Top HELOC Providers to Fund the Purchase of a Foreclosed Home

Top HELOC Providers to Fund the Purchase of a Foreclosed Home

The Quick Read: No single provider ranks first for every investor, because the right line depends on which property secures it, your credit profile, and how much combined leverage the file can carry. A home equity line can supply the certified funds a foreclosure auction demands, but only if it is open and drawable before the sale. Lendmire is a mortgage broker, not a lender, and it matches the scenario to the wholesale lender whose program fits.

  • Auctions generally demand full payment in certified funds, so approval and closing have to be finished well ahead of the sale date.
  • On the network’s programs, an investment-property line tops out at 70% CLTV with a 700 minimum credit score and a $500,000 maximum line.
  • Primary-residence and second-home lines reach higher, up to 90% CLTV at 720 or better credit.
  • The line is bridge capital. The takeout, usually a DSCR cash-out refinance on the acquired rental, decides whether the plan works.

How Does a HELOC Actually Fund the Purchase?

The mechanics run in order, and each step has a place where files stall.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

1. Own something with equity. The line is secured by a property you already hold, not by the foreclosure you plan to buy.

2. Open the line before you bid. Valuation, underwriting, and the credit pull all happen at application. A line you apply for after spotting a sale will not be ready for it.

3. Draw into your own account. A home equity line is an open-end credit line you borrow against repeatedly during a draw period. The federal HELOC brochure notes that draws typically run through special checks or a card, and some plans set a minimum draw each time. Pull the money to your bank and have it issued as certified funds.

4. Win the bid and pay in full. A winner who cannot pay can forfeit the deposit and face further consequences.

5. Take title and deal with condition. Courthouse buyers typically get no interior inspection. A sale is not contingent on clear title, and title insurance is generally not part of the deal. Check the title position before you bid.

6. Repay the line from the takeout. A sale, a refinance, or a rental refinance pays it off. Plan this before bidding, not after.

What the Network’s HELOC Programs Look Like

Lendmire brokers equity lines through select wholesale partners, and the numbers below come from those programs. Each figure depends on lender guidelines and a full file review. Market-wide surveys report different ceilings, so treat outside quotes as the broader market, not as what the network offers.

Collateral Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% at 720+ (lower tiers below) 640 $500,000
Primary residence 90% at 720+ (lower tiers below) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

Where the table shows 90%, that tier exists only at a 720-or-better credit profile. Lower scores step the ceiling down. A primary residence at 640 and above, for example, carries a lower CLTV cap than one at 720.

Structure that matters for an auction

  • First or second lien. The line stands alone and can sit in either position.
  • Draw at closing. At least 75% of the line is drawn at closing. That helps an auction buyer who needs lump-sum funds, but interest starts on that balance right away.
  • Draw and repayment. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Primary and second-home lines also have a 3-year draw with a 17-year repayment option.
  • Floating pricing. Pricing floats through both the draw and the repayment period and never converts to fixed.
  • Later draws. After closing, the minimum subsequent draw is typically $1,000, with one state higher.
  • Debt-to-income. The maximum is 50%, and 45% for credit profiles from 600 to 679. The payment is qualified on the interest-only amount at the maximum draw.

Valuation, vesting, and eligibility

Lines at or below $500,000 usually run on an automated valuation, though a higher CLTV may need a second valuation. Anything above $500,000 requires a full appraisal, and a line that size is primary-residence only.

Title is the sharpest difference from a DSCR loan. An individual or a revocable living trust must hold title. LLCs, corporations, partnerships, and land trusts cannot. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out is the better route.

Eligible collateral includes single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not eligible. A borrower can hold up to three lines and cannot own more than 15 financed properties. The programs operate in Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA), narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Which Property’s Equity Do You Borrow Against?

This choice drives the leverage and the risk.

Say you hold a rental with a first mortgage at about half its value. The investment ceiling is 70% CLTV, so roughly 20% of the value is available before the line hits the cap. That figure is capped further if the line would exceed $500,000. A primary residence offers a higher ceiling, up to 90% CLTV, but only at a 720 or better credit profile, and it puts your home behind the debt.

The federal consumer guidance states plainly that falling behind on repayment can cost you the home. Borrowing against a primary residence to buy a distressed rental stacks that risk onto your own roof.

Primary residences also carry structural options investment lines lack: more credit tiers and larger line sizes. But the lender keys CLTV to credit, and your credit report, which is no more than 90 days old at closing, drives it.

Also keep a borrower’s own past foreclosure separate from this topic. A foreclosure in your history is seasoned for 7 years on investment files, and a deed-in-lieu, short sale, or pre-foreclosure for 4 years. A bankruptcy needs 4 years from discharge or dismissal. That has nothing to do with buying a foreclosed property, but it does decide whether the line is approved.

