The Quick Read: A bank statement HELOC places a revolving first or second lien on the Airbnb and typically qualifies the borrower on deposits in 12 to 24 months of statements, and because a non-owner-occupied Texas rental is not a homestead, the line follows the lender’s investment-property limits rather than the state’s homestead equity rules.
- Investment-property lines in Lendmire’s wholesale network top out at 70% CLTV, require a 700 minimum credit score, and run from $25,000 to $500,000, subject to lender guidelines.
- The property must be titled to an individual or a revocable living trust. An LLC-held Airbnb needs a vesting change or a DSCR cash-out instead.
- Investment lines use a 5-year interest-only draw followed by a 25-year repayment period, so the payment steps up at the switch.
- The Airbnb’s bookings do not set the line size. The borrower’s documented deposits, debts, credit and remaining equity do.
What Is a Bank Statement HELOC, Exactly?
It is a home equity line of credit that uses bank deposits to prove income. It is a documentation method, not a separate kind of loan.
How large a line the equity supports in Texas.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 80% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A HELOC is revolving credit secured by property. The borrower draws against a limit and pays interest on what is drawn. A bank statement version swaps tax returns for statements. Scotsman Guide’s non-QM primer describes the usual setup. A self-employed borrower without a W-2 supplies 12 to 24 months of personal or business statements. The lender may apply a standard expense factor, with 50% as the article’s example, or accept a profit-and-loss statement prepared by a tax professional. The same primer notes that the lender still has to confirm the borrower can repay.
That last point trips people up. Alternative documentation is still documentation. The lender verifies income, orders a valuation, checks credit and sets leverage limits.
It also helps to separate this product from a DSCR loan. A DSCR loan tests the property’s rent against its payment. A bank statement HELOC tests the borrower’s cash flow. The Airbnb is the collateral, not the income source.
How Does Underwriting Actually Treat It?
Underwriting turns deposits into qualifying income, then runs that income against debts, credit and equity. The steps are the same across most programs Lendmire places files with, though each lender sets its own details.
1. Statement window. The file typically carries 12 or 24 months of statements. Longer windows smooth out seasonal swings, which matters for an Airbnb.
2. Deposit scrub. The underwriter removes deposits that are not income. That means transfers between accounts, refunds and loan proceeds. Clean, traceable deposits in one account make this step easy. Mixed personal and rental money makes it slow and often shrinks the usable total.
3. Expense factor. For business accounts, the lender takes eligible deposits, averages them by month, subtracts an expense percentage and applies the borrower’s ownership share. The percentage is set by the lender. Fifty percent is a common example, not a rule, and a documented profit-and-loss statement can sometimes replace it.
4. Debt-to-income review. Qualifying income is measured against the borrower’s debts, including mortgages on other properties. On the network’s lines the maximum DTI is 50%. The payment used is the interest-only payment calculated on the maximum draw, not the amount drawn on day one. That conservative test surprises borrowers who plan to draw only part of the line.
5. Credit review. Investment-property lines require a 700 minimum score. The network also asks for a minimum of 680 on business-account deposit analysis, but the 700 investment floor sits above it, so bank statement income is never the binding constraint on this kind of line.
6. Valuation and CLTV. Combined loan-to-value adds every lien and divides by the property’s value. On an investment property the ceiling is 70% CLTV. Because investment lines cap at $500,000, they usually run on an automated valuation with no traditional appraisal, though a borrower can request a full appraisal.
What Does a Deposit-to-Income Walk Look Like for an Airbnb?
The walk goes from platform payouts to bank deposits to a monthly income figure, and every step can shrink the number. This example uses percentages only and is illustrative, not a program term.
Say an investor receives Airbnb payouts into a dedicated business account. Airbnb deposits payouts net of its own fees, so the account already shows less than gross bookings. The underwriter averages eligible deposits across the statement window. Suppose the lender applies a 50% expense factor and the borrower owns 100% of the business. Then half of the eligible monthly deposits count as qualifying income. If a CPA-prepared profit-and-loss statement documents lower actual expenses, the lender may use it instead, depending on its guidelines.
