The Quick Read: A DSCR HELOC on an out-of-state Airbnb qualifies primarily on property-level rental income covering a stress payment on the whole credit limit, subject to lender guidelines. The rental’s location and title matter more than where the owner lives. Nightly Airbnb income is the weak point, because the rent used for lender review is the lesser of the appraiser’s market rent and the lease, unless three months of receipts support a lease above market.
- The minimum DSCR is 1.10x, tested on a fully amortizing payment on the entire line at a stress rate.
- A second lien reaches 70% CLTV at a 720 score or better; a first lien reaches 75% LTV at 740 or better.
- The property must sit in one of 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
- A lease must be in place before the file can go forward.
- The LLC can stay on title, with members signing as guarantors, subject to program terms. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
This guide walks through each step, from the rent test to the closing requirements.
What Is a DSCR HELOC on a Rental?
A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental, qualified on the rent instead of the owner’s personal income. It is written as a standalone second lien behind the first mortgage the owner keeps, or as a standalone first lien on a rental with no mortgage.
It is never closed together with a purchase. It is never a third lien. It is never a line on the owner’s own home or a second home. The product is a close cousin of the DSCR cash-out refinance, but the owner keeps the existing first mortgage in place. Lendmire’s complete DSCR loans guide covers the wider family of investor programs.
| Factor | DSCR HELOC | DSCR cash-out refinance |
|---|---|---|
| First mortgage | Stays in place (second lien) | Replaced |
| Structure | Revolving line | Single new loan |
| Reviewed on | Rent over stress payment | Rent over loan payment |
| LLC title | Allowed, subject to program terms | Typically allowed |
The term “DSCR HELOC” is partly a market label. Consumer explainers from the federal consumer-finance regulator describe the general mechanics: a draw period, then repayment, a variable rate, and payments that are often significantly higher once repayment starts. Those pages cover lines secured by a home. The rental version follows its own rules, laid out below.
How Does Underwriting Treat the Rent?
The rent is the whole test. There are no W-2s, pay stubs or debt-to-income ratio, subject to lender guidelines. The minimum DSCR is 1.10x, which is gross monthly rent divided by the qualifying payment.
That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a stress payment, not what the owner will actually pay. Taxes and insurance are not part of it. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because that treatment drives the coverage number.
The appraiser’s market rent comes from Form 1007 on a single-family home or Form 1025 on a two-to-four-unit property, and it sets the figure the lease is compared against. A two-to-four-unit property may have at most one vacant unit.
The test runs on the full limit, not the drawn balance. A line drawn at 80% of its limit is still tested as if the entire limit were outstanding. That is why a rental that looks comfortable on a purchase loan can come up short on a large line. All math here is illustrative, and the lender’s own calculation governs.
How Does an Airbnb Fit a Rent-Based Test?
An Airbnb fits only through a lease and market rent. Form 1007 is built on monthly-lease comparables, so a nightly-rate property does not map onto it cleanly. Nightly booking income alone does not count under this product.
The practical consequence is simple. An owner with a short-term rental should plan to have a lease in place and expect the appraiser’s market rent to set the ceiling, unless receipts support a higher lease. Strong platform revenue helps the owner’s own planning. It does not raise the coverage figure the way it might on a DSCR purchase loan that accepts short-term-rental income evidence.
NerdWallet notes that some lenders restrict investment-property HELOCs by location and by whether the home is rented all year. A lender willing to look at the file will still want clean rent evidence. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Here is the decision point. If the Airbnb’s real strength is nightly revenue and no lease structure fits, a DSCR cash-out refinance on a lender that accepts short-term-rental income evidence may serve better. If the rental can sit on a lease and clear 1.10x on market rent, the line works.
What Are the Leverage Tiers and Line Terms?
Leverage depends on lien position. All figures are ceilings, subject to underwriting.
| Lien | Credit score | Maximum |
|---|---|---|
| Second lien, lines to $500,000 | 720 or better | 70% CLTV |
| First lien, lines to $500,000 | 740 or better | 75% LTV |
| First lien, lines to $500,000 | 700 to 739 | 70% LTV |
| First lien, lines above $500,000 to $1,000,000 | 720 or better | 65% LTV |
CLTV is the first mortgage balance plus the new line, divided by value. A first mortgage at 55% of value leaves room for a line up to 15% of value under a 70% ceiling. At 65%, the room left may fall below the minimum line size. Below a 720 score there is no second-lien option. A first lien exists only on a rental with no mortgage.