The Takeout: Where the Plan Succeeds or Fails

The equity line is a bridge. The exit loan is the real decision, and for a rental it is usually a DSCR cash-out refinance. Walk through what that loan needs before you bid.

  • Leverage. A DSCR cash-out refinance tops out around 75% LTV across most of the network. A short-term-rental property takes a lower ceiling of 70% on cash-out.
  • Seasoning. About 6 months of ownership is the common expectation before cash-out. The line has to carry you through that period.
  • Coverage. A coverage ratio of 1.00 is where select programs start. Stronger ratios open better leverage and pricing, and coverage below 1.00 is available through select lenders with leverage and terms adjusted. The ratio compares rent to the full housing payment only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside it.
  • Credit and reserves. A 620 floor exists in parts of the network, but most programs want about 660, and 700 or better unlocks the strongest leverage. Reserves commonly run around 6 months of the housing payment, and they vary by lender, leverage, and loan size.
  • Condition. A foreclosure that needs heavy work may not appraise or rent at the number you assumed. Lendmire’s piece Top Investment Property HELOC Providers to Fund a Rehab Between Purchase and Sale covers that holding period. Manufactured homes, log homes, and barndominiums are not offered on the DSCR side.

The takeout loan also has to be large enough to pay off the line. If the refinance comes in short, you hold a floating-price balance and a repayment clock. The complete DSCR loans guide walks through the loan’s mechanics in more detail.

Where the General Rule Breaks

Auction versus REO. The equity line is built for the auction. For a bank-owned property a standard contract with financing usually works, so the line may be unnecessary.

Occupied properties. Auction homes can be occupied, and you may have to deal with a tenant or former owner after the sale. That affects timing, rehab, and rental income.

Line renewal. The draw period can end. The federal HELOC guide says payments often rise sharply in repayment and that in some cases the whole balance can come due. Investment lines in the network run a 5-year draw followed by a 25-year amortizing repayment, so a stalled rehab can run into that wall.

Exposure limits. Three lines per borrower is the cap. On the network’s higher-leverage program, combined exposure tops out at $2,000,000. On the longer-runway program, it tops out at $750,000. A borrower with several lines already open can run out of room.

Entity-held rentals. A property in an LLC cannot secure the line. Move title or use a DSCR cash-out instead.

What Lenders Look For (and How a Broker Helps)

Wholesale lenders in this space care about the same few things. They want:

  • A credit profile that matches the CLTV tier you need
  • Debt-to-income inside the 45% or 50% limit
  • Documented equity in the property securing the line
  • Eligible collateral and vesting
  • A clean housing history across all financed properties

Terms differ lender to lender, which is why a single bank’s page rarely answers the question. A broker that shops several wholesale lenders can compare tradeoffs: higher leverage against a stricter tradeline test, or a lower ceiling against more flexible credit. The best program for your situation depends on the collateral, your score, and how much CLTV the file needs.

Key Terms Defined

HELOC: An open-end credit line secured by a property, which you borrow against repeatedly up to a limit.

CLTV: Combined loan-to-value, the total of all loans on the property divided by its value.

Draw period: The stretch when you can borrow and pay interest only, before repayment begins.

REO: Real estate owned by a bank after a foreclosure sale fails to attract a buyer.

Lien: A legal claim on a property that secures a debt.

DSCR: A coverage ratio that compares a property’s rent to its housing payment.

Frequently Asked Questions

Can a HELOC pay for a foreclosure at auction?

Yes, if the line is open and drawable before the sale. You draw to your own account and buy certified funds. The line does not attach to the auction property, so the equity must come from a property you already own.

Can I use a line on a rental to buy another distressed property?

Yes, subject to lender guidelines. On the network, an investment-property line runs up to 70% CLTV with a 700 minimum credit score and a $500,000 maximum line. The property must be titled to you or your revocable trust, not an LLC.

Is a line on my home riskier than one on a rental?

It puts your residence behind the debt. A primary-residence line can reach 90% CLTV, but only at a 720 or better credit profile, and lower scores step the ceiling down. Your home is at stake if you cannot repay, so size the line with the takeout in mind.

What if the property needs heavy repairs?

A property that is not rent-ready may not support the takeout loan on its current value. DSCR cash-out generally needs about 6 months of ownership and a rent-supported coverage ratio. Budget for the line to carry the property through that stretch.

Which provider is best for this?

That depends on your credit profile, the collateral, and the leverage you need. Lendmire compares several wholesale lenders and matches the scenario to the program, rather than ranking providers.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. An illustrative calculator on the site can give a rough sense of the inputs before you start.

Auction buyers who line up the takeout before the bid are the ones who treat the equity line as a bridge, not a gamble.
