The Quick Read: Big banks rarely write a revolving line on an Airbnb that is reviewed on the property’s rent, so the product mostly sits with wholesale lenders reached through a broker, and even those lenders read a lease or an appraiser’s market rent instead of nightly bookings. A DSCR HELOC is a standalone second lien behind the mortgage you keep, or a first lien on a rental with no mortgage. It is a market label, not an official loan category, and every file is underwritten individually, subject to lender guidelines.
- A bank HELOC usually underwrites you (credit, income, debt load). A DSCR HELOC underwrites the rental’s rent against a payment test.
- The minimum coverage is 1.10x, measured on a stressed payment for the entire credit limit.
- Rent is read from a lease and the appraiser’s market rent, not from platform earnings.
- Second liens reach 70% combined loan-to-value at a 720 score or better. First liens reach 75% loan-to-value at 740 or better.
- The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Do Banks Offer a DSCR HELOC on an Airbnb?
Rarely. Most depository banks and credit unions underwrite a home equity line on the borrower, not the building. They pull credit, count personal income, and add up your debts. A line that ignores your personal income and reads only the property’s rent lives mostly outside that model.
Even a plain investment-property HELOC at a bank is scarce. A banker quoted in a BiggerPockets thread on investment-property HELOCs put the number of banks still offering one at about one or two. The same thread’s top answer suggested that many investors may really want a business line of credit, which is a different product with different terms.
Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches a rental to the program that fits. Which lender writes a given file depends on the property type, the credit profile, the leverage you need, the lease, and the state. This article does not rank or name lenders, because the right program for your situation can change from one file to the next.
| Lender type | Reviewed on | Fit for an Airbnb owner |
|---|---|---|
| Big retail bank | Mostly you | Limited; many skip rentals |
| Credit union or regional bank | Mostly you | Sometimes; title often personal |
| Wholesale lender via broker | The rental’s rent | Good if a lease is in place |
| Business line of credit | Business cash flow | Different product, different terms |
The table is a general pattern, not a promise about any one institution. Individual lenders vary.
How the Underwriting Works, Step by Step
A DSCR HELOC file moves through six checks. Each one can change the line size more than the headline leverage cap does.
Step 1: Lien position. The line is a standalone second lien behind the first mortgage you keep. It can also be a standalone first lien on a rental with no mortgage. It is never closed with a purchase, never a third lien, and never a line on your own home. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Step 2: Title. The line can be vested in your LLC, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to match the borrowers on the first mortgage.
Step 3: Rent and coverage. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. That rent is divided by a qualifying payment, which is a fully amortizing payment on the entire credit limit at a stressed rate set above the start rate. The result must reach at least 1.10x. Taxes and insurance are not part of that qualifying payment. For a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.
Step 4: Credit. The floor is 720 on a second lien and 700 on a first lien. The tier comes from the lender’s own credit report. Typical files show no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
Step 5: Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.
Step 6: Exposure. A borrower can hold at most 5 loans or $2,500,000 with the program. No reserves and no cash to close are required, subject to underwriting.
The rent qualifies the line. There is no traditional personal-income documentation: no W-2s, pay stubs or debt-to-income ratio. The rent, the lease, the credit report and the valuation are all documented, and the lender’s review governs the final answer.
What Counts as Rent on an Airbnb
Nightly platform income is the hard part. This program reads a lease, so a property with a lease in place fits and a nightly-only listing generally does not.
The appraisal side shows why. Fannie Mae’s Appraiser Update says Form 1007 requires monthly-lease comparables. It calls multiplying a nightly rate by 30 incorrect, and it says the form cannot estimate a nightly fee for a short-term rental. McKissock’s appraiser education makes the same point from the appraiser’s side: the 1007 documents monthly rent, not nightly or business income. Form 1007 covers a one-unit property, and Form 1025 covers two to four units. Class Valuation notes that appraisers often use a labeled short-term rental income addendum when a lender wants nightly numbers.
Here is what that means in practice. A busy listing can look thin on paper if the lender’s rent test never sees the bookings. A furnished mid-term lease, such as a traveling-nurse or corporate tenant, produces a lease and a market-rent figure that the test can read. Some investors keep an Airbnb as a nightly operation and use a different structure for it, such as a DSCR cash-out refinance built for short-term rentals.
Run the logic this way, with ratios only. Say a duplex’s lease and market rent both support coverage near 1.2x on the stressed payment for the full line. That clears the 1.10x minimum. If the appraisal’s market rent comes in lower than the lease, the lower figure usually sets coverage, unless three months of receipts support the higher lease. The ratio is a financing test, not a profit forecast.
The Structures That Exist
Four variations cover most files.
Second lien behind a mortgage you keep. This suits an owner with a first mortgage worth keeping. The ceiling is 70% combined loan-to-value, meaning the first mortgage balance plus the new line divided by value. That ceiling applies at a 720 credit score or better, on lines from $50,000 to $500,000. There is no second-lien tier below 720. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
First lien on a rental with no mortgage. The ceiling is 75% loan-to-value at 740 or better, and 70% from 700 to 739, on lines up to $500,000. Lines above $500,000, to $1,000,000, are capped at 65% loan-to-value at 720 or better. A borrower with a first mortgage cannot take a first lien. A first lien exists only where no mortgage does.
