Bank Statement HELOC Checklist When Airbnb Income Shows Up on Your Bank Statements

Bank Statement HELOC Checklist When Airbnb Income Shows Up on Your Bank Statements

The Quick Read: A bank statement HELOC reads months of deposits instead of tax returns, so Airbnb payouts count only after you trace and clean them. Underwriters match each payout to the platform and to the rental property. They remove transfers and refunds before they average anything.

  • Platform records show gross earnings, while your bank shows net payouts. Build a one-page bridge between the two before you apply.
  • On an investment property through Lendmire’s wholesale network, the ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000.
  • The borrower must hold title personally or in a revocable living trust. An LLC-owned Airbnb cannot hold title on this product.
  • If the rental is owned by an LLC, a DSCR cash-out refinance is the route to consider, since it does not require individual title. The same applies to a new listing without a deposit history to read.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a home equity line of credit where you prove income with deposit history instead of traditional personal-income documents. The line is a revolving credit limit secured by property you already own. Lendmire is a mortgage broker, not a lender. It places these files with select wholesale lenders, and each lender underwrites its own file.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

For an Airbnb host, the deposits are the evidence. Platform payouts land in your account, and the underwriter totals the qualifying ones over a lookback window. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.

Investment-property lines are the tighter corner of this market. NerdWallet notes that not every lender offers a HELOC on a rental and that requirements run stricter than on a primary home. Availability on this product is also narrower than the DSCR footprint. Lendmire places these lines in only 16 full-service states, while its DSCR programs cover 41 markets, including Washington, D.C.

How Underwriting Reads Your Airbnb Deposits, Step by Step

1. Pick the income lens. A bank statement line looks at you, using deposits. A DSCR cash-out looks at the property’s rent. A tax-return line looks at net income on your return.

2. Gather every account that receives payouts. Names on the statements should match the application and the title.

3. Reconcile gross to net. Airbnb issues a Form 1099-K, and its help page on U.S. tax documents explains that gross earnings match Box 1a. Airbnb recommends reconciling it against the Earnings Summary and Transaction History.

4. Remove non-income deposits. Transfers between your own accounts, refunds, security deposits, and receipts from other businesses come out first.

5. Average what remains across the program’s lookback window. Whether an expense factor is applied, and how large it is, varies by program.

6. Prove the rental is real and allowed. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

7. Test the equity and the debt load. The line is sized by combined loan-to-value, meaning the existing first lien plus the new line against the property’s value. The debt-to-income ratio tops out at 50%, and the program qualifies it on the interest-only payment calculated on the maximum draw.

The Bank Statement HELOC Checklist for Airbnb Hosts

This is the master list. Print it and check each row before you apply.

Document What it proves Airbnb-specific note Common mistake
Bank statements Real cash received Include every account receiving payouts Submitting only one account
Payout report Which deposit is which Download the Transaction History CSV Skipping it
Earnings Summary Gross earnings and fees Ties to the 1099-K Reading gross as income
Form 1099-K Platform-reported gross Gross, before fees and cancellations Expecting it to equal deposits
Mortgage statement Existing first lien Shows the balance you must stay under Using an old balance
Insurance declarations Coverage fits the use Must fit short-term use Policy written for long-term tenants
Local registration Lawful operation Only where your area requires it Letting it lapse
Title or trust document Who owns the property Individual or revocable trust only Property still deeded to an LLC

Airbnb’s correction page confirms that the 1099-K reports gross earnings before fees and adjustments. That is why the form never matches your deposits. Expect the gap, and document it.

What Each Airbnb Deposit Looks Like on a Statement

Underwriters screen deposit by deposit. Labeling them yourself saves them guesswork.

Deposit type How it is usually treated What to do
Platform payout Counts, after matching Match to the payout report
Reservation hold or reversal Often nets out Note the reversal pair
Co-host or manager draw Counts only with support Provide the manager’s statements
Security deposit refund Removed Flag it on your bridge
Transfer from your own savings Removed Flag it on your bridge
Resolution or claim payment Reviewed case by case Attach the platform notice

Payouts arrive in lumps tied to check-ins, not in tidy monthly amounts. Seasonality also moves the average. A summer-heavy host can look strong in one window and thin in another. Show the full twelve months, not a hand-picked stretch.

A Worked Example With No Dollar Signs

Take twelve months of statements for a rental, using made-up proportions for illustration only. Suppose a meaningful slice of total deposits turns out to be transfers between your accounts and guest refunds. Strip those out. Average the rest over the program window. Apply whatever expense factor the lender’s program uses.

The result is smaller than gross bookings and smaller than the raw deposit total. A host who budgets from the raw deposit total will overestimate what the file shows. Run this cleanup yourself first so you know the figure before the underwriter does.

Where the Rule Breaks: Edge Cases

Commingled accounts. Personal spending, other rentals’ rent, and platform payouts in one account make the trail hard to read. A dedicated rental account is the cleanest fix. Opening one only helps going forward, because the history you submit is the history that exists.

Property managers. If a manager collects the booking money and pays you an owner draw, your statements show net draws, not platform payouts. Add the manager’s monthly statements so the underwriter can connect the two.