Line terms run as follows:
- Lines start at $50,000.
- At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000.
- Later draws are at least $5,000 each.
- The draw period is 5 years interest-only on the drawn balance, followed by a 25-year fully amortizing repayment period, for a 30-year maturity.
- The rate is variable.
This is not a credit card to touch only when needed. Most of the line is borrowed on day one. The FTC describes the same two-phase structure on home lines, and the payment step-up at repayment is the risk to plan for.
Does an Out-of-State Property Change Anything?
The borrower’s address does not gate the loan. The property’s state does. Across Lendmire’s wholesale network, the line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.
An owner living in a state outside that list can still borrow against a rental inside it. Check the property’s state first, before spending time on anything else.
Remote logistics are routine. The title company drives the documents, and signing can happen remotely. A property manager can give the appraiser or inspector access. A common stall is leaving one out-of-state loan off the debt schedule, so list every mortgage on every property.
Who Can Hold Title, and Who Signs?
The LLC can stay on title for investment property. The members sign as guarantors, subject to program terms. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.
This is an advantage over many bank products. A lender-commenter on BiggerPockets says some lenders only offer HELOCs on a primary residence, and that rental lines typically require title in an individual’s name. Under this program, an LLC-held out-of-state Airbnb is not disqualified for that reason alone.
Eligible borrowers are U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. Credit minimums are 720 on a second lien and 700 on a first lien, with no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.
Which Properties and Timing Rules Block a File?
Eligible types include single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. Not eligible: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien.
Condotels matter here. Many Airbnb-style units sit in hotel-condo buildings, and those are out.
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). A freshly bought out-of-state Airbnb has to wait.
A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower. Hazard insurance covers both liens, with flood coverage where required.
How Is the Property Valued?
Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 require a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted. A full title policy applies on a first lien and on second liens above $400,000, with an owner-and-encumbrance report on smaller second liens.
Key Terms Defined
- DSCR: the property’s gross monthly rent divided by the qualifying payment.
- CLTV: the first mortgage balance plus the new line, divided by the property’s value.
- Second lien: a loan that sits behind the first mortgage the owner keeps.
- Draw period: the 5 years when the owner borrows and pays interest only on the drawn balance.
- Seasoning: the time a property must have been owned or refinanced before it is eligible.
- Form 1007: the appraiser’s market rent schedule for a single-family rental.
HELOC or DSCR Cash-Out for This Airbnb?
The line suits an owner who wants to keep a good first mortgage in place. A cash-out refinance replaces it. One BiggerPockets reply argues that rental HELOC terms, if you can find one, will most likely be worse than a cash-out refinance term sheet. Whether that holds depends on what the first mortgage costs the owner today. If the existing first mortgage is one worth keeping, the line wins. If the first mortgage is expensive and the Airbnb’s income is mostly nightly revenue, a cash-out on a program that reads short-term-rental income may fit better. Ceilings on such cash-out programs vary by lender, so compare them before choosing.
A line also produces cash, not a purchase. A separate purchase loan does the buying.
If the property is in a listed state, has a lease, and clears 1.10x on the lesser of market rent and lease, the line is worth pricing. Three months of rent receipts that support a lease above market can lift the rent that counts toward that test. If any of those three fails, look at a different structure before spending time on appraisals.
Frequently Asked Questions
Does living in another state affect approval?
No. The property’s state and title drive the file, not the owner’s address. The rental must be in one of the 15 eligible states, and the borrower must be a U.S. citizen, permanent resident, or non-permanent resident with a Social Security number.
Can an LLC-owned Airbnb get this line?
Yes, on investment property, subject to program terms. The members sign as guarantors.
Do I need a lease on a nightly-booking rental?
Yes. A lease in place is required, and rent used for lender review is the lesser of the appraiser’s market rent and the lease, unless three months of receipts support a lease above market. Nightly booking income alone does not qualify the line.
Can a recently bought Airbnb qualify?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
What if coverage lands below 1.10x?
The file does not meet the minimum as structured. Because the stress payment is tested on the full limit, a smaller line lowers it, though lines start at $50,000 and at least 80% of the line is drawn at closing. Otherwise, a DSCR cash-out refinance with different qualifying rules may fit better, subject to lender guidelines.
