The Quick Read: A bank statement HELOC reads the borrower’s deposits, not the Airbnb’s booking history, so a young listing mostly affects how much of the deposit window it can fill, while title, equity, credit and the lender’s property rules decide whether the line gets approved at all.
- On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
- LLC title is not allowed. Individual or revocable trust title is required.
- Airbnb deposits under 12 months old count only for the months they exist. Other documented deposits can carry the rest of the window.
- DSCR loans test the property’s own rent coverage instead, and a thin hosting record matters much more there.
- Every figure is subject to lender guidelines and full file review. Nothing here is a commitment to lend.
What a Bank Statement HELOC Actually Is
A bank statement HELOC is an ordinary home equity line. The only thing that changes is how income is proven.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Instead of W-2s and tax returns, a self-employed borrower supplies personal or business bank statements, and the lender builds qualifying income from the deposits. Scotsman Guide’s overview of non-QM lending describes the usual setup: 12 to 24 months of statements, with either a lender-set expense factor on business deposits or a profit-and-loss statement prepared by a third-party tax professional. The lender must still confirm the borrower can repay. “Bank statement” is a documentation method. Credit, equity, debt-to-income and the property are all still underwritten.
That is the point most borrowers miss. The line is tied to the borrower, not to the Airbnb’s performance. Nobody calculates a rent-to-payment ratio on a HELOC. For that reason, an Airbnb under a year old is a different kind of problem here than on a DSCR loan.
What “Under a Year Old” Means
Three different clocks get called “under a year.” Each is set by a different party and measures a different thing.
| Clock | What it measures | Who sets it |
|---|---|---|
| Statement window | Months of deposits reviewed | The lender’s program |
| Ownership seasoning | Time since you took title | The lender’s program |
| Hosting history | Months the listing has operated | DSCR short-term rental programs |
The statement window is a deposit-history test, not a listing-age test. If you have 24 months of business or personal deposits from other work, a listing that is five months old does not fail the window. It just contributes five months of its own income to the average.
Hosting history matters on the DSCR side. Across the wholesale network Lendmire works with, short-term rental DSCR files typically expect about 12 months of hosting history. A bank statement HELOC does not ask for that.
How Underwriting Treats the Deposits, Step by Step
Here is the sequence a bank statement file moves through. Each step is a place where files get questions.
1. Pick the window and the account. The borrower chooses personal or business statements for the window the program allows. Deposits need to be identifiable as business income, and a clean account makes that easy. Airbnb payouts mixed into a daily-use checking account force the reviewer to separate them by hand.
2. Scrub the deposits. The lender strips out anything that is not income: transfers between your own accounts, loan proceeds, gifts, refunds and one-off credits. A payout that moves from a business account to a personal account can show up twice if it is not labeled, and the reviewer removes one copy.
3. Apply the expense factor or use a P&L. Business-account deposits take a lender-set haircut. The borrower does not choose it. A third-party P&L can substitute where the program allows it. Personal-account deposits generally skip the haircut, though the lender still needs to see that they are business income.
4. Average across the window. Qualifying income is spread over the full window. A listing that launched five months ago contributes five months of deposits spread across twelve or twenty-four, which pulls the average down. This is where a young Airbnb costs you.
5. Test against debts. The line payment goes into the debt-to-income calculation. On this network, DTI tops out at 50%, and a ratio above 45% needs at least a 680 credit score. The payment is figured on the interest-only amount at the maximum draw, not on what you plan to draw. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
6. Test the collateral. CLTV is the first mortgage plus the new line, divided by the property’s value. The CFPB’s HELOC explainer notes that lenders typically let you borrow up to a set share of your equity. On an investment property in this network, that ceiling is 70% CLTV.
7. Set the draw and repayment structure. More on that below.
A hypothetical shows the effect of step 4. Picture a host with 12 months of statements where the Airbnb has been live for the last 6, and the borrower’s consulting deposits fill the first 6. The reviewer scrubs both streams, applies the business haircut to the consulting account and the Airbnb account, and averages the total over 12 months. The Airbnb contributes half a window of income. If it is ramping, the average understates where the listing sits today. A written explanation of the ramp can help the reviewer understand the trend, though the lender still uses the average.
Which Property Secures the Line
The collateral decides the leverage, the title rules and the credit floor, so this matters more than the statement window does.
