How to Structure an Airbnb Purchase as a Bank Statement Loan

How to Structure an Airbnb Purchase as a Bank Statement Loan

The Quick Read: A bank statement loan is reviewed against own deposits, not on what the Airbnb earns. Structuring the purchase means choosing the borrower, the occupancy, and the account history that supports your income. The property’s projected rent generally cannot help the file.

  • The file answers one question: does the borrower’s documented income support the loan? It does not ask whether the property’s income does.
  • Typical documentation is 12 months of business or personal statements, and each lender applies its own expense factor to the deposits.
  • The best fit is an owner-occupied or second-home vacation property, or a self-employed buyer with strong deposits and a weak property story.
  • A pure rental with no personal occupancy usually fits a DSCR loan better, and some files should be run both ways.

Key Terms Defined

Bank statement loan: a mortgage that is reviewed around documented income, which the lender estimates from averaged deposits in your bank statements instead of traditional personal-income documentation.

Expense factor: the percentage a lender subtracts from business deposits to estimate what you actually keep. The lender sets it, not you.

Lookback window: the number of months of statements the lender reviews. Twelve months is the common starting point.

DSCR (debt service coverage ratio): the property’s rent used for lender review divided by its full monthly obligation. That obligation is principal, interest, taxes, insurance, and any HOA dues, known together as PITIA.

Airbnb loan: a label, not a product. Several different loan structures can buy a short-term rental.

How Does an Airbnb Purchase Work as a Bank Statement Loan?

It works by pairing a standard alt-doc loan with a property that you can legitimately use that way. The lender looks at you, not the listing. A bank statement loan is reviewed on documented income under the applicable program, subject to lender guidelines.

That is the key difference from the usual Airbnb route. Most pure-rental purchases are underwritten on the property’s income, and the loan structure follows from that. A bank statement file ignores the property’s earning power and asks whether your deposits can carry the payment.

AirDNA’s financing guide for vacation rentals draws the same line. Debt-to-income-style loans look at the borrower, while DSCR loans can be used for Airbnb and other short-term rentals.

How Underwriting Treats the File, Step by Step

Underwriting turns your deposits into a monthly income figure and tests it against your obligations. Each step has a place where files stall, so it helps to know the sequence.

1. Statement pull. The lender collects 12 months of business or personal statements. Some programs ask for more.

2. Deposit review. An analyst sorts deposits into income that belongs to you and everything else. Transfers between your own accounts, loan proceeds, refunds, and one-off windfalls come out.

3. Averaging. What remains is averaged across the window. Strong seasonal swings get a closer look.

4. Expense factor. On business statements, the lender subtracts a percentage to estimate net income. Personal statements follow a different treatment under the program.

5. Obligation test. The resulting income is compared with the new housing payment and your other monthly debts. This is a debt-to-income test.

6. Property and reserves review. The lender confirms the collateral is acceptable, the occupancy matches the program, and you have reserves. Reserves commonly run around 6 months of the housing payment.

Notice what is missing. Nowhere does the Airbnb’s projected nightly rate enter the calculation. A brand-new listing has no history anyway, and deposits cannot describe a property you do not own yet.

Structure It in Six Decisions

You structure the purchase by making six choices before the offer goes in. Make them in this order, because each narrows the next.

1. Borrower and accounts. Pick the person whose income carries the file. Use accounts where the deposits are clearly yours and clearly recurring. Mixed accounts that blend personal and business money invite questions.

2. Statement type. Business statements fit owners whose revenue passes through a company account. Personal statements fit owners who deposit business income directly. The program decides the treatment, so choose the type that tells the cleaner story.

3. Occupancy. This is the decision that matters most. An owner-occupied or second-home purchase sits comfortably in a bank statement program. A pure rental you will never use usually points toward DSCR instead, because the property’s income is the stronger story.

4. Title. Bank statement loans are typically tied to an individual borrower. DSCR loans commonly close in an LLC, subject to lender program eligibility. Settle vesting before you write the contract, not after.

5. Cash and reserves. Leverage depends on occupancy and transaction. On a primary residence purchase or rate-and-term refinance, select lenders in the network typically go up to 90% LTV on stronger files. Owner-occupied cash-out generally tops out around 80% LTV, and investment-property cash-out around 75% LTV. Leverage on an investment purchase using bank statement documentation varies by lender, so treat it as a question to ask, not a number to assume. Loan sizes commonly run from $125,000 to $3,500,000, subject to lender guidelines.

6. Offer sequence. Gather statements, review deposits, and talk through the structure with your broker before you tour homes seriously. Then make the offer. Discovering at the contract stage that your best deposits sit in a commingled account is an expensive way to learn the lesson.

For borrowers with large liquid savings but uneven deposits, an asset-depletion alternative qualifies from assets and runs to about 80% LTV on a primary residence, depending on the program. Lendmire’s complete DSCR loans guide covers the rental-income side of this choice in more depth. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

A Worked Example

These are modeled assumptions, not market data and not a quote. Programs set their own factors and limits.

  • Average monthly deposits: an index of 100.
  • Illustrative expense factor on business statements: 50%.
  • Qualifying income after the factor: an index of 50.
  • New housing obligation plus other monthly debts: an index of 20.
  • Resulting debt load: 40% of qualifying income.

The point of the example is the shape of the test. Notice that the Airbnb’s potential income appears nowhere in it. If this borrower later adds a second property, that property’s payment joins the debt line, and the 40% climbs. That is why bank statement files tend to fill up as a portfolio grows.

Bank Statement, DSCR, or Conventional?

The right path depends on which story is stronger, yours or the property’s. Here is how the three compare for a short-term rental purchase.

