The Quick Read: On select programs in Lendmire’s wholesale network, a rental bought or refinanced in the last 6 months is typically not eligible for a DSCR HELOC, subject to underwriting and lender guidelines. Large retail banks rarely write this line on a rental at all. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- Two six-month clocks apply: 6 months since the last note date, and 6 months on title (settlement date to note date). A refinance restarts the first clock.
- Rent is tested at a minimum 1.10x coverage against a stress payment on the whole credit limit.
- Second-lien leverage reaches 70% CLTV at a 720 score. First-lien leverage reaches 75% LTV at 740 or better.
- Many consumer banks decline rentals held in an LLC. Select wholesale programs allow LLC vesting on investment property, with members signing as guarantors.
- The Fannie Mae delayed financing exception covers a first-mortgage cash-out refinance on a cash purchase. Do not assume it carries over to a line of credit.
A DSCR HELOC is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. Lendmire is a broker, not a lender, and shops the file across its wholesale network. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Most investors who search for banks that offer this product are really asking two questions. Which institutions will write a line on a rental at all? And what happens if the property was bought or refinanced last month? This article answers both from the file side, the way a broker sees them.
Why Big Banks Rarely Write This Line
Large retail lenders write home equity lines mostly for owner-occupied homes. A rental is a smaller part of their book, and many decline it outright. NerdWallet notes that on an investment property you may have a smaller pool of lenders and can’t borrow as much as against a primary home.
The structure matters more than the brand. A bank line on a rental is usually qualified on the borrower’s personal income and debt load. A DSCR HELOC is a different thing. The rent qualifies the line, and the owner’s income is never calculated. “DSCR HELOC” is a market nickname, not a standardized product, so ask any lender which structure is on offer before you spend time on it.
Banks also have trouble with title. Many consumer lenders will not lend against a rental held in an LLC. One BiggerPockets thread describes lenders turning down investment-property lines on property-count limits and LLC title. Those are one poster’s experiences, not rules, but they match what a broker sees.
A broker’s value here is simple. Lendmire works with a network of wholesale lenders and matches a scenario to the program that fits it. Which lenders write a given file depends on the property type, credit profile, leverage needed, and where the property sits.
Key Terms Defined
DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment on the line.
HELOC: A revolving line of credit secured by property, drawn in stages rather than paid out in one lump sum.
Seasoning: The time that must pass after a purchase or refinance before a lender will write a new loan on the property.
Note date: The date the borrower signs the loan note at closing of a purchase or refinance.
Settlement date: The date a purchase closes and title transfers to the owner.
CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value.
Lien position: Where a loan sits in line for repayment. A second lien sits behind the first mortgage.
How This Line Is Underwritten, Step by Step
Here is how a rent-qualified line moves through review on select programs in Lendmire’s network, subject to underwriting.
1. Confirm the structure. The line is a standalone second lien behind a first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never closed with a purchase. It is never a third lien. It is never placed on your own home or a second home.
2. Check title and borrower. Vesting in your LLC is allowed on investment property. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
3. Run the coverage test. Minimum DSCR is 1.10x. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is a stress payment on the whole line, drawn or not. It covers principal and interest only. Taxes and insurance are not part of it. Confirm on the file how the lender treats the first-mortgage payment on a second lien, because the lender’s own coverage calculation governs. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
4. Fix the rent number. Rent is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.
5. Set the valuation path. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.
6. Test combined leverage. The lender adds the first mortgage to the new line and divides by value. A second lien reaches 70% CLTV at a 720 score or better, on lines to $500,000.
7. Review credit and history. The minimum score is 720 on a second lien and 700 on a first lien. There should be no 30-day mortgage late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required.

The Seasoning Rule, in Plain Words
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Seasoning is lender policy, not law. Lenders set different waiting periods, and this is the rule on this program.
Here is how it plays out. An investor buys a rental, then refinances it four months later. The refinance note date restarts the wait, so the line moves out. The reverse also happens. An investor refinances a rental held for years, and the refinance still resets the wait.
Sequence matters. If you plan a line, ask before you refinance, not after.
Where the General Rule Breaks
All-cash buyers. Agency rules for first-mortgage cash-out refinances have a delayed financing exception for cash purchases, described in the Fannie Mae Selling Guide. It applies to a refinance first mortgage on a cash purchase, not to a line of credit. Do not assume it carries over to a DSCR HELOC. On this program, a purchase is a purchase, and the seasoning rule above applies.
Hard-money or bridge purchases. A loan-funded purchase generally fails the cash-purchase condition in the agency exception. The seasoning rule on a DSCR HELOC applies the same either way.
