Can You Get an Investment Property HELOC for Out-of-State Investors Managing Remotely?

Can You Get an Investment Property HELOC for Out-of-State Investors Managing Remotely?

The Quick Read: Usually yes, because where you live rarely decides the answer. The property’s state, how you hold title, and your personal credit and debt load do. Through the wholesale network Lendmire places files with, an investment-property line caps at 70% combined loan-to-value (CLTV) and $500,000, and an LLC cannot hold title.

  • Your home address is not an eligibility test. The property’s state and the lender’s footprint are the first gate.
  • The line is underwritten on you personally: credit of 700 or better, debt-to-income (DTI) up to 50%, and equity.
  • Lines at or below $500,000 usually run on automated valuation, so you often do not need to be at the property.
  • If the rental is already in an LLC, a DSCR cash-out refinance is the usual alternative.
  • Subject to lender guidelines and full file review; this is not a commitment to lend.

Does Living Out of State Block an Investment Line?

No. Out-of-state ownership is not a disqualifier on its own. A HELOC underwriter reads your personal credit, your debt load, and the equity in the property. Your ZIP code is not one of those inputs.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The property’s location still matters, for two reasons. The lien, recording, and foreclosure process follow the property’s state. And a lender can only offer the line where it is set up to serve.

NerdWallet reports that only a few lenders offer HELOCs on investment properties at all, and that some restrict them by location. So the real question is not whether you are remote. It is whether a lender offers the product on this property, in this state, in the way you hold title.

Here is how the remote angle breaks down:

Factor Does being remote change it?
Credit and DTI review No, same for local and remote owners
Equity and CLTV cap No, based on property value and balance owed
Lender footprint Yes, the property’s state must be served
Valuation Sometimes, depends on access and valuation type
Signing the documents Yes, needs a remote or mail-away route
Lien and recording law Follows the property’s state, not yours

What the Network’s Investment Line Looks Like

Across the wholesale network Lendmire works with, an investment-property line is a standalone line, usually in first or second lien position. Lendmire is a broker and arranges these through select wholesale partners. It is never the lender.

Here are the ranges that matter for a remote owner:

  • Leverage: up to 70% CLTV on an investment property. Credit above the floor buys eligibility, not extra leverage.
  • Credit: 700 minimum, and 720 and 700 both reach the same 70% ceiling.
  • Line size: $25,000 to $500,000 for investment property (Michigan’s floor is $10,000). Lines above $500,000 are for primary residences only.
  • Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed.
  • DTI: 50% maximum, qualified on the interest-only payment calculated on the maximum draw.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure: up to three lines per borrower. An investor with more than 15 financed properties is not eligible.
  • Availability: 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint.

The 75% draw-at-closing rule deserves a second look. This is not a dormant safety net you open and leave untouched. If your plan is a standby line for a future acquisition, that structure may not fit.

Market surveys paint a broader picture. On this network, the investment-property ceiling is 70% CLTV with a 700 floor.

A separate rule trips up owners with a primary residence and a rental. Primary-residence and second-home lines on this network can reach 90% CLTV, but only at a 720-or-better credit profile. Those lines follow a different tier from the rental.

How to Qualify When You Are Not Local

Think of the process as four gates. A file has to clear each one in order.

1. Is the property’s state served? Check the footprint before anything else. If the state is outside the 16 listed above, the line is not an option for that property, and a DSCR cash-out is the more likely route. Eligibility is also evaluated property by property. An investor with rentals in several states may find only some of them eligible.

2. Is the property eligible, and is it free of a for-sale listing? A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. Properties in Texas are limited to 10 acres. In New Mexico and Ohio, the CLTV cap depends on the credit profile.

3. Does your personal profile clear? The line reads you, not the rent roll. Expect a credit review at 700 or better, with a report no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on investment files follows a 7-year path, with 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

4. Does the equity work? The maximum line is the property value times 70%, minus what you owe on the existing first mortgage. Rentalrealestate.com lays out the same formula for HELOC limits in general. The lender then caps the result at $500,000.

On documentation, remote owners usually put together leases, mortgage statements for every financed property, landlord insurance, and the property manager’s rent records. Clean manager statements help a remote file. Missing or inconsistent ones are the easy way to stall it.

Valuation Without Being at the Property

Lines at or below $500,000 ordinarily run automated valuation with no traditional appraisal. Because an investment line caps at $500,000, an investment HELOC commonly stays in that lane. A higher CLTV request may call for a secondary valuation, and you can ask for a full appraisal in any case.

If an inspection or appraisal visit is required, your property manager or tenant can usually provide access. A smart lock works too. Some lenders may require multiple appraisals, so ask up front which valuation applies before you pay for any third-party work.