Three problems show up often. First, a property manager may pay owners into a different account than the one submitted, which leaves a gap between platform reports and statements. Second, personal spending run through the same account muddies the scrub. Third, a short hosting history gives the underwriter little to average, and seasonal peaks can inflate the early months.
Some underwriters also discount short-term income because it swings more than a lease. How much depends on the lender. The cleaner the paper trail, the less room for that discount.
Why Don’t Texas Homestead Rules Govern an Airbnb?
Texas equity-lending limits attach to the homestead, and an investor-owned Airbnb that the owner does not live in is not a homestead. The strict rules apply to a primary residence, not to the rental.
Article XVI, Section 50 of the Texas Constitution protects a homestead from forced sale and lists the only debts that can validly be secured by it. The home equity provisions, including the 12th-day waiting period and the one-loan notice, sit in Section 50(a)(6). On the network, those homestead conditions bind primary residences only. A Texas second home or investment property is eligible as a non-homestead transaction.
| Factor | Texas primary home | Texas Airbnb investment property |
|---|---|---|
| Texas equity rules | Apply in full | Do not apply |
| CLTV ceiling on the network | 80% | 70% |
| Waiting period, one-lien rule | 12-day wait, one lien at a time | Not applicable |
| Seasoning | 12 months | Not applicable |
Note the 70% investment ceiling. It is lower than the primary-home figure, so the absence of homestead rules does not mean more leverage. Lender limits on rentals are typically tighter than the homestead cap, not looser.
Texas properties on the network are also limited to 10 acres. A property that has been listed for sale, or was listed within the past 60 days, is ineligible in Texas. That refers to a for-sale listing, not a nightly Airbnb listing.
What Happens During the Draw and Repayment Periods?
Draw periods are interest-only and repayment periods amortize, so the payment rises when the draw ends. The structure matters more for an Airbnb than for a long-term rental because short-term cash flow already swings.
The CFPB describes a HELOC as open-end credit. It gives a 10-year draw as an example, notes that repayment often runs 10 or 20 years, and warns that payments can become significantly higher once repayment starts. Bankrate reports market-wide interest-only draw periods of about 5 to 15 years. Investment-property lines in Lendmire’s network use one structure: a 5-year interest-only draw, then a 25-year fully amortizing repayment. The pricing floats and never converts to a fixed figure.
Two other mechanics are worth knowing. At least 75% of the line is drawn at closing, so this is not a pure draw-when-needed account on day one. After closing, the minimum subsequent draw in Texas is $4,000. The line can sit in first or second lien position. A second lien leaves the existing first mortgage untouched, which helps when that loan has favorable terms.
Where Does the General Rule Break?
The rule that an Airbnb in Texas is outside homestead limits holds in most cases, but several edge cases change the answer. Each one is a reason to check the file before applying.
Homestead status. If the owner lives in the property, or claims it as a homestead, the primary-home rules and the 80% cap apply instead. House-hacking, part-time occupancy and a former homestead that was converted to a rental all deserve a close look at how the lender will classify occupancy.
LLC title. Many investors hold Airbnbs in an LLC. The network’s lines cannot be titled to LLCs, corporations, partnerships, or irrevocable, blind or land trusts. Vesting must be an individual or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead, subject to lender program eligibility.
Property type. Eligible types include single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned property. The condotel exclusion hits some vacation-rental buyers hardest.
Borrower exposure. A borrower can hold at most three lines, and an investor with more than 15 financed properties is not eligible. Portfolio investors can hit that wall sooner than expected.
Large lines. Anything above $500,000 is for primary residences only, so an investment line never passes that size.
Short-term rental rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A restriction can erase the very income the borrower expected to document.
How Does It Compare With the Alternatives?