Bought, then refinanced. The refinance note date restarts the wait, as described above.
Rehab and BRRRR sequences. A fresh appraisal after a rehab does not unlock the line early. The property still has to season.
LLC-held rentals. Allowed on investment property, with the member guarantor and non-borrowing owner paperwork described above. Borrowers on the line need not be the borrowers on the first mortgage.
Property type exclusions. Rural-designated property, row homes, condotels, leaseholds, land trusts, mixed-use, modular and log homes, land contracts, and a property listed for sale in the prior 2 months fall outside this lane. So does a property with a solar lien.
Where the program operates. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Who Offers What: Institution Types Compared
This table describes categories of lenders, not brands. How a given institution treats a recent purchase is lender-specific and should be confirmed in writing.
| Institution type | Typical review basis | LLC title | Recent purchase |
|---|---|---|---|
| Large retail bank | Personal income and DTI | Often declined | Varies by policy |
| Community bank or credit union | Personal income, relationship | Case by case | Varies by policy |
| Broker-placed wholesale DSCR line | Rent coverage on the property | Allowed, per program | Seasoning rule on this program |
| DSCR cash-out refinance | Rent coverage, replaces first mortgage | Per program | Per program |
Treat the table as a map, not a promise. Specific guidelines vary by lender and change over time.
What to Do While You Wait
If your rental is still inside the window, you have options.
- Draw on another seasoned rental. A different property that has already seasoned can carry the line.
- Use a DSCR cash-out refinance. It replaces your first mortgage rather than sitting behind it, which changes your first-mortgage position. NerdWallet describes the trade-off: a cash-out refinance replaces your mortgage with a larger one and pays you the difference. A line leaves the first mortgage in place.
- Plan the line before the refinance. If you know you want a line later, sequence the loans so the refinance note date does not push the line out.
- Check your dates. Pull your settlement statement and your last note. Know both dates before you apply.
Questions to Put to Any Lender in Writing
A verbal answer from a branch does not hold up. Ask for written answers to these:
1. Is this line qualified on rent or on my personal income?
2. Does it sit as a second lien, or will you replace my first mortgage?
3. Will you lend to my LLC, and what documents do the members sign?
4. How do you count seasoning on a purchase, and does a refinance restart the clock?
5. What valuation do you use, and what happens if the value comes in low?
6. What are the property type exclusions?
7. What is the draw period, repayment period and maturity?
The rate and the pricing terms come with the lender’s disclosures. Ask for those too.
Who Should Skip This
Skip a DSCR HELOC if the rental is inside the seasoning window and you need cash now. Skip it if the property sits in an excluded category, such as a condotel or rural-designated parcel. Skip it if you want to draw only a small slice of the line, because at least 80% is drawn at closing and later draws run at least $5,000 each. And be careful if you plan to use a variable-rate line as long-term financing. The rate is variable, and that carries risk a fixed first mortgage does not. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
The Numbers, Side by Side
Figures below are ceilings and floors on select programs in Lendmire’s network, subject to underwriting.
| Item | Second lien | First lien |
|---|---|---|
| Max leverage | 70% CLTV at 720+ | 75% LTV at 740+; 70% at 700-739 |
| Larger lines | Up to $500,000 | 65% LTV above $500,000, to $1,000,000 |
| Minimum score | 720 | 700 |
| Seasoning | 6 months since the last note date and 6 months on title | Same |
| Draw period | 5 years interest-only | Same |
| Repayment | 25-year amortizing, 30-year maturity | Same |
A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower. Each borrower is capped at 5 loans or $2,500,000 with the program.
Frequently Asked Questions
Can I get a DSCR HELOC on a rental I bought three months ago?
Not on this program. Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Does a refinance restart the clock?
Yes. The last note date starts the first clock, so a refinance on a property you have owned for years still pushes the line out. Pull both dates from your closing documents before you apply.
Will a bank write a line on my LLC-held rental?
Many consumer banks will not. A BiggerPockets poster describes one bank declining lines on LLC-held property. Select wholesale programs allow LLC vesting on investment property, subject to program terms, with the members signing as guarantors.
Does the delayed financing exception apply to a DSCR HELOC?
No. The Fannie Mae exception covers a first-mortgage cash-out refinance on a cash purchase. It does not extend to a line of credit.
Do I need tax returns or pay stubs?
No personal income calculation applies. The lease, rent evidence, credit report and valuation are still documented.
If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. For related reading, see Lendmire’s piece on banks that offer an investment property HELOC on a rental when the bank won’t write one.
The takeaway for a new owner is plain: record both dates the day you close, and sequence any refinance around the line you want next.