Closing From Another State

You do not necessarily have to fly in to sign. Which route is available depends on the property’s state, the county, and the title company.

Get the signing route confirmed in writing before you pay for title or valuation work. The property’s state also controls how the lien is recorded.

Title: Why an LLC Changes the Answer

This is the sharpest structural difference between a HELOC and a DSCR loan. On this network, title must be held in the individual borrower’s name or in a revocable living trust, in fee simple or leasehold. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Many remote investors hold rentals in an LLC for liability reasons. If yours is, you have two choices. You can change the vesting before applying, which is a legal and insurance decision worth taking up with an attorney first. Or you can use a DSCR cash-out refinance, which can be arranged for entity-titled properties, subject to lender program eligibility.

Investment HELOC, Primary-Home HELOC, or DSCR Cash-Out?

A primary-home HELOC is easier to get. But it puts your home on the line for a rental decision. The CFPB’s booklet on HELOCs explains that the limit is built from a percentage of appraised value minus what you owe, and a missed payment can cost you the home. Read your line agreement as well, because some lines restrict renting out the home.

Factor Investment HELOC Primary-home HELOC DSCR cash-out refinance
Collateral The rental Your home The rental
Reviewed on You personally You personally Property rent coverage
Entity title Not eligible Not applicable Possible, per program
Leverage on network 70% CLTV Up to 90% at 720+ About 70% LTV, standard rental
First mortgage Stays in place Stays in place Replaced

On a cash-out refinance of a standard rental, the table’s figure of about 70% LTV is the working number, and short-term-rental collateral is treated the same way. About 6 months of seasoning is the common expectation, and reserves commonly run around 6 months of PITIA (principal, interest, taxes, insurance, and any association dues). A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

The DSCR (debt service coverage ratio) compares monthly rent to that PITIA. A ratio of 1.00 is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

The complete DSCR loans guide covers the DSCR side in full.

A Worked Example

Picture an investor in one state who owns a single-family rental in another. The property is held personally, the investor’s credit sits above 700, and the state is on the covered list.

Say the existing first mortgage uses 55% of the property’s value. A 70% CLTV ceiling leaves 15% of value available, and the lender also checks the $500,000 cap. The investor’s DTI is then tested against the interest-only payment on the maximum draw, not on the balance they actually plan to use. That surprises people who intend to draw only part of the line.

Now change one fact: the rental is titled in an LLC. The same investor is out of the HELOC lane. The property would need a vesting change, or the investor would move to a DSCR cash-out, where the rental’s rent coverage is the main test.

Risks Worth Naming for Remote Owners

A line is revolving, and its terms may allow a lender to freeze or reduce it if your credit or DTI worsens, so read the agreement for those clauses. That matters if the line is the plan for a time-sensitive purchase. Draw periods end, and payments then rise as repayment begins. The CFPB explains the draw and repayment periods and warns that falling behind could cost you the home.

A HELOC also counts as a liability on your personal credit file, not as liquid reserves. For an investor with many properties or a high DTI, a property-level DSCR loan is often the cleaner fit. Key Terms Defined

HELOC: A home equity line of credit, a revolving credit line secured by the equity in a property.

CLTV: Combined loan-to-value, the total of all loans on the property divided by its value.

Draw period: The stretch when you can borrow from the line, paying interest only on this network’s investment line.

Repayment period: The stretch after the draw ends, when the balance is paid down in full.

Vesting: How title to the property is held, such as in your own name, a trust, or an LLC.

Automated valuation: A computer-generated property value used instead of a traditional appraisal.

DSCR: Debt service coverage ratio, monthly rent divided by the full monthly property payment.

Frequently Asked Questions

Do I have to be at the property for the valuation?

Usually not. Investment lines at or below $500,000 ordinarily run on automated valuation. If a visit is needed, a property manager, tenant, or smart lock can typically provide access.

Which state’s rules apply, mine or the property’s?

The property’s state governs the lien, recording, and foreclosure process. Your home state does not. The lender’s footprint also depends on the property’s state.

Can I use a primary-home HELOC to buy a rental in another state?

Often yes, and it is the easier line to get, with primary-residence ceilings up to 90% CLTV at a 720-or-better profile. The trade-off is that your home secures the debt, and your line agreement may restrict certain uses.

Does the same lender have to hold my first mortgage?

No. This line is a standalone product that can sit in first or second lien position, so the first-mortgage lender does not need to be the HELOC lender.

What if my property is in an LLC or in a state that is not served?

Then a DSCR cash-out refinance is usually the next step.
