plan is just a bigger payment.
  • What do reserves look like after closing? Reserves are required on top of the cash you take, so the check is smaller than the equity figure suggests.

Rent that covers the payment at 1.2x or better leaves more room than a file at the floor. Stronger ratios generally open better pricing and leverage.

Tax treatment can depend on how the funds are used and how the property is held. The IRS rental guidance in Publication 527 is the place to start, and investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Common Misconceptions

“DSCR means no seasoning.” Seasoning varies by program. A few lenders will go earlier, but about 6 months from the recorded deed is the common expectation.

“The lender will use my after-repair value.” DSCR loans are generally sized on the appraisal the lender orders, not a projected value.

“Delayed financing is a free pass.” It waives seasoning only.

“Form 1007 works for nightly rentals.” It measures monthly-lease rent only.

“A big appraisal guarantees big cash.” Coverage and reserves can cap the loan below the LTV ceiling.

Frequently Asked Questions

Can I cash-out refinance a rental I just bought?

Usually only after about 6 months of ownership, counted from the recorded deed. Before that, a loan is typically sized on cost basis. If you paid cash, delayed financing may remove the wait, but coverage, reserves, and appraisal still apply.

How much cash can I take from my only rental?

The ceiling is appraised value times the cash-out LTV cap, around 75% on a standard rental, minus the old payoff and costs. Rent coverage and reserves can pull the number lower. Equity alone never sets the cash figure.

Does clearing 1.00 mean the rental cash flows?

No. DSCR compares rent to PITIA only. Vacancy, repairs, management, utilities, and capex sit outside it, so run those separately.

What if the appraiser’s rent comes in low?

Either take less cash or submit a reconsideration request with documented comps the appraiser didn’t use. Listing prices don’t count as evidence of market rent.

Can I cash out an Airbnb-style rental?

Yes, under short-term-rental programs, with a lower leverage cap around 70% on cash-out and about 12 months of hosting history expected. The standard rent schedule can’t estimate nightly fees, so the file needs separate income support.