A line on the Airbnb itself is an investment-property line. The ceiling is 70% CLTV. Credit at 720 and credit at 700 both reach that same 70%, so a score above 700 buys eligibility but not extra leverage. The credit floor is 700, with no tier beneath it. The maximum line is $500,000.
A line on your own primary home is a different product. Primary-residence and second-home lines can reach a 90% CLTV ceiling, but only with a credit profile of 720 or better. Texas primary residences are homesteads that cap at 80% combined loan-to-value. Line sizes run from $25,000 to $750,000 (with a lower floor in Michigan), and anything above $500,000 is primary-residence only.
Investors do use primary-home equity to fund a first rental, and BiggerPockets practitioners discuss this approach alongside the point that many banks restrict HELOCs to primary residences. Occupancy has to be disclosed honestly on the application, and the loan agreement can restrict rental use of the collateral. Read that clause before you plan around it.
Title and Property Type: Where Files Break
LLC title is the sharpest difference from a DSCR loan. Fee simple or leasehold held by the individual borrower, or by a revocable living trust, is eligible. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. An Airbnb already deeded to an LLC needs a vesting change before a HELOC can sit on it, or the investor looks at a DSCR cash-out refinance instead, subject to program terms and lender eligibility.
Property type is the second break. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered. Condotels matter to hosts in particular. A hotel-style condo unit that rents nightly does not qualify, even though it looks like an Airbnb to the owner.
There is also an ownership-share issue. If the Airbnb’s deposits run through an LLC account and you own less than 100% of that entity, income gets prorated to your share. That is ordinary bank-statement practice, and it reduces counted income without any warning on the front of the file.
Draw Period, Repayment and the 75% Draw at Closing
The structure on an investment line is fixed: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both the draw and the repayment period and never converts to fixed. Subsequent draws after closing carry a minimum of $1,000 in most states.
That 75% draw at closing changes how the product gets used. It is not a standby reserve you open and leave dormant. It is closer to a funded loan with some remaining availability. A host who wants flexible access to a cushion should read this part twice.
Both phases need modeling. The CFPB explains that a HELOC has a draw period and then a repayment period, and that payments are often much higher in repayment. Some plans can demand the full balance at that point. Another CFPB publication warns that falling behind on a HELOC can cost you the home. That risk is real when the collateral is your primary residence and the borrowed money funds an unproven rental.
Valuation: Where a Young Airbnb Gets Misread
Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, and a borrower can still request a full appraisal. Since investment lines cap at $500,000, an investment HELOC will usually fall in the automated lane. A higher CLTV can trigger a secondary valuation.
Appraisal problems for short-term rentals show up mostly on the DSCR side. HousingWire reports that the standard rent schedule, Form 1007, was designed to estimate long-term monthly market rent, and that using it for short-term income often produces artificially low coverage ratios. A rent figure from that form does not prove what an Airbnb earns. It is a long-term rent estimate.
How the DSCR Route Reads the Same Listing
A DSCR loan flips the question. The lender asks whether the property’s income covers its own payment, and the borrower’s deposits are not the test. Clearing 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. DSCR compares rent to the full housing payment only, so clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management and utilities sit outside the calculation.
For short-term rentals, the network’s typical guidance is a 640 or better score and about 12 months of hosting history. Cash-out on short-term-rental collateral tops out at 70%, while standard rentals reach 75%. A listing under a year old has less to show, and that is a real gap on a DSCR file.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| What is tested | Borrower deposits and DTI | Property rent against payment |
| Young listing hurts | Thins the deposit average | Shortens the hosting record |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Investment ceiling | 70% CLTV | 70% on STR, 75% on standard rentals |
Lendmire’s complete DSCR loans guide walks through the property-side test in full. If you want to see whether a bank statement route can fund the next rental, how to qualify for an investment property HELOC for an Airbnb under a year old covers the borrower-side checklist.
Where the General Rule Breaks
The rule so far: the HELOC reads deposits, and the DSCR loan reads the property. Several edge cases bend it.
- Thin deposits across the board. If the Airbnb is your only income and it is four months old, the HELOC has almost nothing to average. The age does not disqualify you, but the counted income may fall short of what the line needs.
- Business account credit floor. Business bank accounts need a 680 minimum for the deposit analysis. Investment lines already floor at 700, so on an investment line this is never the binding constraint. It can bind on a primary-home line for a borrower in the 600s.