Factor Bank statement DSCR Conventional
What is reviewed Your deposits Property income Traditional personal-income documentation, W-2s
Role of property rent Generally none Drives the file Limited
New listing, no history Works if you qualify Needs projection Depends on use
Typical title Individual Often an LLC Individual
Best fit Owner-use, self-employed Pure rental Strong traditional employment income

Four buyer profiles show how this plays out:

  • Self-employed, strong deposits, will use the home. Bank statement is the natural path.
  • Strong personal income, plans to rent full time, wants an LLC. DSCR usually fits better, subject to program eligibility.
  • Strong deposits and a strong rental market. The file may qualify both ways, so run both. Compare leverage, reserves, and what each structure does to your future borrowing room. Lendmire’s piece DSCR Vs Bank Statement Loan For An Airbnb Purchase walks through that comparison.
  • Weak deposits and a weak property. Neither structure rescues this. Fix the underlying issue first.

DSCR has its own limits. Coverage ignores repairs, vacancy, management, and utilities, so clearing the ratio does not prove the property makes money. Many DSCR lenders do not accept short-term rental income at all, and those that do vary in how they measure it.

Appraisals add a wrinkle. The standard appraiser rent schedule, Form 1007, was built to estimate long-term market rent. Class Valuation argues it cannot properly support short-term rental income, which is why DSCR programs often lean on a separate short-term rental analysis.

Deposit Hygiene: What Counts and What Gets Stripped

Clean deposits make the difference between a smooth file and a stalled one. Analysts want recurring income that clearly belongs to the borrower.

What usually counts: regular customer or client payments, recurring business receipts, and consistent owner draws into a personal account.

What usually comes out: transfers between your own accounts, loan proceeds, refunds, reimbursements, and one-time lump sums such as a business sale or a stock liquidation.

A few habits help:

  • Run business income through a business account, and personal money through a personal one.
  • Keep an explanation ready for any large deposit.
  • Do not shuffle money between accounts in the months before applying.
  • If you already operate a short-term rental, expect questions. Platform statements show gross earnings and fees, while bank deposits show net cash received. The two rarely tie out to the dollar, so reconcile them in a short note before the lender asks.

Where the Rule Breaks

The general rule is that bank statements qualify the borrower and ignore the property. Several edge cases bend it.

You will stay in the home. If you expect to occupy the property for more than 14 days in the coming year, a rental-purpose treatment no longer fits. The loan may be a consumer-purpose mortgage, and a bank statement program may be your only route.

The listing has no history. A bank statement file cannot borrow credit from projected Airbnb income. If your deposits do not carry the payment, the property will not rescue the file.

You are self-employed for under two years. Some alt-doc programs accept one year of self-employment with prior experience in the same field. This varies by program.

A lump sum is your best deposit. One large sale proceeds deposit reads as an anomaly, not recurring income.

Your traditional personal-income documentation may disagree with your deposits. If returns are in the file and show far less income than your deposits, expect explanations.

Borrowed down payment funds. Programs differ on whether a home-equity line can fund the down payment. Ask before you open one.

The property’s use is restricted. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. The program also has to permit short-term rental use on the collateral.

The Disclosure Side: Which Rules Apply

Which disclosure regime governs your loan depends on occupancy. A bank statement loan on an owner-occupied primary residence or second home is a consumer mortgage, so the standard consumer disclosures apply, including TRID. A loan on a non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from TRID. Under the CFPB’s Regulation Z commentary, credit to acquire non-owner-occupied rental property is deemed business purpose regardless of unit count. The same commentary supplies the 14-day owner-use rule described above.

Business-purpose loans are reviewed differently from a standard owner-occupied mortgage. That does not make bank statement lending a loophole. The CFPB’s ability-to-repay compliance guide says a creditor must reasonably determine that the borrower can repay and must verify the information it relied on. Bank statements are the verification. Loans that skip verification are no longer possible.

After Closing

Three things matter once you own the property. First, tell your insurance agent the home will be used as a short-term rental, because a standard homeowner policy may not respond the way you expect. Second, secure any local permits or licenses before you take bookings. Third, keep clean records of your rental income from day one.

Operating history also opens a door. After a full year of platform statements, a refinance into a DSCR structure may become an option, subject to lender guidelines and the property’s performance. Many owners plan for that from the start.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I use Airbnb income to qualify for a bank statement loan?

Generally no. The loan is reviewed on your deposits, and projected income from a property you do not yet own cannot serve as the primary qualifying method. If you already operate other rentals, their net deposits may show up in your accounts, but the program decides how they are treated.

Do I need an LLC to buy the property this way?

Usually no. DSCR loans more commonly close in an LLC, subject to lender program eligibility. If entity ownership matters to you, raise it before you pick a structure.

Should I use personal or business statements?

Use the type that shows your income most cleanly. Business statements apply an expense factor to estimate net income. Personal statements work when your business income lands in your personal account. A broker can compare how several programs treat each type.

Does a bank statement loan mean no verification?

No. The lender verifies your deposits closely, strips out anything that is not recurring income, and compares the result with your obligations. It is a different way to document income, not a way to avoid documenting it.

How do I know whether to choose bank statement or DSCR?

Ask which story is stronger. If your deposits are strong and you plan to use the home, bank statement fits. If the property is a pure rental with solid coverage, DSCR usually fits. If both look strong, compare leverage, reserves, and future borrowing room before you commit. For second-home buyers weighing documentation options, Lendmire’s piece Bank Statement Loan vs Full-Doc Jumbo for a Second Home Purchase covers that choice.
