DSCR HELOC Requirements for an Airbnb Short-Term Rental You Already Own

DSCR HELOC Requirements for an Airbnb Short-Term Rental You Already Own

The Quick Read: A DSCR HELOC is a revolving line on a rental you keep, and it qualifies primarily on the property’s rental income covering a stress payment on the whole line, subject to lender guidelines. Through select programs in Lendmire’s wholesale network, the line sits as a standalone second lien behind your first mortgage, or as a first lien on a rental with no mortgage.

  • Minimum DSCR is 1.10x, tested on a fully amortizing payment on the entire credit limit at a stressed start rate.
  • A second lien reaches 70% CLTV at a 720 score or better, on lines from $50,000 to $500,000.
  • A first lien on an unmortgaged rental reaches 75% LTV at 740 or better and 70% LTV at 700 to 739 on lines up to $500,000. On lines above $500,000, the ceiling is 65% LTV at 720 or better.
  • Valuation is an automated valuation with an inspection report up to $400,000, or a full interior appraisal.
  • No reserves are required, and rental income is reviewed instead of personal-income documentation. The LLC can stay on title. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

This is an equity product for owners who want cash from the property without touching the first mortgage or the personal income file. An Airbnb adds one question: how the lender counts rent. Everything below walks that through.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving credit line secured by a non-owner-occupied one-to-four-unit rental, qualified on the property’s rent rather than the owner’s income. It is a standalone second lien behind the first mortgage you keep. On a rental with no mortgage, it is a standalone first lien.

Two other things share the name, and mixing them up is the first mistake on these files. A bank HELOC on an investment property exists, but NerdWallet notes that not all lenders offer one, that requirements are strict, and that lenders see higher default risk than on a primary home. Those lines are underwritten on the borrower: credit, debt-to-income, personal documents. The rent is not the basis.

A DSCR cash-out refinance is the third product. It replaces the first mortgage with a new, larger one. A DSCR HELOC leaves the first mortgage alone. That matters when the existing first mortgage is one you want to keep.

The line is never closed together with a purchase, never a third lien, and never placed on your own home or a second home. DSCR products are business-purpose investor loans, reviewed differently from a standard owner-occupied mortgage. For the full product family, see Lendmire’s complete DSCR loans guide.

How Underwriting Treats an Existing Airbnb, Step by Step

The file runs through the same gates in the same order. Skip one and it comes back.

1. Classify the product. Bank HELOC underwritten on you, rent-qualified DSCR line, or DSCR cash-out. Everything downstream depends on this.

2. Confirm eligibility of the property. Single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums are eligible, plus lots up to 10 acres. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use and solar-lien properties are outside this lane. So is a property listed for sale in the prior 2 months.

3. Check seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

4. Check title and vesting. The LLC can stay on title, which is a real difference from bank lines. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.

5. Order the valuation. Lines to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Above $400,000 it is a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

6. Pull credit. 720 minimum on a second lien, 700 on a first lien, using the lender’s own report. No 30-day mortgage late in the last 12 months. 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

7. Run the coverage test. Covered in the next section.

8. Confirm the line terms. Variable rate, and the pricing terms come with the lender’s HELOC disclosures.

All of this is subject to underwriting. Each file is reviewed individually.

How the Rent Is Measured on an Airbnb

This is where Airbnb owners hit friction. The program’s rent used for lender review comes from the appraiser’s Form 1007 market rent and the lease. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.

Read that plainly. This lane is built around a lease and a market-rent schedule. It does not take nightly platform income and annualize it the way a dedicated short-term-rental DSCR purchase or refinance might. Some lenders in the market do use platform payout history or a data-projection method on their short-term-rental products. Treat that as a different program. Do not assume a line like this one will count your trailing platform revenue.

So the question for a host is practical. Do you have a lease in place, and what does the appraiser’s market-rent schedule say? An owner who runs the unit as a pure nightly rental, with no lease, should raise that with a broker before ordering anything. The same goes for a unit that has recently flipped from long-term tenant to nightly guest.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The Coverage Test and What Goes Into It

The minimum is 1.10x. The ratio is gross monthly rent divided by the qualifying payment. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a stress payment. Not the actual draw. Not interest-only.

Three points matter here.

  • The test runs on the whole line, drawn or not. A $400,000 line is tested as if fully borrowed.
  • The qualifying payment is principal and interest on the full line at the stress rate. Taxes and insurance are not part of it.
  • On a second lien, confirm on the file how the lender treats the first-mortgage payment. The lender’s own coverage calculation governs, and the arithmetic here is illustrative only.

Run it as a ratio. Say rent covers the stress payment on a $250,000 line at roughly 1.2x. That clears 1.10x. Raise the line to the maximum and the same rent may fall below the floor. The line size is the lever, and a smaller line can pass where a larger one does not.

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn. Later draws are at least $5,000 each. Plan the use of funds before sizing the line, because the closing draw sets a floor on how much you borrow on day one.

Leverage Tiers

The numbers are ceilings, not offers.

Position Credit score Maximum Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien (no mortgage) 740 or better 75% LTV Up to $500,000
First lien (no mortgage) 700 to 739 70% LTV Up to $500,000
First lien (no mortgage) 720 or better 65% LTV Above $500,000 to $1,000,000

Below 720 there is no second-lien tier. A borrower who keeps a first mortgage can only take a second lien, so a 700 to 719 score on a mortgaged rental is a score issue, not a lien-position issue.