- Credit between 600 and 679. DTI drops to 45%, and sub-640 profiles are limited to single-family residences with a clean 12-month housing history, which reaches primary residences only.
- Prior derogatory events. Bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences, and investment files follow a 7-year foreclosure and 4-year short sale or deed-in-lieu path.
- Listed for sale. A property listed within the past 60 days is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.
- Texas primaries. Waiting periods and one-lien-at-a-time rules bind primary residences only. Investment properties are eligible as non-homestead transactions.
- Legal operation. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.
Across files like these, the pattern is consistent. The friction is rarely the credit score. It is the account mix. Deposits spread across three personal accounts, a platform payout account and a business account take much longer to scrub than the same income in one labeled account. Cleaning that up in months three through eleven gives a reviewer fewer questions.
What to Prepare While the Listing Ages
A host in months three through eleven can prepare several things that help whichever route they take:
- Route all Airbnb payouts into a single business account and stop using it for personal spending.
- Keep monthly statements for every account that holds income, and avoid unexplained transfers between them.
- Confirm how the property is titled. If it is in an LLC, decide whether a vesting change or a DSCR path fits better.
- Pull a credit report and check it against the 700 investment floor.
- Write a short explanation of the listing’s ramp, with launch date and seasonal patterns.
- Record the legal status of short-term operation for the property.
Lendmire is a mortgage broker, not a lender. It places HELOC files with select wholesale partners in 16 full-service states: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia and Washington. That footprint is narrower than the broader DSCR platform, which covers 41 markets including Washington, D.C. Because different wholesale partners structure these lines differently, a broker can match the file to the program whose terms fit the property, title and credit profile. The best program depends on your situation, not on a single headline number.
What the Decision Looks Like in Practice
Three questions sort most files.
Is the property in your name or a trust, and is your credit at least 700? If not, an investment HELOC is off the table, and a DSCR cash-out is the likelier path.
Do the deposits support the line even with a thin Airbnb record? If other documented income fills the window, the listing’s age barely matters. If the Airbnb is carrying the file, wait for more months or look at a different structure.
Are you comfortable with a floating-price line where 75% is drawn at closing? If you need a flexible reserve, that structure may not fit. If you want funded capital for a down payment or rehab with an exit plan, it can.
Proceed when title, credit and deposits line up. Wait when the only thing missing is months. Switch to a property-based loan when title or the borrower’s income is the obstacle.
Key Terms Defined
Bank statement documentation: a way to prove self-employed income using months of deposits instead of tax returns.
CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.
Draw period: the stretch when you can borrow against the line and pay interest only.
Expense factor: a lender-set percentage removed from business deposits to estimate net income.
DTI (debt-to-income): your monthly debts divided by your qualifying monthly income.
Hosting history: the number of months a short-term rental has operated, which DSCR short-term programs review.
Vesting: how title to the property is held, whether by an individual, a trust or an entity.
Frequently Asked Questions
Does an Airbnb have to be a year old for a bank statement HELOC?
No. The statement window tests deposit history, not the age of the listing. A young Airbnb simply contributes fewer months of income to the average, so counted income may come in lower. If other documented deposits fill the rest of the window, the listing’s age has little effect.
Can I get a bank statement HELOC if the Airbnb is in an LLC?
Not on this network. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on these lines. Individual or revocable trust title is eligible. A property deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, per program terms.
How much can I borrow against an Airbnb?
On an investment property, the ceiling is 70% CLTV with a 700 minimum credit score and a maximum line of $500,000. Credit above 700 does not raise that ceiling. Primary-residence lines reach higher CLTV, up to 90% only at 720 or better, which is why the collateral choice matters. All figures are subject to lender guidelines.
Does the HELOC use the Airbnb’s DSCR?
No. A HELOC reads the borrower’s deposits, credit, equity and DTI. A DSCR loan reads the property’s income against its payment. A thin hosting record hurts a DSCR file far more than it hurts a HELOC.
Is a HELOC a good way to fund a down payment on another rental?
It can work as short-term capital, and BiggerPockets practitioners discuss exactly that use. The line floats in price, at least 75% is drawn at closing on this network, and repayment starts after the draw period. Model both phases before relying on it.
If You’re Weighing a Line Against a DSCR Loan
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
A listing’s first year is mostly a record-building exercise, and the investors who end up with the cleanest files are the ones who spent it keeping payouts, title and statements in order.
