Banks That Offer a DSCR HELOC on an Investment Property You Own

Banks That Offer a DSCR HELOC on an Investment Property You Own

The Quick Read: Big banks rarely write a line of credit on a rental that is qualified on the rent instead of your personal income. Specialty wholesale lenders do, and a broker can place the file with one of them. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

  • It is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
  • A second lien reaches 70% combined loan-to-value (CLTV) at a 720 score or better, on lines from $50,000 to $500,000.
  • The rent must cover a stress payment on the whole line at 1.10x or better.
  • Your LLC can stay on title, per program rules.
  • Offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select programs.

“DSCR HELOC” is a market nickname, not a standardized product. Nobody sets one definition for it, so two lenders can use the phrase for two different loans. This guide sorts out which is which and how the rent-qualified version works.

Do Banks Actually Offer a DSCR HELOC?

Mostly no. Big banks and large retail lenders tend to test your personal income and debts, and many skip rental collateral entirely. NerdWallet says not all lenders offer a HELOC on an investment property, that qualification is strict, and that some restrict lines by location or by whether the home is rented year-round.

Credit unions and regional banks sometimes write rental lines, but they test your income, not the rent. That is a different product from a DSCR line, even when the name sounds the same. Ask any lender one question first: “Do you qualify this on my personal income or on the property’s rent?”

Bank appetite also shifts, so a name that worked for another investor last year may not work for you. That is why a ranked list of banks would go stale. Better to know what each lender type tests and how to reach it.

Lender type What it tests Rental lines? How you reach it
Big banks Personal income, DTI Rare Direct
Credit unions, regionals Personal income, DTI Sometimes Direct
Wholesale DSCR lenders Rent vs. stress payment Yes, by program Through a broker

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches the property to a program. The best program for your situation depends on your property type, credit, leverage need, and title setup.

What a DSCR HELOC Is

A HELOC is a revolving line of credit. The CFPB describes it as an open-end line you can borrow against within a draw period, followed by a repayment period. The DSCR version secures that line with a rental you own and tests the rent.

DSCR stands for debt service coverage ratio. It is gross monthly rent divided by the qualifying payment. A ratio of 1.10x means the rent is 10% larger than that payment.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The qualifying payment is a fully amortizing principal-and-interest payment on the entire credit limit at a stress rate. Taxes and insurance are not part of it. The stress rate is set above the start rate, and the rate itself comes with the lender’s HELOC disclosures.

On a second lien, confirm on the file how the lender treats the first-mortgage payment. The lender’s own coverage calculation governs.

Picture a duplex whose rent runs about 30% above the stress payment on the full line. That is roughly 1.3x, comfortably over the 1.10x floor. Now picture one that lands near 1.05x. It misses, and a smaller line is the usual fix, since the payment is sized on the whole limit.

How Underwriting Works, Step by Step

1. Eligibility screen. The rental must be one you already own, not a purchase. The line is never closed together with a purchase, and never sits as a third lien. It is also never a line on your own home or a second home.

2. Lien position. If you keep a first mortgage, the line is a second lien, and that needs a 720 score. If the rental has no mortgage, it is a first lien.

3. Rent test. A lease in place is required. A two-to-four-unit property may have at most one vacant unit. A fully vacant rental generally cannot qualify on rent.

4. Credit. The minimum score is 720 on a second lien and 700 on a first lien. The program asks for no 30-day mortgage late in the last 12 months. It also asks for 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu.

5. Valuation. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Closing and draws. At least 80% of the line is drawn at closing, and later draws are at least $5,000.

All of this is subject to underwriting. No traditional personal-income documentation, W-2s, or personal income calculation are part of the test. The lease, the credit report, and the valuation are all documented.

Leverage Tiers

The figures below are ceilings for select programs, never offers.