A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower. Hazard insurance covers both liens, with flood coverage where required.

Consider an owner with a $500,000 valuation and a first mortgage on a rental at about half of value. At 70% CLTV, the room for a second lien is whatever remains between the first mortgage and the 70% ceiling. Thin equity on a mortgaged rental kills the line before coverage matters. Check combined leverage first.

Where the General Rule Breaks

These are the edge cases that stop Airbnb owners.

Renting restrictions in the line agreement. The CFPB’s HELOC brochure warns that renting your home to other people may be prohibited under the terms of your line. That brochure is written for consumer lines. Still, the lesson carries over: read the occupancy and use covenants on any line before you sign.

Condotels. Condominiums are eligible, but condotels are not. A unit in a building that operates like a hotel is out. A condo with HOA rules that restrict short-term stays is a separate problem, and the HOA’s rules govern.

Recent purchase or refinance. The two six-month clocks catch owners who bought or refinanced last quarter. A cash-out refinance in the last 6 months resets the first clock.

Existing first mortgage terms. The first mortgage documents must permit a second lien. Check before ordering anything.

Vacancy in multi-unit properties. A two-to-four-unit property may have at most one vacant unit. A fourplex with two empty units does not qualify.

LLC held versus deeded out. Bank lines often refuse LLC-titled property, which forces a deed change and a loss of asset-protection structure. This program allows LLC vesting on investment property, which is one reason owners with entities look at it.

Borrower eligibility. US citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not eligible on this program.

Exposure limits. At most 5 loans or $2,500,000 per borrower with the program. Portfolio owners should count before they apply.

Key Terms Defined

DSCR: Debt service coverage ratio, the property’s gross monthly rent divided by the qualifying payment.

CLTV: Combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.

Seasoning: The time you must hold a property, or wait after a purchase or refinance, before a new loan is allowed.

Draw period: The five years during which the line is interest-only on the drawn balance, before a 25-year fully amortizing repayment period begins, for a 30-year maturity.

Stress payment: The qualifying payment used only to test coverage, calculated on the full line at the start rate plus 2 percentage points.

DSCR HELOC, Bank HELOC, DSCR Cash-Out

Factor DSCR HELOC Bank HELOC DSCR cash-out
Reviewed on Property rent Borrower income Property rent
First mortgage Stays in place Stays in place Replaced
LLC on title Allowed Often refused Generally allowed
Personal income docs Not calculated Required Not calculated
Structure Revolving line Revolving line Fixed-structure loan

The right choice depends on three things: whether the existing first mortgage is worth keeping, how the property is titled, and how much cash you need. A related Lendmire article compares DSCR cash-out with a HELOC for an Airbnb host.

Document Checklist for an Existing Owner

Gather these before anyone orders a valuation.

  • Entity documents, if the LLC holds title, plus guarantor identification.
  • The current lease, and three months of rent receipts if the lease is above market.
  • The first mortgage statement and note terms, including any lien restrictions.
  • Hazard insurance covering both liens, plus flood where required.
  • Settlement statement or proof of the title date, to document seasoning.
  • HOA or condo documents, if applicable.
  • A property-use plan for the funds, since the closing draw is large.

Common Misreads

“It is just a normal HELOC with rent counted.” Not quite. A bank HELOC is underwritten on you. The DSCR version is underwritten on the property.

“Airbnb income automatically counts.” On this lane, rent used for lender review is tied to the lease and the Form 1007 market rent. Confirm how a given program treats platform income before relying on it.

“If a bank turned me down, no one will lend.” NerdWallet’s point is that availability is the limit, not only the property. Different lenders offer different products.

“I can keep most of the line undrawn.” At least 80% is drawn at closing.

Who Should and Shouldn’t Use This

A DSCR HELOC fits an owner who holds a seasoned rental with a lease in place, wants to keep a low-balance first mortgage, and wants the LLC to stay on title. It also fits an owner with no mortgage who wants a first-lien line.

It fits poorly for an owner who needs to refinance the first mortgage anyway, who has no lease, who sits at a score below 700, or who holds a property type outside the lane. In those cases, a DSCR cash-out or a different short-term-rental program may serve better. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

Can a DSCR HELOC go on an Airbnb I already own?

Often yes, if the property type is eligible and a lease supports the rent. The line qualifies primarily on property-level rental income covering the stress payment, subject to lender guidelines. Condotels and rural-designated properties are outside the program, and local or HOA short-term-rental rules still apply.

How long do I have to own the property first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are tested at closing against the note date.

Does my personal income matter?

It is not calculated. There is no traditional personal-income documentation: no W-2s, pay stubs or debt-to-income ratio. Credit, the lease, the valuation and the coverage test are all documented and reviewed, subject to lender guidelines.

Can my LLC stay on title?

Yes, on investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Bank lines more often refuse LLC-titled property, as investors describe on this BiggerPockets thread.

What happens when the draw period ends?

The five-year interest-only draw period on the drawn balance gives way to a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable, and the pricing terms come with the lender’s disclosures.