Payouts landing elsewhere. If payouts go to an account you did not submit, add that account or redirect payouts and wait for new history. Do not hide it.

Tax form choice. The IRS says real estate rentals generally go on Schedule E, while a host who provides substantial services mainly for the tenant’s convenience reports on Schedule C. A tax-return lender cares about that choice. A bank statement program reads deposits, so it matters far less here. Tax treatment varies; consult a qualified professional.

Tax return and deposits disagree. Depreciation, interest, and fees shrink net income on a return, so a tax-return lender may see far less than the cash you collected. That gap is why many hosts look at deposit-based programs first.

New or converted listings. Deposits cannot prove history that does not exist. A host with a few months of bookings has a thin file on a deposit-based product. Short-term-rental DSCR programs ask for about 12 months of hosting history on a purchase or refinance. Several months of history moves you toward a different timeline, not a trick.

Entity ownership. The property must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. A property already deeded to an LLC needs a vesting change, or it belongs in a DSCR cash-out instead.

Property types. The line covers single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

Portfolio size. A borrower can hold only three lines at once. An investor with more than 15 financed properties is not eligible.

What the Network Allows on an Investment Line

Market surveys report that investment-property equity lines often allow up to 80% loan-to-value, with many lenders sitting below 70% (NerdWallet). Through Lendmire’s wholesale network, the ceiling on an investment property is 70% CLTV. That figure holds at both the 700 and 720 credit tiers, so a higher score buys eligibility, not extra leverage. The minimum score is 700 with no tier below it.

The maximum line on an investment property is $500,000, and the minimum line is $25,000 in most states. Investment lines use a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed. Subsequent draws after closing carry a minimum, which depends on the program and state.

Valuation is usually light. An investment line caps at $500,000 and full appraisals begin above that size, so these lines sit structurally in the automated-valuation lane and commonly close with no traditional appraisal. A borrower can still request one. Business bank accounts need a 680 minimum for the deposit analysis, but an investment line already starts at 700, so the bank-statement requirement is never the binding constraint. Bankruptcy needs 4 years of seasoning, and foreclosure-family history follows a 7-year path, or 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Every figure is subject to lender guidelines and a full file review. Not a commitment to lend.

HELOC or DSCR Cash-Out: How to Choose

Both products turn equity into cash. They read different things. A bank statement line reads you, and a DSCR cash-out reads the property. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Factor Bank statement HELOC DSCR cash-out
What is read Your deposits Property rent vs. payment
Investment leverage 70% CLTV ceiling About 75% on standard rentals
Size Up to $500,000 line Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC possible, per program terms
Structure Floating, interest-only draw 30-year fixed spine

A DSCR cash-out on a standard rental tops out around 75% LTV across most of the network. On short-term-rental collateral the cash-out ceiling is 70%. Expect a credit score of 640 or better and about 12 months of hosting history on those. About 6 months of seasoning is the common expectation. Coverage starts at 1.00 on select programs. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

LLC-titled properties may qualify for DSCR loans, subject to lender program eligibility. Lendmire’s complete DSCR loans guide walks through that path in full.

If your documents are thin, Lendmire’s piece Top Bank Statement HELOC Providers When You Have Limited Income Documentation covers how that changes the file.

Fix These Before You Apply

  • Move payouts into one dedicated account and let history build.
  • Label transfers, refunds, and security deposits on your reconciliation page.
  • Download the full transaction history, not a summary screenshot.
  • Confirm the title is in your name or a revocable trust.
  • Check that your insurance fits short-term use.
  • Pull your credit and confirm it clears 700.

Key Terms Defined

Bank statement HELOC: a home equity line where deposit history, not tax returns, supports your income.

CLTV: combined loan-to-value, the total of all loans on the property divided by its value.

Deposit screening: the lender’s removal of transfers, refunds, and other non-income deposits.

Gross earnings: what Airbnb reports as booked income before fees and adjustments.

Net payout: what actually reaches your bank after platform fees.

Interest-only draw period: the opening stretch of a line when payments cover interest and do not reduce the balance.

Frequently Asked Questions

Do lenders use gross Airbnb bookings or net deposits?

Lenders on a bank statement file read the deposits that reached your account, after screening. Gross bookings sit on your platform reports and the 1099-K, but fees come off before payout. Reconcile the two so the underwriter can see where the difference went.

Do I need tax returns with a bank statement HELOC?

The program reviews your file on documented deposit income, subject to lender guidelines, so tax returns are not the center of the file. You still supply other documents: statements, platform records, a mortgage statement, insurance, and proof of lawful operation.

Can I use an LLC-owned Airbnb for this?

No. Title must sit with you personally or with a revocable living trust. A property deeded to an LLC would need a vesting change, or a DSCR cash-out becomes the more realistic route.

What credit score and leverage apply on an investment line?

The minimum is 700, and the ceiling is 70% CLTV on an investment property, at both 700 and 720. Lines run up to $500,000. All figures are subject to lender guidelines and full file review.

How do I find the right lender for my situation?

The right program depends on the property type, your credit profile, how much leverage you need, and how your income is documented. A broker shops multiple wholesale lenders and matches the scenario to the program.
