The Quick Read: An investment property HELOC suits an investor with strong personal credit, an individual or trust on title, and a first mortgage worth keeping, while a DSCR cash-out refinance suits an investor whose rental income, larger equity needs, or LLC title point to a new first lien that qualifies primarily on the property’s rent, subject to lender guidelines.
- A HELOC (home equity line of credit) is a credit line secured by the rental. It often sits behind your existing first mortgage.
- A DSCR cash-out refinance replaces your first mortgage with a larger one and pays you the difference as a lump sum.
- On an investment line, the network’s ceiling is 70% combined loan-to-value (CLTV), which counts every loan against the property.
- On a standard rental cash-out, most programs in the network top out around 75% loan-to-value (LTV).
- An LLC cannot hold title on the HELOC. That one fact settles many files before leverage even comes up.
Why the FHA Cap Is the Wrong Yardstick
FHA cash-out is not a rental option at all. The archived FHA handbook section on cash-out refinances limits those loans to owner-occupied principal residences. The loan-to-value ceiling on those loans is the number people quote. That ceiling is applied to the property’s adjusted value.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
So “above the FHA cap” does not mean you were blocked by a number. You were blocked by occupancy. The cap is still a useful reference point, because it shows how much leverage owner-occupied cash-out allows. Investment products set their own limits, and those limits are lower and shaped differently.
Here is the practical comparison. On an owner-occupied primary residence, FHA cash-out reaches 80% of adjusted value. On an investment property, the network’s HELOC ceiling is 70% CLTV. DSCR cash-out on a standard rental generally tops out around 75% LTV, and short-term-rental collateral sits at the lower figure.
Market surveys report that lenders often want at least 20% equity before they will write an investment-property HELOC, per NerdWallet. The network’s investment figure is stricter: total debt can reach 70% of value, so at least 30% equity must remain.
Side-by-Side
This table shows typical guidelines across select lenders in Lendmire’s wholesale network. Each file is reviewed individually, and nothing here is a commitment to lend.
| Factor | Investment HELOC | DSCR Cash-Out Refinance |
|---|---|---|
| Position | Standalone line, first or second lien | New first lien replaces old one |
| Cash delivery | Line, with at least 75% drawn at closing | One lump sum |
| Review basis | Your personal credit and DTI | Property rent against the payment |
| Leverage ceiling | 70% CLTV on investment property | About 75% LTV on standard rentals |
| Credit | 700 minimum on investment lines | 620 floor in parts of network; 660 common |
| Amount | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
| Title | Individual or revocable trust only | LLC allowed, subject to program eligibility |
| Property types | 1-4 units, PUD, townhome, condo | Broader; manufactured and log homes excluded |
| Valuation | Usually automated, often no appraisal | Full appraisal with market-rent opinion |
| Reserves | Set by the lender’s file review | Commonly about 6 months of PITIA |
PITIA means principal, interest, taxes, insurance, and any HOA dues. It is the full monthly obligation that DSCR (debt service coverage ratio) tests the rent against. DSCR is monthly rent divided by that obligation.
Two other HELOC limits matter. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Availability is also narrower than the DSCR footprint: the investment line is offered in Lendmire’s 16 full-service states, while DSCR programs run across 41 markets, including Washington, D.C.
When an Investment Property HELOC Is the Better Fit
The HELOC fits when you want to keep your current first mortgage and the cash need is modest. Because the line sits next to your first loan, you do not reprice the whole balance. That is the strongest reason to pick the line.
It also fits a borrower with clean personal numbers. On the investment HELOC, credit above 700 buys eligibility, not leverage. Both 700 and 720 reach the same 70% CLTV on investment property.
Here is a picture. Say you own a duplex in your own name with a modest first mortgage and plenty of equity. You want funds for a roof and a unit renovation. Your credit is strong and your personal income documents cleanly. The line keeps the first loan intact and keeps cost and paperwork lighter. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
The line also has a few structural traits worth knowing:
- Draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment.
- Floating pricing. Pricing floats through both periods and never converts to fixed.
- Staged access is limited. This is not a pure draw-as-you-go account. Banks often market the revolving feature. NerdWallet notes that retail investment HELOCs commonly have interest-only draw periods and that not every lender offers them.
- Valuation. Investment lines cap at $500,000, so they ordinarily run automated valuation with no traditional appraisal. A borrower can still request a full appraisal.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage, as the CFPB’s rule commentary describes for rental credit. That is why the product on a rental behaves differently from a home equity line on your own house.
When a DSCR Cash-Out Refinance Is the Better Fit
The DSCR cash-out fits when the rental is in an LLC, when you need more than the line allows, or when personal income documents do not tell the story. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Self-employed investors and those with write-off-heavy returns often fall into this lane.