LLC title. Entity vesting is allowed on the investment property, which matters because many bank lines stop at the LLC. Moving a property out of an LLC to satisfy a bank can carry its own risks, so check before you retitle anything.
Furnished mid-term lease. This is the usual bridge for owners who currently run nightly stays and want the line. It gives the file a lease and a market-rent figure, but the owner must still meet seasoning and property rules.
Lendmire’s complete DSCR loans guide covers the broader loan family if you are weighing the line against a term loan.
Where the General Rule Breaks
The mechanics above hold for most files. These edge cases are where they stop working.
- Nightly-only operation. With no lease, the rent test has nothing to read. A different structure usually fits better.
- New listing. A newly converted Airbnb has little history. A lease and an appraisal rent can stand in, but a bank HELOC that leans on filed returns will show almost nothing.
- Rental-use clause. The CFPB’s HELOC booklet warns that renting your home to others may be prohibited under the terms of a line. It is written for home equity lines on a residence, but the habit transfers: read the rental-use language on any line before relying on it. This program is for non-owner-occupied rentals, where rental use is the point.
- Property types. Condotels, row homes, leaseholds, land trusts, age-restricted communities, rural-designated property, mixed-use, modular and log homes are not eligible on this lane. A property listed for sale in the prior 2 months and a property with a solar lien are out too.
- Two-to-four units. At most one unit can be vacant.
- Market flags. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.
- Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.
- Geography. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
- Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Seasoning: Two Six-Month Clocks
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). A recent purchase therefore waits before it can carry the line. That surprises owners who buy, renovate and want to pull equity at once.
How the Revolving Line Works
The draw period lasts 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines that means the whole line is drawn at closing. Later draws are at least $5,000 each.
The structure has a planning consequence. Coverage is tested on the full limit even though the owner draws most of it up front. A line is therefore a sizing decision, not a standby fund. Size it to the use of the money, and model the payment step-up when the repayment period begins. Programs change, and the lender’s disclosures carry the rate and pricing terms.
DSCR HELOC, DSCR Cash-Out, or Bank HELOC?
Each product answers a different problem. The comparison below describes each product’s general rules, not any one lender’s terms.
| Factor | DSCR HELOC | DSCR cash-out | Bank HELOC |
|---|---|---|---|
| Reviewed on | Property rent | Property rent | Your income |
| Keeps first mortgage | Yes (second lien) | No (replaces it) | Yes |
| LLC title | Allowed, per program | Often allowed | Often not |
| Structure | Revolving line | Term loan | Revolving line |
| Nightly Airbnb income | Not read directly | Program-dependent | Tax returns only |
Choose the DSCR HELOC if you want to keep a first mortgage you like, the property has a lease, and an LLC holds title. Choose a DSCR cash-out refinance if the Airbnb is nightly-only, if you want a single fixed-purpose loan, or if replacing the first mortgage makes sense. Choose a bank HELOC if the property is titled personally, your income documents cleanly, and the draw is small.
This is a genuine toss-up for owners with strong personal income and personal title. A bank line may be simpler there. Once the portfolio grows, the property-by-property rent test starts to matter more than any single personal debt test.
Key Terms Defined
DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying monthly payment.
Combined loan-to-value (CLTV): The first mortgage balance plus the new line, divided by the property’s value.
Draw period: The interest-only stage when you can borrow against the line.
Stress payment: A fully amortizing payment on the whole credit limit at a stressed rate, used only to test coverage.
Seasoning: The time a property must be owned or refinanced before it can carry the line.
Non-owner-occupied: A property the borrower does not live in.
How to Vet Any Lender’s Claim
Ask these questions of any bank, credit union or broker before relying on a DSCR HELOC pitch.
1. Does the lender underwrite me or the property?
2. Is the property titled personally or in an LLC, and does that change eligibility?
3. Will the lender count nightly platform income, or only a lease and market rent?
4. Is the line a second lien or a first lien, and does my first mortgage allow a second lien?
5. Is coverage tested on the full limit or only the drawn balance?
6. What valuation does the file need, and how does it treat a recent renovation?
7. How does the lender treat the first-mortgage payment in its coverage calculation?
8. Which property types and states are outside the program?
If an answer is vague, treat it as an open question until the lender’s written guidelines settle it.

Frequently Asked Questions
Can I get a DSCR HELOC on an Airbnb I rent nightly?
Generally not on a nightly-only operation, because this program reads a lease and the appraiser’s market rent rather than platform bookings. An owner with a furnished mid-term lease in place fits much better. A nightly operator often looks at a DSCR cash-out refinance instead. Eligibility remains subject to lender guidelines and property review.
Can my LLC hold title on a DSCR HELOC?
Yes, the line can be vested in the owner’s LLC on an investment property, subject to program terms. The members sign as guarantors. Bank HELOCs often require personal or trust title, so entity owners tend to look at rent-qualified lines first.
How soon after buying can I open the line?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both must be met on the same file.
Does the line count my personal income?
No. The rental qualifies primarily on property-level rent covering the stressed payment, subject to lender guidelines. Credit is still reviewed, and the lease, valuation and title are documented.
What leverage and size can I expect?
Second liens reach up to 70% combined loan-to-value at 720 or better, on lines from $50,000 to $500,000. First liens reach up to 75% loan-to-value at 740 or better on lines to $500,000, and 65% on larger lines to $1,000,000. These are ceilings, not offers, and every file is underwritten individually.