The right product depends on whose numbers are strongest and whether the existing first mortgage is worth keeping. All four routes below pull equity or fund a purchase, but each underwrites something different.
| Option | What is underwritten | Best fit | Main limit |
|---|---|---|---|
| Bank statement HELOC | Borrower’s deposits | Self-employed owner, keeping first lien | 70% CLTV, individual or trust title |
| DSCR cash-out | Property rent vs. payment | LLC-held rental with strong rent | Replaces the first mortgage |
| HELOC on primary home | Borrower income, home equity | Owner with a separate homestead | Texas homestead limits apply |
| Bank statement loan | Borrower’s deposits | Purchase or refinance, not a line | Closed-end, lump sum |
A self-employed investor whose tax returns show low net income after write-offs may find deposits tell a better story. An investor whose Airbnb rents well but whose personal debt load is tight may do better on rental coverage. Lendmire’s complete DSCR loans guide explains how that second path works.
For context on the DSCR side, the network’s short-term-rental programs expect a 640 or better score and about 12 months of hosting history. A short-term-rental cash-out tops out around 70% LTV, while a standard long-term rental cash-out reaches around 75%. On the rental-coverage test, 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities and capital costs sit outside the calculation. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Who Is This the Wrong Tool For?
This line fits a narrow profile, and it fails for several common ones. The strongest files clear both tests: enough equity and enough documented income.
- An investor with an existing high first mortgage. Every lien counts toward the 70% CLTV ceiling. There may be little room left.
- An LLC-only investor who wants to keep the entity. The title rule rules this product out.
- A borrower below a 700 credit score. The investment floor is firm, with no tier beneath it.
- An owner with commingled accounts and thin records. The deposit scrub may cut qualifying income to a point that fails the 50% DTI limit.
- An investor who needs a larger line. Investment lines stop at $500,000.
The flip side is clearer. If the investor is self-employed, holds the Airbnb personally or in a revocable trust, has modest existing liens and wants to keep a favorable first mortgage, this structure can be the cleaner route.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
CLTV: Combined loan-to-value, which adds every lien on the property and divides the total by its value.
Expense factor: The percentage a lender subtracts from business deposits to estimate income after operating costs.
Draw period: The stretch of time when the borrower can borrow against the line and typically pays interest only.
Non-homestead transaction: A loan on a Texas property that is not the owner’s primary residence, so homestead equity rules do not attach.
Deposit scrub: The underwriter’s removal of transfers, refunds and loan proceeds from the deposits counted as income.
Frequently Asked Questions
Can I get a HELOC on a Texas Airbnb I don’t live in?
Generally yes, through lenders that write investment-property lines. The Texas homestead rules do not apply to a non-owner-occupied rental, but the lender’s own limits do. On Lendmire’s network, that means up to 70% CLTV, a 700 minimum score and a line between $25,000 and $500,000, subject to lender guidelines and full file review.
Does a bank statement HELOC let me borrow more because I show deposits instead of tax returns?
No. Bank statements change how income is documented, not how much the property can support. Leverage caps, credit floors and property eligibility stay the same. The line size still depends on CLTV, DTI and the valuation.
What if my Airbnb is brand new?
A short hosting history leaves the underwriter little to average, and it can shrink qualifying income. The deposit window matters more than the platform. If the borrower has other documented self-employment deposits, those may carry the income test. If not, a longer track record usually strengthens the file.
Can I hold the Airbnb in an LLC and still use this line?
Not on this network. Title must sit with an individual or a revocable living trust. Investors with an LLC-held property typically look at a DSCR cash-out instead, or at a vesting change before applying.
Does the Airbnb’s rent count toward qualifying?
Only to the extent it shows up in the borrower’s documented deposits or returns. The line is underwritten on the borrower’s income, not on the property’s rent.
Considering a Bank Statement HELOC on Your Airbnb?
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a mortgage broker that places files with select wholesale lenders, and the line is available only in a limited set of states that includes Texas. Reach the team at 828-256-2183 or request a quote.
The deciding question for a Texas Airbnb owner is rarely whether the law allows a line. It is whether the documented deposits, the remaining equity under a 70% ceiling and the payment step-up after a five-year draw all hold up together.