Entity title is the cleanest dividing line. The HELOC cannot lend to an LLC, corporation, partnership, or land trust. A rental already deeded to an LLC would need a vesting change for the line. Re-titling can undo the liability separation the entity was built to provide. A DSCR cash-out generally lets the LLC stay on title, subject to lender program eligibility, with a personal guaranty from the principal.
Size is the second dividing line. The investment line stops at $500,000. DSCR loans run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures.
Run the numbers on a fourplex owned by an LLC. Assume the first mortgage is nearly paid down and the equity is deep. A new first lien at that leverage, sized against appraised value, can pull out more than a line capped at 70% CLTV, and the gap widens as the property value rises. The loan must also clear the rent-coverage test. Select programs start at 1.00 coverage, while a separate select-lender path accepts coverage below that level, with leverage and terms adjusted. Stronger coverage opens better leverage and pricing. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Be careful with what clearing 1.00 means. It does not mean positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
Other file items to expect on a DSCR cash-out:
- Credit. A 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers on DSCR loans.
- Seasoning. Seasoning is the waiting period after you buy a property before you can refinance it. About 6 months is a common expectation.
- Reserves. Reserves are cash you hold after closing. They vary by lender, leverage, loan size, and transaction type, and they commonly run around 6 months of PITIA. Larger loans typically step up to about 9 months.
- Structure. The spine is the 30-year fixed. Interest-only periods and 40-year terms are available through select lenders in the network.
- Entity documents. If an LLC holds title, expect formation documents, an operating agreement, an EIN letter, and proof of signing authority.
A bigger equity cushion does not erase caps. It does not override credit floors, reserve rules, or property eligibility. The strongest files clear two tests: enough equity and enough rental coverage. DSCR programs do not cover manufactured homes, log homes, or barndominiums. These property types are not offered.

Where Each Option Can Knock You Out
Each product has its own failure point. Knowing them saves you from picking the wrong one.
For the HELOC:
- Credit below 700 on an investment property.
- A DTI above 50% once all financed properties are counted.
- Title held in an LLC.
- A property type outside the eligible list, such as a co-op, condotel, or mixed-use building.
- A state outside the 16 full-service states.
- A combined debt load already near the 70% CLTV ceiling, since the first mortgage counts.
For the DSCR cash-out:
- Rent that does not cover the new full obligation, since the payment grows with a larger loan. Coverage under 1.00 is available only through select lenders, with leverage and terms adjusted.
- An appraisal that comes in below your expected value.
- Seasoning not yet met.
- Reserves that are short.
- Credit below the lender’s floor.
A cash-out also reprices your entire payoff balance, not just the new money. Keep that in mind if your current first mortgage has terms you love.
Can You Use Both?
You can sequence them, but the order matters. A line taken now sits as a lien that a later refinance must pay off or work around. A cash-out refinance re-tests the whole balance, and any prior second lien counts toward combined leverage. That can leave no room.
If you expect to refinance within a year or two, a line can become a trap. You may need to close it out or subordinate it. Compare the plan end to end before you pick the first step.
The Balanced Verdict
Choose the line if you hold title personally or in a revocable trust, your credit is 700 or better, your first mortgage is worth keeping, and the amount you need fits under $500,000 at 70% CLTV. Choose the cash-out if an LLC holds title, you need more than the line allows, or personal income documents do not reflect your real position.
Neither product is better in the abstract. They qualify different parts of your financial picture. The line looks at you, and the DSCR loan looks at the rent. Title and size often settle the question before leverage does.
If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
Frequently Asked Questions
Can I get FHA cash-out on a rental property?
No. FHA cash-out is limited to owner-occupied principal residences. The 80% cap you hear about applies to that owner-occupied loan. Investors compare products built for rentals instead, such as a DSCR cash-out refinance or an investment property HELOC.
Can my LLC take out an investment property HELOC?
No. On the network’s investment line, only an individual or a revocable living trust can hold title. LLCs, corporations, partnerships, and land trusts cannot. A DSCR cash-out generally allows LLC title, subject to lender program eligibility.
What is the maximum leverage on each option?
On an investment property, the network’s HELOC ceiling is 70% CLTV, and the line caps at $500,000. A DSCR cash-out on a standard rental generally tops out around 75% LTV. A 70% ceiling applies to short-term-rental collateral on a DSCR cash-out. Every figure is subject to lender guidelines and full file review.
Does clearing 1.00 coverage mean the rental cash flows?
No. DSCR compares rent to PITIA only. A rental can clear 1.00 and still run thin after real operating costs.
Does a cash-out refinance always put cash in my pocket?
No. The new loan has to clear both a value test and a rent-coverage test. A shortfall in either can leave little or no cash after the payoff and costs. Reserves and seasoning rules also apply.