Lien Credit score Maximum Line size
Second lien 720+ 70% CLTV $50,000–$500,000
First lien 740+ 75% LTV Up to $500,000
First lien 700–739 70% LTV Up to $500,000
First lien 720+ 65% LTV $500,000–$1,000,000

CLTV means the first mortgage balance plus the new line, divided by value. Take a rental worth 100 and a first mortgage at 55% of value. A second line to 70% CLTV leaves room for about 15% of value. Leverage cuts the line fast, and a recent purchase at high leverage may leave no room at all.

A declining-market flag lowers the ceiling by 5 points. The CFPB’s HELOC booklet shows the standard credit-limit method: take a percentage of value, then subtract what you owe on the mortgage.

For comparison, market surveys report that investment-property HELOCs at traditional lenders often cap at 80% or lower, with many below 70%, per NerdWallet. The network figures above are the ones that apply to a DSCR line.

Draw Period, Repayment, and Size

The line has a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. On the smallest lines, the closing draw is the whole line. Plan the line size around what you will actually use, because the stress payment is sized on the full limit and the closing draw is at least 80% of it.

Each borrower can carry at most 5 loans or $2,500,000 with the program. Portfolio owners reach that cap sooner than they expect.

Where the General Rule Breaks

Recently bought or refinanced rentals. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

LLC title. Vesting in your LLC is allowed on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.

Property types. Eligible: single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. Not eligible on this program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien.

Borrower status. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Location. The program runs in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia, and Washington are the list.

A rent-qualified line suits an owner with a low first mortgage worth keeping. It also suits a self-employed investor whose tax returns understate income. If your personal income is strong and the rent is thin, a bank line on your income may be the better route. A closed-end second mortgage and a DSCR cash-out refinance are other options. For the cash-out path, see Lendmire’s page on cash-out refinancing an investment property.

What to Ask Any Lender Before You Apply

  • Do you qualify this on my personal income or on the rent?
  • Is the line a second lien behind my first mortgage, or a first lien?
  • Can my LLC hold title?
  • Is my property type and location eligible?
  • What valuation do you require?
  • How does the coverage test treat my existing first mortgage payment?

Some lenders refuse the word HELOC on a rental but write the same structure under another name. Ask for a line of credit secured by an investment property. Terms differ widely by lender, so compare the full disclosures side by side.

Key Terms Defined

DSCR: gross monthly rent divided by the qualifying payment.

CLTV: the first mortgage balance plus the new line, divided by property value.

Second lien: a loan that sits behind your existing first mortgage.

Draw period: the stretch when you can borrow from the line. Here it is 5 years, interest-only on the drawn balance.

Seasoning: the waiting period after you buy or refinance.

Stress payment: a payment calculated at a higher rate than the start rate, used only to test coverage.

Using the Line in Practice

Investors often use the equity for a down payment on the next rental or for renovation cash. Line up the line before you go under contract on the next property, because the seasoning clocks and the valuation take time. Keep the borrowed funds traceable. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Remember that the line is secured by the rental. A missed payment puts that property at risk, and a lender can freeze or cut a line if values fall, per the CFPB. A variable rate means the payment moves.

Frequently Asked Questions

Do banks offer a HELOC on a rental I own?

Some do, but the pool is smaller and the rules are stricter than on a primary home. Most test your personal income, not the rent. A rent-qualified line usually comes from a wholesale lender reached through a broker, subject to lender guidelines.

Can I get a DSCR HELOC on a rental I just bought?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A new purchase at normal DSCR leverage may also leave little room to draw.

Can my LLC hold the property?

Yes on investment property, depending on program guidelines. The members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage.

What if my rent does not reach 1.10x?

A smaller line lowers the stress payment, and that can lift the ratio. Beyond that, a bank line on personal income or a cash-out refinance may fit better. The lender’s own calculation governs.

Does a DSCR HELOC need tax returns or reserves?

No traditional personal-income documentation, W-2s, pay stubs, or debt-to-income ratio are part of the test, and no reserves or cash to close are required, subject to underwriting. The lease, credit report, and valuation are still documented.
